I submitted an application for a rental through Frontier Property Management. I provided more than enough financial documentation as well as several professional references and a thorough explination of my rental history. My co-applicant and I meet all the criteria and are more than qualified to rent the house that we applied for but they are refusing to consider my application because I have the same last name as the man who owns the houses I have been renting for the past decade. Apparantly they have a very strict policy that prohibits the use of rental experience from family members, however, I can't help but wonder: if I had a different last name, would they have questioned my application? I work extremely hard to pay rent and bills and take care of my family, like everyone else, but have been told this is a "hard no" and that my experience "doesn't count" because I rent from a family member. The whole experience has felt extremely invalidating and honestly, discriminatory. I am beyond frustrated by the lack of communication and their unwillingness to work with my situation based on all of the information I have provided them. Edit: I am aware of their policy. It is listed on their website. I just think it is a ridiculous policy. I have rented 3 seperate houses owned by the same man for the past decade. I have evidence of rent paid on the first of the month for years. Also- if I had a different last name, my rental history wouldn't have been questioned. Which makes this policy seem arbitrary and discriminatory. Frankly, I don't see the difference between renting from a family member or renting from a friend. If I'm renting from a friend, the rental history shows up just the same. But they would trust the referral by a "friend" and not a "family member"? They're both strangers to the rental company. Anyway- Step Up Property Management Co. was extremely helpful and motivated to find a home for my family and I. I would definitely recommend them over Frontier One. read more

HAVILA FLORES--Earlier this year, I called Frontier Property as I considered renting out my property. I was connected with Havila (Havi), who was quick to respond to my inquiry. Because of my tight schedule, she graciously agreed to meet with me at the property on Easter Sunday, although she already had plans for the day. Havi provided all the information and responded promptly to all of my inquiries. She worked with me for a few months while I navigated the process of getting the house rented. I had a great relationship with her because of her professionalism, friendly countenance, and knowledge of the industry and market area. In the middle of my reviewing the process, I fell victim to a crime, resulting in extreme stress and difficulty concentrating; and as a result, I immediately decided to list the house without even thinking twice about it. In the middle of coping with this experience and other issues I was dealing with, I listed the house with another realtor, completely forgetting that Havi is also a realtor. It was shortly after it was listed, Havi texted me for a status updated. Only then I realized what I had done. I owe Havi an apology for my mistake. I am truly sorry for this mistake because she and I had a wonderful working relationship. Havi is definitely knowledgeable, professional, approachable, friendly and prompt to respond to the needs of her clients. We had a water heater issue that made our PGE bill high. They replaced the unit and they were awesome enough to refund us some money on our bill! My time leasing with Frontier One would have been fine had it not been for the obvious disorganization, the lack of communication, and ultimately the unprofessionalism that boiled over by the end. Little maintenance requests or questions for my property manager Shelly took a long time to get a response even after multiple follow ups. Once while I was inside my unit my door was unlocked and opened by 2 strangers. Turns out they were given my key by mistake instead of the key of an empty unit to tour alone without a property manager present. So that was a bad experience that was a huge compromise to my safety and showed a lack of organization and attention to important details. There were several other instances that proved disorganization from within their office. In the middle of my lease I received a letter of a couple months of late rent fees from several months prior. I followed up on this right away and I was told the letter was sent by mistake and I was all good; the fees would be removed. I never heard of the matter again until I was moving out and received a letter of over $1000 of late rent fees from 8 months. Shelly and I were not agreeing on an outcome as she was insisting the late fees were correct so she referred me to her broker, who I could not get on the phone to discuss this with. After a lot of back and forth (ignored) phone calls and emails, I finally got my point across with a lengthy email with all the facts and proof provided. The fees were removed but not without a huge headache. No one ever really answered my questions/points in the email so I couldn't tell if it was just severe disorganization/miscommunication from within their office or if they were trying to scam me and hoping I didn't notice. Overall my time renting from Frontier One would have been perfectly fine had I not run into so many issues with my property manager and if the broker had been a little more willing to get on the phone with me and communicate; everything I was saying to my property manager on the phone is what I put into email to the broker that eventually got them to see reason and remove the fees. If you are choosing to rent from them, I recommend keeping documentation of everything: the initial unit conditions, any maintenance problems, any communications with the office IN WRITING and their response times. It's 2 stars instead of one only because I could tell Havilah was really trying to help me. I see from previous bad reviews that the broker responds with what the tenant did wrong to contribute to the bad situation. Other than a couple command strip marks left on the wall and rent consistently getting paid 2 days "late", I really don't know what personal information of mine they could share that would justify the poor communication and disorganization. I just moved in with my girlfriend. From the beginning Frontier was proffesional quick and extremely helpful making us feel extremely confortable and accomodated every step of the way. It has now been about a month of living here and we are very happy. The property itself was clean and there were no real issues with it but any problems we have had Havi Flores as our point of contact has been extremely helpful and friendly! Very bad experience with this business. They entered the home and came into the back bedroom and bath without proper notice. The house was rented with a condemmed fireplace and a red tagged propane system. The property was riddled with yellow jacket nests and cats had to be brought into house due to infestation. Nice enough but unprofessional. The young receptionist doesn't seem to have a clue and no one is in a rush to do anything. In trying to rent a home it's surprising that they don't want your application right away and definitely will wait awhile to process their resident screening application. The end of our lease is in April and we will be searching for another place to rent due to their lack of communication by the staff of this company. I have many issues with them however I will not report them until after I receive my deposit back. After renting thru them for two years I have never been late at any time and yet they still communicate poorly IMO. I will not use this company again and I would encourage anyone who is considering using there services really investigate their treatment of their tenets. I will be doing another review here after I see if they will be giving our deposit back. It's up to Frontier property management if they want a better review from me. We are currently moving out of our rental property because of this company. They DO NOT do their end of the business properly. They don't return phone calls nor do they follow up when you do get a hold of them on the phone. The typical response is "let me pull your file and call you back". For a year we have struggled to get them to do their job. They also do not process maintenance requests in a timely manner. I totally agree with comments from previous postings. I would definitely not suggest Frontier to anyone. We had our property managed by them for a couple years. They made promises that they never delivered. They said they will take pictures before and after every move; they didn't. They didn't examine the property when tenants move out. They charged us maintenance here and there, but they did lousy jobs, even the tenants ended up finishing painting themselves! They charged us hundreds for the job they didn't do. From my experience, Frontier was dishonest and we totally felt cheated. Be aware if you are thinking of doing business with them. read more

The tenants were late on payment and then pitted Frontier Property against me purporting Frontier had authority over my rental. In addition, they placed four small children in my home which has huge drops on all sides of the home. I am out of town in the bay area and they clearly took advantage. As a property owner I have found Frontier to be very efficient and professional group of people. Prior to going to Frontier, a tenant that I had selected became unmanageable, I decided to turn the property over to Frontier. They were able to promptly remove the bad tenant and replace them with a wonderful family that pays on time and cares for the property beautifully. My guess is that at least one of the complaints came from my deadbeat tenant. I personally found Frontier to be very fair with my new renters. I am an owner who made the mistake of working with Frontier late last year. That was before I had seen any of these helpful reviews from tenants. My tenants and I have experienced the same complaints about their very lackadaisical approach to maintenance that fellow yelpers have mentioned. My contract was supposed to end in December but Frontier did such a poor job of keeping their maintenance promises that I complained in writing back in September and got out of my contract on October 1 three months early. These last three weeks I have been very busy tending to the maintenance requests that my tenants asked for (in writing as their front desk person requested) but that never got done. More about that later... Let me first just sympathize with all the tenants who have written to complain. My tenants also made repeated maintenance requests beginning the week after they moved in. It turns out that they were moving from another Frontier-managed property that had become moldy and had habitability issues that Frontier had failed to address in a timely manner. To switch for a minute to the owner's perspective, they are quick to take and keep your tenant's deposit (and your owner's capital) but slow to return it. My contract with them ended October 1 and I have not yet received any of the funds they were holding in my behalf. As usual, their mistakes have caused delays. They are simply careless. Belatedly my property manager tells me that on Sept. 23 she emailed me a closing agreement to sign, but that never arrived (probably sent to the wrong email). She never accompanied that email with the courtesy of a phone call to say it was coming. Then twelve days later when she began to wonder why I never responded, she finally checks in with another email, this time one I received. When I open the document, I see that she had carelessly written up for the wrong address and the wrong contract! Her excuse for that was that three other owners were ending their contracts that month and she must have gotten us confused. As usual, the mistakes are theirs but we owners and our tenants are expected to put up with their inefficiency. When Frontier finally got the paperwork straight, I assumed that they would released my funds immediately but no! I have yet to see the deposits and owners capital they held for me. After all the delay caused by their own inept handling, they were unwilling to shell out for express delivery of a check and still I wait. At this point I'd like them to pay interest on that money because I am paying out of pocket for getting people to do the repairs that their maintenance people were always too busy to do. Back to the problem with how Frontier does maintenance ... First problem is that they take a tenant-hostile attitude. When my tenant came in with a complaint that his fridge leaked on the floor, the maintenance supervisor coldly told him that it was not the owner's responsibility to maintain the fridge. Had Frontier simply called me to see how I felt about it, I would have said "please fix that fridge immediately. I want my tenants to be satisfied that they have a working fridge without having to mop up around it every time they walk into the kitchen. AND I don't want the kitchen floor to become soft and dry-rotted and to need to have my linoleum replaced simply because I am not obligated to keep that fridge running for them." Frontier's staff need to make a serious attitude adjustment about maintenance. Instead of assuming that owners want to get by with as little work done as possible, they need to take tenant's maintenace issue much more seriously. My experience is that only emergencies get immediate response from their over-burdened maintnenace staff. (Note - part of the problem may be that most contractors do not want to work with them. The maintenance guy I had been using for three years was hesitant to enter the unit as soon as it went under Frontier's management though willing to do jobs on the places they were not maintaining. I should have taken that as a clue. In late summer my property manager made a very thorough list of all my tenant's complaints and then told me these things would be fixed immediately. A week later I checked back with my tenants and nothing had been done. When I checked with Frontier, the response was "oh, the guy who does the maintenance took a week's vacation and only the emergency stuff could be handled until he got back." My reaction to that was 1) why not communicate with me about the delay? 2) why do you guys only have one handyman who can manage repairs for all the properties under your control and 3) I've had one too many broken promises from Frontier and it's time to get out of my contract. It's potentially a good thing for current tenants dealing with Frontier that four of us owners ended contracts last month. Now maybe the few maintenance people who willing to work with Frontier will be more available. read more

They are sweet and nice at first, because they are trying to tell you everything you want to hear to get into a house, then once your in, its all over! No customer service after the sale. They are total and complete crooks! They will NOT give you your deposit back kiss that good bye, and if you need any help while your renting, they are no where to be seen.They have a girl who works there named Shelly, beware-she is not truthful. Really your better off contacting the owner of the property which can be located downtown Sonora, they have all the APN's and will give you the owners name, just google their name and you'll find a contact phone number. Do NOT go through this company, you WILL BE SORRY for sure-believe me and all the other reviews on line. If there are any good ones, they are from the employees or the owners family!! Worst rental company EVER! I moved into a small house in Twain Harte with a fire place. looked at it and all was well. Sign the papers, get the keys to move in and there is plywood over the fire place. When I asked about it I was told it needed cleaned and they would be in next week to do so. Moved in, and months when by it started getting cold. I kept calling but they would always dodge my call one way or another. Then Winter hit. It was SO cold in that house that my shampoo actually froze then I finally got ahold of Carolin Sharp. I was upset and freezing and told her I need the fire placed fixed right away. She finally told me the fireplace was broken and unusable and they were not going to fix it and that I should "bundle up and get over it". I could rant all day about what horrid people this company is but reading the other review I'm sure it's become overly clear. This company should be shut down.
