Delene and Candace are the most rudest property managers ever! They refused to fix anything, I went an entire winter with no heat. When I moved in a brought blinds because the one they had was raggedy then they wanted to charge me . Candace act like she was stoned every time I talked to her . While living at one of properties we were without heat in the middle of winter for over 2 months in addition to several other maintenance requests that were NEVER addressed. Because of the horrible service we had received by Klutts Management we unfortunately knew they would probably do anything or say anything to keep our substantial security deposit; so we took pictures of the home prior to moving out of the property and there was absolutely no damage to the property. On the contrary the home was in better shape when we moved out than it was when we moved in. When we contacted the management company regarding the refund of the security deposit the manager lied several times. Once saying the deposit was sent to another management company and another time stating the check was sent to the owner of the home. The latter makes no sense seeing as we signed the lease with the management company and not the owner. Needless to say we have to get an attorney involved as well as the BBB. BE WARNED. read more

Worst.Customer.Service.Experience.Ever I had writing reviews like this, but I had to. My friends and I rented a house through Klutts. They were able to help us in walking through the house, providing documents for the lease, and... that's about it. I've contacted them throughout my lease about problems we've notice in the house for a year and never received a response. I've emailed and called on multiple occasions and I still have yet to hear back to this day. I wonder if there's anyone ever at the office even though I've been there twice and there's usually always somewhere there. It makes me wonder if the employees or front office actually care about their job and their customers. As of now our lease has ended and my roommates and I have moved out for a month and a half now while trying to obtain our security deposit back. Guess what? We still haven't received anything or a message, yet. We tried contacting through email and phone, but of course, you can probably guess what happens here. IT'S NOT COOL TO BE A SLUMLORD!! I really hope this helps some people looking for a home to rent in Charlotte. First off please make sure to read the unlisted reviews on Yelp also. This company is as dirty as it gets. I have rented a home from them for years and it's been a nightmare. They will make you pay for most repairs and when they do maintenance they send someone to just cover up the problem. We had a mold issue and reported it for months before they came out and painted over it only for it to return a couple of weeks later. What did they do? They came and painted over it again. After we moved we cleaned the house and left it a lot better than when we moved in. They made up a bunch of bogus charges in order to keep the security deposit. Now I can't get a response. But after all of that the worst thing you will have to deal with is Dellene Maybin. This has got to be the most miserable person on the planet. She is as rude as it gets and quick to fight. The problem is you have to deal with her, and she has all the power, while you rent from Klutts. It's awful that this company needs a person to be a complete B. Congratulations Dellene you've found your spot in the world. Just know that you have peaked and you will only get angrier and sadder from here. These bottom reviews are correct and the woman on the phone said the owner "wouldn't waste his time" calling me back once I wanted to inform him his workers are stealing application fees just to tell people the houses have been rented. Staff is rude, and my application "got denied" because I forgot to send them something that was listed. No call back no nothing and here I am thinking I have a place to live in a week, I am now left back house hunting. We rented a house that they manage on behalf of an owner. After signing the lease and getting the keys, we did a walk through and saw that the tub was still dirty, there was mold in the refrigerator, dust on the ceilings, stains in the carpet, paint overspray that's on the floors and light fixtures, and my favorite moisture under the flooring where the toilet 'sits' in one of the bathrooms (the front of the toilet is held up by a piece of wood). Then as we went through the move-in check list we discovered that the kitchen sink was stopped up. I guess this would account for that mold that was in the refrigerator as there was nothing with which to clean it. How was this clogged not detected before we moved in? I'm not sure if they even did a move-out check list before we moved in because one of the major items that we were on the hook for after we moved out was something that was pre-existing. We were told that we should have made them aware of the issue. Okay fine and maybe they need to improve their move-in check list as there's no where to document damage to countertops in the kitchen. Given that the place had not been fully cleaned out when we first visited this house in Brownestone as evident of an adult potty right there in one of the bedrooms and trash in the kitchen area, I should've known a thorough walk through had not been done prior to us taking possession. Or maybe they just don't care. We were also on the hook for lack of yard maintenance. When I asked them for proof they sent me not an invoice, but a picture of house that wasn't even the house that we rented. So you're telling me that the landlord and KPM do not know what the house looks like, but are adamant that we did not maintain the yard. We were on the hook for a unidentified house's lack of yard maintenance and were told the owner was generous with the amount that he charged. There were two other things that we were held responsible for and guess what, we hold ourselves accountable for that. Speaking of accountability, I'm not going to go into the fact that they were adamant that I had not returned that key when I said that I did. After showing them my timeline of the date in question per my Google Maps history the narrative changed, but it still was not acknowledged that we had not heard a peep from them within 30 days after we moved out and were no longer in possession of the property (not even with an interim list). I thought there was some law against that? After considering legal options, I just didn't and don't have the bandwidth to pursue. During the 17 months that we rented this house, it felt like we were submitting a maintenance request every.single.month. I'm not talking some minor stuff. I'm talking about the kitchen sink that didn't drain (this was right after we moved in), raw sewage backed up in the tub and shower (this happened twice...seems to happen after heavy rains so maybe they should take note of that), they didn't have a carbon monoxide detector installed (this is the law btw), the refrigerator leaked (leaked for over a year and it's as old as the house), leaking roof, toilet water constantly running (once it was finally fixed our water bill was reduced drastically), leaking water heater (it's as old as the house and it did its duty; time to be replaced)...In the beginning they were good at responding, but after a while I guess they were like here we go again (maybe they were just overwhelmed with requests from their other properties). It got the point that the appliance company mentioned that they had been out to the property a number of times. Shout out to Cliff because he was spot on with the issues every time he came and he was efficient. Also, I understand things happen and they can't predict when things go sour so I won't fault them on that entirely. My take away from this experience is to document.every.single.thing and submit it to them ASAP...otherwise they won't believe you even if your tongue was notarized. read more

This company is terrible to deal with. Communication is awful, requiring several phone calls about the same issues. Maintenance men track mud through the house, staining carpets. We had a water issue that caused damage to the wood floor. Instead of cleaning up the raw sewage and rotting wood, they just covered it with linoleum. Rent from someone else... They never came to fix anything.Our doorknob was broken for over a month and the maintenance man left the new set on the porch letting all of the neighborhood know that it was broken. Our A/C also broke in July and they didn't come to fix it until we drove down to the office.We moved out a month early and paid our last months rent and they didn't want to give us our deposit back.Plus they were trying to charge us for the things that were broken when we got there that they wouldn't come in to fix by the way.It took us 2 whole months to get the deposit back and that was only after I constantly called and emailed. DO NOT rent from these people if you want to keep our sanity. Especially not if it's a Vail Arms apartment. Roaches every day. Multiple attempts to exterminate did nothing to alleviate the problem. Another neighbors said she felt wth rats. Trying to get them to fix anything is a nightmare.....Maintenance requests are a complete pain. EVERY request must be made through the tenant portal online, even if your floor is flooded. This leads me to my next point. The tenant portal never works. Every time I have ever tried to log in to put a request through or pay a bill I am told an account with my email does not exist. Then, There is no urgency getting response to the maintenance requests once you finally get it posted. I had to call every time I wanted to pay a bill or put a request for maintenance in only to speak to the lovely Candice Maybin who tells you they have to reset your account....every time. The customer service with this company is less than one star. There were countless issues with missing payments. The manager,Candice Maybin, is incompetent to run an office and operates under the assumption that her job title includes making everything more difficult instead of trying to help. She's rude, unprofessional, and unhelpful. I've never had a cal answered within 72 hours. You have to literally throw a fit to get attention and service. Save your money. After I moved out I had a balance of $90 dollars for some cleaning fees so I called immediately and paid over the phone only to have a collection agency call me a month later trying to collect that same debt. Dealing with Klutts Property Management has been one of the worst things I've ever experienced in my life. Had I read the reviews before we moved in, we would have never moved in. There are so few good reviews I wonder if those that have good things to say weren't paid to say them. My experience has been horrible to say the least. Before moving in everyone was so nice and accommodating but once we signed that rental agreement it's like somebody flipped a switch and it's been all bad ever since. Upon moving in one of our bathtubs did not run water at all. After living in the unit for 2 weeks I spoke with Tanner who is no longer there and I was instructed to be patient because we weren't their only tenants and there were other pressings matters. I was told that they would get to it. A month later and it was still not addressed. When I called to speak with Tanner about he was very rude and acted as if I was bother him because I wanted the bathtub wit be working when my kids got back in town from sowing the summer with their grandmother. I've had the opportunity to speak with both of the office managers, Candace and Dellene Maybin. I'm assuming they're mother and daughter or if some relation because they both have the very same nasty attitude and complete disregard for the tenants. Two of the most rude and unprofessional sisters I've ever encountered. My husband called to address some issues that had not been addressed after we were promised that they would be and Dellene Maybin the office manger told my husband that if we didn't like it, we could get out. How dare she!? One of our more recent concerns was a lack of hot water. After speaking to the new maintenance person Tammy, which is a breath of fresh air by the way I decided to stop by to see if I could get some real answers as to when these this issue along with others would be addressed. I also had planned to speak to Mr. Klutts Property Management himself, Barrett Klutts. Upon arriving I was told by Dellene that he would not be available for another two hours because they were in the middle of an office Christmas party, even though I saw him walking around the office on his cell phone. She also told me that she didn't have time to address my concerns and it would have to wait while chewing and holding a plate of food in her hand. I told her that I would wait until someone was available for me to speak with. Barrett Klutts tucked away in a office at this point asked her was there a problem. She told him "Oh it's just a tenant. Nothing for you to be concerned about." As she walked alway I approached Barrett and proceeded to tell him what the issue was and how we've been treated during these 6 months that we've been in one of his properties. He acted completely oblivious and took a phone mid sentence. When his phone called ended he made it very clear that he was unbothered by my issues by walking away and sending Candace into speak to me. She was surprisingly pleasant face to face verses how she had acted in the pass over the phone. She took the time to call the owner and to address our concerns. As we're sitting there talking Dellene walks in and completely interrupts the conversation by telling Candace "I've already talked to her and told her she gonna have to wait. We need you back in here". As if the office Christmas party being held on a weekday during business house was way more important that any concern of mine. I left with resolve. I was told that I would be contacted later that day. Here we are at the end of the next business day and I have not heard from one person at that office. However I did make contact with the owner and it's sad to say that our experience with Klutts Property Management seemed very similar. According to the owner she has received the same rudeness and unprofessional behavior as I have and is looking forward to the end of her contract with them. The moral of this story is DON'T DO IT!! If you have any other options and you can avoid dealing with this company you should. Most of the staff is RUDE, DISRESPECTFUL, UNPROFESSIONAL and it's obvious that Barrett Klutts only cares about collecting the checks and not the experience of the owners and the tenants. I could post a whole lot of bad things like not fixing up house only patchwork maintenance worker has been called 3 times and when he comes out he not prepared to fix any thing and always say I'll be back. For example was supposed to put screens on house in april paint walls put a fire detector and co2 that's required by law and after 4 maintenance request I still have not seen him. Do not try to call because you will never get an answer or a call back so do not waste your time leaving a message. Especially if it is after 3:30pm. My roommates and I never received a garage door remote, but was told it was "in the kitchen" and that it would be "looked into" and we never heard back about it. This was 5 months ago. Additionally, when we moved in last August (08/01/2017) we called and emailed about a pool pass, which Candice never got back to us about. My roommates and I continued to call and every time Candice would tell us "I will contact the owner of the property and get back with you." She never called us back or emailed us about our pool pass. Fast forward to April, I call AGAIN about the pool pass and Candice transfers me to another lady that works at Klutts Property, this lady tells me the same thing. I continued to call back and finally they told me the owner of the house lives in Australia. So that being said we have never received a garage door remote or a pool pass and we are shy of 2 weeks of it being a year that my roommates and I have lived here.The heating and air condition in our home has been messed up for a year now (July 31 being a year), a company was sent out to come fix the problem but was never truly fixed. So we basically freeze downstairs and live in the gates of hell upstairs. Lastly when we moved in there were bugs everywhere and poop, yes poop in the toilets. July 31st cannot come fast enough. If I had known that I would have to babysit my property management company this much I would have managed my house myself. Honestly, I find it hard to believe that this company is still in business with the work ethic that I have observed over the past year from employees from top to bottom. While some employees may have seemed to be working hard, I think it is merely them spinning their wheels, as very little is ever accomplished. I feel that it reflects very poorly on the mid-to-upper management in the company assuming that those levels actually exist. Instead of relieving the burden of managing the rental of my property, I have added all new ones with trying to deal with these individuals and that is in fact how they operate--as individuals. I visited Charlotte with the purpose of finding a house to rent. Klutts' properties were easy to view for the most part - all set up with a lock box on the door handles. We visited three of their properties in the $800/month range. None of the properties were very clean - one had trash all around the exterior, another had about a dozen pieces of chewing gum stuck to the advertised hardwood floors, both were stinky with dead palmetto bugs on the floors and dirty toilets, the third had trashed furniture outside and didn't even have the standard lockbox, so I had driven all the way up to the UNCC area without being able to see the property. We drove past a few other cheaper properties that all looked shabby and undesirable from the road. If you are looking for a slumlord - this company is for you! read more

As a landlord, I've never worked with a worse property management in my entire life! They are incompetent, inefficient and downright deceitful. Very hard to get in touch with them (requires many followups via email and phone and only when you get the owner involved, you get some type of answer). I've had handwritten statements, bounced checks (these are the rent proceeds checks they write), long delays to get my rent check (sometimes 2 months after they collect it). Stay away!!!! read more

If you want to experience the worst nightmare of your life, all you have to do is engage Klutts Property Management for any level of service. I simply cannot express how lousy and unprofessional this business is. From the overall attitude of the employees and management, to the countless lies and deceptions, you can count on shaking hands with the devil if you choose to do business with these people! I made probably the worst mistake of my life and hired Klutts to manage a few properties that I owned in Charlotte, NC. Right from the beginning I noticed a lack of follow through. It was not more than a week when I caught them in a blatant lie. I only wish I knew what was to come. It took an average of nearly two months to receive my rents. I then came to find out that the kind tenants I had occupying my properties were completely being neglected! I would consistently follow up with Klutts to see how things were going. Derek Dawson, assured me that he was right on top of things and all was well. Well, Derek Dawson is a liar. I came to find out that there were more than a dozen combined problems between my properties that had not and were not handled as Klutts was supposed to do. I had hired them to manage these properties, and they did everything but that! I spoke to the owner Jay Klutts. He was amazingly combative and had zero intention of taking any responsibility for his companies negligence. When I mentioned the word "lawsuit" his exact words were "bring it on" he has numerous lawyers on retainer and he's ready to litigate! Can you believe this is how he would talk to one of his customers? I was absolutely flabbergasted by his arrogance and attitude. I truly felt I was living the worst nightmare of my life! Between Jay Klutts and Derek Dawson, I think one is satan and the one is the anti-christ! they literally put me through a living hell. The worst part is that all of this happened as I was loosing my husband to cancer, and my mother passed away. All I can say is that these guys are heartless scam artists. All they see when they look at you, whether your a property owner or tenant is dollar signs! After speaking with my tenants I could not believe the experience they had to endure with Klutts. These were paying customers, going without basic life necessities for months on end! not to mention the children who had to endure their negligence! I plead with anyone who is planning on doing business with Klutts to PLEASE AND STRONGLY RECONSIDER! THESE GUYS WILL BECOME YOUR WORST NIGHTMARE!!!!!!!!!! This company is horrible. It would appear that all they do is collect money and have no idea what "property management" really is. For the entirety of our lease, Klutts has not met one deadline or appointment that they set. The first day we moved in (which was three days after the originally agreed upon day) they still hadn't cleaned the house or finished painting. We had to clean the house before we could put any of our stuff away. Fast forward about three weeks and the washer stops working. We contact Klutts and they say it's not their responsibility so we pay to have the washer fixed. Fast forward another two or three weeks and the dishwasher wasn't working properly. Again their response is that's not their issue and they won't do anything about it so we but a dish drying rack and have been hand washing ever since. Then at the end of our fourth month in the rental property, there was a snow storm in Charlotte and our power went out, and when it came back on it fried the control board on the stove and the oven stopped working. We let it go for a few weeks to see if there was any improvement and the burners still worked so while it was an inconvenience, it was bearable and we knew that Klutts would drag their feet if we told them something was wrong. Eventually after about three weeks we let Klutts know that something was wrong with the oven and asked for help. This was the second week in February. At the end of February, someone hired by Klutts finally came out and looked at the oven, determined it needed a new control board, and said they would let Klutts know, and someone would get back to us. Two weeks later, they finally let us know that the homeowner wanted to replace the oven and someone would be out in a couple of days at 2pm, The homeowners brother showed up promptly at two and waited for 45 minutes for someone from Klutts to come over and help him get the oven in the house. This is during a weekday mind you, so people had coordinate their work schedules to make a 2pm time work. No one ever showed so I, the tenant and renter, had to help the representative of the homeowner, lift the oven into the home. The new oven was nice but the connection in the back was different so the homeowners brother said he would contact the property management company and get the electrician to come out. Another week passes before the electrician makes it out and get everything hooked up but the oven wouldn't fit (the old oven had cabinets built around it) so they would have to figure something out and get back to us. Needless to say its been two more weeks and the homeowners brother and I have lifted two more sets of ovens and each time, maintenance people from Klutts were supposed to be there to help him but since they didn't show, we did it together. They oven still hasn't been installed and when confronted about it, Dellene Maybin, the person who supposedly had been coordinating everything from Klutts, was indignant, claimed no responsibility, laughed when I asked what would have happened if either of us had hurt ourselves moving the oven, and continued to blame the homeowner. Do not do business with this company. All they do is collect money and then drag their feet at every opportunity. read more
