The receptionist tried to screen my call; "maybe there is something i can help you with", improper grammar noted. We had a need to replace some roofing flashing and cedar siding of our home. Starting with their Willie, who came and estimated the work, they have been excellent. Showalter sent their service technicians Ryan and Javier to do the repairs. Both of them have done a tremendous job in completing the work. They were both very professional and courteous in explaining some additional issues that they found and pointed out to me. They waited till I approved the extra work and then completed the entire job. Their workmanship has been meticulous. Strongly recommend Ryan and Javier and Showalter to everyone. read more

I had Showalter come out to my house to quote on a metal roof for my outside Tiki Bar. The quote was accepted and the roof was installed. Great workmanship on the part of Ryan. He is a true craftsman and did a great job. He actually came out twice as after the first installation I decided to add some additional side coverage. Finished job looks great. Be forewarned: the quote you'll receive for the cost of your project is subject to change and may be a work of fiction. During the course of my project, they changed the bill, doubling the price originally quoted! Showalter was by far the highest quote I received for work on my home. I went with them thinking I'd receive a higher level of service and work quality based on that price. I was incorrect. The work was delayed for quite a long time due to weather. When the weather warmed, they expected us to jump with little notice. If there was the slightest hint of bad weather, the crew wouldn't show. And there was a serious lack of communication about whether they were coming. Lots of mornings waiting around wondering if they'd show. And when they did show, they were a time confused about the scope of work and on at least one occasion spent the first 45 minutes to an hour on the phone, and/or sitting in the van, trying to get someone on the phone to determine what they're supposed to be doing. They showed up without the proper materials at times, and inquired if there was a hardware store nearby where they could buy materials. Communication throughout the process was lacking. I was paying a premium and expected a higher level of service, communication, and trust. When the bill came, it was double the expected price. After haggling with the head of the company, I ultimately (reluctantly) agreed to pay approximately 20% more than the original quote. All of this was due to errors in their initial quote. I was expected to eat the 20% increase due to their employee's miscalculations. I don't understand how you misquote a job to such an extent that you have to double the initial quote later. The head of their company wrote to me: "Because I believe that we did not communicate clearly both to you or internally amongst our team in regards to the change order, I asked (our service manager) to contact you to create a win/win." The company needs to seriously reevaluate how they bid jobs and how they change pricing once a job has commenced. It is not a win/win to be told one price, then be expected to pay another. It is not a win/win to have to make calls as a customer to see if you're coming. I would not recommend Showalter Roofing to anyone looking to meet a specific budget, or to anyone hoping for clear communication throughout their project. 2/28 update: In response to Andrew S., Your company is missing the point entirely. Look at the quote provided on October 15, 2018, for Project: # 22292, in an email at 10:01pm. That was the quote/price/scope of work I was led to believe your company would provide. That's why we chose your company. Later, you would not honor that price/scope of work when we wanted that....and we reluctantly signed other documents just to get it over with. Now, compare that to ALL the invoices you sent me, for roughly double that initial quote. This work was at my father in law's house. He had been taken advantage of by a fly-by-night company that promised to do work and took all of his money and ran, after removing his siding. This is in West Garfield Park, an incredibly economically depressed area of the city of Chicago. We went out of our way to go with your company trusting your initial quote. Yes...we reluctantly signed later quotes to just get it over with. We were incredibly price sensitive. Your initial quote was much higher than other companies, but we went with a suburban company with a higher price thinking that would get us better service, support and work quality. We were not expecting to have to sign contracts that kept raising the initial quote's price. We feel taken advantage of. We understand how your point of view might differ, and you have every right to your opinion. Perhaps we are naive, and should have ignored that initial quote....but it came from your company. It was very distressing and confusing dealing with the increases and new quotes. If you want to visit the city and discuss this with my wife, who is furious and frustrated with where this went, feel free to contact me. It seems you don't understand our perspective at all...and persist in poking holes in our feelings and disappointment. read more

Always view getting home improvements a tedious task. I've had bad experiences. I look at getting anything done as adversarial Researched reviews. Showalter has many good reviews so I thought I had a fighting chance. My experience from the beginning to the very end exceeded my expectations. The initial inspection, the schedule date, the work performed under difficult weather conditions, & even the post install follow up; everything was done on time without any hiccups. Showalter had supervisors on site to answer any question posed by me or by the crew doing the work. The end result is that I'm extremely pleased with my new roof shingles/gutters & the way Showalter conducted business from the beginning to end. A burden has been lifted from my shoulders. read more

August of 2018 a hail storm came to our town. I have never filed a claim before as a home owner so when I called my insurance agent they recommended Showalter Roofing. Nothing but good stuff after that call. A nice sales person came out and walked us through the pricing and explained all that was about to happen. Showalter has just completed re-roofing both our home and garage. Of the 3 bids, theirs was in the middle. Of all the contractors, they were the only ones to let us know that our over 100 year old 2 story barn/garage needed some structural work. They recommended I get a carpenter to do the work. We did but we also called the city inspector to make sure that what we were hearing was correct. It was. Two other contractors would have been happy to re-roof our weakened garage. For that alone I would recommend them. However, they were also professional, fast and efficient. One of our neighbors even emailed me at work to let me know how impressed they were with what was going on at our house. I would give them 5 stars but for the one glitch that they left some boards in the driveway that I had to call and remind them to come pick up. read more

Requested a quote for a leaking roof. He came out and said he didnt have to walk the roof to give a quote, which I found odd, but then I asked him to walk it anyway. He did and said he would get back to me with a quote. He never did. When I finally asked for one, he sent me a text saying "it would be around $--." Never received anything formal, even if I wanted to proceed. It was just a waste of time. Maybe they didnt want the job. In any case, Im not sure why the google reviews are so great, as I would expect better communication from a company that would be fixing my roof. read more

Showalter was the best contractor I've ever worked with. They replaced our roof, skylights, and various vents (powered and static) I have had some bad luck in the past with contractors so I was leery about this job but Showalter did a fabulous job for us. The did a quality job for a middle-of-the pack price. One of the things that really impressed me was how at the end of the job when there were some small issues to address, they kept hanging in there until we were completely satisfied and they never pressured us for payment. The day they got everything wrapped up we gladly paid in full. They never complained about coming back to fix the small stuff. We negotiated for them to provide a lien waiver at the end of the job and they knew exactly how to handle that and were willing to use the standard Illinois form. I urge anyone having any work done to always get a lien waiver even if you think you don't need it - the general contractor can fail to pay the sub-contractor and then the homeowner can be liable. When they did the original estimate they caught a few things that every other contractor had missed and I'm glad that they anticipated those problems (we have a big "valley" in one part of the roof and they built an extra-large sheet metal covering for it. The also were the only ones who realized that our bathroom vents did not go outside the attic and they fixed that for us. I liked it that they had specialists for things like the flashings - they have a sheet metal department that really seemed to know what they were doing instead of having just one person who was the "jack-of-all-trades" (and master of none). We wanted some additional detail in the invoice (for warranty verification) and they did exactly what we asked for without hassle. Everyone we worked with had a "can-do" attitude, all the way from the estimator to the job supervisor to the sub-contractor to the specialists to the office staff and executives. Now that this severe winter has come and gone we're still impressed with the job they did. read more

An elderly couple contracted with Showalter in December for a roofing repair which also entailed putting new shingles down on the back half of the house. The crew finished the job in the dark, packed up and left. The next day, the couple was surprised to see the crew had used the wrong color shingles -which stood out like a sore thumb because they were bright gray and not black like the rest of the house. When the Project Manager came by for a job inspection and final clean up, he explained that both he and the job foreman questioned using gray shingles but were told by the salesman to do it anyway. The Project Manager referred us back to the salesman, who first maintained that the elderly couple wanted gray shingles. When confronted with a copy of the contract specifying black shingles be used on the job, he began to suggest the couple have the rest of the house shingled in gray to fix the problem. No, the couple spending more money is not the solution. In a situation like this, a reasonable person must wonder if perhaps the roofer had the gray shingles in a warehouse and somebody figured they could bill the couple for black shingles, use their in-stock gray shingles instead, and then keep the money for black shingles to pad the profit margin on this job. I am not accusing them of doing this and there is no proof, but the possibility certainly does come to mind and makes one wonder. Once the weather cleared, a crew went to the house, climbed up on the snowy roof (!) and removed the gray shingles and put down black as specified in the contract. We did go outside and inspect the materials first to ensure everything was correct. Between being up on a snowy roof and then running out of shingles so the foreman had to go find more somewhere, the job took all day. When the job was done, the crew packed up and left. It was not surprising that a Project Manager did not come by the next day for a final inspection and to use a magnetic sweeper in the yard as he did the first time. The work seems ok from the ground but nobody has been up on the roof yet to inspect the job. So, if you are an elderly couple and do not want to feel like somebody is taking advantage of you, be careful with Showalter. Regardless of your age, if you use Showalter, be sure to go outside and inspect the materials before they begin a job. read more

I was missing a small piece of aluminum trim just on the edge of my roof. I call Showalter and they tell me $250 for the first hour and that INCLUDES TRAVEL TIME. Then tell me it may take two hours and it is an additional $100 per hour per worker they send. Of course they tell me they send a minimum of two workers even for minor jobs like this. So they quoted me an estimate of around $500-$600 to replace one 8 foot piece of aluminum trim!! I luckily found a guy in my neighborhood who replaced it for $70. It took him probably 30 minutes. Showalter takes advantage of people and I would NEVER recommend them to anyone for any repairs!! read more

Last May 2019, we had a severe hail storm that damaged our roof. The insurance company approved our claim and I contacted the best roofer in the area - Showalter Roofing. I had used Showalter 25 years ago to replace a roof on a previous home and was very satisfied. This experience was no different!! Showalter's estimator was timely, courteous, professional and very competent. The estimate was consistent with the reimbursement from the insurance company. The three crews (roof, flashing and gutters) came when promised and were exceptionally courteous, efficient and careful in all their work. They were very careful to protect planting beds and cleaned up thoroughly. The roof looks great and we are very satisfied. I could not recommend Showalter more highly. read more

We bought a "fixer upper" 6 years ago, so we've had plenty of trades here. Half a dozen painting companies, bathroom remodel company, individual subs, carpenters, windows, garage doors, landscapers etc.... I've never been more impressed with a company and crew. From Andy Shaw with Sales, to schedulers on the phone, the foreman Mariusz and last but not least the guys working today. I've never seen a crew work so efficient and so hard at the same time, on probably one of the hottest days of the year. We couldn't be happier with showwalter. read more

What can I say about a company that doesn't even bother getting back to someone who contacts them. Update: Received a voicemail from a woman there to try and schedule an appointment on the 13th, a couple of days after I contacted them. And magically after I submitted the yelp review. We had a roof replaced by Showalter this month, including a re-decking of the underlying wood. It was a complicated job because of the roof style. Showalter was trustworthy to deal with throughout the process, which is one of the reasons I went with them -- they are known for having integrity and for doing quality work. They patiently answered all my questions (I had a lot) and were easily accessible before, during and after the project. They followed up quickly in response to any concerns that I had and were always professional, polite and conscientious. Showalter put our new roof on 6 years ago, so we called them to repair a small leak this spring. I told them that we needed a new vent because another estimator had told us that. Showalter gave us a rough over-the-phone estimate, brought the vent and two workers to install it. Afterward the billed invoice was significantly higher than the over-the-phone estimate, but we did request to have their office review the work and the invoice. Showalter reduced the final payment to better match the work done, and the initial estimate of the repair. Be sure to ask how many workers are coming because they charge per worker, per hour. read more

Continued excellent service. Had a few shingles replaced a few years ago so after some different shingles were torn off my winds last week, I emailed Showalter. They called me back same day (a Sunday) and scheduled repair for Monday afternoon. Quick and professional service. Only wish my original roofer Ryland Homes had used had been half as professional so I wouldn't be dealing with this over and over. After several bad wind and rain storms, we had missing shingles from our roof. The house is only 14 years old so the overall roof was not in bad condition, just needed some TLC. I did not have to be home for the inspection nor the repairs. Steve came out, did the work and I received my invoice in the mail. The shingles matched perfectly and look great from the street. We haven't have any new ones fall off since the repairs were made almost a year ago (July 2016). I was happy with their service, would recommend them to friends/neighbors and will use them again when needed. read more

After no response to emails I was told I should have reached out to them for clarification. When I asked why the literature on the allegedly new fan was not left at my house I was told they didn't know, you would think they would do that. The laborer doesn't remembercutting through my ceiling. On top of that my whole house fan doesn't work and it worked perfectly prior to their work in that area. They will not mail you anything but will send a certified letter threatening a $400 lien on your house. Feel free, the filing costs will be half of that. In addition I recommended them to my daughter's townhome association where they left a huge mess, spent the weekend picking up shingles and nails off of her deck and front yard. They sure have changed since they did my tear off 5 or so years ago. Now, since they do no send invoices or envelopes I will go out in a pandemic to buy an envelope and stamps. I will send them their $400 and it will cost me more than that to get my ceiling and whole house fan fixed. Wish I would have called someone else. I don't even know for sure they installed a new fan since nothing was left at the house and I was not home. read more

I have nothing but great things to say about this company. Showalter was recommended to me by a neighbor who had been very satisfied with the work done. I called and made an appointment. A rep came out, Ty, I believe, and checked out my roof. He gave me two estimates, one for a complete tear-off and one in case I wanted to roof over my existing tiles. The estimate was very reasonable and Ty didn't use any high pressure tactics to upsell. I sent him away with intentions of getting some competitive quotes. Ty let me take my time without making me feel like I had to make a decision right away. Months later... I decided to have Showalter do the roof. I called Ty back. He honored the previous quote and the work was scheduled for the following week. The crew came and did the job at the scheduled time. They covered the landscaping, hauled the old stuff away and were gone by lunchtime (small ranch house). Showalter handled the permits for me. Ty called me back to make sure I was satisfied with the work and I got a bill a few days later. Everything was handled professionally. The only criticism I have has to do with the plywood that had to be replaced. The quote did include that there might be panels and the cost.. but I would have liked it if someone would have shown me the old ones. Poor communication and they did not return my phone calls until I threatened to not pay them for the work they botched on my roof. The repair they made didn't even fix the leak we called about in the first place. Our association has used Showalter Roofing on approximately 30 very large units. Our roof have steep pitches, dormers, masonry chimneys, etc, and require special attention due to their initial design and construction. When they were reroofed, we did them in stages, and each time Showalter was careful, considerate of homeowners and their belongings, and the roofs are beautiful! I will be honest...nothing is perfect...the last group of buildings had a slight glitch. The soffit vents in one building were incorrect. But we called and Showalter corrected them immediately with no questions asked. After we had our furnace replaced and a chimney liner installed, we needed to get a roofing company to inspect the chimney flashing and loose shingles. We called around to get estimates, but Showalter's reputation led us to prefer them to do the work. John has come out twice to make sure he surveyed all the work appropriately and got us a fair estimate. While the work has yet to be completed, we trust John will use the same thoroughness he showed in the inspection and estimate as he does with the service and look forward to the finished product. read more

Very disappointed! Had our roof repaired on Dec 27th. While repairing the roof, they put holes in two of our bedroom ceilings. It is now March 9th and we have yet to have this repaired! Multiple calls, promises to come out and do the repairs, pushed off from person to person and I am getting no where! At this point I am looking into small claims court. I'm a commercial property manager and had the absolute worst experience with this company. I wish I could have given them a 0. This winter, we had two tenants with leaks in their stores and we contacted Show Walter Roofing. They fixed one, which was not done correct. They came to fix the second store at 5 pm and charged us for shoveling the snow off a roof. And said they wouldn't fix the leak because it was too dark out. I called the company several times to complain about the work. The manager did not care, came on the property without contacting the office, and threaten to put a lien if the bill was not paid! Arrogant and Greedy are the two words I would use to sum up this company.They were more interested in what other bids we had rather than giving us an honest appraisal. Then they told us our roof was damaged beyond repair and they would only do a roof replacement - NOTHING less. I had a bad experience putting on a roof 15 years ago. I asked the roofer at that time to spare no expense and give me a 30 year roof. He told me roofs only last 20-25 years in Chicago no matter what I put on. He put on standard 3 tab shingles made with organic materials. Big mistake. 15 years later another roofer tells me there was a class action lawsuit and that I should file a claim for materials. While I got a check for the materials, it turns out, the real expense is in the labor. My contractor was not certified by the vendor. Which brings me to this review. Wanting a new roof, I wanted to make sure that 1) the materials used were the best and 2) I could get a warranty that covered both the materials and the labor if I needed to do this again in another 25 years. I did my due diligence looking at the two largest roofing companies, GAF(largest in US) and Certainteed (largest in world) hoping they would be around in 25 years to honor the warranty. It turns out, you need to use roofers that have passed both company's verification process to get a long lasting warranty. To pass the process, a roofer has to have been in business for a number of years, have no complaints with the better business bureau, have a positive cash flow, customer references, and take a few seminar classes on how to install their product. Once they pass those tests, both GAF and Certainteed will award them a qualification and put them on their website as preferred contractors. Do yourself a favor - go to the GAF and Certainteed web sites and use preferred contractors. Sometimes cheap can be very expensive in the long run. Yelp and Angies list are good starting points but if you can get all three, positive yelp reviews, positive angies list reviews, positive preferred contractors you would have done your due diligence. As someone mentioned earlier, this is big investment. Ask for Illinois Waiver of LIEN from whatever contractor you do business with. After the job was complete and I paid them, they provided me with a waiver from first the supply company and second from themselves for the contractor's work two weeks later. Store this in you safe deposit box for when you sell your house. As to Showalter, I got 5 quotes from different preferred vendors ranging from 11-13 thousand dollars. Showalter was not the cheapest and I did not bother to haggle as it seemed fair to me. I went with the Certainteed Silver Birch Energy Star roof. Showalter recommended using Lomonoco power vents that are animal resistant as well for me. I am big fan of energy star roofs as I feel they keep the house cooler in the summer. Showalter is listed on the GAF website as a preferred roofer but not on the Certainteed website. Kevin, the salesman, was pleasant to do business with and explained the process. Kevin assured me that if I went with Certainteed materials, I could get the extended warranty as they were certified through Certainteed but not on the website. I took him at his word on this. Showalter included the pulling of the city permits in the quote. Kevin explained they put 6 nails per shingle. They also put ice and water shield going up for 6 feet. Both things the other roofers tried to skimp on. To get the warranty, the roofer needs to use 3 or 4 of the vendors products on the roof. The only thing I think I debated on was the roofing felt. They recommended using the standard Certainteed roofers select felt as opposed to the more expensive Diamond deck. I just want this roof to last but it was more money. Time will tell if the felt was a good choice. While I was scheduled to have the roof done on Friday, at 6 am, accu-weather.com called for rain at 10 am. I called Kevin at 6:30 am and asked to be rescheduled for Saturday. They normally keep Saturday open in the schedule to make up for rain days. They rescheduled without a hassle. Materials were delivered on about 5 palates into my driveway on Friday. Saturday, the roofers came. I stayed out in the yard practically the whole day watching the process, taking pictures and asking questions (probably a pain in A** to the foreman but I am paying and I have to live with their work). I went to McDonalds to buy Egg McMuffins and coffee for the crew as I am firm believer, if you treat these guys right, they will treat you right. Tell the guys and foreman, if they need to use the washroom to ask. All the fellows on the crew were courteous. As to the roofers, I asked the foreman if they were employed by Showalter or were they independent. They were independent but worked exclusively with Showalter. This is why you need a waiver of lien. The guys showed up on Saturday at 7 am, backed a 12 foot trailer into the driveway for the disposal of the old roof. They tore off the old roof in 3 hours and installed the new roof in one day. I would recommend Showalter. read more

We have needed a new roof for several years; ceiling leakage, etc. Only this year have we found the means to proceed. We did some research around our neighborhood, and chose Showalter because it was favored by folks we knew, who had connections with building or contracting. The recommendation was well earned, and although the quote was higher than we expected, it came with a guarantee that we can have problems repaired as long as we live under this roof. Not only that, but if we sell the house, there are accomodations for the new homeowners as well. We didn't have to wait long for them to schedule work, which was great. The work was begun and completed in ONE DAY. That was surprising, considering that there was a lot of plywood that needed replacing. They recommended ridge vents and edge vents to maximize air flow through the attic space. They cleaned up after themselves, and inspection was complete within 4 days of the job. We are very pleased with the result, and with all the good advice that Showalter gave us to fix our issues. read more

Showalter re-roofed our house two years ago, in awful, hot weather, and did a great job. They made a mistake about the skylight size which was going to be a cosmetic issue, but took care of the problem with some nice woodwork around the skylights. Now, two years later, we discovered a small leak after having work done on our chimney (we have cedar siding). Showalter came out, found the problem, and fixed it without any charge in one morning. read more

I know that it has been just over two years since then, but I am still repairing items that were done incorrectly (namely fascia, soffit and drip edge). They came out several times after the install to repair these items (as well as other discrepencies), but I'd just as well do it myself as my workmanship is better. I have done numerous roofs in the past, namely on Christian service projects, and am familiar with how to properly install a roofing system. One problem that occurred is they ran out of drip edge during the job. They then had to come out and install the drip edge after shingles had been put down. I should have written a review immediately as Showalter installed shingles with less than what the contract was signed for. There was at least one shingle that was installed with only one nail!!! Most other shingles had less than what the contract called for. There were also many 'shiners' or nail heads that were showing once the job was complete. It was necessary for them to come out and remove those shingles and replace. I have pictures showing the unsatisfactory work. They did reduce the bill some due to the unsatisfactory work, but it is still is not worth the hassle since I've had to repair or call for repairs. I also had a grinder and 100' extension cord that were stolen the day of the job. I had been using it that day, and needed to leave for dinner that night. The roofing had continued past sunset, and it was apparent as there was insulation sticking out from the ridge vent, and uncut starter strips hanging off the side of the house. The other problem was the amount of nails that had been left throughout the property. One of which punctured the tire in our van (they did offer to pay for). But my children went throughout the area around the house and picked up nails once Showalter had completed the job. Hired Showalter to patch the flat roof of my rental property last fall. This spring, the tenant complained of leaks. I called them three times to try to get them to come out and look, not assuming that it was their fault (they didn't give me much of a warranty). No one ever returned my call. If you value contractors who are reliable and stand by their work, and you probably do, call someone else. NOT RECOMMENDED. read more
