It was a S- - - show. Office staff always looked nice, said the right things, but crazy, crazy times!! Poop in the hallways and a problem in the pools bc they let those from the apts nearby that were owned by the same company, use the facilities. Great location and amenities. However, initially, I had maintenance concerns that weren't resolved appropriately. Trash pick-up is inconsistent, causing smelly hallways, and fire alarms in Phase 1 have randomly gone off in the middle of the night (ex., 2:36 AM on Sunday 2/11/25) for the past few weeks. This makes no sense at all and isn't worth peace of mind. Thus causing me to decrease my rating. read more

We renewed our lease to our "premium" floor plan late last year. Conveniently, we were not told anything about a major demolition and construction that was to start right behind our unit. Our balcony is unusable because of dust and noise. As you can see, the view from our unit outside is nothing close to "luxury" and justifying the cost. I was told the construction will continue for at least another year or more. The smoke alarm was removed over 1 year ago because they could never find out the cause of it going off day or night after replacing all the units and batteries at least twice each. Working virtually is next to impossible because of the construction noise starting by 7:00 am each day. They have 2 business rooms that are generally taken by 7 or 7:30 each day, so those are not really options. Amenities are nice if you use them enough to offset the rest of the issues. read more

Well I was going to wait till I moved out for this post. But I need to say something. Tonight we decided to go to the Sanctuary (the apartment's bar). We were wrongly accused of bringing alcohol in. My roommate was accused of bringing wine in (we paid for it). Truly disappointing and won't be back, didn't seem like the bar staff even cared they were wrong. And we will not renew our leases in June. They won't even entertain my roommate to live in a 1 bedroom in June. They blew her off and I guess are more worried about getting newer residents. Since we've been here there's been a homicide in Phase 2. Many people do not know how to pick up their dogs poop. And management appears to not care about fixing amenities. Also- there's been multiple problems with the fire alarm in both phases. Went off multiple times at early morning hours. Providence Row is nice and shiny in the beginning but you quickly realize it's not. read more

Well, I moved to Charlotte couple of months ago and spend weeks looking for that place that had it all, that place I could call home, and I FOUND IT!! PR have been more that I had expected, i have been one month and just love everything about it, the amenities, my apartment, my neighbors and the friendly staff. The apartments are very spacious so you don't feel you are in a small space, they also have a ton of storage space and are really pretty. Even thought it is an apartment and you expect to hear some noises, it is fairly quiet (no wild parties at night) I certainly love my musician neighbor who pays the piano like a professional :) The staff are very friendly and committed and will help you with any request very quick, they also organize activities in the building for us, a plus for me so I can make some friends :) we have a large fully equipped gym and also have weekly workout classes including yoga. I have not been able to use the pool yet (winter and all..), certainly looks amazing but I used our spa facility which have hot tub and sauna. Also have so much space to entertain so no need to rent a space for a party. This had been a great experience for me and will recommend this apartment building to anyone. read more

This review is long overdue but so necessary. I have been so so impressed by Providence Row and their team. I am so glad I made the decision to live here. Raquel in the leasing office was and IS the absolute BEST! I walked into the office, fell in love with the space, and we tentatively planned on a move in date several days out. I called her the next day asking if there was any way to move in sooner and she - made. it. happen! Raquel made sure my move in experience was smooth and made it as easy on me as possible. I was so grateful for such efficient and thoughtful care. Every person who I've spoken with who works at Providence Row has been absolutely wonderfully too! But Raquel has gone above and beyond! We've now lived here for 8 months and it's been the worst renting experience we've ever had, including living in NYC for over 11 years. I'll get straight to the issues: 1. Lack of help from the front office. Nobody seems to have any idea what's going on or what they're doing. We saw this during the application process which was a red flag, but we decided to move in anyway and customer service is still deficient. When we email the staff, we get a poor response or no response at all. This may be due to the fact that there's now been 3 managers since our tenancy. 2. Packages are lost all the time. They use a locker system and when the mail carrier runs out of lockers, they leave your packages in the mail room which isn't supervised. It's just an open room where tenants check their mail. So, packages disappear all the time. Sometimes, the packages are brought to the front office, so it's always a challenge to track down your package. 3. The walls are very thin and our surrounding neighbors very loud and inconsiderate. I'm not sure if other tenants have neighbors like ours, but overall we've experienced a frat house and uncivilized people doing whatever they want. It's not what you would expect from a luxury building. Our neighbors give zero shits and blast music, play their TV and beer pong outside on their balcony. They stomp around day and night. We've had to call security probably 7 to 10 times after 11pm to get them to quiet down. We were informed that the people living in our unit before us had to relocate due to the same disruptive neighbors. So, basically management has done nothing to help us or the tenants before us. 4. Security is another huge issue. Sometimes you can reach the security office but most of the time, nobody answers and when they do it's a joke. We have to usually call multiple times to get them to do anything. 5. Parking/Garage is a nightmare. First off, visitors and other cars that don't belong in the garage will park there anyway and this leave tenants without a place to park. I've seen people illegally park in some of the reserved spots that tenants pay for as well as handicap spots. We've had to ask people to move their cars and it causes a confrontation. The gates on the garage malfunction quite frequently so this explains how intruders access the garage. We were recently told that people are trying to pry open the gates with their hands. This was caught on camera. 6. Don't feel safe in this building - due to lack of security and issues with the garage gates, we have had several break-ins to cars parked in the garage. You will also see sketch people wandering around the area as there's nearby construction and an empty lot across from us. They tend to camp out in these vacant lots. This is very alarming to us. 7. Spa and gym can be unpleasant- parents take their kids to the hot tub/spa, sauna, steam room area which should be an adults-only, relaxing space but they use it like it's an indoor pool and bring floats to play. People do whatever they want in the gym as well, including bringing their friends to work out which isn't allowed, especially with covid as the number of people are limited. So, this means that friends of tenants are taking up space over the people that pay for these amenities and live in the building. 8. Apartments are NOT luxury. When you view these apartments online or even do a tour, they look great but when you take a closer look, you'll find the paint job is botched, cabinets are chipped, handles are loose, mirrors on bathroom walls are loose, appliances don't run properly. Elevators are already dinged up and the floors have chips and deep scratches in them. This is a new building and you can already see the wear and tear because management doesn't enforce rules and take care of the building. 9. Trash and Recycle Overflowing - this has greatly improved, but I won't hold my breath. The trash and recycling used to overflow so badly in the designated trash room that you couldn't even open the door to get in and drop off your trash. The room is about the size of a garage and trash would nearly fill the room floor to ceiling, eventually spilling out of the door so tenants had to pile their trash outside the room. It smelled bad and became a breeding ground for insects. Another FYI, they do delete bad reviews/comments on social media. I spoke to a prior tenant living in our same floor plan because I had some questions after they posted a negative comment on Instagram and shortly after, the staff deleted the message. We wouldn't live here again if you paid us. It's truly unfortunate because we wanted so much to love this place after moving in the pandemic from NY. We were drawn in by the amenities and "luxury" apartments but to our huge disappointment this has been nothing but a disaster. read more

Don't rent here. The reviews about the trash and rats are true. The reviews about leasing staff being unprofessional and unethical are also true. We are approved and ready to sign our lease when we happened to drive past our unit one morning and saw trash everywhere. Rats in daylight .....In fact our unit was right above the dumpster room which was never disclosed to us during the tour. We see maintenance coming from a door below our soon to place with huge dumpsters and debris trailing behind. So. I reached out to north-wood raven corporate and the leading consultant with my concerns And guess what? I haven't heard a word back from anyone .... never returned my calls ,email or 300 I spent to apply for a $2,700 apartment that was right above the community trash dumpster that is hidden below it from plain sight. This is place isn't luxury. Don't rent here. Don't even deal with companies with these types of businesses practices. read more

I am not sharing my review under my actual name because I'm done with living here and I don't want anyone to contact me. I was optimistic when I first moved here, everything was so clean and smelled amazing, the office floor is great (1) and it looked high scale. The tour was very nice and the office manager Myrian was amazing. The other girls sometimes were nice but brushed things off if they were in a rush. Those things I can deal with, but my main issue was the dog pee all over my floor and other floors while visiting people I knew that lived here with me. It was disgusting and there was nothing done about it other than one clean. The other scheduled cleans never happened on my floor. There are no cameras in the hallways for accountability and they would send emails to tenants to "fix" the solution. This made zero sense as most of these people that let their dog do this in an apartment will not fess up to their dogs marking the hallways. Also how do they expect them to clean it when the tenants most likely don't own a carpet cleaner? They are not going to clean it up. I have asthma and it made me angry how this problem was constantly not addressed in the manner it should've which would be Providence cleaning it up. I would walk the longest way to get to my car to avoid as much of the smell as I could. The appliances in the apartment were old which was surprising. The amenities are nice (other than a broken tv in the gym). The walls also would get patched and left with the white drywall putty so it looked crazy. Neighbors also smoked weed in their apartments to where it was lingering in the halls, and people wouldn't throw trash away properly so it wasn't a good living experience. read more

Do not rent from this faciltiy. They will maintain all related fees if for any reason you can't proceed with a unit which is nearly $400 dollars. While it is a beautiful property and they do a great job marketing their units. They have some deceitful business practices for which I plan to follow up the the BBB. They denied me soley based on one landlord told them. I understand they need to verify but the fact that they didn't ask me anything like what happened? I'm home owner have several rental properties in Washington state. I wantted to move here for the spa and emeneties. I make enough money have several source of income and good credit score. They should have spoken to me first about why my landlord would say whatever they said. Or ask to provide documents. Providence Row Phase II 1 star Nice Book Cover-Bad Pages Do not be fooled by the nice amenities at Providence Row.. the construction is cheap and the overall quality assurance/oversight is an abstract failure. This places an undue burden on leasing management focused on occupancy and profit beholden to the company and shareholders vice the paying customers. The leasing staff are not trained properly for quality assurance tasking, problem identification and process efficiency when it comes to new construction. Essentially, you are living in a construction work zone without proper management. Several residents have discussed their move in issues. They range from: Hot water heater not connected to power HVAC system not working Laminate flooring peeling up Refrigerator water disconnected Uneven flooring Washing machine and plumbing connections are reversed. Residents are burdened by conducting quality assurance on a level in which the contractor should be accountable for and the leading staff/company should require. Construction- 0 stars Property Management/Leasing Overwhelmed and Under Staffed. Concerns: No Concierge- Package delivery is an Easter egg hunt. No process in place that assists residents or delivery drivers Building cleanliness is not maintained on a daily basis to include trash left in garage and laminate flooring dirty. Constant fire alarm panel beeping in lobby. Response time is lacking due to focus on occupancy rather than designated staff members to assist with tenants issues. No designated process to QA apartments prior to renting Property Management-0 stars Leasing Staff- 2 stars- overwhelmed and underpaid Maintenance- response time has been excellent. They are responsible for two buildings.. one with old problems and one with new construction issues. They should have more staffing to address construction issues. Maintenance- 3 stars due to response time Cleanliness- I see more people standing/talking than cleaning and obviously it's difficult to clean in a work zone. Areas around the building remain uncleaned for days. (Floors, elevator, exit doors, stairways, lobby, package rooms) Cleaning-1 star Amenities-unfinished Not Rated.. Summary- Providence Row Phase II is NOT READY for occupancy and I would advise waiting until construction is complete and the company including property management/leasing staff have a better grasp on ensuring the tenants living under the standard of the price point. Take time to thoroughly look at the property while touring. Do not get enamored with the glitter of the amenity spaces. I have been here at this gorgeous property for 1year now & I actually found this place by accident lol but it's truly been the greatest accidental discovery of my life. Words simply won't do justice to describe this community. Alone all the amenities you won't find anywhere else. Can u say golf simulator, sauna and steam room, heated indoor pool, & the events oohh the social events I look forward to wine down wednesday. I've lived at Providence Row for a year and I loved it when I first arrived. The amenities were beautiful and well worth the price. However, as I stayed longer, I had multiple concerns come up. For starters, someone broke into my vehicle when it was parked in the parking garage. I called the office to see if they could check cameras, so I could complete a police report. They refused to help me and never returned my calls. Next, I was in my apartment bathroom undressed and a group of 4-5 men walked in on me naked. I was not notified that they were stopping by. No knock at the door or phone call. After that, I asked if they could let me know before walking in my apartment for my safety. Another incident was regarding my lease. I received the notice late and attempted to reach the office to ask questions. They sent me to voicemail and I had to call on my work phone to get ahold of someone. The leasing staff was rude, inconsiderate, discriminatory and unprofessional toward me when I asked questions about my lease and my intent to vacate. When I moved out, my fiancé and I stopped by the office to get a dolly. They gave me one in the worse condition and when my fiancé later returned by himself, they gave him a better one. They would ignore me when I came into the office during their happy hour. Completely unprofessional and as someone who paid rent faithfully every month and wasn't a trouble resident, I expected better customer service in SouthPark. I would not recommend this apartment if you value customer service as well. Make sure you do your research and ask as many questions as possible! read more

Where do I even begin this is our first time even in an apartment and it has been absolutely terrible first off for us to be paying pest control and they don't even control the insects is beyond me second we live by a trash shoot and they do a terrible job keeping it clean out it stinks down the hall the carpets are filty neighbors are so disrespectful when it comes to the noise when we are trying to sleep construction is ridiculous on top of that mainantince drags there feet with getting stuff done I'm still with out a fixed dryer I'm so disappointed and it's not even the word for how me and my fiancee feel about this so call shit hole of an apartment.
