We recently had our West Los Angeles condo balconies inspected to comply with SB 326. As President of the HOA, I checked with several prospective companies. This Company promptly answered my questions and they turned out to be the least expensive. They were helpful in getting the inspections set up and flexible in their scheduling. The inspector was prompt, friendly and helpful. In less than 2 weeks after the inspection they provided a detailed written report. After we reviewed the report they spent time with us, going over all the details. This was an excellent, professional experience. Our contact person was: Shahab Shaolian (818) 855-1181 read more

We reached out to SKS Construction regarding SB 326 requirements for our townhouse in an HOA community. Before finding SKS, we contacted several other companies and were getting quoted outrageous prices just to come out and perform an SB 326 inspection. We decided to try SKS, and I'm very glad we did. They reviewed our building and let us know that it was actually exempt. Rather than trying to charge us for unnecessary work, they were honest with us, charged a very fair price for the exemption documentation, and had the exemption letter completed and provided to us the same day. In an industry where it seems like everyone is looking for a way to charge you, it was refreshing to find a company that was honest, fair, and actually looked out for the customer. Highly recommend SKS Construction! If you need help with SB 326, definitely give them a call before paying someone else for work you may not even need. read more

I hired SKS construction to complete some waterproofing and repair work at two of my residential apartment buildings. From the beginning to end, Simon, the project supervisor was helpful, knowledgeable and stuck to our agreed upon terms of the contract. When there were surprises or issues with the work, he made sure his team took care of it. His team, including the on site supervisor, Gia, were very responsive to my requests since I had tenants living in the properties that I needed to accommodate. I was happy with the results of both the properties. I have one more project with another property that I will be hiring SKS construction for and I will be requesting Simon as my project supervisor! read more

The work was professionally done. Our tenants were minimally inconvenienced. Paul was very good at keeping us up on the progress and trying to minimize expenses. Would definitely recommend them and would use them again. read more

We're a small, apartment-style HOA and hired SKS Construction for siding repair and painting--and we're so glad we did. From start to finish, they were professional, communicative, and clearly committed to doing the job right. Simon, our project manager, was responsive, organized, and always on top of things. He worked closely with us to stay within budget while ensuring quality wasn't compromised. Brian, who led the painting crew, was equally impressive--he's the kind of professional who genuinely takes pride in his work. He even returned for tiny touch-ups that most contractors wouldn't have bothered with, just to make sure everything looked perfect. We'll absolutely be working with SKS again on future projects and highly recommend them to other HOAs or homeowners looking for reliable, high-quality construction work. read more

We hired SKS Construction for our mandatory SB326 balcony repairs and couldn't be more pleased with the experience. From start to finish, they were professional, collaborative, and solution-oriented. Our project manager, Simon, stood out for his exceptional communication and his ability to navigate scheduling and coordination with residents--including those who could be a bit challenging. As is typical with major construction, a few surprises came up along the way. SKS approached each one with transparency and worked closely with us to find solutions that stayed within our budget. We were especially impressed by the pride they took in their work--they went above and beyond by taking care of small adjacent repairs without being asked, such as patching and painting cracked stucco and power washing the surrounding concrete. We highly recommend SKS Construction for any large-scale structural work. We'll definitely be hiring them again for future projects. read more

SKS Construction helped me comply with required SB721 work at my 4-Unit apartment building in Pasadena. It involved replacing the entire 2nd level walkway surface/deck/subfloor and some reinforcement work. Job was bid through Sam, Jeffrey R. was my project manager and Maibel was my administrative contact at the office. Everything went smoothly and there was great communication throughout the process. The tenants (and I) were very pleased with the end product. It looks better than brand new. Well worth the cost. Thank you SKS read more

I manage 4 apartment buildings in LA. All needed significant balcony/walkway repairs. One building needed both of its 30-ft balconies totally replaced. SKS not only presented the lowest bids, but from the start they were completely available for questions and guidance. No hard sell here. The work was done beautifully. The Project Managers, Eduardo and Jeffrey, could not have been more competent and communicative. For such a large project, it was surprisingly hassle-free. All 4 buildings passed inspection easily afterward. There were some tricky aspects to this job, including a big change order in the middle of reconstruction, but SKS sailed right through the difficulties. Highest recommendation. read more

The team at SKS worked on my apartment building of 44 units so it would be in compliance with SB 721 and they did an excellent job. They were clear with what needed to be addressed and gave me multiple solutions for each area that needed attention. Their workers were professional with both my building and the tenants that resided in it, both respecting their personal spaces and keeping working areas clean and well maintained. I now have confidence that my building balconies are up to date and safe for many years to come. I highly recommend SKS and look forward to doing business with them in the future. read more

My condominium balcony was recently documented as a "moderate safety risk" in a balcony inspection report required by California law. The balcony guardrail (a stucco wall) had an "Insufficient lateral stability" issue. The wall flexed excessively when pushing, and pulling on it from the top-center. I realized not only it being a documented safety hazard, but it can be used as leverage against me when selling the unit. I wanted the guardrail completely fixed right with the repair work permitted by Pasadena Building and Safety. SKS Construction was one of only a few construction companies that would do this for a balcony repair project. The SKS crew determined the cause of the flexing with shoddy framing work done on the railing and deteriorated wood found at the edge of the deck. All the bad wood was replaced and a new guardrail was built that was solid. No flexing. The balcony deck was refurbished with new metal flashing, new drains, and several layers of a waterproof coating to prevent future water penetration. The stucco application was work of art. The color and texture of the new stucco blended so perfectly with the existing building that it is impossible to tell that the balcony's walls were ever replaced. Retrofitting the balcony railing was not an easy job. The work was awkward with most of it done at the edge of the second story deck. Ladders and scaffolding were used with a limited amount of space from the ground below. In addition, the down stairs neighbor's patio is directly below the balcony. The SKS Construction crews handled the task well with tarps to prevented debris from dropping inside the patio and cleaned up everywhere at the end of each day. No complaints. The work was followed close to schedule including the Pasadena Building and Safety inspection dates. I am very satisfied on how the project turned out and I recommend SKS Construction to other condominium and apartment building owners having similar balcony repair issues. Thank you SKS Construction for a job well done, Russell C. 87 S Allen Avenue Pasadena, California read more

I highly recommend SKS Construction for property owners looking to renovate their balcony/deck. After interviewing a few engineering firms, I chose SKS because they were most responsive, detailed and confident they could do the best job to rebuild my balcony. When you hire SKS you hire not just one individual but the whole team - Sam, Simon, Eduardo, Maibel, all of them were on top of my project and you could communicate with any one of them. They kept me informed and had a sense of urgency to get the job done, despite it being over Thanksgiving and Christmas. At the end, they also provided me a complete SB721 report with a perfect score to send to the City! Thank you to SKS Team for great execution! read more

SKS Construction handled my seismic retrofit in Windsor Square. Sam and the team did a wonderful job. Originally, I contracted with LA Retrofit. They over-engineered plans that included unnecessary work. Moreover, they went completely no-contact. After I contacted SKS, I felt relief that LA Retrofit abandoned me! Sam told me that the plans were over-engineered. He even adjusted the plans with no extra cost! Sam finished the job as-promised. He even saved me over 6000 dollars from the original estimate! Finally, my permitting process was completely seamless - I received my permits within a week. Sam is a class act. I recommend SKS Construction heartily. Say hi to office administrator, Maibel Cruz! She was the glue, whose communications kept the operation going! read more

I felt obligated to leave a review here so others can have the incredible experience I had working with Sam and his team. Very easy to recommend. Give them a call. Hired SKS Construction to do an Earthquake Seismic Retrofit on my 6 unit apartment building in the Miracle Mile area. I got the initial bid just before the Pandemic but could not start work until June 17, 2022. SKS Construction stood by their original pricing. They did a fantastic job ! Started the job and continually worked each day until completed and signed off the the City of L.A. The Armen, the job foreman, has great communication skills and we communicated frequently so that I could keep my tenants informed since they could not park on site from 8am to 5pm daily during the construction. When there was an off day of no work (waiting for City of L.A. Inspection) Armen would let me know so I could let my tenants know they could park on site at those times. Maibel an office Administrator at SKS construction is extremely efficient, responsive and billed exactly per the contractual terms. This City mandated seismic retrofit is a costly project so when hiring a Contractor you want to know they will start and finish the job with efficiency and professionalism. That's exactly what SKS Construction did. They are a Family owned business started in 1987, in business for 35 years. I highly recommend SKS Construction and would use them in the future without hesitation. read more

We hired SKS as our contractor for a seismic retrofit. Outstanding work. This was a very difficult project - a multi unit building Santa Monica during a pandemic. Everything was well coordinated, on schedule, and safety protocols were maintained. This was not the cheapest bid we received but we chose them based on the quality and thoroughness of their bid. We made the right choice - no cost overruns or hassles and they finished the project on time. read more
