The individual who answers the phone is Hulbert's wife who multiple times has answered very stand-offish and unprofessionally even when I came about a concern about the inspection. It seems like the inspector is more for the seller rather then the buyer who is hiring them for contingencies. I have done construction management and commissioning before so I dont know how in my case where a window latch on an exterior window thats UPSTAIRS is considered a low priority where there is a fall risk, wind/gust that goes through since it cannot fully latch and would need a potential replacement - which in hand did not help our case with settling on the deal to get this resolved. Literally handed us a paper and not even a follow up call to discuss the contingencies on the home. All I got told was that they only look visually and even when I looked you could see it is a bigger issue than what it was marked as. Waste of $475 that I could've done myself, oh and when I email the owner Hulbert, same half response of excusing the poor inspection that was done. I do not recommend this inspector company whatsoever. I forgot to mention - his wife when I told her the situation told me "This happens when you get a home" like what kind of response is that, don't know but this family business is beyond disappointing and a let down to put it nicely. This establishment lacks the actual foundation of what and who they're doing this for. Also the inspection was 30 minutes for a 3 bedroom and 3 bathroom house.... I've seen people thoroughly inspect homes smaller and take longer. read more

Instead he focused on small superficial issues without providing much detail. During the inspection he looked overwhelmed with our questions. I just finished my first home inspection with the company owner, Seth Hulbert. He's a very nice and personable guy. Having come a bit early, I saw him parked in front of the property waiting in his car and he was nice enough to let me sit with him while we waited for the listing agent. However, I opted to get some coffee and make some phone calls, but I appreciated the offer since he didn't really know me. When we finally got to the inspection, he was very thorough. Overall, he spent over 2 hours with me going in detail about all the nuances I should know about for my possible new home. I asked him some questions about home improvement and also possible costs about replacing a few things, which he happily answered. I appreciated the insight he provided about other things that seemed to be beyond the typical home inspection process. I'm new to the home inspection process, but for the small condo I'm considering, he really took a lot of time to check everything and make sure I was comfortable. I was especially impressed with the detailed report that he printed on the spot and immediately sent me via email. Overall, the experience was great and I highly recommend going with Seth. read more

The Home Inspector, Tim made statements outside of the scope of the inspection in my opinion. He used semantics to suggest a legal bedroom ( approved by the county) was not actually a bedroom. I've bought several houses in the DC area. This inspector was completely incompetent. Didn't show up with an extension ladder to inspect the roof, so I couldn't get the roof inspected. Asked me to pay $150 extra for him to show up on another day after the inspection, for him to photograph the roof with a camera on a pole. He didn't have a ladder to get on the roof of the house; charged me extra for the house being larger; and didn't inspect the washer and dryer. I only realized that he didn't inspect the washer and dryer after closing. After closing, I went to the house; and I realized that the seller lied about there being a hook-up for the washer and dryer. There was no electrical supply for either, whatsoever. An electric dryer requires a 30 amp circuit and a washer requires a 15 amp circuit. There was no gas line, for a gas dryer. There were no water lines supplying cold and hot water to the washer; and there was no standpipe or drain for the waste water. The seller completely lied about there being a hook-up for the washer and dryer. The seller stuck a commercial washer and dryer in the front of the house. If the home inspector wasn't a lazy idiot, he would have performed a routine check. The seller threw us off by having a coin washer and dryer there, and neither the inspector or I had coins; and the inspector didn't perform any checks, whatsoever. He didn't look for circuits, water lines, waste water lines, etc. I would not recommend this inspector to any company. They shouldn't be licensed. read more

Unfortunately, I cannot recommend HHI. Our inspector, Steve, missed a major leak in our kitchen sink. We had to call an emergency plumber within hours of closing. HHI was made aware of this problem but made not attempt to reach out to me to discuss what occurred. Steve was also difficult to get ahold of after sending the report when we had follow up questions before move-in. We have worked with Seth in the past and found him to be terrific. But because HHI missed this glaring error, I have told my realtor I cannot recommend them going forward. read more

I would not recommend HHI for a home inspection. Seth was nice enough as a person. He missed a leak from the upstairs bathroom into the kitchen downstairs. If he would've run the tub for even 10 seconds, maybe the leak would've been caught. The cleaning ladies were the ones to point out the water in the cabinets and running down the walls...yikes. After removing cabinets, we found the walls covered in mold. Furthermore, now that I'm a little more educated on house maintenance/improvements, I see how generic the inspection report was. Some of the report was cut-and-paste jargon without really specifying much about our home's components. Keep shopping! read more

I chose HHI based on other realtor recommendations and definitely put a lot of trust into this inspection. Seth was very pleasant and "seemed" to do a thorough job, noting several things but it became apparent quickly after the inspection that a lot was still overlooked. Within mere days after moving into the home I encountered a slew of issues I believe would have been things an inspector should easily have found and noted during routine inspection and I just dont see how all these things all could have possibly broken down mere days/weeks after he came by. There is a loose siding flapping in the wind on the chimney which I can see visibly from my deck and making noise (I dont need binoculars or to be up on the roof to see this!), the thermostat was broken and not working and I had to replace it, and even more costly things like the hvac unit was making noticeably odd noises and malfunctioning. After several repair techs came out and over $900 in hvac inspections, repairs and parts oded later (and No, this was NOT covered by my home warranty), it was discovered the unit was missing some caps and leaking large amounts of freon and also, the defrost board was fried and faulty- the unit was turning off and on constantly and driving up my power bill by the hundreds. The ceiling fan lights did not work. At the time I just assumed the remote needed new batteries, but no, the lights didnt work, and therefore, I had no lighting in the room at all for quite some time until I had the fan replaced. Within 3 days of move in, the tub faucet water in my bathroom wouldn't turn off after use and was constantly running water- I had to shut off the main water to the home and I had to hire a plumber to fix it. All this was really disappointing to run into so many issues so soon. I feel a better inspection could have prevented me from probably thousands of dollars and multiple hassles and headaches. read more

My wife and I just had our home inspection done by Seth and neither one of us could have been more pleased with the service that we received. Seth was extremely thorough, but more importantly, he was patient with us. We followed him around everywhere he went and I was constantly looking over his shoulder. Seth Hulbert recently did a home inspection for our first home in Virginia. He was the first at the property and while we waited for my agent, he began to explain to me the Radon testing process and everything involved. He did not mind at all that my agent and I shadowed him during the entire process and explained everything he found along the way. We spent the most time in the basement where he showed me most of everything there is to know about the appliances and their functionality. He found a number of smaller issues with our home and appliances and found a major problem with the roof. (Which will most likely be replaced before our closing.) Awful company! During the inspection, we had to show the inspector several items which she then noted on the report. She would not have noticed them had we not pointed them out. Since the inspection: 1) The first week we moved into our home, we immediately hired a licensed electrician to come repair a few of the items noted on the inspection report. Upon looking at the basement wiring, he said, "Did you have an inspection?" When we inquired why he asked the question, he said, "There is an open junction box over a gas line. There is another open junction box with burnt wood above it. Several of the wires are not to code and pose a significant fire hazard." (Out $800 to make sure electrical wiring in accessible area was not an "imminent fire hazard.") 2) At the same time we had the electrician working on the flooring, we hired someone to remove the carpet and put flooring on our lower level. Upon entering the rec room, the flooring representative asked the same question, "Did you have an inspection?" Again, we asked why he posed the question. He said, "Building code that says you have to have railing on steps that are this high - it poses a fall risk." (Out $500 to make railing to code and not safety hazard.) 3) The HVAC technician noted the age of the furnace as almost 16 years old, not 7 years as was stated in the inspection report. This was easily identifiable (as the technician showed us) from the serial number on the Goodman gmp125-5 HVAC unit, which started with 0001, which represented January 2001 as the production date for the unit. Additionally, the technician noted that the vent from the unit was a single walled vent, not a double walled "B" vent as was noted in the inspection report. The technician indicated that this was a safety hazard and the inspector should have noticed this during the inspection. (Out $4000 to replace furnace that was 9 years older than we were told.) We have pictures to support the above claims and written statements from the technicians/owners of the companies that these were observable, obvious oversights. The company had their attorney (from another state) write us a letter that no reasonable people would expect an inspector to take a house apart and put it back together again. All of the above claims were visible and each respective technician showed us how and why. HHI did not even offer to refund the charge of the inspection ($495). Our settlement on the house required the previous owners to fix any safety issues. Sadly, we are out the $1300 we spent to make sure that our family members (and any guests) do not burn in a house fire or fall down a significant height. We could even understand paying for a new furnace, in spite of the oversight age, but to insinuate that we are unreasonable and not take responsibility for a poor inspection is inexcusable and unprofessional. Please stay away from HHI. Find another company. read more

We just finished hiring him for a home inspection on another property, and just as last time, we are very happy with his services. These home inspections for us have been particularly important, as they were for investment properties, which brings up two critical points. First, because we're purchasing these as investment properties, we need to know what current or potential problems exist, since any needed repairs could greatly affect the overall price to purchase and rehab the home, which ultimately helps us determine whether or not the deal is worth it. Second, since we are not going to live in the home ourselves (and tenants aren't always great about reporting possible issues), we need to go through the house in detail to uncover any damages, code issues, etc. before they become an issue. Both of these reasons underscore the need for a very thorough home inspector who has the right experience to thoroughly do the job. Seth is definitely such a person. And if/when he does find a potential problem, he is good at explain the importance of it, the severity of it, and what type of work may be involved. When he's done with the inspection you get on the spot a detailed printed report (with color photos) in a binder that includes a useful, plain-English guide on how to operate and protect your home. Seth is also very professional. Not everyone who is great at their trade necessarily has the business skills to go along with it, but Seth does. After living in my DC townhouse for 90 days, I realized the magnitude of deficiencies in my home inspection by HHI. It missed structural defects in the deck (not up to code), a broken washer dryer (needed to be replaced), loose gutters, problems with electric, among other issues. My home inspection was completed by Tim. In hindsight, I think I would have bought in a contractor and structural engineer. Tim pointed out the simple cosmetic issues wrong with the house (turn the appliances on and off) but do not put substantive effort into looking under the hood. I think he spent more time switching between his indoor and outdoor shoes! I wish I looked elsewhere for the biggest purchase of my life. read more
