I highly recommend Jenny Lane, who in addition to many years of experience with real estate sales also offers rental property management services. She took the time to meet with myself and my son initially for about an hour in order to gain a full sense of what we needed and give us required paperwork, when we wanted to rent out our home in Groveland as a long-term rental to local tenants. She also arranged for professional cleaning services and talked with and showed the home to potential local renters who love it. We later met with Jenny and her colleague, Havilah, to discuss the process of renting something closer to my graduate school internship and my son's doctors in another town. He's a good ole' boy working a construction business and doing property management in the winters to keep some Income stream. He's not a professional, not anywhere close to a professional. You'll have to spend your time and energy making sure he does his job. He did not perform a walk through checklist or keep a record of the items we discussed so he had no follow through on what we discussed after I traveled six hours to have this meeting with him. He didn't remember items we spoke of during the initial walk through, and can't provide a walk through list or anything we talked about although at the end of the lease he claims he has one, now that I brought up an issue with the renters move out. His contract is one sided in his favor, and He sides with his unstable renters. McKenzie and Mike took up to a week or more to return my calls or reply to my emails, and often not at all. Communication is very poor. When I finally just got blunt about their lack of follow through or communication, they would finally call me back. I don't want to do business like that and I sure don't want to work with someone that does. He also put an unhinged tenant in who left it a mess while Mike claimed it was clean. I had new carpets installed and the tenant left them dirty. He claims he had a receipt for cleaning them. I never saw it. He personally vouched for this guy. When it came to providing the renters notice to vacate (once he heard I was selling the place at the end of the lease), they backdated his notice and gave it to me at their end of their deadline. Backdating a notice to vacate is illegal and unethical. He sent me a nice little passive aggressive email at the end of closing out our business saying how much $ he made me. Which is a total joke since the house was in pristine condition and he put an unstable individual in their in the first place this costing me $. Don't use him. And if you have to for some ridiculous reason, Be prepared to spend your time and energy to make sure he does his job, and remember you're paying him for that. Get everything in writing, communicate only be e-mail.

As out of area landlords he found renters for our property so that we had minimal time with a vacant house. All maintenance and repairs were handled by his office with the stipulation than anything over a certain dollar amount would be run by us first. Our last tenant rented from us/Quail for more than 18 years and, in fact, when we decided to sell, he was the one who bought it. I asked her if she received my email alerting of a tree damaging window and foundation at a rental property she manages. I also asked her if her flooring contractor Kevin passed my alert to her. Instead of showing appreciation she accused me of trespassing at the property's backyard which is impossible because the fence has no gate. I reminded her that's slander. Back in 2023 she accused me of trespassing and painting the neighbor's fence. I emailed her The Good Neighbor Fence Act allows me to paint my side and would not paint neighbor's side without written authorization and 50% payment. Rental Zebra is anything but black and white should rebrand Rental Zero.

Rental zebra is insultingly inhuman. this operation is a cash grab designed to prey on individuals…read morewho live in low-income small apartments. they took over an apartment I moved into about a week after I moved in, the point of contact I was given has literally never responded to a single attempt at contact, and all my work orders get closed without anything being done. the multiple wasp nests outside my unit, and the holes in my window screens are especially frustrating. on top of that, they installed washing machines that are controlled by smart phones that are more expensive than the coin op ones they had before, and just don't work. like I had to start going to a Laundromat across town because I can't do laundry on site anymore. if be surprised if the replies to reviews in this yelp page are even real people, it's probably a script or AI. I'm leaving as soon as my lease is up, and unless you have no other options, I would look elsewhere. this company is greedy, predatory, and lazy. It reeks of private equity and upper management who've never worked a day in their lives. Our onsite manager is a different story, he does everything he can to help us with the resources he is given. Rental zebra just hates him and all their tenants so they don't give him the resources necessary to do his job in a meaningful way.

Payments are easy as it's all through a portal but if you have any issues, they arranged an appointment around my schedule face to face in the office. If I was the owner, I'd appreciate them just as much as they thoroughly screen tenants and are always on top of maintenance issue to help make sure the property is taken care of. Moving out was easy as the team worked with my work schedule for the last walk out. Handing over the keys was simple and they were fair and quick on refunding my deposit funds after thorough cleaning and minor issues were addressed. They told you exactly what was needed which is much easier than guessing. If we didn't work so far away, we definitely would've stayed.
