I nearly went with a firm in CA and had gone as far as having them FedEx the papers to me. Then Andy Geismar from Capital Mortgage called. I literally almost hung up on him and told him I'd already decided. Fortunately, Andy was very persistent and insisted he could save us closing cost money if I'd let him compete for our business....I finally agreed. I'm glad I did! Some people may shy away from mortgage brokers in favor of going directly through their local bank to refinance. That's a mistake. Andy knows what he's doing and set us up with a lender who paid most of our closing costs in addition to getting us a 3% rate for 15 yrs. Everything was very fast. We closed 7 business days after I got all the documentation to Andy...And 4 of those days we waited for a payoff statement from our equity line bank. The closing attorney came to our home and we did the closing at our kitchen table. Everything was very professional. Most of the phone calls you'll get from the Internet when you're refinancing will be people trying to take advantage of you. They'll give you a low interest rate and then load you up on discount points and closing costs. One of the "large" online mortgage companies was going to charge us nearly $6,000 in closing costs! Andy got us the 3% rate we wanted and saved us nearly $2,500 in closing costs over the nearest competitor...That was certainly worth taking Andy's phone call instead of hanging up on him! He's also local, which is more reassuring than dealing with someone in CA...

There are multiple issues--landscaping, drywall, paint, flooring, garage installation, and persistent squeaking upstairs--suggesting poor workmanship and lack of proper inspection. Communication about property restrictions was also lacking. It feels like the focus is on finishing and selling homes rather than ensuring quality, with many problems pushed into the warranty phase. While the warranty team is polite, most issues are deemed "acceptable" or only temporarily fixed. Overall, I don't see the value in paying premium prices for this level of quality. My takeaway: avoid inventory homes, as upgrades may come at the cost of workmanship. I wouldn't prioritize or recommend Taylor Morrison and likely won't purchase from them again.

What has been most frustrating is the lack of accountability and transparency throughout the process. We've spent countless hours documenting issues, following up, and pushing for answers that should have been addressed proactively by the builder. At times it has felt like the goal was simply to close tickets rather than truly correct the workmanship concerns. Buying a home is one of the biggest investments a family makes, and we expected a much higher level of craftsmanship and customer care from a national builder. Unfortunately, our experience has left us feeling ignored and exhausted. Do it if you want, but buyer beware -- they're selling you shit.

I was offered a slightly lower interest rate through Wells Fargo, but they were the worst at communication - couldn't remember my name, couldn't remember account information I had already given them twice, couldn't get a form emailed to me for 2 days that kept me from locking in a low interest rate they had offered me. I also hear that WF tends to mess up appraisal dates and mess up closing on time for various reasons. Northpoint Mortgage gave me confidence that none of those negative things would happen if I went with them. Every time I communicated with Lee it felt personal, professional, and gave me the utmost confidence in his ability to get me closed with no problems. To me it was totally worth the extra 0.165% on the interest rate to make sure my house closed on time and to have it handled with the personal courtesies & professional attention to detail that Northpoint offers. My closing went smoothly and I'm glad I went with Northpoint. The saying goes, "you get what you pay for" - and in matters as important as closing on your home, go with the BETTER mortgage lender (whose rates are also good compared to other mortgage lenders).
