This is mine & my fiance's first home together, and I wanted to apply my knowledge to get us into the best buyer's position possible. We are SO thankful we found Pete. As much as I know, Pete was outstanding at catching what I missed, and what my personal knowledge/experience didn't forecast. We caught a potentially very costly and difficult to fix issue, which I was able to research and we found a really wise and frugal solution. We were able to avoid walking away from a great house, and will be closing in a couple days. NoVa/DC has been a seller's market in 2016/17, with a lot of disappointing properties and/or irresponsible sellers. Pete executed our inspection like a seasoned professional. He arrived to the appointment early and was patient when the property developer was late. He got into the unit and went about his work, taking notes and pictures. He made sure to explain things to me so that his report made sense later on. He didn't waste any time and did a very good job. He sent me a report with pictures at the end to make sure I was aware of any problems.

His fee was $825 which is way over the customary rate in the area. Definitely not worth it given…read morethe number of issues we've encountered with the home. For starters, he never mentioned that the AC unit was not sufficient for the home or that the unit itself was a poor brand. It turns out that now we have to replace the 3 ton unit with a 4 ton which will involve ripping everything out and putting a new system in. The cost? Over $8,000. The sump pump. No heads up that it was an old pump and a cheap Home Depot brand. He glossed over the fact that the sump pump drains into the front yard causing water to run into the sidewalk. WINTER IS COMING and that water will turn to ice, creating a potential liability for us. He mentioned that having the sump pump drain to the front isn't uncommon. Well, none of my neighbors have this situation. He could have emphasized what a potential issue this could be. He knew I was an inexperienced home buyer, and unfamiliar with basements as they are not common in my home state. Total price of replacing sump pump and re routing the drainage? $2200 He did do a thorough job with the roof and the electrical portion of the inspection. I would not recommend him. He's costed us over $10,000 that we could have negotiated into the price or added to the contingency addendum. Today 10/14 we noticed something leaking from the kitchen to the garage, it's the refrigerator. What was supposed to be a new refrigerator was actually an old one. The front looked new but once we took it out to see where the leak was coming from, surprise! This thing is old and nasty. We are heading to Home Depot to get a new refrigerator.... More $$$$$$$ down the drain!

Bobby: Oh my apologies, i must have missed that but let me come over to take a look and let you know if there is any water damage. Buyer: No worries, it happens. Thanks for offering to come over and take a look, that would be great since closing is tomorrow... He did not care.. did not want to take any responsibility.. now i am stuck with fixing the roof because inspection contingency was already removed from the contract. It was very easy to schedule an appointment and he was very professional and showed up a bit earlier, to start on inspecting the exterior. Henry had many tools that he brought with him, including various voltage meters, tool where he was able to take photos of the roof and exterior. Henry was very knowledgeable and answered all questions and concerns that we had. He sent the inspection report that same evening during the inspection and was very detailed and had pictures in the report.
