What a garbage company. For $1300 this is the service I got First they missed the fact that the house has an unfinished basement during scheduling. Sent two inspectors. One of them broke his toe earlier in the morning and was barely doing anything (don't blame him. Sucks they made him work through it) The other inspector frank was condescending and didn't seem like he wanted to be there. Had to argue with him to look at the deck and under it for issues we discovered ourself. Then we get a boilerplate inspection report with pictures missing and nothing meaningful. no response when asked about it. Update: In case it looks like I'm being too negative, take a look at my profile and other reviews I left for companies that actually deserve your money. read more

Dawa provided us with a very detailed full inspection and education on home condition and maintenance. She's very thorough, attentive to client questions and took a lot of time to explain her findings. Most importantly, her input helps us to distinguish between what is and isn't a problem, and what the signs are for a potential issue in the future. The level of confidence her inspection provided us as first time homebuyers is well worth the service price. highly recommend! read more

I had the pleasure of working with Bob Enders, and I can't recommend him enough. He was incredibly thorough, professional, and patient while inspecting my home for mold and air quality issues. Bob took the time to explain each step of the process, the different types of testing being performed, and what the results would mean. His deep knowledge of air quality and mold inspection made me feel confident that my home was in good hands. What really stood out was his personable nature, he's truly a people person with great energy and a calm, gracious demeanor that immediately puts you at ease. I can't say enough good things about Bob Enders! From the moment he arrived, his positive, gracious energy filled the space. He's one of those rare people who not only knows his craft but genuinely cares about the people he's helping. Bob walked me through everything from air quality testing to understanding mold types and prevention in a way that was clear, honest, and easy to understand. He's not just an inspector; he's an educator, a problem solver, and truly a people person. You can tell he takes pride in making sure you feel informed and comfortable every step of the way. Not Recommended. I got my inspection done by Top and Bottom, and was very dissatisfied. My inspector reported in the official report no mold in the home, however, there was in fact visible mold on the bathroom vent grills. Visible to the naked eye. There's no way he could've missed that as he was thorough in examining the home. In addition, the inspector did verbally affirm the day of the inspection that there was "No lick of mold inside the home", and that I should not worry and it was only contained in the HVAC outdoor closet. In essence, I was fine with the mold outside, but NOT inside the home where I need to vacate and treat the spores by other professionals. So after I closed on the home, and found the mold, I called them back to relay my disappointment and the inspection manager was strong-arming me in saying that their inspectors couldn't have said such a thing because they aren't allowed to affirm mold status...Well, he did though and all I ask was an acknowledgement of this error. I wouldn't have gone through the trouble of leaving a review if it wasn't for the manager's unprofessional and aggressive attitude. Would not recommend this business. Save yourself the trouble. read more

Buying a new house is always a stressful proposition, but Dawa with Top to Bottom services gave my parents the confidence they needed to move forward with the purchase of their new home. She was cheerful and informative throughout the inspection and highlighted several things they'd never have known to consider. In addition to the main home inspection we also used Top to Bottom for pest and septic inspections. The specialty contractors they brought in to handle those inspections were just as helpful and detailed. I'd recommend Top to Bottom to anyone looking for a great inspection company in the DMV area! read more

Frank was my home inspector. Very professional and did a bery thorough inspection. He welcomed any and all questions, explained the main areas to me as he worked his way through his process. Bob Enders at Top to Bottom give me the most thorough home inspection I have had in three decades of buying and selling homes. His report and his verbal comments during the multihour inspection not only gave me specific clarity on some problem areas, but it literally taught me how to operate the house. I cannot recommend him highly enough. read more

I am the listing agent for my seller's townhome in Fairfax. Top to Bottom was hired by the buyers to do the home inspection on my sellers townhome. When my sellers returned home after the home inspection was completed on Saturday, they arrived home to hear an alarm going off inside of house. They discovered water detection alarms in the laundry/utility room were activated. They found water collecting in overflow pan underneath water heater and spilling onto utility room floor. They then realized that the home was humid and warmer than expected and discovered HVAC was off and thermostat read "system malfunction". The Electrical panel doors had been not closed properly during the inspection. It was obvious that breaker switches had been turned to off and not reset correctly. It was discovered that the water was coming from the pump that evacuates the water from the lower zone air handler-that is responsible for draining the condensate from the cooling coils/air handler. Because the breaker for that room was turned off, the pump was not working and there was overflow. That may have then caused the HVAC "system malfunction". The owners then had to reset the breakers in the electrical panel, restart the pump, dry the coils in the air handler, and reset both HVAC units as well as the thermostats. It was after all of that, that they were finally able to clear the "system malfunction" notice and restart the HVAC units. The home inspection company was called to be made aware of their negligence and they were unwilling to take any responsibility. read more

Years later adding another review. This company inspected my mothers home where my family has lived for the past 3+ years now. Company did a terrible job on the inspection and now I feel inclined to let the community know after multiple recent inspections from HVAC experts that the entire A/C unit in the ceiling is not up to code. This unit was the same unit during top to bottoms inspection. It is a through the wall unit that is not repairable due to its positioning , not up to code, very dangerous to work on/remove and has been described by subsequent inspectors as "something I've never seen and should have never seen in the first place". read more

Another fantastic inspection with Top to Bottom Services. Bob was thorough and work with my buyer to ensure her confidence and full understanding of her new home. With his patience and easy demeanor, Bob made my buyer client feel very comfortable in moving forward. And the in depth report - delivered in a matter of hours! - provides a working document for her in the future. TTBS provides buyers with confidence and knowledge but more importantly they are working partners every step of the process. Scott in the office is always so thorough to schedule and go over options with the clients. Dan, the owner, has built a well oiled machine of best trained inspectors and support team so that you can be 100% confident with their inspections. read more

Aaron and Frank provided outstanding service during my home inspection and testings earlier this month. Both were very polite, timely, maintained a clean working environment, and were exceptionally professional. I was able to be present the day of the inspection and both Aaron and Frank were able to answer any questions I had as I shadowed them while learning more about the property. I'm very appreciative of my real estate agent David Engel for recommending Top to Bottom Services. I would highly recommend and plan to use them for future inspection and testing needs. read more

I am so impressed with how extensive the inspection process was! This is my first home, so Jim allowed me to tag along to see all of the details. He explained best practices for keeping the home's systems well maintained. He thoroughly explained things to me that I had never considered. He pointed out challenges that I can pursue with the current owner, to make sure the home is safe, and he also explained that cosmetic items I can choose to pursue or "pick my battles" if it's an issue that isn't going to be a deal breaker or massive expense to get handled. He was incredibly professional and I am so thankful for the quality of the service I was provided. Worth every penny! read more

Easy to work with. Scheduling, price all good. Thorough inspection. Everything explained and all questions answered.

Hired Matt to do a home inspection and let me tell you, he talks a lot!! He wants you to be informed of every little thing that is in need of attention or could be an issue later down the road. Very informative but damn, he talks a lot! Like, can you just answer a few of my questions and do the work without telling me every little detail? Haha. But in all seriousness, Matt and his assistant were really good and even gave good insight on a lot of things. Very thorough and he doesn't even care if the seller is there for the inspection, he will tell them straight up if something looks like it is an issue and will support his claims. read more

Inspection on very large home with 4 inspectors - 6hours. Jim Parlato coordinated the entire inspection and the day could not have gone better. I called TTBS again for the inspection of a new build. Bob Enders was amazingly thorough in his report, and the builders were even surprised by some of the detail that he caught. Bob has a lot of prior experience managing new builds, so he is especially knowledgeable there. I gave the builder a copy of Bob's report and we were able to just go down the list for all the corrections. Customer service on the phone is always top notch, even with their after hours phone service. I was able to book me on short notice with my preferred inspector. Top to Bottom really gives me peace of mind that nothing has been overlooked. I can't recommend them highly enough!! read more

We had a great experience working with Jim and Top to Bottom Services for an inspection of a property we are buying. Jim was extremely knowledgable, thorough, and competent. He offered clear explanations of the many systems in our prospective new home. As a first time home buyer, I really appreciated the depth of his knowledge and experience -- I learned so much in those couple of hours looking literally from top to bottom in every nook and cranny of the house. We left there with a really good sense of the condition of the home (fortunately excellent condition!). And I feel confident not only in making the purchase, but in being able to take care of our home better once we move in! Highly recommend Top to Bottom. Thanks! read more

I'm a real estate agent with over 20 years of experience but work where public water and sewer are the norm. I'd had classroom instruction on well and septic systems, but no hands-on experience. Scott at Top To Bottom Services was extremely professional, easy to deal with, scheduled and re-scheduled inspections due to unforeseen circumstances at the property, and kept me informed in a timely manner via email and phone. The three Top to Bottom Services inspectors who performed the work were all very professional, on-time, friendly, and patient in explaining things and answering my many questions. I've tagged along on many home inspections, but it was the first time I used this company's services, and it was for a property I am planning on buying. I am in no way affiliated with them, I did not receive any special treatment or discounts for being an agent, and now that it's said and done, and I received my inspection reports, I can recommend them without hesitation! Thank you for your assistance Guys! I will be recommending you, and I hope to do business with you in the future! read more
