*Would Hire Again* [Project Scope] Re-roof on a one story single family house, including new underlayment, drip edge, composite shingles, plus sheathing repairs and ventilation updates. FWIW, in my line of work we nit-pick over details & craftsmanship. I bring those expectations--for better or worse--to maintaining my house. Unsurprisingly, I tend to find some level of fault with any contractor. [Communication] The project manager (Danny) and front office (Melissa) were quick to answer the many questions I had via email, text, and phone. They were patient while I took my time selecting a contractor. They also coordinated directly with my solar contractor so the rooftop PV system was off the roof for no longer than necessary. The PM was out briefly each day to check the work and collect payment. [Availability] I didn't need the work done urgently, but Smart Roofing did start work within two weeks of signing the contract and finished within 3 days. [Warranty] One reason I chose this company was their standing as Owens Corning Platinum Preferred, which gets a workmanship warranty backed by Owens Corning (except the solar penetrations in our case), should the contractor ever go out of business. [Workmanship] Crews (separate tear-off and install) were on-time, respectful, and cleaned up each day. Overall, the work appears to be done well, though I'm no roofer. The way some of the holes in the roof were cut and flashings set did seem to be rushed, but so far it's watertight and that's what matters. The original sheathing had large gaps, which I asked to be fixed, although they may have done so without my asking, that wasn't communicated one way or another. They handled the addition of an exhaust vent flashing, relocation of a vent flashing, and removal of an unused vent flashing as per my request. [Issues] At some point, the furnace b-vent was pushed into the attic, breaking an elbow inside the attic. I ended up getting the part and doing the repair myself. Similar as well with the water heater b-vent: it was pushed down and crushed a section, but wasn't caught by the crew. Plus, the vent was reset at an angle so it's now pressed up against the house. Finally, while cleanup went fairly well, there was still trash and a few handfuls of nails scattered throughout the property, roof, and gutters--a small complaint and probably par for the course. Slightly-related... at no point did a Simi Valley building inspector come onto our property. For both inspections, a truck appeared across the street, yet no one got out. No looking at the back of the roof, no rooftop inspection, no check that sheathing was sound and work done correctly. What a joke, that $560 payment to the city. House was built in 2007, but already started leaking at different locations since late 2022. After three spot repairs, I noticed more water marks on ceiling during heavy rain. Decided to do a full roof underlayment replacement, searched on Yelp and received 4 quotes with almost identical materials from 4 different licensed roofers. Evi brought company's insurance document along with different underlayment samples when coming for an estimate, my project is backed by 10-year labor warranty and 30-year underlayment manufacturer warranty. After reviewing a total of 9 quotes--due to a mishap with a previous vendor who lied about their affiliation with Owens Corning--we decided to go with Smart Roofing based on their proposal, warranty, pricing, and genuine affiliation with Owens Corning. The scope of our work was to redo the entire roof and reinstall our solar panels. Estimate: Their pricing was the best and included a 50-year labor and material warranty. Evi was swift and professional during the estimate. I really appreciated that he focused on selling his company's product instead of asking about the other quotes I received or comparing pricing. Smart Roofing is definitely smart with their pricing; they are in tune with the current market and available rebates, especially considering there are contractors out there trying to charge nearly $30k for the roof alone. Communication: Evi was our project manager, and he always responded to our calls very quickly. Their main office is also highly responsive. The main office also provided very thorough documentation for rebate materials. Workmanship: The entire process took 7 working days spread out over 2 weeks. Their team was efficient and cleaned up after each workday, which we appreciated very much since we have pets. We did point out a few interior beams that cracked during the process, and Evi promptly sent someone over to fix them. 1-Star Deduction: We deducted one star because we don't understand why a low-profile vent was installed over the garage. There is no attic space there, and we communicated this several times. Additionally, we went with the solar company they recommended, and we were not happy with their workmanship once we saw the finished product. I think it's very important to recommend reputable businesses that will not ruin the product your crew just placed. However, I do appreciate Evi stopping by our house to fix a few visible problems. Got estimates from four highly-rated roofers. One was just too high. The other gave a lazy, half-ass presentation. The remaining two were neck and neck, but I went with Smart Roofing for two reasons: bottom-line price and reputation. Smart Roofing's rep, Evi, gave an extremely thorough presentation of the work to be done. He brought samples of the roof shingles, explained to me in detail what work was needed, offered suggestions, and then hit me with an estimate (permit included) that beat every other contractor. After a week or so, the crew came by for the installation in the early AM and they were pretty much done late afternoon. Everything was installed as promised, with no hiccups. The job was extra messy -- I had 102 year old wood shake under layers of asphalt shingles and it made a huge mess. They also worked with another company to clean out the insulation and replace it (wood shingle debris gets in the attic when you replace them). I've had really bad experiences with people working on the house, average experiences and good ones but I can't say I've had a better one than getting my roof replaced with Issac at Smart Roofing. It's been a few years and I promised Raffy (Raphael) to write a review after a few major storms passed... Well, they've passed and we had flooding in one of our rooms in our home. Also, our next door neighbors have fairly new roofs (less than 3 to 6 years with both) and they both had leaks with the past storms we had here in SoCal... Our roof by Smart Roofing did NOT leak at all! Raffy, an elderly gentleman, did an estimate and he was the best of all 3+ estimates with NO "tricks" attached (All the others said something like this: "...this is a one time only offer that expires today or in 3 days, we have a job nearby with available supplies & manpower that we can give you a discount...!") Three estimators literally said these AND had "tiered pricing," I guess they're not sure of their materials & workmanship that you'll have to pay extra for "$tuff?!=ox Well, Raffy & Pepe (the supervisor of our install - not sure if his name now... it's been awhile!=o) did an awesome job removing our old, leaky roof and insuring us that their price and their words are true with a long term guarantee (20-30 years - not sure exactly at this time). One estimator, recommended by family, actually wanted the work done without a permit AND said "it was okey not to have one" ...say what?! I asked my cousin if they had theirs done without a permit and she said they had one. So, that guy & his estimate were the first to be eliminated from our lists of installers! Our neighbors AND the "results" from recent SoCal storms as proofs & testaments that Raphael (perhaps a Guardian Angel?), "Pepe," and their team of installers did an AWESOME job on our roof! So, you will need to compare and have good discernment between spoken & written words... with your roofing estimates before you commit! The only things I can say that we've considered in this review but did NOT overwhelm the 5 star rating are: the eaves that were replaced were not painted and there were some nails and debris around the house after they finished. Respectfully, we did not knock off a star because we didn't have "paint the replaced eaves" (it was primed) in the contract, though they should have done a more thorough job cleaning up afterwards. The eaves that they replaced were missed by our house painters who were suppose to replace bad and rotting wood. Apparently they replaced some but missed some that the Smart Roofing Team replaced... Smart Roofing redid my entire roof and fascia boards. It looks amazing now, especially with the 2x6 white fascia boards and midnight color for the shingles. I highly recommend getting Isaac as your project manager because he was thorough and straight to the point. Their quote wasn't the highest or lowest, but right in the middle. It's been 15 years since the original construction (by a different contractor, not Smart Roofing) and we realized we had damaged shingles on our roof. We asked Smart Roofing to inspect our roof and repair where needed. Shay, the project manager, identified the damage to be just over a certain portion. He also noted that the roofing at the vents were not installed correctly. The estimate he provided was very fair, charging a very reasonable price. Shay was extremely trustworthy and we sincerely felt that he was looking out for our best interest. The work was completed in a timely manner and the crew took care to meticulously clean up. They even used a blower to get any and all debris. In the follow up inspection, Shay even went around the house with a magnetic tool to make sure there were no stray nails lying around. We were provided with "before" and "after" photos, which were helpful. Also, there was a portion of our roof that was part of a repair/remodel that we had done a year ago (by a different contractor, not Smart Roofing). It was still under warranty and I was concerned that that portion of the roof was not installed correctly. Shay was willing to inspect it and make a recommendation as to how it should be repaired, - and repaired the right way. I really appreciated this since it gave me the right info I needed to pursue the warranty repair with the other contractor. And Shay had nothing to gain in helping me this way. My wife and I have been budgeting for a while to replace our very old roof. Like many others, we shopped around and received 4 very different estimates. Smart Roofing was not the cheapest nor the most expensive. We went with Smart Roofing because their estimate was a "no surprises, all-inclusive estimate", which included the price of wood.. if any needed to be replaced, and a 10 year labor warranty. We liked knowing that the estimate given to us would be the final price that we would have to pay. Isaac, our project manager, arrived within the given time frame on a Sunday (yes, that's right, a Sunday), to give us an estimate. Isaac was very personable, easy to talk to, knowledgeable, and patient. He patiently explained the entire process in detail. Isaac was very dependable and communicative. He always responded to my text and made the entire process worry-free for me. Isaac was always early during the two inspection days and communicated to me in detail the inspection process. Upon completion, Smart Roofing did a good job on my roof replacement. From my own inspection, I could see that their roofers are skilled. A cricket was built by my chimney to prevent water pooling and all flashings were leakproof. All flashing and vents matched my roof color, which made it look clean. They even hammered back in the loose nails to my old gutters.  Now, like every project, we did run into some hiccups: On material delivery day, the extremely heavy delivery truck drove onto my old concrete driveway and cracked a small bit of concrete off the edge and created several small hairline cracks. While other roofing companies would point to the signed contract that waives damages during delivery, I was surprised that Isaac acknowledged and compensated me for the damage.  After roof removal and completion of the project, I did find several nails and staples scattered around my house, some on my driveway and some hidden in odd places. Smart Roofing just did a very professional job on our 1913 Craftsman home in Los Angeles. We had a complete tear-off of old shingles, retaining the original closely-fitted 1x8 redwood plank decking which was in remarkably good shape. The few problem planks were replaced with new wood. Our detached garage had 20 year old OSB sheathing and that was retained as well. Owens Corning TruDefinition Duration Cool shingles, tough synthetic underlayment and other accessories were installed. Dedicated hard work, expertise, and a lot of high quality materials made the project come together quickly and impressively. A few unusual, challenging spots were handled without issues. There might be something planned or desired which has slipped through the cracks (no pun intended). If you think anything may be getting overlooked or forgotten, be sure to speak up before it's too late. Second, ventilation is an important component of a roofing system, but not always a focus of roofers. Do some research beforehand, learn a bit of the science and theory behind it, and have a serious discussion before the project begins.
