I had a stellar experience with Jamie! I currently own a condo and am in the process of trying to upgrade to house. To date, I've been through 3 inspections and his was the best, by far! He walked me through all the things he was finding, and really took his time to inspect and educate me. Because of his thorough inspection, I ultimately decided not to move forward on purchasing the house I had under contract. I was able to make this decision and be okay with it because he provided so much education and context. I am so appreciative. I now have a better idea of what to look for AND I will definitely be following up with Jamie again when I do decide to restart my home-hunt. Thanks, Jamie! read more

The individual who answers the phone is Hulbert's wife who multiple times has answered very stand-offish and unprofessionally even when I came about a concern about the inspection. It seems like the inspector is more for the seller rather then the buyer who is hiring them for contingencies. I have done construction management and commissioning before so I dont know how in my case where a window latch on an exterior window thats UPSTAIRS is considered a low priority where there is a fall risk, wind/gust that goes through since it cannot fully latch and would need a potential replacement - which in hand did not help our case with settling on the deal to get this resolved. Literally handed us a paper and not even a follow up call to discuss the contingencies on the home. All I got told was that they only look visually and even when I looked you could see it is a bigger issue than what it was marked as. Waste of $475 that I could've done myself, oh and when I email the owner Hulbert, same half response of excusing the poor inspection that was done. I do not recommend this inspector company whatsoever. I forgot to mention - his wife when I told her the situation told me "This happens when you get a home" like what kind of response is that, don't know but this family business is beyond disappointing and a let down to put it nicely. This establishment lacks the actual foundation of what and who they're doing this for. Also the inspection was 30 minutes for a 3 bedroom and 3 bathroom house.... I've seen people thoroughly inspect homes smaller and take longer. read more

Tim was VERY detailed about the inspection and what needs to be fixed. Provided time for questions and concerns as well as welcoming us to see things while he was inspecting. Great pricing and awesome customer service read more

I just finished my first home inspection with the company owner, Seth Hulbert. He's a very nice and personable guy. Having come a bit early, I saw him parked in front of the property waiting in his car and he was nice enough to let me sit with him while we waited for the listing agent. However, I opted to get some coffee and make some phone calls, but I appreciated the offer since he didn't really know me. When we finally got to the inspection, he was very thorough. Overall, he spent over 2 hours with me going in detail about all the nuances I should know about for my possible new home. I asked him some questions about home improvement and also possible costs about replacing a few things, which he happily answered. I appreciated the insight he provided about other things that seemed to be beyond the typical home inspection process. I'm new to the home inspection process, but for the small condo I'm considering, he really took a lot of time to check everything and make sure I was comfortable. I was especially impressed with the detailed report that he printed on the spot and immediately sent me via email. Overall, the experience was great and I highly recommend going with Seth. read more

Kevin did a great job inspecting -- he identified a range of issues both large and small, and gave helpful guidance about how to prioritize work to be done. I was looking over his shoulder while he worked, and he narrated what he was doing and gave me a crash course in homeownership that on its own would justify the full price of the inspection. read more

The inspector was recommended by my realtor. He missed countless issues, some very basic i.e. washer & dryer falling apart. Instead he focused on small superficial issues without providing much detail. During the inspection he looked overwhelmed with our questions. I was looking for someone knowledgeable, engaged and detailed. I would not recommend this inspector. read more

The Home Inspector, Tim made statements outside of the scope of the inspection in my opinion. He used semantics to suggest a legal bedroom ( approved by the county) was not actually a bedroom. Thus possibly devaluing a home. If you are a seller or buyer, don't let these guys anywhere near your home. read more

We selected HHI based on the great yelp reviews. Tim V. (our inspector) surpassed our expectations! He arrived a few minutes early and introduced him self and explained the inspection process (he then slipped into his house shoes and went about inspecting our soon to be home). Tim was super detailed and called us to point out small issues (we were upstairs) . If I had to do another inspection we would definitely call onHHS/Tim V., he is knowledge, polite and professional. read more

I've bought several houses in the DC area. This inspector was completely incompetent. Didn't show up with an extension ladder to inspect the roof, so I couldn't get the roof inspected. Asked me to pay $150 extra for him to show up on another day after the inspection, for him to photograph the roof with a camera on a pole. He didn't have a ladder to get on the roof of the house; charged me extra for the house being larger; and didn't inspect the washer and dryer. I only realized that he didn't inspect the washer and dryer after closing. After closing, I went to the house; and I realized that the seller lied about there being a hook-up for the washer and dryer. There was no electrical supply for either, whatsoever. An electric dryer requires a 30 amp circuit and a washer requires a 15 amp circuit. There was no gas line, for a gas dryer. There were no water lines supplying cold and hot water to the washer; and there was no standpipe or drain for the waste water. The seller completely lied about there being a hook-up for the washer and dryer. The seller stuck a commercial washer and dryer in the front of the house. If the home inspector wasn't a lazy idiot, he would have performed a routine check. The seller threw us off by having a coin washer and dryer there, and neither the inspector or I had coins; and the inspector didn't perform any checks, whatsoever. He didn't look for circuits, water lines, waste water lines, etc. I would not recommend this inspector to any company. They shouldn't be licensed. read more

Unfortunately, I cannot recommend HHI. Our inspector, Steve, missed a major leak in our kitchen sink. We had to call an emergency plumber within hours of closing. HHI was made aware of this problem but made not attempt to reach out to me to discuss what occurred. Steve was also difficult to get ahold of after sending the report when we had follow up questions before move-in. We have worked with Seth in the past and found him to be terrific. But because HHI missed this glaring error, I have told my realtor I cannot recommend them going forward. read more

Kevin is a wonderful and professional home inspector. He works thoroughly and quickly and does not sugarcoat anything, giving a very clear assessment of everything in the home. He performed two home inspections--the first helped us to dodge a bullet! The second, on a much more solid house, helped us establish confidence in the home we are buying. Kevin provided the preliminary report on-site, and provided the full report the same day. He is very detailed, but is able to explain the various aspects of "house stuff" in terms that are easy for a first-time homeowner to understand. Thank you, HHI! Kevin is GREAT!!! read more

I chose HHI based on other realtor recommendations and definitely put a lot of trust into this inspection. Seth was very pleasant and "seemed" to do a thorough job, noting several things but it became apparent quickly after the inspection that a lot was still overlooked. Within mere days after moving into the home I encountered a slew of issues I believe would have been things an inspector should easily have found and noted during routine inspection and I just dont see how all these things all could have possibly broken down mere days/weeks after he came by. There is a loose siding flapping in the wind on the chimney which I can see visibly from my deck and making noise (I dont need binoculars or to be up on the roof to see this!), the thermostat was broken and not working and I had to replace it, and even more costly things like the hvac unit was making noticeably odd noises and malfunctioning. After several repair techs came out and over $900 in hvac inspections, repairs and parts oded later (and No, this was NOT covered by my home warranty), it was discovered the unit was missing some caps and leaking large amounts of freon and also, the defrost board was fried and faulty- the unit was turning off and on constantly and driving up my power bill by the hundreds. The ceiling fan lights did not work. At the time I just assumed the remote needed new batteries, but no, the lights didnt work, and therefore, I had no lighting in the room at all for quite some time until I had the fan replaced. Within 3 days of move in, the tub faucet water in my bathroom wouldn't turn off after use and was constantly running water- I had to shut off the main water to the home and I had to hire a plumber to fix it. All this was really disappointing to run into so many issues so soon. I feel a better inspection could have prevented me from probably thousands of dollars and multiple hassles and headaches. read more

I would not recommend HHI for a home inspection. Seth was nice enough as a person. He missed a leak from the upstairs bathroom into the kitchen downstairs. If he would've run the tub for even 10 seconds, maybe the leak would've been caught. The cleaning ladies were the ones to point out the water in the cabinets and running down the walls...yikes. After removing cabinets, we found the walls covered in mold. Furthermore, now that I'm a little more educated on house maintenance/improvements, I see how generic the inspection report was. Some of the report was cut-and-paste jargon without really specifying much about our home's components. Keep shopping! read more

HHI did such a great job with our first home inspection! Seth, the owner of HHI did our inspection and he was such a pleasure to work with. Our agent called him on a Wednesday and we were able to book him for that same Saturday! On the day of inspection, he arrived early for the appointment and had already gotten started upon our arrival. As we waited for the realtor to arrive and open the house, Seth walked us around the exterior to point out details of what should get fixed. Seth gave us a ton of valuable information about home maintenance, what to keep an eye on, what the house will need in X amount of years, and overall went over a lot of details with us. As a first time homebuyer, we walked away with a much clearer idea of what we needed to do next and what to expect. I came into the inspection expecting just a list of things to fix, but walked out with a great experience, which was quite a surprise. I highly recommend HHI to everyone looking to get an inspection done! read more

My wife and I just had our home inspection done by Seth and neither one of us could have been more pleased with the service that we received. Seth was extremely thorough, but more importantly, he was patient with us. We followed him around everywhere he went and I was constantly looking over his shoulder. Instead of just ignoring us he welcomed it and explained everything he did to us. He showed us how everything worked, along with the condition of everything of course. Before we moved on to another section of the house he would stop and make sure we didn't have any more questions about that section before moving on. We were both a bit nervous going into this, but Seth made the entire experience amazing for the both of us. Prices are about the same, if not a little bit cheaper than a lot of the other places we've heard about. But it's the reviews on Yelp that led me to Seth and they were all true. I'd give more stars if I could!! Thanks Seth!! read more

Had a great experience. Steve did the inspection for us and was very thorough and also included helpful tips for maintaining the home and even improving on some of the features. HHI and Kevin did an absolutely phenomenal job on my inspection. In addition to his very apparent extensive knowledge of the substantive, technical areas related to completing a home inspection, what particularly stood out was his skill in clearly communicating to me in layman's terms all of the things he was evaluating and his findings. I personally learned a ton. My family who was also present during the inspection likewise remarked about his professionalism. Kevin was the best service provider I worked with throughout my entire real estate buying process and I absolutely will be recommending him and HHI to friends and family. read more

Professional inspectors that give through explanations and know a lot about houses. Kevin and Seth are both wonderful and honest.

Seth Hulbert recently did a home inspection for our first home in Virginia. He was the first at the property and while we waited for my agent, he began to explain to me the Radon testing process and everything involved. He did not mind at all that my agent and I shadowed him during the entire process and explained everything he found along the way. We spent the most time in the basement where he showed me most of everything there is to know about the appliances and their functionality. He found a number of smaller issues with our home and appliances and found a major problem with the roof. (Which will most likely be replaced before our closing.) I feel much more comfortable with the home purchase after using Seth's services. He also was kind enough to refer us to other inspectors who were both very honest and kind over the phone. All of my friends will be referred to him from here on out. Thanks again Seth! read more

We r very happy with this company. We had inspection done with Tim. He was great. He took his time to explain us everything in detail, starting from outside the house and wall the small things inside which we should be aware of. He also send us the detailed report in less than 24 hours. We are first time home buyers and were very nervous but after the inspection we were very comfortable. I am very satisfied with this company and Tim was really very knowledgable. We were also happy that Tim did not rush at any time during the inspection. Not to mention he was in time. Thank you for all your help. read more

Seth completed a very thorough inspection on our new home. He is by far the best home inspector I've used and will definitely use him again in the future. When I first arrived at the home, Seth was already in the back of the house inspecting the exterior of the home. From the start, he was a very friendly and honest person and took the time to completely answer all of the questions I had. When there were problem areas, he took the time to troubleshoot the issues and find the root cause, rather than just identifying the surface issue. The summary report was completed and given to me while we were at the house (he has a portable printer with him) and was extremely thorough. Highly recommended. read more

Used HHI twice in the last year and they were helpful both times! We had Tim for both inspections. Very thorough and happy to have us, the sellers, present for the entire inspection. This, of course, means lots of questions, but he is always happy to spell it out for us or clarify anything. Scheduling was quick and easy and since our first house fell through and we had to get an inspection on a second so soon, they gave us a deal, which was nice. Thank you for being so reliable! read more

Had an inspection with Seth himself and felt very good about our first home purchase and inspection. As an avid watcher of Holmes on Homes, I thought I knew a little already but Seth taught me so much. Over a 3 hour inspection, we walked through everything to include HVAC, electrical (with infrared camera), fire code, roofing and siding, and even went into the attic. We also got a year subscription to a great home owner information service! read more

HHI and our inspector Tim were both incredibly responsive and helpful. We requested a last minute condo inspection and they were able to fit us into their busy schedule. Tim was very thorough with his inspection and was super knowledgeable. He was able to answer all of our questions and provided much needed advice as well as a homeowners help guide to help us with our first home purchase. On top of the quality service, their pricing is very competitive and fair. Seriously, don't look any further. If they have time to fit you in their schedule, go for it. read more

As a first time homebuyer, I was very nervous about missing something critical in the inspection that could jeopardize my families health or safety. After doing the inspection with Ronn, I feel much more confident that in my assessment of the quality of the home I was purchasing and in my abilities as a homeowner. Ronn was knowledgeable, honest, and you could really tell he had a passion for his work. Good or bad, he made sure to point out the tiniest of details and recommend a course of action. He also suggested maintenance tips for the most critical components of the home. As he reviewed these points, he would also attach slips of paper with maintenance instructions for my reference in the future once I own the home. I would recommend HHI and Ronn to any homebuyer, first time or otherwise. read more

Seth Hurlbert of Hurlbert Home Inspection LLC came highly recommended to us by our Realtor -- we can see why, and we are happy to be able to recommend him now as well! We just finished hiring him for a home inspection on another property, and just as last time, we are very happy with his services. These home inspections for us have been particularly important, as they were for investment properties, which brings up two critical points. First, because we're purchasing these as investment properties, we need to know what current or potential problems exist, since any needed repairs could greatly affect the overall price to purchase and rehab the home, which ultimately helps us determine whether or not the deal is worth it. Second, since we are not going to live in the home ourselves (and tenants aren't always great about reporting possible issues), we need to go through the house in detail to uncover any damages, code issues, etc. before they become an issue. Both of these reasons underscore the need for a very thorough home inspector who has the right experience to thoroughly do the job. Seth is definitely such a person. And if/when he does find a potential problem, he is good at explain the importance of it, the severity of it, and what type of work may be involved. When he's done with the inspection you get on the spot a detailed printed report (with color photos) in a binder that includes a useful, plain-English guide on how to operate and protect your home. Seth is also very professional. Not everyone who is great at their trade necessarily has the business skills to go along with it, but Seth does. He is extremely professional in his demeanor and actions, responds quickly to phone calls and emails, and really listens to his clients. We are thrilled we found him! read more

Had an excellent experience with Hurlbert Home Inspection. Thorough, quick, excellent customer service. Would recommend it highly!

Awful company! During the inspection, we had to show the inspector several items which she then noted on the report. She would not have noticed them had we not pointed them out. Since the inspection: 1) The first week we moved into our home, we immediately hired a licensed electrician to come repair a few of the items noted on the inspection report. Upon looking at the basement wiring, he said, "Did you have an inspection?" When we inquired why he asked the question, he said, "There is an open junction box over a gas line. There is another open junction box with burnt wood above it. Several of the wires are not to code and pose a significant fire hazard." (Out $800 to make sure electrical wiring in accessible area was not an "imminent fire hazard.") 2) At the same time we had the electrician working on the flooring, we hired someone to remove the carpet and put flooring on our lower level. Upon entering the rec room, the flooring representative asked the same question, "Did you have an inspection?" Again, we asked why he posed the question. He said, "Building code that says you have to have railing on steps that are this high - it poses a fall risk." (Out $500 to make railing to code and not safety hazard.) 3) The HVAC technician noted the age of the furnace as almost 16 years old, not 7 years as was stated in the inspection report. This was easily identifiable (as the technician showed us) from the serial number on the Goodman gmp125-5 HVAC unit, which started with 0001, which represented January 2001 as the production date for the unit. Additionally, the technician noted that the vent from the unit was a single walled vent, not a double walled "B" vent as was noted in the inspection report. The technician indicated that this was a safety hazard and the inspector should have noticed this during the inspection. (Out $4000 to replace furnace that was 9 years older than we were told.) We have pictures to support the above claims and written statements from the technicians/owners of the companies that these were observable, obvious oversights. The company had their attorney (from another state) write us a letter that no reasonable people would expect an inspector to take a house apart and put it back together again. All of the above claims were visible and each respective technician showed us how and why. HHI did not even offer to refund the charge of the inspection ($495). Our settlement on the house required the previous owners to fix any safety issues. Sadly, we are out the $1300 we spent to make sure that our family members (and any guests) do not burn in a house fire or fall down a significant height. We could even understand paying for a new furnace, in spite of the oversight age, but to insinuate that we are unreasonable and not take responsibility for a poor inspection is inexcusable and unprofessional. Please stay away from HHI. Find another company. read more

Kevin is the best inspector we have ever worked with, and we were also pleasantly surprised to find out that HHI is a company who takes home inspection very seriously! After living in my DC townhouse for 90 days, I realized the magnitude of deficiencies in my home inspection by HHI. It missed structural defects in the deck (not up to code), a broken washer dryer (needed to be replaced), loose gutters, problems with electric, among other issues. My home inspection was completed by Tim. In hindsight, I think I would have bought in a contractor and structural engineer. Tim pointed out the simple cosmetic issues wrong with the house (turn the appliances on and off) but do not put substantive effort into looking under the hood. I think he spent more time switching between his indoor and outdoor shoes! I wish I looked elsewhere for the biggest purchase of my life. read more

Seth Hurlbert inspected my house today and I couldn't be happier. He was very welcoming and thorough. I'm not one to get involved when someone is doing their job and figured he would brief me along the way, but he created conversation that pulled questions out of me. You can tell he was up to speed on all the latest codes and how things should look, sound and smell. I did my research on a dozen or so home inspectors prior to deciding on his company and by far, they had the best overall feel from his website layout, to phone customer service and ease of use. Their cost is justified by the service. At the end of the day I received a binder, helpful utility book, summary of the report, email of the full report and he even supplied a recall summary of all of appliances/AC/water heater etc... I would highly recommend him and his company to anyone. read more
