For most of the 3 1/2 months that my home was listed, I felt like more concern was shown for the potential buyer, than for me. Just an example, 2 different inspections came up with bogus problems to get a price reduction. At additional cost to me, I hired my own inspectors to verify previous inspections were not legitimate. After losing earnest money from 1st potential buyer, and home was eventually sold I was told by agent, not to bother him again! .Case is going to court concerning earnest money and was told the agency could not help me, even though I was under contract at that time. read more

I received a hand written letter asking me why I did not get back to this office? I never spoke with Thomas Elrod. I had Mt home listed in Tega Cay & for several reasons I took my house off the market. I called this office to speak with Thomas but he was not in. I was then speaking to his partner. I tried to introduce myself the whole time this person talked over me. I could not get a word in. Thomas wanted to know why I did not get back in touch with him about a potential buyer for my house., we'll as a matter of fact I had at that time Carmen Miller Group was my realtor. If he is a real realtor he would have made contact with my realtor, not me the seller. This was very unethical. My conversation with his partner ended abruptly & rightfully so. A company this large with resources is only good if they do their research, and High Performance does not. If you're a first time home buyer, or need any sort of in-depth guidance I would steer clear of these people, especially Spencer Olsen. My brother is a first time homebuyer and had the unfortunate luck of being paired with him and didn't think twice because the company has good reviews. Spencer served as nothing more than a transactional middle-man. He offered no advice, didn't proactively communicate and proved he doesn't do his research. At times, it was hard to tell if he was the buyer's agent or the seller's. My brother found one of three identical new builds he really liked where the builder was the realtor, and Spencer suggested offering 10k below asking. The seller came back at noon the next day countering with a sales price 5k less than asking and also increase the due diligence money. All Spencer did was forward the email he received from the seller, 6 hours after receipt, via email with "let me know your thoughts." Being a new buyer, Spencer was asked if he thought it was a good deal and he said yes, so the paperwork was started. Spencer continued to be difficult to reach. Fast forward three weeks and the appraisal came in, a little over 13% below the agreed upon sales price. Upon looking at the comps in the appraisal, they all seemed very legit. Two of the builders own properties a few streets over were used. Spencer's response was to have another team just send my brother a contract amendment with the appraisal price, never making it clear it was something that then had to be sent to the seller to agree to. Not surprisingly, the seller rejected it and insisted that the comps used in the appraisal weren't good ones and he would send over better ones. Spencer, nor anyone at High Performance, bothered to look for comps at that point either and we set out to find any that could turn the appraisal around and came up completely empty. Us now doing the work of the realtor, dug more into the builder and other properties they had sold or were listing soon on their sight. It became increasingly clear that the house, while very nice, was priced way too high for the area and making up that large delta in the appraisal wasn't feasible. The comps the seller provided half a day later just confirmed it as he sent only three that were 3.5 miles away from the property, half the distance to Uptown and on the other side of I-85. Essentially, a completely different area and therefor, a different market. It was ridiculous to consider those comps when there were good ones much closer to the actual house. The icing on the cake was that Spencer just sent along the comps without looking at them first, so he didn't bother to asses those same things or point out to the seller where the major gap was. He just said that he should get the property re-appraised, while still not being able to give a solid case, or any case, to change the outcome. Even his manager Ben just insisted on paying for another appraisal, both of them seeming to side with seller and refusing to do as asked by their own client. That left him with very few options, and continuing to work with Spencer or stay in this deal didn't seem smart. They seemed most interested in saving their commission or retaining him as a client, despite completely botching the entire deal, doing an awful job and not doing their jobs to realize it was a bad deal from the start. It never even seemed that Spencer bothered to call and talk through the situation with the seller. Thankfully, he's now with a different realtor who has helped him find a better house, proactively communicates and is walking him through his first home purchase. A complete turnaround from Spencer's lack of effort and professionalism. read more

First things first.....I WENT UNDER CONTRACT ON MY HOME IN LESS THAN 24 HOURS AT FULL ASKING PRICE!!! Now onto the review.... From cradle to grave I had an amazing experience with Brian Boger and the entire team at HPREA. I started my journey with a phone conversation with L.A who did a great job of giving me the low down on their process. I have previously worked with the majority of this team selling my last house so I was familiar, but it was nice to see how they've grown. She set me up with Brian Boger who came to my house the next day for the listing appointment. I am a salesperson myself so I know the difference between a person who just talks and a person who is a driven, motivated, and a go getter. Brian is the latter. He explained everything with confidence and made me and my family feel comfortable about working with him. He was the very definition of a hustler. Side note, he got the kids involved by telling them if they did "their part" by keeping their rooms clean, toys picked up they would each get a $25 gift certificate. Who does that? Anyway we signed the listing agreement and off we go. The HPREA team then had the photographer scheduled who took the most amazing pictures and did this 3D thing where you can pretty much walk through the house without actually being there. AMAZING! Let me tell you about Mimi....her title on her e-mail says "Director of Operations" and she really is "Director of Awesome!". She communicated with me and my family non stop, keeping us updated throughout the whole process. They have this program where they just don't e-mail you, they make videos and send them vs. just typing. Again, who does that? Personable, family oriented, and efficient is how I'd describe this team. Ok, so we have the listing about to go live, ready on a Tuesday. Brian says we're going to allow people to come see the house on Saturday. I was like "WTH Brian? Let's not lose 5 days of opportunity". He told me to trust him and that they wanted to "Build anticipation" while they did their marketing. I let them take the wheel and waited while losing sleep the next 5 days because hey let's face it....this is a stressful time. Open House on Saturday 12-3. Brian shows up early and kicks us out. Afterwards he tells me we had 12 people show up and some great feedback. I go to sleep and wake up to a FREAKING FULL PRICE OFFER less than 24 hours later. Unbelievable right? I sat down at my front door and wept, literally wept people. That's right this is what HPREA & Brian Boger does for you.....they bring a 275 pound man that didn't cry when they shot Old Yeller to tears in his front foyer because they sold his house so quickly. So now that we're under contract I started working with Marianne, the Closing Coordinator. Again, professional, efficient and pleasant to work with. She showed up at the closing and it was nice to have someone with me that knew what they were doing. We had a slight "issue" during the close but Marianne helped us through it and made sure we were taken care of. Oh, by the way she brought the bobblehead with her in a box marked "Fragile" which topped off the day. I'll let her explain to you if you meet her. Marketing, pre qualified buyers, Inside salespeople, L.A, Brian, Mimi, Marianne and just downright old fashioned hustling sold my house. This is the worst Real Estate company, please do not use them! Lost almost 11 grand dealing with these people. And they expected me to pay them 1500 because they do not know how to sell a home. Just a bunch of broken promises, and nothing ever comes through. Example, the day of closing buyer backed out and I lost deposit on new home and apartment deposit. Would give ZERO stars if possible! Worst realtor company I've ever worked with! Promises , promises and yet more promises that were never filled. Had one of our beautiful homes off the market under contract for 90 days and still couldn't get it to the closing table! Blaming the buyers attorney, after WE , not the agency did all the work the buyers attorney needed. All the agency had to do was check in with the buyers attorney and couldn't even do that! The home was built in 2001, only lived in by 2 elderly people, absolutely nothing wrong with it! After dropping the price 20,000 then and only then did we get 7 days away from the closing table. Daniel Turner, had to he gall to try to speak down to me, stating " at the end of the day, does that amount of money really matter?". How flipping rude! Then he stated " I'll have to take a cut on my commission " ! Are you kidding me? He doesn't deserve a commission! The closing team, all though truly nice women, couldn't get their crap together either! 1 phone call once a day to the buyers attorney could have gotten the home sold, but do you think they could do that... absolutely not! Then had the nerve to tell me ( after the conversation with Turner) " well you never returned my phone calls" . Seriously? She couldn't return an email all weekend long! A stray dog could do a better job for you. I'm telling you, 2 houses sit on the same property could've been sold as a package deal, and closed in 30 days or less IF the realtor would've done their job! Not to mention, everyone and their cousin had access to the homes, and would leave doors open, windows open, unlocked doors, wouldn't set the alarms back. Just to name a few things. Trust me when I say , stay away from this company, buying or selling. You're better off doing it yourself! High Performance maybe to sell a home. However to get the most money for the seller, not so much. If I had listed with them I would have given up $40,000. The agent that came out to see me acted as if I knew nothing about the market. I have owned and sold 6 homes. Maybe I know a little something. I interviewed 4 firms. I went with another firm and listed my house for $50K more than suggested by High Performance. I had told High Performance I would list with them if we listed my house for more than they suggested but they refused. Arrogant and only looking out for themselves. All they care about is their commission and getting it quickly regardless of how much more money the seller could get from the sale. Walk away from them before it's to late. read more
