I have lived here for 12 years after IPG took over in 2016, it was fine for about 2 years or so, but soon after that IPG wanted us to pay for roads we voted no, one reason is the parks infrastructure is 40 -50 years old and the Park has a history of water leaks that is very well known. we have had 3 park managers since IPG has taken over , they have all been very nice and understanding , but at the same time they are very limited in decisions they can make as a manager without upper management approval, sometimes I feel they get to much pressure from upper management but of course I could be wrong, then a new water company took over in 2023, then our water bills didn't make since to us, we contacted the water company and they only provide the water here , the pipes are IPG responciblity , we feel there maybe underground water leaks as we found one that may have been going on for two to 3 years before it surfaced. were hoping IPG will hire someone to check or simply let us hire some one ourselves don't have that answer yet. but you can really never budget for your water bills as it has varied widely and we don't have meters only the new 500 developement has them.IPG has also implemented what is called a storage agreement that can effect the sale of your home , I ask them what month day and year this went into effect , they would not tell me. I think there is a proccess there supposed to go through to notifie residents of any rule changes in Sacramento callled HCD, other wise they could change rules and regulations every day. new developement 500 section, homes bought there have had many problems from flooding , water heaters being replaced, high water pressure, walls cracking, just to name a few things, you need to do your home work before you buy a home here talk to residents, they have also put GORILLA HAIR Mulch around the new homes in the 500 section this stuff is flamable look it up or ask you local fireman and see if it is being applied correcty up againt homes. this could effect your insurance or even be canceled we live in a high fire zone area. also rememebr the roads I told you about in November 2024 they paved over them but did not charge us, now trying to increase our rent again 16.8 percent as for IPG you might want to look this up it's public record.

now the park is in a good location , close to Dr's shopping, below the snow level , close to Modesto ca, Yosemite Nationl Park, and casino's we have many things that go on for park residents.
we have had 3 nice managers two nice employess who have been very helpful, I just hope this year we don't have to report to the state about dry weeds as we have in the past. if IPG is proactive shoulden't be a problem. were are just Senior residents trying to live out our lives here in Peace & Harmony but with IPG I don't know if that will ever be possible. by what I have read and experienced. as for me I have worked in the Lumber industry for 10 years so I know about Gorilla Hair Mulch, my neighbor is a retired state/fedreal firefighter so he know's about Gorilla Hair Mulch I have also worked in education for 25 years also I have help Manage 20 rental homes so I can't Emphasize more than I have, DO YOUR HOMEWORK . it could help you make a decsion on what is best for you not just here but in every day life, because things are not always as they seem. read more
