What a garbage company. For $1300 this is the service I got First they missed the fact that the house has an unfinished basement during scheduling. Sent two inspectors. One of them broke his toe earlier in the morning and was barely doing anything (don't blame him. Sucks they made him work through it) The other inspector frank was condescending and didn't seem like he wanted to be there. Had to argue with him to look at the deck and under it for issues we discovered ourself. Then we get a boilerplate inspection report with pictures missing and nothing meaningful. no response when asked about it. Update: In case it looks like I'm being too negative, take a look at my profile and other reviews I left for companies that actually deserve your money. read more

Not Recommended. I got my inspection done by Top and Bottom, and was very dissatisfied. My inspector reported in the official report no mold in the home, however, there was in fact visible mold on the bathroom vent grills. Visible to the naked eye. There's no way he could've missed that as he was thorough in examining the home. In addition, the inspector did verbally affirm the day of the inspection that there was "No lick of mold inside the home", and that I should not worry and it was only contained in the HVAC outdoor closet. In essence, I was fine with the mold outside, but NOT inside the home where I need to vacate and treat the spores by other professionals. So after I closed on the home, and found the mold, I called them back to relay my disappointment and the inspection manager was strong-arming me in saying that their inspectors couldn't have said such a thing because they aren't allowed to affirm mold status...Well, he did though and all I ask was an acknowledgement of this error. I wouldn't have gone through the trouble of leaving a review if it wasn't for the manager's unprofessional and aggressive attitude. Would not recommend this business. Save yourself the trouble. read more

I am the listing agent for my seller's townhome in Fairfax. Top to Bottom was hired by the buyers to do the home inspection on my sellers townhome. When my sellers returned home after the home inspection was completed on Saturday, they arrived home to hear an alarm going off inside of house. They discovered water detection alarms in the laundry/utility room were activated. They found water collecting in overflow pan underneath water heater and spilling onto utility room floor. They then realized that the home was humid and warmer than expected and discovered HVAC was off and thermostat read "system malfunction". The Electrical panel doors had been not closed properly during the inspection. It was obvious that breaker switches had been turned to off and not reset correctly. It was discovered that the water was coming from the pump that evacuates the water from the lower zone air handler-that is responsible for draining the condensate from the cooling coils/air handler. Because the breaker for that room was turned off, the pump was not working and there was overflow. That may have then caused the HVAC "system malfunction". The owners then had to reset the breakers in the electrical panel, restart the pump, dry the coils in the air handler, and reset both HVAC units as well as the thermostats. It was after all of that, that they were finally able to clear the "system malfunction" notice and restart the HVAC units. The home inspection company was called to be made aware of their negligence and they were unwilling to take any responsibility. read more

Years later adding another review. This company inspected my mothers home where my family has lived for the past 3+ years now. Company did a terrible job on the inspection and now I feel inclined to let the community know after multiple recent inspections from HVAC experts that the entire A/C unit in the ceiling is not up to code. This unit was the same unit during top to bottoms inspection. It is a through the wall unit that is not repairable due to its positioning , not up to code, very dangerous to work on/remove and has been described by subsequent inspectors as "something I've never seen and should have never seen in the first place". read more

I called TTBS again for the inspection of a new build. Bob Enders was amazingly thorough in his report, and the builders were even surprised by some of the detail that he caught. Bob has a lot of prior experience managing new builds, so he is especially knowledgeable there. I gave the builder a copy of Bob's report and we were able to just go down the list for all the corrections.
