Pretty bad storage spot. They've had a LOT of staff turnover in the 6 months or so we've been here, and every time there is new staff they make up new rules, and then talk to you like you're an idiot for believing what the previous guy said. They are only open till 4 on the weekends.........you know, when most people have the free time to go to their storage unit? That 4pm close is a HARD CLOSE for the entire place. You can't access your unit if the staff isn't there, and their hours are the shortest of any of the storage places around. We had moved here from another corporate storage chain where it was more typically set up with access later in the day on the weekends. Calling customer service is a joke. They just flat out don't care about helping you at all. And yes, people are living in this storage space as of October 2025. The people that seem to be living here are not very nice, so I don't recommend visiting alone. They make you "check out" the carts and the carts have slowly been disappearing anyways, so it's REALLY difficult to get one to move anything. Overall, I'm disappointed we moved units to this facility and I'll gladly spend a little more money to have a better experience elsewhere. read more

In September 2021, we secured a 10x10 storage unit at this facility for $110 a month. Initially, we were advised of limited operating hours due to COVID-19, with the promise of returning to normal hours soon, including access until 8 pm on weekdays, 6 pm on Saturdays, and 4 pm on Sundays. Unfortunately, this was just the beginning of the misinformation we received. Subsequently, our monthly rent was increased to $194. The facility frequently closes unexpectedly without notice, making it challenging to access our unit due to door issues. We have also encountered issues with a homeless individual residing in the parking lot, soliciting payment for assistance with moving items and resorting to theft when declined. Moreover, the presence of rats/mice and roaches in the units has led to damage to our belongings. These are just a few of the numerous unsatisfactory experiences we have had. The continuous rent hikes and ongoing issues have left us with the impression that management prioritizes profit over providing a satisfactory service. I would caution others against renting from this facility, as it seems to be overseen by profit-driven individuals who neglect the well-being and security of their tenants. One star for David, the new guy, has been the only positive experience I have had in the past three years. I believe he should be appreciated for ensuring that two employees are working at a time so he doesn't have to handle angry customers on his own. I've have had 2 different units at SmartStop over the last 3 years. I noticed the mailing address on my statement is for an old Sacramento UPS mailbox I closed about 2 years ago. My account "billing address" is my correct Rancho Cordova address. I called them to find out "why" my rate was going up (again) and to correct the "Statement" address. The girl I spoke to earlier was very polite & helpful. I called back to get a "statement" address change & didn't know that it would entail a long, drawn out man-splaining conversation with some guy about sending a form, and a copy of my driver's license, blah, blah, blah. So, since I get my notice of payment by email - and I never open/download the statement - I told him he could keep the mailing address the same - I don't really care since anything they mail will be "returned to sender". And, YES - when I changed units there were 2 rat/mouse skeletons in the unit & mouse poops all over the place - I don't have much stored & I'm too lazy to move it at this point. DON'T EVER USE THIS PLACE!!! Short little story here. I helped a couple friends last night with clearing out their storage unit. Once we were done, we loaded up and TRIED to leave. It was 6:05pm at this point. We got to the gate, entered our code to leave, and the gate wouldn't open. After like 5-10 minutes trying, my friends called the place to get help. They basically told her we were out of luck and there isn't a way for them to open the gate after hours. We were literally 5 minutes after closing. They never came and gave us any warning about the time either and we honestly lost track of time. We ended up having to call the damn sheriff to come and open the gates! It was well after 7pm before we were able to leave. If you're considering this place for storage, please go someplace else! You won't regret it! read more

I recently moved to Rancho Cordova. My daughter had rented a storage unit in the past at SmartStop... Since the first month was free I was able to rent the biggest unit so I would have space to go through my belongings as my daughter also didn't want me to bring everything into our new apartment. Even though there was other storage facilities closer to where I moved to I now know why my daughter chose and went back to SmartStop Self Storage for me. I like my daughter is a satisfied customer. Wanted to make sure I did a nice review as it was a very pleasant experience. Bravo SmartStop for hiring Tony and Romie whom felt like I've always known them. Both are very nice and they have good energy. I felt very comfortable and at ease in their presence. That was a good thing as moving is very stressful. Most importantly I felt safe being alone. First they had a problem with homeless people using it as an apartment complex. Then there was a theft problem. They changed the hours to where you can only access your unit during business hours. That's the same hours I work so I have very limited access to my unit. Now they are infested with rats!!! No notice sent out. The problem is not getting better. I alone have caught at least 30 rats from setting my own traps. And to top it off my rent is going from $140 to $200. They certainly let you know about the rent increase just not the infestation. Better employees and cleanliness.. the hours they have for opening and closing sucks as much as we pay because they keep going up you should have access at least until 10 PM. Some people don't get off work until 5 and their usually closed or getting ready to close. Had an employee break in my unit which he is no longer there now had police come out and played dumb. this self storage company advertises security and 24 hour camera protection. we pay 130 / month to house our rv there. we went by 9/21 to pay and check on the rent - our rv had been ransacked - windows smashed, camping gear stolen, linens dragged out and basically all of our belongings gone. the company has yet to contact us after repeatedly calling and chating. police unable to come the night it was found out. the only attendant locked up and left. there were homeless and car dwellers in the secure parking looting and breaking in. corporate was made aware and did nothing, has not contacted us or anything. horrible horrible customer service and no security. read more

The door on my storage locker was crashed into by a car last November. It was left open and I was unable to access my locker until April. It was left literally open for the rain homeless people moved into my locker animals cats rats mice who knows what was able to, defecate urinate vomit drugs were being used left everywhere inside my locker. It's horrible many of my personal family valuables heirlooms were destroyed by them living in my locker sleeping on my sofas opening boxes stealing my belongings carve themselves out of door in the back of the unit so they can get out into the field pictures things I cannot replace ever my parents wedding pictures my wedding pictures my children's first dates of school first baptisms all of these things are gone the thing of it is they're not paying me my insurance money, they said they're not going to trust me. This unit has rat problems and tenants were not notified so that we can have the option to move our belongings. We found out of the rat infestation when we had to pick up something from the unit. I asked to be contacted by the Regional Manager to get some answers as to why no Notices were sent out to tenants to help mitigate the problem. Natomas location not very clean. Someone peed in front of my (inside) storage unit. Reported it, was told very sorry, would clean it up, etc. but was still there several days later. Don't even go into the stairwells.... Broken glass in elevator and by elevator door. Again, we'll clean up, but nobody actually did. Several cars stored behind the gates looked like they were broken into (broken windshields). One of the workers parks in the handicapped space with no placard/license. Not worth the money. Just closed out my unit and put all my stuff in my garage. read more

My unit was burglarize....Theft is a common occurrence according to officer Paul of the Rancho Police Department. Officer Paul tells anyone that he talks with to stay away from Smart Stop. To add insult to injury what wasn't stolen from me was completely covered with rat feces and urine. there where dead rats, rat urine and rat feces everywhere. What wasn't stolen from me was completely ruined. This place is unsafe on so many levels. I didn't want to have to write this review but I've exhausted all options here. I was given a unit where the automatic light works half of the time. I come quite often and need to be able to see what is in my unit. I have called multiple times to request the light be fixed or a new unit and they want to charge me almost $50 more a month for a unit with a working light. They always tell me they will have someone come out and fix the light. It will work once and then not work the next time. Im frustrated by the way they don't accommodate their paying customers. read more

This facility has gone steeply downhill. Front doors are broken. Lights have been burned out it some of the corridors, leaving those corridors completely in the black. The corridor where my space is has been without light for over a year. Try balancing your phone in one hand to shine light on your lock while using the other hand to manipulate the lock into opening position and then get it open. Then, see if your phone is enough light to see what's in your space and move things around. I've complained multiple times. They have a skeleton crew there, sometimes leaving the entire facility unstaffed during their already skimpy business hours. No one answers the phone. And the corporate phone number that is posted is never answered either. You go through the phone mail option maze and never end up with a person or even a voice mail box -- just advice to "go to our website." Meanwhile, they have steeply jacked up rates. Several spaces appear to be inhabited -- as in, people living in or at least out of the spaces. On my last trip, there was no employee onsite. I entered through a code-controlled side door, as directed by the sign on the front door, "Door is broken. Use side door." The indoors entrance to the office had a sign it that said, "Will return at 4:30," -- except that it was already after 5 o'clock. And they keep all of the dollies locked in the office. You may not use them unless you leave your drivers license with an employee at the counter. So we waited and waited, knocked loudly on the glass doors and shouted "HELLO! ANYBODY?" At 5:30, a very young woman appearing to be stressed out entered the building, apologizing for the unstaffed office. She collected my drivers license. We moved our item into our space. I returned with the dolly. But the office was locked and no one was there AGAIN! We knocked and shouted for 10 minutes and then noticed a sign that now featured a cellphone contact number. The girl answered and said she would be back soon. A guy who seemed to be living and working out of his space down the hall poked his head around the corner and said he could see the girl. She appeared another 5 mins later and said something about being left to run the place alone because someone else had not been showing up for work. I asked why the place had gone down far downhill. She said it was "under new management... well ... they haven't had a manager here this year." She was very nice and meek, but clearly in a terrible job, alone, no support. I wished her well and said she should look for a better job. I would never allow my daughter to work in such a creepy place alone. Moving out soon. read more

They boast state of the art surveillance and top notch security but have had many catalytic converters stolen in the past few months. The manager told me it likely happened during business hours. WTF??? They have one person there during operating hours. There is no security or surveillance. They failed completely. After one was stolen a few weeks ago, they claim to have looked at all of the vehicles, yet mine was stolen and they broken into the exterior storage compartment and took $1,800 of personal property. I lost of $6,000 as a result and they do not care at all. The police feel it is an inside job! Not even a free month of rent! They simply do not care about their customers. I have moved my rig and caution anybody about using this company. read more

if you want to lose all your belongings, this is the place for you.! too bad you cant give zero stars, bx this place doesnt merit even one star. i will be filing a police report, as the people who run this facility couldnt be more corrupt. they sold off one of my three units, claiming that i didnt pay, which is untrue, & that they attempted to reach me, which is also untrue. first of all, they never ever answer the phone. the first two months, i drove from oakland to sacramento, to pay in person when i couldnt reach them by phone, & i am 67 yrs old, disabled & homeless. i started having car trouble, so couldnt continue to do so. every month is an ordeal. what others have said is true, as well....they do not open on time, the hours are horrible, they raise the rents without notice, & there's nothing you can do about any of it. they charge $300 late fee per unit, after not answering the phone for a month. of course they dont tell you so up front, but have you by the short hairs...pay up or they own your belongings. in february 2021, i first rented two 10 x 15' units for $117 each, which seems like a bargain. the corrupt charlatans at budget moving--& thats another nightmare story--chose this place bx it wasnt far from my house. the movers made a number of trips, loading both units as they went, filling both to capacity. about 2 weeks later. the day before i was to be out of my house, i hired another moving company, who haphazardly filled the 3rd 10 x 15 unit, which i believe cost $159, & was not near the other two units. as i said, i drove there from oakland in march & april to pay in person after being unable to reach them by phone. after that, i started receiving email notifications regarding payments due, & was able to pay online. sometime around july?, i received notices that my payment was overdue. "but i paid for all three units, weeks ago" & they told me that the payment for one of them had not gone through, but why they waited weeks to tell me, i dont know. i called their 1-800 number, after checking my bank statements. & paid for the 3rd unit. all through late august & the month of september, i called repeatedly, without anyone ever picking up. i was in a panic. i was no longer receiving emails, through which i could pay online. i started emailing them, asking for invoices so i could pay...to no avail. when i finally reached them in late september, bx someone finally picked up the phone, they told me they had sold one of the units for non=payment & charged me $300/unit for the other two, as well as charging me $179, instead of the $117, & even told me that they never had been $117.!! do they think my bank cannot provide records proving what i'd been paying? they also lied, saying they always pick up the phone, & know i hadnt called. d two weeks ago, i hired movers to empty the two storage units i had left, & was absolutely shocked to find that it was one of the original units which they'd sold off....& i always paid for those two units at the same time, on the same invoice. that unit was filled with all my valuable antique furniture, & almost the entirety of my art studio. the thing is, only half of that furniture was in one of the units, along with lots of boxes, as was the other unit. each unit had half the furniture & half the boxes, so they went through my units, picking & choosing the furniture, then refilling the remaining unit with all the boxes & a number of bookcases, which were all severely damaged. many items are missing from the 3rd unit, & i found a number of items amoung my own belongings. which i'd never seen before....bx they werent mine.! only one dresser, with all the drawers filled, made it here. & one of the drawers had been almost completely emptied out...it had contained a small valuable tapestry & three african tribal masks. the other three dressers & 3 large antique armoirs, all completely filled, are gone. one small armoir, which had been full, was completely empty. the movers had shrink-wrapped my large flat files, & when it arrived, the shrink wrapping had been removed, so i assume that smartstop went through & stole what they wanted from it. there are large boxes in front of it, so i cant check yet. i am 67 years old & disabled, & smartstop stole almost 1/2 of my life, they stole almost all my life's work, art materials, & work in progress. i will never ever recover from this. most of what they stole & sold off was irreplaceable. i cannot afford to replace those items which are replaceable. they are evil, to do this to anyone, but steal from a homeless disabled senior citizen?! may they rot in hell....but first, in prison. yes, i will be filing a police report--TODAY--but i am not hopeful regarding the outcome, as rancho cordova police department has never been responsive, even when they know who the thief is. i'm sure they cant recover my stolen valuables or artwork & i am devastated. read more

Smart Stop Storage in Rancho Cordova is the worst storage place. The staff is always late to open the facility, the hours suck, they increase you monthly rate without notification. They were closed on Sunday and didn't notify any costumers! I had an event that I missed because I couldn't access my security code 2 other people also tried and they had no luck either. The event that I missed cost me $5,000 in which I'll be suing for my loss thanks to the ignorance of the employee's Not to smart storage. DON'T USE THE STORE IN RANCHO CORDOVA!!! read more

Great facility and exceptional customer service. The facility is clean, secure, and climate controlled. Last Saturday we were running late unloading a large moving truck. At 4:00, closing time, we still had some furniture and several boxes left to move into our storage unit. Manvir offered 15 extra minutes to allow us to finish, and even lent us a hand with unloading! We ended up staying 40 minutes after closing, but Manvir graciously allowed us to take the extra time to finish our job without complaint. Extremely conscientious and helpful service! Called here on the 16th the guy who answered was rude and dismissive he then told me their hours of business was till 9pm and when I got there the girl over the countered told me they locked all doors at 4pm and 2pm on Sundays. The hours were too inconvenient for me so I closed my rental with them the same day being promised I would get my full refund. 3 days later I noticed I still had been charged so I called to verify my account was closed and the lady over the phone (also rude) told me she would do it but cannot refund the $25 administrative fee... this is my 1st review ever I usually don't go out of my way to write reviews but y'all been warned -do not recommend! read more

Very friendly staff, and very affordable pricing. The facility is completely indoors, with active security cameras covering the entire property, so the risk for break in or damage to your goods are extremely low (all access points into the facility require a keypad password). Sean was very friendly, and answered all questions I had in a professional and cordial manner. The entire process for me acquiring my storage unit was straightforward. Though you have to bring in your ID to verify your identity, the rest of your process for gaining your unit can be handled over the phone/email, though I would go in person to physically look at the size of the units beforehand, as I did. read more

I just started renting there today. Sean was extremely helpful. I called this morning and by lunchtime when I went in I had my space ready. Sean let me know what I needed to bring with me to get my boat storage set up so I did not need multiple trips. He walked me to the area to choose the space best for me and let me choose from numerous options. Back in the office he was quick with the paperwork and got me on my way very fast.
