I got a response from Mark on 05/11/24, and we talked on the phone for over 5 minutes to discuss the location of the house, the best time to do the inspection, and the prices. He was patient as I asked many questions, and I never felt rushed. We decided to the home inspection on 05/13/24. On 05/12/24, it rained very hard, and I was concerned about the new house since it is located next to a drainage system. Fortunately, Mark was doing another home inspection in the area and dropped by to take some pictures for me, mind you, I did not even ask him to do so. He just thought it was a good idea to do so since he was in the area. He sent pictures and confirmed that the basement was not affected. I appreciate this so much as it gives me a peace of mind. On 05/13/24 Mark, my realtor, and I went to the house for the home inspection. Mark is very thorough and meticulous with everything. He took his time to explain everything to me and answered all my questions. He even spent around 5 minutes on the roof to ensure there is no problem with it. He also did the radon test for me. I am extremely satisfied with the services provided by Mark. I highly recommend him.

One of them broke his toe earlier in the morning and was barely doing anything (don't blame him. Sucks they made him work through it) The other inspector frank was condescending and didn't seem like he wanted to be there. Had to argue with him to look at the deck and under it for issues we discovered ourself. Then we get a boilerplate inspection report with pictures missing and nothing meaningful. no response when asked about it. His decades of experience allowed him to quickly assess multiple observations and concerns and provide a detailed, recommended course-of-action. Prior the actual site visit: 1. Mr. Delgado employed all of the most convenient forms of communication (examples: texts, emails, and video calls). This made it very convenient for me to relay my concerns and prepare for the site visit. 2. Mr. Delgado requested a detailed list of all my concerns and observations. This allowed us to structure the site visit so that our collective time was used wisely. During his site visit: 1. Mr. Delgado evaluated and assessed each item (read "potential problem") on my list of concerns. 2. He then provided his opinion on each issue along with examples he'd encountered throughout his career. 3. He proved to be extremely thorough, but patient, when explaining the origins of an issue and educating his client (me) on viable courses-of-action for resolving problems.
