I have had a few positive experiences with Henderson as well as a few negative ones. All are…read moreoutlined below. Positive experiences: I have been treated with politeness and patience each time I've called in or emailed the assistant community manager. Setting up an account and payment information is complex, but they have helped with every step. Negative experiences: My car was involved in a hit and run in the parking garage that Henderson theoretically should maintain and manage. Henderson contracts the management of the parking garage to another company. There are no cameras, which makes me feel really unsafe. The employees that I have spoken with have been nice, but that does not change that I have sustained thousands of dollars in damage to my vehicle in their building. The community manager came off unsympathetic and responded with an "I certainly understand that this incident is troublesome". Troublesome? I could have been seriously injured in the incident and now cannot even park in my own condo's facilities without feeling worried about being mugged or followed or hit again. The same week, the ceiling in a shared hallway between condo units leaked so badly, we had to contact emergency maintenance. Going through Henderson's Emergency maintenance line was a nightmare, myself and another resident were sent to voicemail and never got a callback. We had to contact a member of our HOA board to get help. Emergency maintenance didn't show up until 3-4 hours after we first frantically contacted the service, during which time the leak grew and got so much worse.

Renters Beware. Frankly, it is impressive at how incompetent…read morethis company is. We spent a nightmare six months in one of their rental properties before having to seek legal counsel in order to get Henderson to agree to release us from our lease early. Their communication is abhorrent. They are more likely to make "mistakes" than they are to provide any solutions. They will give information that directly contradicts their own documentation. They will claim that they are not responsible for any actual property management, and blame it on the property owner that you are not allowed to contact directly. If you do choose to rent with them I highly encourage you to download any emails, screen shot every maintenance ticket, document all phone calls, and be prepared to spend all of your free time managing your management company. At the very least, bring a property inspector with you on your tour. Henderson Property's only concern is collecting rent each month. My husband and I signed a lease for a house with a private pool included, with the responsibility of cleaning and maintenance covered by the owner. We moved-in late February; the pool was dark green, filled with rotting leaves/yard waste, smelled atrocious, and had an ecosystem of insect life that National Geographic would have found impressive (the pool was covered during our tour). We were promised that by mid-April the pool would be ready for use. Long story short, we learned that the pool was likely non-functional long before we ever signed, we terminated our lease in August, and the pool remained unusable for our entire tenancy. This was despite notifying Henderson multiple times, having to act as the intermediary between the pool company, Henderson, and the property owner, having Henderson claim the pool was safe for use despite multiple independent inspections (and common sense) proving otherwise, and being given more than 15 dates that came and went with no improvement in the state of the pool. This was all while continuing to pay our rent, in full, on time, every month, with electric bills more than triple after the pump was turned on. We also had the pleasure of discovering multiple DIY projects most likely done by the owner. My favorite being the electrical work in the front half of the house that was found to be a "...serious NEC violation...[that] is very dangerous and can cause a fire...". I include that quote specifically because it came from the outside electrician who came to fix the initial electrical issue and discovered the fire hazard in our attic. Henderson was seemingly aware of this for over a month before 1) addressing it and 2) notifying us of the hazard; which they seem to have done by mistake by including the above quote in the maintenance ticket. When we wrote back asking them to confirm if it was safe to use the appliances in that area of the house, that sentence mysteriously disappeared from the ticket, which we have documented evidence of. When we finally believed we were done with this company, we received the itemized list attached to our returned security deposit in the mail. As part of the agreement to break the lease early, and as compensation for the loss of a significant amenity for the entire summer, Henderson agreed to waive our rent for the month of September while we found another house. (Not so) Shockingly, despite multiple emails and a signed document by both us and Henderson, they charged us for the month of September anyway. We are having to provide proof of the agreement they made, in order for them to agree to give us our money back. Once again, they claim this was just a "mistake". Most recently, after they agreed to refund us the money, the check worth an entire month's rent was "lost in the mail". Please be smarter than me and give credit to this and all of the other bad reviews, despite whatever condescending reply Henderson gives. I promise you will find a better rental with literally any other company. We did. I never leave reviews, but as an act of public service... please think twice before renting from Henderson Properties.

Trust me when I say: Go through ANY other company for renting…read more My boyfriend and I applied to rent a house before seeing it (it's 2013, there's Google Streetview and a virtual tour online). Apparently this wasn't "following the steps." Nowhere on the application did it say "You need to see this house before you apply to rent it." Regardless, they accepted our $60 to apply. We called 3 days before we were driving through the area to see if someone could show us the inside (we figured we would get the house since the day we applied the property was listed as "pending"). She told us no, that we need to go through a realtor. Problem: No realtor is going to show a house you already applied to through another company. I called her back and told her only her company could show the house, she said she'd send out an email to all the people who could show the house during the 2 hour window we had and call us back... Jump 3 days ahead and we hadn't heard back, but were driving through. I called back and she said, "I tried to call you Saturday... well, I called someone. This house is popular and I talked to someone who was interested." It wasn't us. Needless to say, we didn't get to see the inside. But she did inform us that we would be contacted the next day about the application. Of course we didn't hear anything the next day. So two days later we called back only to be informed that this company doesn't go with the whoever-applies-first (and is approved) gets the house. No. They go with whoever they feel is the "best" candidate, i.e. she had pushed someone else's application through so we wouldn't get it. And what about contacting us? Apparently, they mailed a letter. I was nothing but nice to this lady, but she was incredibly rude, short, and untrustworthy. I'm not saying this because we have bad credit, or can't afford this house, or anything like that. I feel very confident we (a professor and school teacher) were approved. Please don't rent/buy through this company. I should also mention, of course, the $60 application wasn't refunded.

10421 Henbane Court (White House / Black Door)…read more 1. Invasion of Privacy from the Neighbors If you are facing the house, the neighbors on the left were extremely intrusive. One incident in particular really crossed the line. I had guests over for an upcoming birthday celebration and asked some of them to leave through the back door so my Ring camera wouldn't record them leaving through the front. Why I chose to do that is nobody else's business. Unfortunately, the neighbors decided to make it their business and called the police. It is broad daylight. 1-2pm in the afternoon on a bright sunny day. I was still asleep when my guests were leaving and I woke up to loud banging on my front door that literally shook the house. I went downstairs while one of my guests was still inside preparing to leave. When I opened the door, there were two police officers questioning me about who lived there and what was going on. I told them I was confused about why they were there, and they explained they had received a call about "possible squatting activity." Apparently, the neighbor called the police because they "hadn't seen me in a few days" and assumed someone was squatting in the house. At the time, I had a backyard tent that had been destroyed in a storm. I left it in my backyard temporarily so I could break it down and throw it away. Because the damaged tent sat in my backyard for several days, they assumed my friends were squatters. What made the situation even more frustrating was that the other neighbor texted me afterward explaining that they thought someone was squatting. If you truly thought something was wrong and you already had my phone number why not simply text me first and ask if I was okay, still living there, or at home? Instead, they immediately involved the police. Our daughters had even played together before this happened, which made the entire situation even more confusing and disappointing. I was extremely embarrassed because it was the first time those guests had visited my home, and suddenly the police were pounding on the door. After that incident, both neighbors constantly watched our house as if they were waiting for something to happen, despite us never causing disturbances. They would remove decorations from our mailbox, the neighbors to the right would open our mail and then return it, and they would monitor us constantly. If I was outside doing yard work, one neighbor would suddenly walk over from the other neighbor's house just to observe what I was doing. Whenever we had family over and sat in our backyard, one of the neighbors would immediately come sit in his own backyard tent and watch us the entire time. Yes, people are free to sit outside, but it always felt very intentional and uncomfortable. The tent was dark enough that you couldn't easily see him unless you looked closely, which made it even creepier. My daughter was genuinely uncomfortable around him. Also, be aware that there seemed to be a strange sense of competition. If you cut your grass, they would suddenly cut theirs the next day. If you enjoy decorating for holidays, expect them to quietly compete with your decorations as well. 2. HOA Communication & Maintenance Issues The house is white and there is no grass along the side of the home, whenever it rained, the dirt would turn into mud and splash onto the siding, leaving orange-colored stains on the panels. We purchased a pressure washer and tried cleaning the siding ourselves, but the stains would not come off completely. I contacted the HOA and explained that we were attempting to resolve the issue, but the panels were stained and, since we were renting the home, I wasn't sure what else could be done if our efforts weren't working. About a week later, a random truck appeared parked in our yard. The worker connected a long hose from his truck directly to our outdoor water spigot. We received absolutely no notice about when they would arrive or what time they would be there. At first, I genuinely thought someone was stealing water until I went outside and asked what he was doing. Afterward, I took photos of the cleaned siding and emailed them in as proof that the issue had been resolved. Later, we received a bill for over $400 stating that we were responsible for paying it. When we called to ask why we were being charged, they explained that our lease stated we were responsible for exterior maintenance. While I understand that responsibility may fall on us according to the lease, the issue was the lack of communication. Why weren't we informed about the cost beforehand to see whether we could afford it or possibly hire someone less expensive ourselves? Instead, the charge was simply added onto us without warning. This felt very blindsiding, especially because the issue was mainly being pushed by the HOA not something we personally considered urgent enough to immediately spend $400+ on.

Don't live in 8617 Galena View Dr., at that price point…read more The neighbor immediately adjacent to the property is noisy at various times of the night and morning. All of the neighborhood dogs will poop in the yard because none of them are on a leash. The HOA will try and get you for stupid things like dirty siding, while your neighbors leave trash and toys all over the entire street and court, with their unleashed dogs running around everywhere. The neighbors kids don't play outside, they just scream. They literally just go outside, sometimes next to the house, and scream. I'm not even exaggerating. You can hear every car at the Browne/DeArmon intersection. The house has absolutely abysmal insulation, so every winter your gas bill is insane, and every summer your electric bill is insane. In addition, the lack of insulation means you'll never enjoy a nice quiet day inside. This place is not worth the money. They also raise the rent without making any quality changes to the place.
