I have absolutely loved living at my apartment (Elmhurst on Dorchester Pl.) and had very positive experiences with the property managers. Very friendly every time I have spoken with them, and issues were handled timely and questions answered. One time I did leave a voicemail around lunchtime about my dryer (the knob broke for the second time in a month) and they never got back to me, so my bf/roommate had to call back. The first time we had that fixed it happened to be during the busiest season so we had to wait a week, but that was communicated from the beginning in a friendly and apologetic manner. Other issues were handled the same day or next day usually.
The rate here is super reasonable for the location and size (we were each paying the same amount a piece for a one bedroom in fancy new midrises). Yes they are built in the the 70s, but it is plenty spacious and clean, minimal issues with bugs (I am on the second floor though), and great non-crowded pool. My only wish is that I had a little porch on the second floor like our downstairs neighbors have a patio and garden. I like that we have a front and back door, and there is a separate locked door to get out the building, which makes me feel safer.
The best part to me is the neighborhood and easy access to so many areas: Sedgefield Park, which connects to Dilworth and all those shops on East Blvd, and comes out right near Rusans (sushi mmm), New Bern Station of the lightrail with breweries nearby; and Freedom Park with the greenway to Park Road Shopping Center or Metropolitan area. I'm about a mile from all of these (super close to the park), and there are usually rental bikes nearby making it very feasible to not have to drive most days for me. You can cut through the Sedgefield Methodist parking lot for an even shorter walk to the lightrail, and there is a "secret path" from Sedgfield park parallel to Ideal Way which makes it easy to walk to spots along South Blvd (Mr. K's, Tyber Creek, etc). Now that the Harris Teeter is finished, it's so nice to go to the grocery store without even leaving the neighborhood! There is also a nearby Food Lion even cheaper.
The whole neighborhood has a cozy and safe vibe with large trees and homes with character (although they are tearing many down and selling them for outrageous prices compared to when I first got here - I love the neighborhood but could not afford to own here). We have had a few sketchy neighbors, but that can happen at any apartment (especially with reasonable rates). Oh and the middle school down the street has kids pretty exclusively from a rough area of town across South Blvd, and my bike got stolen. I found it at a pawn shop less than 24 hrs later. Marsh also told us they have to keep the gate in the fence between the properties on Dorchester and Elmhurst locked because the kids were cutting through and stealing packages, which makes it a little more of a pain to get to the park.
We were amazed to find out that after a year of living here our rate did not go up AT ALL and we just went month to month, meaning you just need a 30 day notice to move out and they will pro-rate your payment based on the move out date. If you are fine without the premium priced services of valet trash, a gym, dog park/washing station, brunch, yoga, etc. and living around millennial yuppies like at the overpriced new rises, I HIGHLY recommend these apartments and Marsh Properties (actually I think they themselves may be building a similar modern style behind the Harris Teeter now) - it is a hidden gem and a steal price-wise as far as I am concerned.
