Pete came highly reccomended through a trusted, seasoned real estate agent with whom I frequently…read morework -- who also used to do some contracting in his day, same as Pete. Point being, I was looking for an inspector who knows different eras of Virginia home building, and the associated construction and coding difficulties with renovation and pre-closing fixes. This is mine & my fiance's first home together, and I wanted to apply my knowledge to get us into the best buyer's position possible. We are SO thankful we found Pete. As much as I know, Pete was outstanding at catching what I missed, and what my personal knowledge/experience didn't forecast. We caught a potentially very costly and difficult to fix issue, which I was able to research and we found a really wise and frugal solution. We were able to avoid walking away from a great house, and will be closing in a couple days. NoVa/DC has been a seller's market in 2016/17, with a lot of disappointing properties and/or irresponsible sellers. Pete executed our inspection like a seasoned professional. Moreover, he saved us the headache and heartache of having to jump back into the frey of home buying by either needlessly walking away, or being sunk with an unforseen fix/improvement. Before our home inspection, we'd actually scheduled, re-schedule and had to cancel inspections on two different homes that we walked away from before inspection. Each time, Home Scope's staff was always immediately responsive, understanding, rescheduled and worked with us as needed to meet the contract deadlines -- huge lifesaver and anxiety reducer. From the inspection to their office operations, Home Scope is a professional outfit, and the the sole inspection company I refer to clients, friends, family, and anyone who sounds like they desperately need knowledgeable, efficient help in this market. The housing demand around D.C. allows sellers, title companies, sellers agents, etc. to be really careless/sloppy/generaly poor service, and puts buyers at a serious disadvantage. Do you yourself a favor and hire an inspector like Home Scope who knows what they're doing, to protect yourself and your future.

Upon a request I was amazed on how quickly they replied and how detailed and friendly they were. I had someone by my home and look at my kitchen, in which I needed to be completely remodeled, but I had no idea where to start. They provided me with a 3D drawing of how my new cabinets and counter top would look like, which made it so much easier to visualize. Their quote was very detailed. I loved how much information they gave me how many choices I had to chose from. Made things a lot easier for us. We went ahead and decided to use Premiere Home and on the day of the job they showed up on time and they were friendly and courteous. I had new cabinets installed, new tile floor, new stone counter top and also back splash. I love the way my kitchen turned out and I'm glad I went with them. A few months later I had them come back to do some other work. They installed new recessed lights in my living room, Installed a new toilet and some custom shelves in my two bedrooms, again I was very satisfied.

His fee was $825 which is way over the customary rate in the area. Definitely not worth it given…read morethe number of issues we've encountered with the home. For starters, he never mentioned that the AC unit was not sufficient for the home or that the unit itself was a poor brand. It turns out that now we have to replace the 3 ton unit with a 4 ton which will involve ripping everything out and putting a new system in. The cost? Over $8,000. The sump pump. No heads up that it was an old pump and a cheap Home Depot brand. He glossed over the fact that the sump pump drains into the front yard causing water to run into the sidewalk. WINTER IS COMING and that water will turn to ice, creating a potential liability for us. He mentioned that having the sump pump drain to the front isn't uncommon. Well, none of my neighbors have this situation. He could have emphasized what a potential issue this could be. He knew I was an inexperienced home buyer, and unfamiliar with basements as they are not common in my home state. Total price of replacing sump pump and re routing the drainage? $2200 He did do a thorough job with the roof and the electrical portion of the inspection. I would not recommend him. He's costed us over $10,000 that we could have negotiated into the price or added to the contingency addendum. Today 10/14 we noticed something leaking from the kitchen to the garage, it's the refrigerator. What was supposed to be a new refrigerator was actually an old one. The front looked new but once we took it out to see where the leak was coming from, surprise! This thing is old and nasty. We are heading to Home Depot to get a new refrigerator.... More $$$$$$$ down the drain!

Bobby: Oh my apologies, i must have missed that but let me come over to take a look and let you know if there is any water damage. Buyer: No worries, it happens. Thanks for offering to come over and take a look, that would be great since closing is tomorrow... He did not care.. did not want to take any responsibility.. now i am stuck with fixing the roof because inspection contingency was already removed from the contract.
