Fortunately, my garage (which was storing much of what I had that wasn't in the house) was the only thing that suffered damage, Unfortunately, most of my mementos were destroyed. I reroofed, and now almost 30 years later, with rumors are that El Nino is making a return visit, I thought (since we had suffered minor leaks during some of the recent rains) it was time to reroof, so I put Yelp to work to find me some people to interview. I picked five for the information I could glean, asking few questions, since I knew opening my mouth connected to a brain that knows little about roofing, would be a bad idea and also seeing if people were helpful with their explanations. Everyone (maybe except one) was personable enough for me to think I could work with them, but much of the information was kinda the same thing (although I noted some improvements in roofing since 97 that were useful to ask each about). The prices were more or less the same, and close enough that I knew I could find a point that would be roughly around the general price for them all, so it wasn't money. It was rapport and ultimately who gave me the greatest sense of trust. And. I learned, information that no one else told me. Roy, with Top Roofing was the ONLY one of the five that I saw who discussed the solar pool heating on my roof with me; each of the people I met with went on the roof. Not one other person mentioned it, and if you have solar panels on the roof - it's a consideration in doing the job. When I called the others who'd come to the house to say I'd made my choice and asked why I picked someone else I told them this - it was determinative that one person told me this was a job that needed to be done in addition to the roofing. He hooked me up with a solar heating company, he'd worked with before and I got on the phone with them and felt reasonably satisfied that between them and Roy it would get done on time, on budget. (It's not a small add-on to have them remove and reinstall the works, so if this affects you, be warned). Roy stayed in touch with me throughout - He came by and we spoke on phone daily. We had agreed that in the cost we he would completely replace and repaint a tongue-and-groove porch which was pretty rotted out) and aside from some permit forms I had to fill out, gave me a date of less than a week every date was kept. His crew was punctual, and so neat - the pool was covered, they cleaned up each of the five days they worked. Roy walked the yard with me before they started so I could make sure my gardener trimmed where he needed to, then walked it again, to tell me where we might need to keep trimming. He touched base with me every day, and when it was over gave me a video of the roof (both the main house and the garage were reroofed), and the porch which looked haggard now looks beautiful. I can't say enough about what a positive experience this was. And it looks really good. And since the last time I put on a roof, the tile now cools down the exterior which is good to have in an LA summer. The roof is up, the solar heating is back in operation. Let's go. A roof is an expensive proposition, and I think it's ok to know little if you hire someone you believe in (and, I'll admit, test out a little bit at the onset), who speaks to you in a way that is helpful and doesn't overwhelm you, but I think this was an incredibly positive experience in terms of labor, cleanliness, schedule and most importantly communication. Replacing a roof is a big expense, but Andy (the owner) took care of us by offering us a great value for the cost and even offered an installment plan. They only took pay after each segment of the project was complete. It's the best feeling not to have to worry about the roof. Having said that, we were not pleased with the 5-Digit bump in price over the quote once the job started. And I get it, some repairs weren't noticeable until old layers were removed. However, Modern Roofing had been in the attic before providing the quote, and made no mention of needed attic repairs until the roof was stripped to the rafters over a weekend and rain in the forecast within a week. At that point, really, what's to be done but agree to the price increase.

FWIW, in my line of work we nit-pick over details & craftsmanship. I bring those expectations--for better or worse--to maintaining my house. Unsurprisingly, I tend to find some level of fault with any contractor. [Communication] The project manager (Danny) and front office (Melissa) were quick to answer the many questions I had via email, text, and phone. They were patient while I took my time selecting a contractor. They also coordinated directly with my solar contractor so the rooftop PV system was off the roof for no longer than necessary. The PM was out briefly each day to check the work and collect payment. [Availability] I didn't need the work done urgently, but Smart Roofing did start work within two weeks of signing the contract and finished within 3 days. [Warranty] One reason I chose this company was their standing as Owens Corning Platinum Preferred, which gets a workmanship warranty backed by Owens Corning (except the solar penetrations in our case), should the contractor ever go out of business. [Workmanship] Crews (separate tear-off and install) were on-time, respectful, and cleaned up each day. Overall, the work appears to be done well, though I'm no roofer. The way some of the holes in the roof were cut and flashings set did seem to be rushed, but so far it's watertight and that's what matters. The original sheathing had large gaps, which I asked to be fixed, although they may have done so without my asking, that wasn't communicated one way or another. They handled the addition of an exhaust vent flashing, relocation of a vent flashing, and removal of an unused vent flashing as per my request. [Issues] At some point, the furnace b-vent was pushed into the attic, breaking an elbow inside the attic. I ended up getting the part and doing the repair myself. Similar as well with the water heater b-vent: it was pushed down and crushed a section, but wasn't caught by the crew. Plus, the vent was reset at an angle so it's now pressed up against the house. Finally, while cleanup went fairly well, there was still trash and a few handfuls of nails scattered throughout the property, roof, and gutters--a small complaint and probably par for the course. Slightly-related... at no point did a Simi Valley building inspector come onto our property. For both inspections, a truck appeared across the street, yet no one got out. No looking at the back of the roof, no rooftop inspection, no check that sheathing was sound and work done correctly. What a joke, that $560 payment to the city. Decided to do a full roof underlayment replacement, searched on Yelp and received 4 quotes with almost identical materials from 4 different licensed roofers. Quote from Evi at Smart Roofing is the lowest with a bit more coverage, and Evi always answered my questions in a timely manner. Eventually signed a contract with Evi, project started in March during the hottest week. Evi kept me posted on a daily basis, and their crews are friendly and hard working, cleaned up before leaving every day. 1st day to demolition, 2nd day for city inspection and material delivery, then it took 3 days to complete the installation of Westlake Royal TileSeal HT underlayment. Smart Roofing offers unlimited plywood and tile replacement as needed, and they do not subcontract, all crewmembers are employed by Smart Roofing. Evi brought company's insurance document along with different underlayment samples when coming for an estimate, my project is backed by 10-year labor warranty and 30-year underlayment manufacturer warranty. From the early stages (thanks Daryl) they were very informative and helpful in explaining the process. During the actual work excellent service continued (thanks Alex) they have a project manager (Alex) that comes every day and update you and you can go up and check the daily process on work with Project manager. Epic handles all aspects of the process such as city permits etc. The 25 year warranty certainly a piece of mine and any leaks within the first 10 years they'll fix for free. I also had Epic remove and reinstall my solar panels and they did an excellent job (thnks Fernando). All a one stop to shop. I'm recommending to my neighbors.

When they started working everyone was wearing shirts and had trucks from another roofing company. Then when I brought that up to our site manager he gaslighted me and said they didn't use subcontractors that they had their own licenses and were insured. Well that's what subcontracting is.. It rained in the middle of the install and they didn't cover the roof properly so it leaked in the house. They came back and covered it properly after we reached out. The roof is good now, but overall a messy job. When we went to paint the new facia boards they started bubbling. Turns out they didn't wait for the boards to dry completely before priming.. so now we are out a couple more thousand dollars to have that redone properly.. and they didn't line up the fascia board right so we had to fix that too. When they did the tear off they left nails everywhere. One found its way in my car tire and now I have to fix it. Overall a very sloppy job, but they weren't the ones who did it. They just hire subcontractors so you don't know what you're getting by hiring them.
