Kevin was referred to us by our real estate agent (who we really trust). Kevin came to our soon-to-be apartment, explained what he would be doing, debriefed with us, and sent us a report by the next day. He is very efficient and focused. Kevin is certainly not a talker which I appreciate because his expertise is what matters and he went right to it. We stayed out of his way and let him work his magic, take photos, and find whatever issues there might be in the apartment. When Kevin debriefed with us he provided a high level overview and answered any and all questions we had about his preliminary assessment. We received a thorough report by the next day with the relevant pictures. It was a seamless transaction (paid by check) - I would use Capital Infrared's services again and would highly recommend him to anyone looking for an inspector. read more

Kevin is AMAZING. He covered every inch of my new home and found things the developer didn't even see. He even told them when they were out of code. I cannot thank him enough for his attention to detail and professionalism. Highly recommend. read more

Beyond horrible experience!! Never use or trust this company for any type of inspection. Kevin never showed up for our pre-inspection today for a house we want to put an offer on. After speaking to him on the phone and texting yesterday all the details of our agent, house location, sellers availability, inspection needs and signing off on their paperwork we got a text that said he was in Baltimore and not coming at all today. My husband, realtor and I all learned this after he was already 10-15 mins late and I sent a text to see where he was. We never received a text, call or email prior to our scheduled appt about a scheduling issue or cancellation even after Lauren Richardson sent us a calendar invite for our appt. My husband, realtor and I all got on the phone to see if we could get another inspector to come on such short notice during our open window. Every inspector we called apologized for Kevin's unprofessionalism and said they would help to find if he has the proper licensure as they couldn't believe some one would do that to a client. read more

I was under contract to purchase an older rowhouse in DC and my Agent recommended using Capital Infrared to do the home inspection. Kevin arrived on time and completed the report in a timely manner. Kevin's report identified some important repairs that needed to be completed, and he was helpful with me during several follow up emails and helping me understand some of the issues at the house. read more

Capital Infrared is great - Kevin is thorough, professional and communicative, and Lauren is extremely timely and informative in corresponding about every step of the process. Can't recommend highly enough! read more

Kevin did an incredible job with our inspection. He was timely, professional and incredibly thorough. He took the time to answer any of our questions and gave us an approachable and realistic summary before he left our house. We received our official report the very next business day, and were blown away by the level of detail while still being accessible and easy to understand. read more

Kevin was recommended by our agent and I'm really happy we went with his recommendation. His report was better organized and presented than my master's thesis, to be honest--runs about 60 pages with ample detail, careful explanations and qualifications where they are needed. He produced the report within 48 hours, which was mind boggling considering the level of detail. He also provided a helpful oral summary right after he completed his inspection. Friendly, honest, and knowledgable. Also uses infrared thermal imaging to test for irregularities in moisture and temperature. Would definitely use again. read more

Kevin was fantastic. He was very thorough, explained everything to us, took lots of pictures and submitted a detailed report in less than 12 hours. read more

This is the second time I've used Capital Infrared and they are fabulous! Inspections are easy to schedule, payment can be made online, and Kevin really tries to accommodate your schedule. Both times he arrived at the property before the scheduled time and had already started working when I got there. He is efficient and detail-oriented. He answers ALL questions -- from what is this 2nd light switch for to how much would that cost to fix -- to the best of his knowledge (and he has a lot of knowledge!) Best of all, he is honest and unbiased! The report is comprehensive and well-written, and produced in the time he promised. read more

Kevin was very thorough in his inspection and identified important areas in need of remediation for our house. He reviewed all of the pictures including infrared images he took with us on site, answered all of our questions, and completed the home inspection report in 24 hours. He was also able to accommodate our inspection request on very short notice, which enabled us to move forward with our home purchase. It was a very positive experience. read more

Kevin and Lauren were great to work with, particularly as a first time homebuyer having never gone through this process before. They were responsive, timely, and thorough. Kevin's inspection has been very helpful with repairs and remodeling work, and the report he produces is detailed with clear language and pictures. I would highly recommend Capital Infrared to any DC homebuyer. read more

I paid for services on 5/30/2018 and have yet to receive a product. I have made numerous attempts to secure a final report via phone, email, and in person. To date, only one email response stating a report will be issued in 24hours. I even went to the physical address listed on their website and social media sites and they are no longer at the co-working space in DC. I will be moving forward with more formal complaints through the State of Maryland, Better Business Bureau, and others. This firm is not operating with integrity and appears to be a con. read more

We hired Kevin to inspect a 425 sq. ft. coop in DC. While he was unable to inspect the radiators in the apartment to be sure they worked because the system was not on, a visual inspection, which he claimed he did, would have revealed water damage on the floor boards beneath one of the radiators. We saw this damage on our walk thru, and unfortunately, we thought we were in good shape, having paid for a professional inspection. Turns out, a few weeks after occupying the unit we learn that the radiator is cracked and is leaking and not only do we have to replace it but we have to pay for the water damage to the unit below our unit. A more careful visual inspection should have red-flagged this issue for us and we could have had it remediated before settlement by the seller. Seems like a reasonable thing to expect from a $325 inspection for such a small place. read more

My partner and I recently put an offer in on a home and our Realtor recommended Kevin. Not only was Kevin flexible with the hours, the level of professionalism and insight he was able to provide us with was amazing. There was a quick 24 hour turnaround with the full report, but Kevin also provided us with a summary after he completed the inspection so we knew what to expect upfront. The pricing for the home inspection was also reasonable - especially for the level of precision and detail. I recommend Capital Infrared hands down! read more

Kevin made himself available the day after we went under contract which was extremely helpful since we only had three days to do the inspection. Kevin spent all the time we needed going over all of the issues with the property. He was very thorough and made sure we understood how we need to go about fixing all of the problems. His report is also very detailed and will be very helpful in the next couple of months after we move in and need to get those items fixed. I'd recommend him to anyone AND the infrared camera he uses puts your nerves as ease knowing that he can see past the human eye for problems. read more

Kevin is very experienced and does a very thorough job. His experience and thoroughness saved us from making a huge mistake on a home purchase. The house we were going to purchase had a facade that was the subject of lawsuits back in the 1990s, and Kevin realized this shortly after he started examining the outside of the house. He explained the issue to us in great detail. After the inspection we went home to research it and found that he knew what he was talking about. His price is higher than many, but he saved us from making a bad investment, and it was worth every penny. With his infrared camera, he can literally show you the inside of the walls. His regular camera is also excellent, and the pictures in the report are clear enough to see very small details. He was able to schedule an appointment the same week we called, and returned the report within 24 hours. He has a calm and professional manner. His reports are super easy to read. We have used him three times, and I hope he stays in business as long as we need inspections! read more

OK, so when you deal with someone yelling at you via phone and email, you must tell others so they can be warned. Kevin Richard did our inspection and while I understand inspections can't catch things that are hidden inside walls, they also claim that if a bookshelf is in front of something, in our case the MAIN water line, they claim that's why it wasn't inspected thoroughly. We found bad wiring in the basement that wasn't up to code that was clearly visible as the microwave was tapped off the laundry room. Then there was an inspector out to approve plumbing work I had done when finishing off the basement. He saw the main water line and asked why it wasn't called out by the home inspector. When I asked Kevin he was immediately defensive and at the end of the call I said I would do some research and call the inspector back and he said in a sarcastic tone, "good luck with that." He then continued to yell via email with exclamation points about how I wasn't listening or reading his emails. I said, I was simply sharing info that the inspector and licensed plumber told me. He is very defensive and not professional with his communication one bit and I would not recommend him or his company to anyone at this time. read more
