I don't think this is a responsible company to rent from or use to rent out your personal property. I say this as someone who had the displeasure of dealing with them for half of my lease. In the middle of my lease management companies switched to Talley properties. I was on a month to month because I'm renovating a house I recently purchased. I would have to let them know one to two weeks in advance if I was extending. My monthly payment was automatic for the full months rent. They ended up (mistakenly) only charging me for half a months rent for about three months or so. I didn't notice this because I am regularly covering a mortgage, renovation costs, and rent for this place. They apparently finally noticed THEIR error and charged me the lump sum plus an additional half months rent paid forward. They demanded around 3k in three days with the threat of late fees. Now I responded by paying the full amount in couple hours but also pointing out that it was incredibly unrealistic for them to expect a normal person to come up with that kind of money. I then received an email response from Nica accusing me of knowing that was I only paying half the rent. Saying she was certain I knew I wasn't paying the full amount. my account has always been set up with the approved amount of rent that can be withdrawn. It was a failure on their part to withdraw the proper amount.... They only noticed 3 months later?! Also treating me like I'm somehow stealing and also demanding I pay and extra half a months rent up front is absolutely ridiculous. Nica you need to work on your customer service skills and probably some life skills. When it is YOUR team that messes up... take responsibility and apologize. I think if small children can grasp that, you as a manager can also be held to that very low standard. This house was also full of mold and I'm quite sure that the homeowner knew this. There were definitely measures taken place to hide it. Given that they moved to Talley Properties without having the house inspected. Talley properties could not have been aware of that but I would not be surprised if they still ended up renting out the property. Also recommend video taping your property before leaving. As to protect your deposit. They charge you for removing vines from the sides of the house and cleaning things that are already clean. Like granite countertops...? Lived in one of there rentals for a year with family and friends renting from them even in the same neighborhood. They where the worst rental company every! Can't communicate. Took half my deposit for no reason and gave me attitude from the beginning... movies into a house with the grass not even mode and the place was so dirty I did a deep clean before moving anythnag in. I don't normally do reviews, but in this case, I felt like I needed to do one to warn anybody that's looking into renting a property with this place. I lived on a property for almost 4 years and paid on time every month.I recently closed on my new home which was sooner than I expecte.I was in touch with the property manager about three months before my lease was supposed to end I asked her what can I do about the last two months since I will not be able to pay for rent and mortgage in two places, she advised me that I cannot use my deposit to pay off the remaining months of my lease. Fast forward I receive my deposit settlement and they took the money from the same deposit but I offered to pay from in the beginning. I reached out to the manager Nica and I have to say I have never spoke to someone so unprofessional in my life. Keep in mind this is the same person that I was in touch with that told me that they cannot take the money from my security deposit to begin with if she would have provided me the correct information in the beginning I wouldn't have to even write this review. This place has charged me a changing the key fee, painting fee,the house fee and an excessive cleaning fee. I have never stayed anywhere where they charge you to do things that they have to do anyway whenever a tenant moves out, stay away from this place at all cost! read more

Update: Several years have now passed since the house was converted to a rental property, and Talley has continued to do a fine job for our family. With an aging property, there are maintenance and repair needs from time-to-time. Talley has fielded all calls from the tenant for requested work, obtained pricing for the work, and contacted us promptly for approval. The cost for the repairs is typically less than we could obtain on our own since Talley manages a large number of properties and therefore gets discounted rates from most vendors and service contractors. We continue to recommend Talley highly and have come to value our relationship with the company and it's people. read more

**UPDATE: I am in communication with the owner, Mr. Tony Moore who says he's interested in coming to an accommodation. He sounds reasonable...fingers crossed! Will provide an update after I speak to him** Please avoid this company at all costs. I will share a complaint that I just filed with the NCERC so that you're aware of this company's shady business practices: I agreed to lease a property from Talley Properties (see lease) on 7 January, 2019. Because of a family emergency I asked to terminate the lease on 16 January. Talley treated this as a standard lease termination (with no special dispensation) and charged me $250 as an early termination fee which I paid on 1 Feb when I paid rent. I accepted those terms and stayed in the unit (showing it to prospective tenants) until it was rented. Note: the new tenants moved in on 15 February. On 1 March, I received the return of my security deposit and balance of the rent paid for February (I paid in full for February but the new tenants moved in on 15 February). The total credit balance was $1783.33 ($1175 sec deposit + $613.33 prorated Feb rent). Talley deducted nothing for repairs/state of the unit but charged me $599.50 for a "New Tenant Placement" fee. As I had already paid $250 for early termination, paid to advertise the unit, and showed the unit to prospective tenants I wondered what this fee could possibly be for. On 1 March, I sent an email & placed a phone call to Talley asking what this fee could possibly cover as I had paid an early termination fee, the advertising fee, and shown the unit to the tenant. On 7 March, David Stouffer responded saying: "The tenant procurement fee is for placing the new tenant, which is your responsibility since you were an early lease termination." I responded on the same day by saying: "Thank you for your response. This seems to be a very generic description for a very large fee. Would you please outline to me the specific listing of charges/costs incurred that are in this fee?" I received no response for more than a week so on 16 March, I followed up to [redacted] asking for a response. Finally, on 19 March, I received a response from [redacted] as follows: "It is all expenses and part of re-leasing a unit. It is the advertising, office work, and any agent fees that are incurred." In my humble opinion, this is a woefully inadequate response. I paid the advertising, I paid an early termination fee, the new tenants paid application fees (office work as he describes), and I showed the unit. What cost Talley properties $600 in addition to all of the fees paid by me and the prospective tenants? This to me appears to be a bit of a sham fee that is unfortunately taking advantage of my difficult situation. read more

We are a community of 158 townhouses. In 4 years this Talley has increased our dues 3 times. Does nothing. Never answers emails or phone calls. There is construction next to us that is practically destroying our parking area. Not to mention, the workers are using our parking spaces. We've called Talley for the past 8 months about this problem. NOTHING! Whenever we call Talley to report a problem or ask for repairs. NOTHING! We are paying for NOTHING!!!! read more

Horrible. Avoid at all costs. Even the contractors they hire call them shady. They refuse to do repairs or take weeks to get issues "fixed". Their customer service is atrocious. We'd ask for repairs to be made and would get "its functional". My son kept cutting his knee on an exposed tack strip and I had to complain for months to get a threshold installed and then it was installed incorrectly and it took THREE visits to get it right. We came home to water pouring down our driveway due to burst pipes that weren't insulated properly. Because of Talley's shoddy contractors our pipes repeatedly froze even after the flood!! All they care about is collecting money. They don't care about the tenants they service. They do repairs in a cheap fashion which causes issues to be "fixed" numerous times. Save the headache. I will never apply for this property management company ever again and I advise no one advise. I will be sure to tell all my friends, family and anyone else who will listen to never apply or sign a lease with Talley Properties. My daughter and I have been living with family for years. it was supposed to be temporary while I was able to get back on my feet after my life changed due to ending a long term relationship. Now that I've obtained stable employment , I am ready to find a place for my daughter and I to live. I found the perfect property for just my daughter and I to live which was managed by Talley Properties. I applied with a co-signer. I don't have a negative rental or criminal background record and I pay my bills on time. I don't have bad credit I just don't have much credit. Talley Properties responded by saying, "After we average the credit score, we can approve for a higher deposit for credit scores 575 - 599 as we understand that not everyone can meet the 600 score. However, yours came only at an average of 549 - which is 26 points below our requirements. Unfortunately, we can not approve and move forward with your application at this time." I find this very disappointing and although their tenants must work with them this shows they're not willing to work with others. read more

Time for an update. I will say we had no problems with this company when renting, paying our rent, and living peacefully with no contact as we had no problems with the rental property. However, this company is very shady. We knew our lease was expiring at the end of April, and had a feeling they would go up on rent as they always do each year. Luckily we were smart and decided to look for a new place early on in the event the rent did go up. This is where the shady part comes in. You have to give Talley a 30 day notice (March 31 for us) your intention of how you would like to continue your lease by either extending another year (at a higher rate) or extending month to month (yet an even higher rate). Or you have to give Talley a 45 day notice if you intend to vacate (March 16 for us (a weekend date which they are not open)). They did not send us the letter of their intention on how or if they were going to increase the rate until the week of March 10, so we actually did not receive it in the mail until Wednesday, March 12. So if you wanted to move out, whether you could afford the new rate or just did not want to pay their new rate (later for us), you had 2 days to make a decision. Like I said, since it is their thing to increase rent each time, we were ahead of the ball and knew if they increased, we would leave. If they expect renters to give them proper notice, they should be a good company and give us proper notice to make our decision. We left and now the property is listed for rent at the price we were paying (so they couldn't give us that price as good tenants, instead they would rather let it sit and wait to be rented), they could have had us for another year, plus. The only positive I can say from this is that we moved out and received our deposit back in a timely manner. Out of all the rental properties and companies I have dealt with, Talley is my least favorite and I would steer clear from them. read more

I have been renting for 21 months and have to say that my dissatisfaction continues to grow. Simple repairs due to age are denied unless they pose a security threat such as blinds that are falling apart. The dependence on repair service individuals that tell us one thing and report another to Talley so as to ensure they keep their contracts is appalling. There is no attempt to satisfy the tenant once your signature is on the dotted line. We have treated the home we rent as though we own it since we moved in and have been told by neighbors of the horrors from previous tenants, yet we are treated as though we have no rights, just pay on time....would not recommend this management group to anyone. read more

I own a property that Talley Properties has been managing for me for over 12 years. If an issue comes up with the house, they inform me promptly and it is up to me, the owner, to authorize repairs promptly. It is also up to the owner to dictate the rent amount. On both accounts Talley has given me the full details so that I can make an informed decision. There have been a few reviews that have given this company a bad review for issues a property manager does not control. MY tenants have been renting the house for seven years and just renewed for an eighth. I listen to my manager's recommendations and I take care of the property. I have never been steered wrong by Talley when it comes to paying attention to tenants' requests and taking the appropriate action. read more

We have been in our rental for 2 and a half years in June. Unfortunately, due to Talley, we are looking at other options. The home owner is great and has worked around Talley several times, but I believe I've had it. I had surgery a few days before rent was due. When I got home from the hospital, I remembered I needed to log on and pay, which I did. I forgot that we had changed our direct deposit to our Navy account, so the check bounced. That is my fault and I take responsibility. Guess morphine will do that to ya (well, me anyways). I paid our old closed bank fee of $32, and I sent the full rent in the next day (which was cashed and cleared now), and asked about any fees to Talley. $60 late fee plus $35. OK, my bad, I'll pay. BUT, now Talley won't let us pay online through their system for 6 months. That is excessive! My bank is not local (Navy Federal). I used my bank's bill pay and when Talley received the check for $95, they refused it and mailed it to me! I still cannot drive due to my surgery. Talley property office is very inconvenient. It also has zero open hours outside of business hours. My bank is not local and I can't take out enough in one day to even pay the rent when it comes due again. Bottom line, Talley is making it too hard to pay. It's not worth it. One mistake in over two years and my money isn't good enough for them? Six months is extremely excessive in requiring certified funds for one bounced check. I have rarely bounced any checks in my life, so I didn't even know that companies did that. I have since looked around, and my electric company bans you from their system after two bad checks in a year. My water company never does, nor does the gas. Even the electric will take a check from you still (old fashioned, or bill pay through the bank), just not online in their system. So yes, six months is extremely excessive. I'd like to add that in all the time we have been here, we have not one time asked Talley to come out and have ANYTHING fixed at all. Now for other issues: There has been times when we have paid on time, yet, I guess maybe because it was Friday afternoon, a late notice was put in the mail and a late fee charged to my account. Then, the following month when the owner doesn't receive the full pay (they short pay the owner any fees due), he contacts me, then I have to contact Talley, find out why the owner was short paid, report back to the owner....lots of back and forth before final resolution. This past January, Tally switched their online payment providers. We have only paid them online - ever. They must have saved a lot of money, because this provider is horrible. First, they didn't migrate anything over. Payment history, bank accounts, nothing. Then, they gave virtually no notice of the change. I found out by logging in and trying to pay my rent. Normally, it wouldn't be a big deal to just add in my account number, but I don't have checks, because I don't write checks. I had to wait and take time off work to go to the bank (my old one, which was local), and get my numbers to enter in (my bank does not put those online when we log in - it's Founders). Anyways, I informed Talley that due to their system change and lack of appropriate notice, that my payment would be late. They said they would waive the late fee. Come next month, you guessed it, the owner contacted me to ask why some of the rent was missing. Hmmm....Talley employees can screw up....I'll assume they aren't on drugs as I was after surgery and messed up......Finally got that straighted out. Next month, again contact from the owner about being short paid. Turns out, they guy didn't fix our account, just sent the owner a check, so he was short paid again. Bottom line is, I have spent so much time dealing with incompetant employees who act like it doesn't matter what they do wrong. It is definitely understood that I am not the customer here. I hope it's worth it to the owner on his end, because due to Talley, he will be losing the tenants that have been in his home since he moved out of it. I have a master's degree and make good money for this area. I choose to rent because we may be leaving the area when our youngest graduates in five years. I don't need to be treated like trash. I don't need the headache. read more

I rented a property in Gastonia while ZI was house shopping. Their apartment was clean and repainted etc before I moved in. Any issues were handled within hours and their on line payment center and customer service center were easy to use. I liked them so much that I used Talley as my real estate agent when my first agent failed me. Great people to work with. read more

Hello Tony, Thank you for responding. I know its always best to look at a property before renting it but I was taking care of my 87 year old Grandmother at the time who couldn't be left alone so I couldn't drive to another city. (I placed her in a home around the time of my move.) I didn't expect my toilet to be missing a handle and my show to be missing a shower head,etc. The house wasn't ready to be moved in. I at least expected the house to having a working bathroom and not to have dead bugs everywhere. I tried contacting Talley numerous times but I eventually gave up. Regardless of if I gave you my name or not, it wouldn't make a difference because the damage is already done. I already rented through another company. Plus, I don't like having my name online. This is my only social media account. Yes, it does say in the lease about the fee for the trash but the two women in your office said otherwise. I've worked with two other rental companies in my life and they always worked with me since it's never easy to move. I am a good tenant. Plus, my neighbor took care of the trash. So I can't understand why I was being charged. My neighbor deserves the money that was taken out of my deposit. He actually disposed of my trash. And regarding the day I was signing a lease with Talley, I guess I made a mistake about the time but I know for a fact it was around closing and no one would stay late. Not even five minutes later. Sometimes things are beyond our control. It's nice when a company goes the extra mile... And to be honest with you, a man that I spoke to on the last day I called your company is the reason I wrote this review. He never responded to my e-mails. When I spoke with him on the phone he talked so fast that I couldn't understand him. He wouldn't speak slowly when I asked him to slow down. He got angry and raised his voice to me. He belittled me. I was ready to forgot all of what happened with the time I was with your company but he had to cope an attitude and get the last word. Well I have been unfortunate enough to have this company take over a property that I originally rented from another rental agency. Once they took over everything changed. The started cashing my payments and then adding late charges of $65.00 to the account. First I started getting letters stating that if I paid a certain amount they would write off the rest, or I would be evicted if I did not pay. I took it on myself to pay it, as I really like where I live. I have never missed a payment, but they have suddenly decided to evict me. They claim I owed them a late fee from 2011, which I paid, and every single month since them they have been adding $65 to the account and now they want me to pay them approximately $800. I called them last summer to have the air conditioner serviced, they said that was on me. I fixed it (my funds) I had a light fixture to be replace and it took them approximately four months or more to complete it, after asking me if I tried to change the bulb. They always say the mailed something, like the ledger notice for eviction and it was not received. This past summer they even refused to mail the pool passes, which was always sent in the mail. I was told I had to come and pick it up or if it got lost in the mail i had to pay for it. I am hiring an attorney. I am definitely going to court as I do not think their tactics are right. So I will have a Judge tell me what is right and what isn't. I can only say that the owners will be loosing a good tenant. They raised the rent in July and I did not even complain. I will move as soon as this matter is over as they are already telling people that I am being evicted. Anyone out there that need to add to this let me know. Mainly, that is why I decided to fight this as they have no right to try and ruin me or my credit. I have had one person there hang up the phone on me, as she claimed she wrote off money before and she will not do it again. I am left wondering if the owners know or are the ones doing this? I wish I could give this company a -1 in stars. AVOID AT ALL COSTS!!! There is water coming inside the house as I compose this!..I have called the maintenance desk requesting the property manager call me back. I have been waiting over 4 1/2 hours and the best thing they can do is have a a "no named" plumber come out between 10:00 and 1:00 (the next day) which he calls "first thing in the morning". DO NOT use this company! BELIEVE the ratings as being called "shady" because they are. My plans are to take this to the limit to be treated fairly. I would give Talley 6 stars if I could. A little over two years ago, I invested in 15 condos in Charlotte and long story short, I foreclosed on them. Living 6 hours away, I needed a trustworthy property manager who could handle issues as they arose. After speaking to multiple realtors who specialize multi-unit investment properties and reading some online reviews, the choice was clear: all roads led back to Talley. This was an unusual situation because I had a potential buyer for the units and was only anticipating a one-month engagement until we went to closing. Most property management companies wouldn't have bothered. Despite the challenges, Talley has persevered. What was originally was supposed to be a one month term has extended several months. Tony has been highly responsive, sought out economical ways to fix the units, and helped me resolve issues with tenants who had not paid rent for several months under previous management. This has NOT been an easy property to manage, and they handle the challenges beautifully. Talley does not own their own repair services so unlike some other companies that do, they're not price gouging me for repairs that are borderline or are not required. Just one of Tony's recommendation of one contractor saved me at least $500 to re-key the units, and another saved me about $1000 on flooring for a couple units. A property management company owner in another state spoke with Tony and commented to me, "Tony is the real deal." I couldn't agree more. Having a good property management company can make or break an investment, and I have had a great experience with Talley. I highly recommend them. read more

I completed my lease with Tally Properties at the end of August 2016. I started my business with Tally in September of 2013. When I moved in I wrote down on a form all of the issues with the condo as well as verbally discussed one in specific with them, the carpet. I requested the carpet to be replaced because of how stained it was and my request was denied and I was advised I wouldn't be responsible for the carpet upon departure from the unit. Well Tally has kept $355 from my security deposit to take care of carpet. When I asked for a break down of the $355 I didn't receive it. I mentioned hiring a lawyer if we couldn't resolve this and that is when communication from Tally ceased. If they can provide me with proof and the break down of why they're charging me $355 I would be okay, if it is reasonable. I also requested to know the difference between the carpet when I initially moved in and the carpet after I moved out to help me understand what it is they're attempting to charge me for. Never received a response on that either. Tally also charged me $175 for a cracked microwave handle. If you simply Google a microwave handle the most expensive one comes up at close to $50. Tally also told me after my first year that if I signed my lease solo, without the cosigner their name would be dropped. Three leases were signed only by me after that and the cosigners name was never removed. I would not recommend Talley to my worst enemy. The staff is rude and lack customer service skills. I was on leave from work and my job was taking care of my rent. My work as well as myself advised Talley of this and they still filed eviction procedures on me. They received the rent days later and I was still responsible for the eviction fees. They are not about keeping their word. If you do business with them make sure to get anything and everything in writing times three! read more

I was fortunate enough to find a single family property to lease when I relocated to Charlotte with Talley Properties. Initially, things were a little difficult as the property I initially applied for was leased to someone else while my application was pending (this turned out to be a good thing). Due to my credit, I had to place a larger deposit and completely understood why. Immediately, Lisa advised I could pick any home I'd prefer since that happened and apologized. Since I did not know much about Charlotte, the home I found was relatively new in a tucked away neighborhood that was super adjacent to many amenities. During my stay, I had a few findings that needed attention. Talley was very responsive to any maintenance request and there was never a delay to get things repaired. My only complaint about the home is that it was located in a homeowners association community and we as tenants were not shared the rules of the neighborhood. I had minimal violations but one that stood out pertained to cars parking on the side of the street. If the HOA rode by and there was a car in front of your house, they shared with Talley and Talley would initiate a fee. The issue for me was when this occurred no one was home and the car did not belong to us. I made a couple phone calls to request waiver and Talley did so. Again, overall we had a positive experience. As outlined in the lease, most of my deposit was returned as I followed the expectations and maintained the property. I've lived in the property for a year prior to purchasing a home of my own. I recommend anyone who has the ability to maintain rent to lease with Talley. read more

I just ended a four year partnership with talley. Tony is the number one reason I left. His arrogant attitude its hard to believe he has a job. I have been with talley for four years. My tenant decided to extend lease for six month. So tony let me know he would charge me hundreds to email the tenant and have him sign it. We had a few heated emails on this but tony was very smug and didn't care this could cost talley a customer Only after he knew I was leaving did he say he quoted me the wrong price but at this point it was too late. So he did charge me a termination fee for the six months of new lease that actually didn't start until over 30 days later. Just showed the type of business he does. My advise is to search all management companies in Charlotte and think twice before using this one Thanks for your reply Tony :) Tony, I knew you couldn't help yourself to reply :) That's your problem- you don't know when not reply. That's what cost you a long time customer. Over the four years I worked with you I only remember one time that you tried to make me pay for new locks- I drove all the way down to charlotte to show you the locks worked fine and save me a ton of cash- so nice try on that comment. I noticed you didn't try to explain why you charged me for terminating the lease ( at the end ) of my current lease??? the current lease was still active and because my tenant signed the six month lease early you justified this as your chance to squeeze out more cash. ( over 300.00 ) charge for a tenant to sign a piece of paper. Sure that took you a lot of work getting that done. Anyway- all the future customers to decide on working with you- I wish you would have shown me how arrogant you are years ago. There are a lot of management companies in Charlotte that do a lot more for their customers than you ever did at a lot less cost. That's a fact!!! So anyone who reads this - I am so glad I am done with this guy. Its was worth the $300.00 plus he charged me. I have an email that Tony sent me ( one of many ) that shows how Tony thinks. - he doesn't understand that the tenant and myself are his customers and you must work with both sides and treat them right- maybe I should post that and be done with this.??? Worst management company ever, if they take over MOVE OUT as soon as possible. They answer the phone when they feel like it, some of the employees are very rude, and they have some very shady practices. I have been living here for 2 years and only started having problems when talley took over, they do not care about their tenants at all. I contacted talley on thursday around 4:30 because there was a very strong electrical burning smell in my house coming from the water heater. I did not get a response until 5:30 asking what did I want. When told they said okay I'm going to send a guy to come check it out. I let them know that I had to leave and that my husband would be home. He made it sound like they were on thier way. I hade my husband come straight home where he waited until 8 and no one showed up. He had to leave the house for a few minutes and when he got back there was a note saying they came and knocked on the door and no one answered. I was not able to check my phone until after all of this happened. We I did I had my husband call back and he said they told him it was fine they had to come back around here tomorrow snyway. Two days later it finally got fixed after talley had a second vendor come out and gave them a better price I guess ( the original guy came a 9am, but talley would not approve and the 2nd vendor did not come til around 3 in the afternoon. The whole time there is a horrible smell and we were without hot water). The following week we got a bill in the mail for over $100 dollars starting it was because we weren't there when the vendor came for emergency services. Talley just charged us and won't even hear our case until we agree to pay them $75 to look at the case. That is absolute bull and I will definitely be leaving as soon as the lease is up and telling everyone that comes over to stay away. So unfortunate because I loved my place before they took over. read more
