Absolutely warning prospective buyers to avoid this inspection service at all costs. Less than five years into owning our home, we find new - major - issues that the inspection completely missed over and over. From duct work and HVAC to major appliances and everything in between. Within the first year we had major appliances malfunctioning and within first three years other major appliances were failing. Every single technician and repairman that has visited has noted "this was something that should have been caught during your inspection." Our home was inspected by Donofrio and Associates, LLC for the buyer of our home. Our property has natural gas appliances, specifically a gas fireplace. After the inspection, our house was empty for about five hours. When we got home, I started to put our 8-month-old twins to bed. When I returned to the main floor, I smelled a significant amount of gas centered on the fireplace. Further inspection showed that the pilot light was out, and the flow regulator was stuck at full-on. As fast as I could, I turned the gas fireplace off. I called the company and notified them of the incident, and one of the owners called me. He was clearly looking to avoid blame at all costs. Instead of speaking to his inspector to find out what happened, he called me and was aggressive and immediately attempted to shift blame to my family. I mean, I get mistakes can happen, but maybe you could just say "sorry" and leave the combative attitude for someone else... and not the family of four you could have harmed. The gross professional and personal negligence of the home inspector could have led to the deaths of myself, my husband, our two 8-month-old twins and our two cats, and the serious damage or destruction of our property. As a licensed home inspector they should have recognized the smell of natural gas, identified where it emanated from, and took corrective action to fix the problem that they caused before leaving the property. Remember, picking an inspector when you purchase a new home is to protect your future investment. If the house blows up, it isn't an investment to anyone. Take your money elsewhere. As a Veteran I would not recommend. Uses Veterans for income nor for ethical practices. Extensive water, electrical and HVAC damage missed (Approx. $25K). Look at all of the photos for yourself. I have ulcers from this experience on my hands, arms and legs, and the stress has been unbearable and caused me to shake. At the age of 53 I will most likely never recover financially. I asked company to reasonably reimburse $15K or face legal action, and this was the owner's snotty response, he is a lazy and unethical person who hides behind his limited liability, the management company for this property stated it was Donofrio's fault: Hi Tom, We will not pay your request. There is no need to wait for an attorney, you may act now. Please give him the agreement you signed from is limiting our liability to the inspection fee. This may prevent you from wasting money on an attorney. I hope you are able to remedy your condo issues and your health issues in a timely manner. Have a great night. I used Donofrio for the home inspection on the condo I am in the process of purchasing and the level of service I received was 2nd to none! Two inspectors completed the process and were extremely thorough. They explained what they were doing along the way, answered questions I posed and also provided home owner tips on maintenance of appliances and units such as HVAC and hot water heaters. They use really great technology as well to capture notes and pictures during the inspection which allows them to send the report within hours after completion. AVOID THIS COMPANY AT ALL COSTS. Early 2022 we bought a home that required a home inspection. We trusted our relator's suggestion and the positive reviews on google with Donofrio. Everything seemed like it was going well during the time of inspection having conversations about how we were about to have another baby and the inspector emphasized the importance of moving into a place that was safe for a growing family. Being we are not home professionals we rely on people like Donofrio to provide us with honest and transparent feedback about such a large purchase. Well, about 2 months of living in the house our pest control service informed us we have a termite issue that had been an established problem of well over a year. They were surprised to find out we just moved into the house because this problem was so obvious the inspector should have caught it. We thought the worst was behind us. Welp, here comes the attic inspection. We are now told we have a rodent infestation! And not one that just happened overnight but has been there so long that the insulation has changed color and there is an entire network of pathways and dens. We were told this has to have been going on for years. At this point we were like "why didn't the inspectors find this if it was so obvious?" We politely brought this up via e-mail to Donofrio to understand why this was missed. It took months to get a response and let me tell you, it was not a kind response. I have had poor customer service in the past but I don't think it has ever been this unprofessional, condescending, or tactless in my life! Like, it's not just a burger that was made incorrectly, this is OUR HOME and WE TRUSTED YOU! Patronizing us by saying that "homeownership costs money and requires continual maintenance" when it was your negligence in disclosing these established problems that are costing our family thousands of dollars in an already expensive housing market. Zero accountability was taken by saying "I understand your need to play the blame game, but this was not our fault." Seriously? I would have been fine (because the state of VA protects companies like this) if they professionally said, "I am sorry that this has happened, we take pride in our work and will be sure to address this internally, thank you for bringing this to our attention." Even better if they just returned the fee, though didn't expect that or anything more. Nope! That was not the approach. Instead we essentially are being cyberbullied. So please, if you have taken the time to read this review DO NOT USE DONOFRIO. I see that this has happened to a few others as well and I feel for them. It must be nice to be making bank in a hot market to not care whether or not you are doing a good job. Well I will tell you that you are doing a disservice to those who are working hard to make the money to pay for your negligence. If I could give 0 stars or less I would. read more

Update: Now, October, several months after we move in, our drywall starts cracking. We hire a well reviewed foundation specialist who informs us, after taking extensive measurements for 2 hours, our house is sinking in the middle and we need 3 jacks and footings to fix the problem. This is estimated at $8000. So a foundation problem was also missed. After everything I've mentioned, and not mentioned, we have spent over $40,000 on repairs that the inspector missed and is "not liable for." Please, please consider using another company for your home inspection. Don't end up in the same position unless you have lots of money to burn. read more

While we were there, they pointed out some key areas to pay attention to in the future, as well as some current issues. If there was something in particular that might not translate well to the inspection report, they showed it to us and explained the issue comprehensively. The inspection report that we received covered all the details that they explained to us, as well as providing photos of everything they inspected. My husband and I hired Donofrio & Associates for our pre-drywall inspection and our pre-settlement inspection for our new construction home in Ashburn. For the pre-drywall inspection we didn't really feel like we got our money's worth -- not because they weren't able to find much but because we just felt like he didn't really provide us with any information and he didn't seem as knowledgeable as our pre-settlement inspector. Our pre-drywall and pre-settlement inspectors were different. However for the pre-settlement inspection we had Jason Donofrio who was fantastic. He came early with a digital camera and all his tools for his process. He tested ALL the outlets, went into the attic to make sure everything was in tact up there, he tested the smoke alarms, the air conditioning, the heat, I mean every little thing you could think of. He was very thorough and we truly appreciated his input. He was very nice and answered all of our small questions as first time homebuyers. Luckily there were only a few minor things that he found with the house that needed to be addressed, but his completeness was highly appreciated. To top it all off, the report was sent to us about an hour after he left the inspection site. I can't tell you how much I appreciate punctual behavior as a client. read more
