WHATEVER it takes do NOT rent from Step Up Property Management. From day one they lied and misrepresented the unit. Promised multiple things they never followed through on. Literally said "sorry, you already signed the lease". For a year we dealt with plumbing issues that were definitely unsafe, including the septic tank backing up into the shower. The showers would back up weekly when the toilets were flushed, there were rats living in our ceiling that weren't dealt with, a mailbox that USPS won't deliver to because the house was illegally sub-divided....and SOOO much more. And then, after a year of acting lIke actual slum lords, they charge this for the move out!!!! Professional cleaners were hired and the place looked WAY better than it did when we moved in and yet here's the proof that they are absolute crooks. I'm disgusted that someone would treat people this way. PLEASE do not rent from them or let anyone you know!!!! I left my place spotless, and because I changed my departure date, they penalized me and kept $1000.00 My agreement included internet. It was dial up that the owner has rigged, and the 'modem' (ancient) he provided is not even supported by any internet company but he will not deduct from rent. My fridge broke during the summer and it took him one full week to get a refrigerator and all my stuff spoiled. when they need to go in your place ( they don't care is you are not there) they just barge in, and then say they are sorry. HORRIBLE place to do business with. If you need to rent, and are front out of town, do Craig's list, or local realtors. read more

From the get go, Darleene met with me in person and set an awesome vibe as I toured the unit I was interested in - She was super friendly and continued to make my experience really warm throughout the continued rental process. Davinelle was great in facilitating the application process and was super friendly and professional in assisting me with cinching up the lease and utility checklist for on boarding- she was always quick to respond and super communicative - I was never left hanging. 0 STARS. We have been renters for years with all glowing reviews from previous landlords. We have lived in our unit for 8 months now and have had the worst experience doing so. Not only do they have maintenance people coming by without notice but they have shut off our water without any written or verbal notice prior. They notified the 3 other units but not us. We have been harassed and treated as if we are completely unwelcome. We have a drug dealer in the unit next door who has also caused us problems but he called and complains about us all day everyday. Therefore we get notices all the time. Most of which are inaccurate and are completely false. We have had issues with the neighbor yelling at us, cussing at us in front of our children, burning things in the middle of the night, screaming in his unit, having people come and go at all hours of the night, him looking into our front window on camera, him walking the perimeter of our fence looking in, also on camera, him trying to talk to my young daughter in their room from his yard, him throwing away needles and having them all around the ground by the trash. Etc the list goes on and on. And all step up does is give us notice after notice for us planting a fruit tree in the yard, or for putting cameras up (which police said to do in regards to the neighbor). And say how he is "such a nice guy" and that "he's a good tenant." Not only does my husband pick up around the property or leaf blow when the company doesn't show up. We pay our rent and bills early every month and the other neighbors are so great and have complained as well with nothing being done. Now they have threatened eviction during a pandemic. At this point because of having a fire pit (we don't) and for my fruit trees which I now unplanted. I know I won't be receiving any of my deposit back. All the do is harass, bully and intimidate residents. The other tenants are unhappy with nothing being resolved as well. We moved from Modesto and didn't do enough research into the rental companies. Please if you are thinking of renting from this company. Don't. It has affected my personal life from all the stress. There are probably much better rental agencies out there. Our complaints to the company started September 9th 2020. Nothing has been fixed since then. And we have been singled out and harassed since. And now we are being pushed out of our home for non sense. Attached are photos of an pop by inspection they did. Apparently they do one once a month just to maintain the roofs and fences. My unit was the only one that pictures were taken. After she took said photos she left. Not sure to this day what my violation was as they never told me. Nor do these photos show me anything. When Shannon was the owner and present and in charge this company was the GREATEST. She was the personal touch that EVERYONE loved so much. It is awful that she's gone. The new management Asset, seems like it's a big company that only sees you as a number and just another nuisance obligation that they have to service. Most of the reviews I read on Yelp were from before Access Property Management in Lake Elsinore took over StepUp when Shannon's operation went bankrupt. Unfortunately, it seems that the Southern California-based Access management is user-hostile to tenants and landlords alike. Darlene is the employee who has been in place the longest, since around September 2019. She knows what she is doing and tries to be helpful to landlords. But it seems her efforts are stymied by Tom P., a dictatorial and rude sales manager out of Lake Elsinore. Staff turnover is high and, except for Darlene, the new staff's lack of training is very evident. Previous bad experiences with Mother Lode PM and worse with Frontier led me to StepUp, but after my most recent experience, I regret to say I would need to look elsewhere. It's a pity because there is at least one honest competent person running the local office. But when there is a jerk controlling the operation from a distance, it's no help to a landlord trying to find a good tenant. read more

THE WORST MANAGEMENT, DO NOT RENT FROM THEM. They completely robbed my mother and sister. They never took care of any of the problems in their rentals that included mold issues and maintenance, my mother and sister cleaned the house and carpets. Yet, they kept the $1700 deposit and on top of that charged an extra $750 so in total charged my family $2400 for absolutely nothing. What is the point of property management? To sit on their ass in the office and do ABSOLUTELY NOTHING for tenants. On top of it, they are EXTREMELY UNPROFESSIONAL and prejudiced. When you ask for help, they say, "Well you signed a lease". They also try to up the rent every so often without any warning or a heads up. Darlene is the worst one in that office, it is a shame that a business like this is allowed to operate. Many things went wrong while living in this unit, but the worst was an attempted break-in where the sliding glass door was shattered and it took them 8 months to send someone to fix it. UNACCEPTABLE. If I could leave no stars I would!...our company rented a home from Stepup Property Management...we paid top dollar for the Sonora area $1950 per month... upon move out they took over half of the deposit and charged us an additional $360.00 cleaning fee after we paid for professional carpet and cleaning service. The property was in so much better shape than when we initially moved in..it's disappointing I considered Shannon a friend and she is definitely not, as well as being unethical. Absolutely terrible! Constant snooping and trespassing on our property that we rented. We feel un trusted and unwelcome. We never get a heads up when a repair man is coming. One time it was 7pm and he just showed up while we were eating dinner. We love the guy, but we would like a heads up. It is not an ideal situation when someone is always snooping around the property. The other night they were here with flashlights in our yard!! We got them on camera. Terrible. We love the home but the constant distrust is getting old. But when my contractor flaked on me (unfortunately, this is too common in Sonora), they pitched in to get my house ready when the tenant was ready to move in. This is a scam all the way! Ripping good, honest people off by stealing their money in the $80 application process. We originally applied for the house next door. They convinced us to transfer to the one next door. We were well over qualified!After doing so they led us on for a month saying they were "processing applications". Finally they told us it was already rented. I called up beyond upset and suddenly I'm told that decision was a mistake and they would love to show us the home. Odd but ok! We went and saw the house and then they tell us we had the best chance of getting it since nobody else showed up for the showing and as Jaime said, "we don't rent to people who don't show up for the showing". Jaime, If you read this, "shame on you for being a huge part of this scam! We gave them 5 days for the final decision and I ended up calling them, no answer. So I texted them and all of a sudden I'm told the manager chose someone else! they tell us the "manager didn't choose us" after jaime claimed that she makes the "final decision"! Lies! Straight lies! You people are SICK! Do not rent from these a**holes! Liars and thieves! Do not be tricked by these scumbags! We are reporting them to the Better Business Bureau. They should be SHUT DOWN. Ranking is 0. Lived in a rental for 18 months. They didn't do one thing! Electrical keep blowing and they had my husband fix it, big snow storm came through last winter and there was over 7 trees that fell on the property one totaled out our vehicle and the rental company was called and the home owner becuz we were until to get out due to the fallen trees and no one came out. We had to take a week off work and pay for some one to come help cut and move all the trees. The home was dirty, dusty food on the walls etc. all noted in walk through , husband painted so it was liveable. Carpets were so worn out that when u vacuumed it would start pulling up the carpet . On move out we clean the home better then any cleaning company, clean the carpets ourselves so it wouldn't rip. This company has been taken over by Assess Asset Management. With Shannon gone, it is just not the same. They are still ok, but the personal touch is really missing. This commonly happens when a small "mom and pop" business gets swallowed up by a big impersonal company. Shannon was just the best because she built this company from nothing, so she had a very personal motivation to make it a great company. She is very much missed. If I could give no stars I would. They scammed me into signing paperwork saying it was for another year lease with a increase for rent which I was totally okay with when our lease ended. But once we signed everything they handed me a 60 eviction notice at 37 weeks pregnant and stated that what we signed was only for the remainder of our lease. So they increased my rent for 60 days. This place is a joke and needs to be SHUT down. We were perfect tenants paid rent early EVERY month and kept the unit in immaculate condition. DO NOT rent from this company. read more

Do not rent from Step Up in Sonora. They acted professional at first, but then we had the property owners calling and texting us. Which was odd. House had urine soiled carpet, which they tried to hide by having it cleaned and had all windows open and all fans running. Had to have carpet replaced in entire house because of the stench that they tried to hide. Ugh where do I begin. There are a million things. We were not from here so watch out, Step Up gossips to your neighbors and tells them what you say. Small town. Step up told us the easement would be used 2 times a year by neighbor. It was used 10 times a year. When I emailed to ask about why a neighbor we did not know was hauling ass in his truck backwards up our driveway to split wood for 3 hours, they told our neighbor that we had complained about them. So then we had angry psycho neighbors bitching at us. So unprofessional it is ridiculous! Sorry but my toddlers were in the yard, scary. Oh yeah, they told my neighbor we weren't allowed to have dogs, which was a lie. We have had a perfect renting history for 13 years. These guys are nuts! My experience in dealing with Step It Up has been super smooth. Shannon has been extremely trustworthy and honest, and very direct in her dealing with me. She guided me through the process and returned my calls very promptly whenever questions came up. She listened to what I wanted to find in a property and used her experience to help me find what I was looking for, even when I didn't know all the right questions to ask. When she didn't know the answers to a particular question, she would find the answer in a timely manner. When I moved in, there were a couple of non-working items. It took one call to get them addressed and they were fixed in the same day. I have not had a single issue concerning making payments. Kim really took the time with me to set up online payments to make sure we got everything correct so there would be no hassles in the future. I have been looking for a home for a few months now. I wrote this place, explained my situation, my price range, etc. And got nothing. My price range is in a decent bracket too. This is extremely frustrating. They must really not want my business. I work for our local LE as well. So apparently for them to take me seriously I'll have to go in and fill out an application. Don't believe the five start ratings for this company. They must be staged. I paid top dollar for a rental that had no gutters, missing and destroyed screens, etc, The management had a very questionable way of conducting the initial walk through and the final walk through. (two different people) Even though I did a pre-walk through before the final I was still nickle and dimed for things that were not discussed in the hour and a half time that the employee spent looking at every sqaure inch of this older mobile home! Started off very friendly and helpful. Unfortunately, after my experience, I have to say that this company is unprofessional and dishonest. I had holes in my dryer vent hose (common cause of house fires) and Shannon told me that I had to just "stick my hand in there and pull stuff out"...it wasn't their responsibility because I brought my own washer and dryer. This was very unprofessional. The company said they were going to replace the hose and no one ever showed up. I was told that my bills would get added to my rent online (automatic payments) since I was month to month and the bills were under the landlord's name. I was told 2-3 months after I moved in that I was delinquent and had a huge bill due because they were not doing what they were supposed to do calculating my monthly payments. I did not have access to the bills. Same thing when I moved out. I had a huge bill at the end because I was not getting billed each month. Literally, my extra bill was over $700 not including rent. This is not to mention that after I moved out and asked to return keys and get my deposit back, I had to wait almost a week to return the keys (still waiting on the deposit) and the person meeting me was an hour late. I even verified the appointment that day. Also, I was able to speak with the homeowner and figured out the company lied about their communications. I was waiting to hear back from the company to see if the owner could let me stay longer since I had to decide what to do with a piano and the company said they had contacted her multiple times and never heard back. When I spoke with the owner, she said that they had never contacted her at all (they eventually did much later). Lastly, when I was going in to pay for 7 days in May, Shannon took out her calculator, divided $1000 (rent) by 30 (there are 31 days), which is 33.33 and rounded UP to 34 (said that's how property managers are taught to round) then multiplied by 7 to get $238. Pretty shady... It might only be 8 or 9 bucks, Step Up, but that's money that you pocketed that does not belong to you! Step Up seems very friendly and I'm sure they handle some properties better than others, but I would definitely not recommend them. Shannon is very charming but beware. She is truly a business woman mostly interested in her earnings, not the best interest of customers. read more

While living there was good yes over paying 550 sq ft no washer dryer no dishwasher no utiliies where included i was shelling out close to 1300 monthly to live in a tiny 550 sq ft house. maybe thats california for ya ? however everything feel apart towards the end. I did do clean up but then they charged me for areas that where left dirty when I moved in like the over and top part of micro wave witch was done this way. Also claim that I never allowed them to show prospective clients in witch was a lie. I had random people close to 5 to 7 people showing up on my door step NO CALLS from them saying that there coming no hey this person will be here at this time can u show the house. I even got to the point where I called both of them and explained that if they wanted to show the house witch was fine to call me prior at least let me know what was going on random people showing at my door who knows if they wanted to take or steal something you don't know these days. Another false statement that was made was me leaving early cause I had to " catch a flight " well totally false i had to leave yes cause I had a 6 to 7 hour drive from Sonora to Az I had my truck packed witch she saw. They also are not paying for the 2 days I left early either. I guessed something like this would happen cause all property management groups are good to you once they got your money rolling in and on time if not early. I felt rushed out of the house ! cause they wanted to rent it towards the end i would get calls once or twice every other day witch would include when do you plan to be out. Well I should of stayed my 30 days then instead of being considerate and leaving 2 days earlier they didn't even pro rate it !.I still haven't seen there close out or final check list and won't respond to any email attempts. well guess thats sonora for ya. read more

So about a month ago, my girlfriend and I applied for a house on Sierra in Twain Harte. My girlfriend makes 6x over the rent they were asking for, and my credit score is more than sufficient to be accepted, not only that but I also have a steady income. After a day or two, we called to check on our application, and we were redirected to the application department. This is where the nightmare began. We probably called for about 2-3 weeks leaving polite messages just wondering what was going on, and never once received a callback. In fact, the lady who was directing us to the application department ended up sounding frustrated and was rude to us at one point. Then we get our responses to the applications we PAID for in our emails telling us that we were declined. Okay...But then we look at our information they had written down in the response, our address, birthdate etc. And they had my girlfriend's address information incorrect, as well as telling her that her income wasn't sufficient enough. So how exactly are we to actually trust the person who is accepting or declining people who want to rent when they can't even input their information correctly? That is a joke, when she provided absolute proof of income to them that she makes WELL over what they were asking! Not only that but, also MY income and credit score as well! So okay, we called...No answer. Okay, we left a message. Get nothing back. We kept calling for about another week to no avail until we eventually just gave up. This has got to be the most unprofessional property management company we have ever had to deal with in our lives. We would like to call them and have them run our application for another house, but no one ever answers our calls or calls us back! Hmmm. Think we should report this one to the Better Business Bureau. Hey Adam Clarke, you should really get ahold of your employees and the way they are running the business before they start doing this to more of your clients and end up completely tearing your company down! Step up is by far the most professional and fair property management I have ever rented from. Shannon and her team are so real and genuinely want what's best for their tenants and owners. We had a real problem finding a place on such short notice because we were moving for work and under the gun to get to the area asap (and we have 3 cats! Which made it really difficult!) Shannon answered the phone when I was frantically calling all the management companies and told me to not worry at all and that she was going to find the right fit for our family, which brought huge relief. Then she did what she said she was going to do! We got our dream house! Our move out was almost as crazy as our move in and the whole time Shannon kept assuring us to not stress and that we were going to figure it out together. She even helped us sell a few things we needed to get rid of. I am so sad we dont have Shannon and her incredible team in the new area we live in. They even sent us a package with our mail, a couple things we left and our refund (the cleaning fee was very reasonable and we received most of our deposit back.) I am from LA originally and have had the worst property managements and 'slumlords' in the past, this is the BEST property management you will ever find. I am absolutely stunned to see that they have anything less than 5 stars on Yelp. The people that gave them one star must be nuts! Makes me sad that people only review when they are upset, not when they are happy with the service provided. Every time we needed something fixed they were all over it, and cared! They are the best!
