This 55+ Park is a poorly managed park. Amenities (spa & pool) not always on, cleaned or running,…read moreas is supposed to, all to Managers discretion. Outside lights around the clubhouse very often not on, even tho the clubhouse is open until 11:pm. Managers have not responded appropriately to Resident emergencies. The Owner has been advised of all these issues but they seem to only care about what management costs them, which has been reported to be $ 500 per month. Visually, this is a nice Park but has serious management short comings which effects "peaceful living".

When we came to the area looking for a 55+ community there were really only two choices: Rambling Hills in Columbia and Sonora Hills in Sonora. Each has their advantages. Sonora Hills is directly across from the Sonora Regional Medical Center and for some, this is a must. My wife and I preferred a more country environment and Rambling Hills fit the bill nicely. The rent is very reasonable for any park in which you would want to live. The Park boasts a large clubhouse suitable for Park functions in addition to functions an individual resident may wish to hold. There is a heated spa and a pool. Management is not of an "in-your-face" type. You are free to live your life without overbearing management. The owners of the Park are wonderful. They have not raised the rent in the time they have owned the Park and are very receptive to resident's concerns provided they are treated with respect. In addition they have provided a community garden and orchard for the residents use. We are no longer residents here due to health and financial issues but we would like to thank George Bean and Kila Peterson (owners) for providing a beautiful, reasonably priced place to live. We would not have been able to sell our home here without their help. In short, we would highly recommend this park for any active senior.

I must concur with the other person who commented about bed bugs. I rented an apartment there. This…read morewas before they changed the entire operation. My apartment was really nice and reasonable about 2009..however, I had to move because of not only roaches coming up from drains. I'm extremely clean SO that wasn't the problem. The people they rented to were low rent, drug involvement, dirty and disrespectful of the property. Loud, combative and 24 hr. drug or drinking drama! Infestation probably began then! When the place changed from low income, some were allowed to stay if they could pay the new, regular rent amount. But still dirty and disrespectful of the property. Pool was still not maintained well. Some stayed awhile and there were bedbugs. My former neighbor there, her grandson and she both had problems with them. So it's not surprising because if left unchecked. Mattresses not replaced regularly, bed bugs are likely permanent residents by now. Along with roaches etc. Nice apartments and it's a shame. Lazy, irresponsibly managed. And wanting top dollar to live or stay there. Ridiculous.

Bedbugs. I kid you not…read more Okay, so I check in on my first night of a multiple week stay and move all my stuff in. I get comfy, avoid the THREADBARE chair in the living room, then get into bed. Minutes after getting into bed I see bugs (one filled with blood) crawling around me. BEDBUGS. So, I call the emergency call number and they let me know there's nothing they can do until the next day. I tell them that's not acceptable, and leave. The next day I leave multiple phone message but it takes time to get management on the phone. They confirm the bedbugs, and say they've moved the few things I left to a new apartment. I ask about bedbugs in the new until, they say they've looked. I ask if they are certified for bedbug inspection, they say they're trained. I move in to the much nicer unit, I stay a few nights suffering the noisy neighbors. On the second night I find another bedbug on the couch. On the third night, I find the rest of their colony. I let management know, and offer to show them the bedbugs. They say they'll send someone in the hour, but they don't show up. I move out. Now, management was very kind, didn't charge me for my stay and reimbursed me for my cleaning expenses. Had the story ended there, I would not write this review. HOWEVER, along with my check for cleaning costs they included a letter denying the bedbugs in the second until saying they were "leafhoppers." I know leafhoppers, and those were not the bugs I saw. Worrying about other tenants, I wrote an email pleading that they look again, and even offered to come back and show them the bedbugs. No response. So, unfortunately, I have to assume they have not solved the problem and since they have been unresponsive to my email and warn the public here. If they respond to me, here or to my email, I will update appropriately.
