Thorough inspection for our new home. Inspection report was well documented and detailed. Would use again

At the outset, the situation was a bit unusual. We are renting this home with an option to purchase. So we wanted an inspection to know if there was any pressing issues with the home before we made a decision on the option. So we didn't want a typical home sale inspection, nor is this review reflective of that type of service. Let's start with the good. This company is very easy to communicate with. They are responsive and easy to reach out to. Joseph (who conducted the inspection) is also very personable. He did a thorough review of the home and even gave us some thoughts on how we might re-design, paint or structure the rooms in our house. Finally, the price was great, He understood the unique needs of my situation and adjusted it to a reasonable rate. My big issue came after the inspection. I negotiated the receipt of a report prior to the inspection as the landlord would need a copy. I had to continuously follow up on this after the inspection and then ask him to add issues he identified that I had written in my own notes but were not included in the report. Although I finally got a report, it took a lot of effort on my end to receive it (and it was a bit less comprehensive than I hoped for). read more

TL; DR: Joe came out TWICE, was incredibly thorough and amazing to work with both times, had a great personality and sense of humor, and his inspection report not only hit all American Society of Home Inspector (ASHI) criteria, but he also had many sections of recommendations! Total above and beyond. I called Joe with the need of a pre-purchase inspection of a short sale in less than 72 hours. He promptly responded with a text saying he was at an inspection and needed to respond later. Of which he did an hour later. (Most contractors just ignore you until they're completely free, and that usually is 12-24 hours later.) The scheduling was a breeze as we coordinated everything via text. The day of inspection Joe and his assistant showed up on time, with gear and ready to go. My realtor wasn't there yet to get the lock box open, so Joe began his exterior inspection. As soon as we got in, he immediately went upstairs to turn on the dishwasher to test both the water (leakage) and electricity. Then, he promptly went back downstairs to check on the furnace. This is where problems began... Remember I mentioned the home is a short sale? The owner and the bank did not keep up with the bills, and the gas and water were turned off. Now, most would be difficult and uncomfortable, NOT Joe! He worked on the backyard exterior and did preliminary walk through of general issues and checked the windows, in the meantime my realtor contacted the listing side to get the utilities turned back on. Once that call was made, Joe graciously told me he will come back out at no additional cost to me! Fast forward a week, Joe and his assistant came back out and still were amazing to work with. This time they tested every single wall outlet, checked all the windows again, tried all the doors and the doorframe, all plumbing, the attic, etc. etc. With every step I followed, he explained what he was looking for and why, and what to keep an eye on as time progresses. There was not one thing on the report that surprised me because he showed it all during the walkthrough. What's even more amazing is that Joe got the report back to me within 8 hours of us parting ways. I can go on but.. You'll get the exact same customer service and diligence during an inspection he'll do for you. Joe took his time (3hours) for this sqft 1400 townhome - while researching, reviews of other contractors had said they breezed through 2500sqft in an hour. Joe was extremely detail oriented and explained everything he was doing as we went through the process. He took detailed notes and a ton (120+) of pictures of the property to include in his very timely write-up (less than 48 hrs, even with the amount of photos). I really appreciate the way he answered my questions, and was very verbal with what he was seeing even when I didn't ask, identifying any and all issues that were visible. His attention to detail probably saved me a lot of future headaches! In addition, the first day we had scheduled ended up getting cancelled (on a Sunday!) because the power had been turned off, so we had to set it for a later date. Joe took it in stride and remained positive throughout both of the days, even arriving early on the rescheduled date. Which reminds me: he is great at keeping up communication via phone/email/Yelp, whatever you prefer. We got two house inspection done by this person. First one went well but we ended up not getting the house. Then we needed another inspection and hired him again. I dont know how to describe my experience, it was horrible and weird. The guy arrived with his wife and kid who just hung around the house. We found this extremely unprofessional. Then just before he started the inspection he told us he cant get the radon test done , since he does not have his own lab and the kit he ordered did not arrive. This put us in a lot of difficulties, because we needed the inspection report within a day which we told him before. Now we needed to find another company who does just the radon test. We requested if he could reduce the price since this was part of the contract, he refused and seemed like he was offended. During the inspection he almost seemed like under influence of alcohol or drugs because he acted really strange, constantly made jokes about our realtor and started talking to my husband about extremely personal stuff( his sexual relationship with his wife) which made my hsuband very uncomfortable. We found his whole behavior very bizarre. Then came the real trouble, next day he refused to give us the full report after accepting the full payment. We called him multiple times and he didnt pick up, didnt reply to our messages, then finally he agreed to talk to my husband, started this very long conversation, kept on rambling about his personal life, how we hurt his feelings by asking for a price reduction etc etc, he again seemed drunk or under influence of something, the ramblings were so random and bizarre, no normal person can talk like that. Then came the real shocker, just when we started to wonder how in the world this guy has so many good reviews based on which we hired him, he admitted he figured out a way to fake reviews. I didnt know anyone could do that, on google or yelp. I am not sure if he was telling the truth but at that point we just wanted an inspection report and almost begged him to forgive us and give us the report. Long story short, this person made our house buying experience extremely difficult, he was extremely unprofessional and his behavior made us scared so much it took my a couple of years to write this review, because my husband thinks he might try to hurt us, because that's how crazy he seemed. read more

I contacted Joseph for a required preventative inspection by our condo management. Joseph was super responsive on Yelp regarding the quote and all the details. He showed up 5-10 minutes before the appointment. Looking over the inspection list, he quickly figured out that I really needed a licensed plumber to do most of the required inspection. It was my mistake for not checking ahead, but he still gracefully went through all of the items and gave me some pointers without charging anything. Based on other reviews and my experience, I can say that Joseph is not only a great home inspector but also a wonderful human being. When Joseph answered my request for a quote I realized I was dealing a professional and reasonable home inspector. His price was very competitive. As a first time home buyer, I had many questions about hiring a home inspector. He was patient and answered every question promptly. Payment was done online and contract was signed online - making things very easy for me. The day of the inspection, he arrived at the time we agreed upon and got to business right away. I walked through the inspection with him. He showed me things that weren't right and things that were really bad. We had one particular problem, the HVAC system could not be inspected due to a faulty thermostat. He offered to come back to inspect/test later that week. Joseph was outstanding! Very professional and extremely thorough. I was caught in a situation where I had to get a home inspection done within 3 days and the first two were over the weekend. Joseph made the time to meet me and my realtor first thing Monday morning. He allowed me to shadow him as he worked through the house and pointed out items to me along the way. He even did a mold test and expedited the request (with an extra fee of course) so I could have everything in front of me to make a wise decision about my investment. At the end of the service I hadn't even noticed that I made the check out in the wrong amount. He got out of his car and ran over to let me know that and get me to write out a check for the correct amount....honesty is so hard to come by! The house was my dream home, but his report laid everything out in a way to know that despite how bad I wanted the home, there were some underlying issues that could potentially be detrimental to me in the future. Not that they couldn't be fixed, but I really had to be honest with the list of items out of code and the costs associated with fixing them. I wasn't getting seller concessions and I already went waaayyyy over during the bidding process to get my offer accepted. I cried about it, but then realized that he was a person of integrity and knew how to do his job in protecting and informing the home buyer. I even spoke to him on the phone prior to the report being completed to understand things in more detail as I was on a tight deadline to void my contract if necessary. He walked me through everything and was more than willing to answer any of my follow-up questions. I'm not just saying this as a veteran, but folks customer service and just doing right by people should never come with a price tag. As a mid-savvy investor there are times when my eyes are jaded and need an outside opinion. Hiring Joseph saved me $2625 off my accepted contract Quality - Very thorough. Joseph reviews all appliances, outlets (if accessible) and ceilings of the house. He goes through all rooms and should anything catch his attention he reviews that with you and captures it on camera. Outside he goes over the roof fairly well and explains his opinion on the condition of the roof along with exterior. The best part of the inspection was when he discovered an old power box showing evidence of knob and tube wiring and over viewing the attic. Joseph's shortcomings were good attention to the flooring and if there were items in the way he just moved along. Customer Service - I think it's fantastic that you can pay through his website via PayPal and he offers discounts to military/government/teachers/cops/firefighters/1st time home buyers. He's was punctual (on time). He answers his phone quickly and that is his best point of contact.
