Some shoddy pipe work done by a plumbing company left my kitchen with water intrusion and mold. A mold removal company ended up knocking out the entire exterior wall of my kitchen and parts of my kitchen cabinets. To make matters worst, unexpected rain was forecasted in the middle of the mold removal process, leaving me with just 4 days to build back my kitchen. I had a great experience with Dan previously (bathroom remodel and kitchen cabinet painting), so I called him in a panic. He made time to come out the very next day to give me a quote. Two things I really, really appreciated: 1. His quote was very reasonable. I needed to build back my kitchen cabinets, repair faulty electrical, paint, and install new weep screeds, waterproofing, and exterior stucco. He and his crew did everything with thoroughness and care. 2. He moved his crew around so they could accommodate the tight timeline. Dan's a master at planning, and he guaranteed the work would be done by Friday before the rain on Saturday. Dan checked up on progress throughout and had different contractors out in the appropriate order to meet the timeline. End result? Perfect execution, ahead of schedule, at a very reasonable price. But more than that, Dan is extremely communicative and responsible and takes great pride in his crew's work, always wanting to ensure you're happy with everything. Furthermore, every crew member of his is top notch. They are the nicest and most thorough, hardworking, and respectful team. They take great care in their work and treat your house like their own. Even the clean up process at the end is meticulous! I highly recommend Dan and his team and would use them again in a heartbeat! Do yourself a favor and just call him for a quote. You'll find it's very reasonable and the work will be top notch with less headache and stress than other vendors.

I was contacted by someone from Joshua's team, offering to "settle" the issue and remove the my review after I posted my initial review on 7/24. However, the "settlement" never came. If you think about hiring this company, this company is NOT LICENSED, I just hope no one else has to go through what I had to go through. ----------- Orig review posted on 7/24/2026 Clean Out Pros LLC REFUSED to provide their license number. There is no record of the company in Contractors State License Board, https://cslb.ca.gov I made a mistake of hiring Clean Out Pros LLC for a roof repair after reading the positive Yelp reviews. Josh from Clean Out Pros LLC is unreachable, so, I can only leave a review here. SUMMARY The roof repair failed in the next rain following the repair, Clean Out Pros came out to inspect the leak (in the same area they repaired) and said a larger area of the roof would need to be re-roofed since the house "shifted". I hired a licensed contractor to repair the same roof area, only to discover the repair work was not done correctly, the new waterproofing paper was installed on top of the old waterproofing paper and the actual repair area is smaller than what was quoted, missing the actual water intrusion point. DETAILS Clean Out Pros LLC performed roof repair work, and the repair was provided with a written ten-year warranty as reflected on the invoice. I relied on Clean Out Pros LLC's representations regarding the quality of the repair and the warranty coverage. Unfortunately, the repair proved defective. Beginning on or about October 14, 2025, following rainfall, water intrusion and leaking occurred in the same area that had been repaired by Clean Out Pros LLC. The leak continued during subsequent rain events. I contacted Josh from Clean Out Pros LLC regarding the problem. On or about October 21, 2025, Clean Out Pros LLC inspected the area and advised that the prior repair was adequate and that a LARGER area of the roof would need to be re-roofed. Concerned by this explanation, I obtained independent inspections from several licensed contractors. The inspections revealed significant deficiencies in the work performed by Clean Out Pros LLC, including: 1. Waterproofing paper was improperly installed on top of existing paper rather than underneath it, contrary to applicable roofing standards and resulting in water being able to flow beneath the new material and enter the home; 2. Damaged plywood was only partially replaced, leaving portions of damaged material in place; 3. The repaired area was substantially smaller than the area represented and promised, comprising approximately seventy percent (70%) of the agreed repair scope. I retained a licensed contractor to correct the defective work in the same area, the licensed contractor actually charged $2300 LESS than Clean Out Pros LLC, and the leak stopped completely.

Right from the get go, it was clear that he is an honest person and gave us a lot of confidence that he will be able to handle the project. We had to wait a few months to get the permit approval from the city, and Micky followed up with the permit officers diligently. He had his team ready to jump in with the demo, and started working on the project immediately after we received the permits. The project took a couple of months longer than expected (in part because we asked for some changes, and in part because Micky had underestimated some of the work). But we did not mind the delay as it was clear that Micky's team was doing the work properly and not cutting corners. One piece of advice: Micky gives you accurate timelines for his material options, but if you want other options then you will have to be on top of it yourself to make sure you get it in time. This is understandable, and once we realized it, we were able to better forecast when certain aspects of the project will be completed. Micky is just an amazing human being - kind, thoughtful, and empathetic. The patience paid off. We now live in one of the best houses on the street (which was previously an eye sore). Our sincere gratitude for Micky and his team. We will seek his company out for future projects.

What sold me on them was after we met with Ben. He was really easy to talk to and we felt that he genuinely cared about meeting our vision. He was knowledgeable and full of great design ideas, even some we hadn't considered. He came up with an amazing 3D design that made it simple for us to select our finished materials and layout. Our kitchen remodeling experience was better than we could have ever expected. During construction we were without a kitchen for 2 weeks, but I could tell that Ben's team really kept this in mind when it came to keeping things moving. The project took about two months. The crew kept things clean and organized the whole time, which I really appreciated. But the thing that stood out the most was the communication. Whenever something came up, it got handled quickly and without drama. Big shoutout to Camilla in customer service, Eric the foreman who kept everything running smoothly on site, and Rapha the project manager who tied it all together. They provided me a rendering of what the inside of my house would theoretically look like, and I can confidently say that it looks pretty darn close to the pictures! I'm so pleased with how all my cabinets & fixtures turned out. I appreciate Idan for answering all my questions and dealing with my complaints. He was patient with me and would send a guy over to fix or add things that I wanted (like outlets on the ceiling for my speakers, patching holes, etc). He went above and beyond to get permits for renovating, be there for city inspections, and keeping me posted on progress. I will say however that if you are planning to hire this team, you will need to be hands on. This means being involved in EVERY decision! I had to pick out all my materials on my own to match the rendering provided in the beginning. FB&D provided some locations I could check out, but it required a lot of research on my end. It felt overwhelming as a first time home owner, but this is pretty normal from what I understand. FB&D had an interior designer on this project and she was a HUGE help in decision making. There's no perfect contractor. Yes there were some communication issues and yes there were some imperfections. Yes it took 2x my timeline. What renovation doesn't? But ultimately the FB&D team were very accommodating with my feedback and gave me my DREAM home. And I can say 7 months into living here, everything is still holding up great and nothing has broken! I highly recommend hiring them for your next project! They did a great job. I ultimately went over budget but that's totally expected (and totally on me)! Thank you Frame Build & Design!

He asked me very detailed questions that I hadn't thought about yet. I knew that he was detail-oriented and that he was already invested in my project even though I hadn't given him the go-ahead. I planned to do a room addition, which required an architect and getting those plans approved by the city. He took care of all the back and forth so that my focus could be on other aspects of the project. I had walls knocked down, a window put in, and new walls built. I added some aesthetic upgrades, which he took care of quickly. Daniel always responded quickly anytime I reached out to him. I was never stressed about the project, and he made sure to stop by regularly to look at the work that was done. He even noticed things that I hadn't and made sure the crew came back to correct them. Daniel is the lead that you want handling your project. I highly recommend him and his team and would use him again.

We asked for a complex, multi-tiered built-in bench to be integrated into our retaining wall, and they nailed the exact child-safe, flush-front design we wanted. He lives up to the positive comments stated about him. I believe he charges a fair value for his work and his team is actually quite large. My project request included the following: -- Front yard update: removing existing grass and cement bar, adding new astroturf, 6x6 cement slab, adding Decomposed Granite garden and 50 Gallon preformed pond. -- My Backyard request was to remove 1 pergola, and dividing wall, new astroturf, Decomposed Granite side and back wall with plant decor, new valves and sprinkler system. Lastly it included adding in an outdoor kitchen. It took less than 2 weeks start to finish M-Sa, and with 6-7 guys each day. They cleaned up after themselves each day and kept the haul away area to a specific area. They didn't play loud music. Just had an overall good work ethic. I'll let the pictures do the rest...
