We used Greg again this past weekend on a house we are going to put an offer in for. Greg is wonderful to work with. He will work up a sweat as he diligently inspects the property and then he will give you a detailed report of everything, minor to major. What's better is that Greg will explain everything to you as you go through the inspection. He'll tell you what he's looking for, whether something is a major issue, and how to fix it. Best of all is that he does all this in a way that doesn't feel like he's talking down to you. Basically, he is teaching you about how to look at a home. If you're looking to buy property anytime soon, hire Greg to do your inspection. He is worth every penny!

I was recommended to Aaron from a friend that got a home inspection done when she bought her house…read more I called Aaron to name an appointment and he was able to come out on a Saturday to do a home inspection in my in-laws house. Mind you, the house was old and no one had been living there for years. I was anxious to get some news that a lot of major work needed to be done, but upon inspection (over about 3-4 hours), he was able to reassure us what needed to get done and sent over a detailed report of all the repairs. He went through the exterior, interior, and underneath the crawl space. He is definitely a true professional who showed up on time and was patient with our questions and dealing with the lack of functional heating in the house. He is so kind and I really appreciate the trust he exemplified for us where it's our first time doing a house inspection. I will definitely recommend him to all of our friends or anyone who needs a home inspection. Thank you Aaron!!

However I wish I understood his style before hand, then I wouldn't have missed so much work... But he does the inspection and doesn't really want to talk about it until after he's done where he gives you a comprehensive review of everything he's found... I liked the style tho, it gave me a chance to really see the home past what I saw the 1st time and made me realize that I really love that home... But he found SEVERAL things that he could have missed if he was giving us an inspection the whole whole time... & then he emailed us a PDF with images and description of exactly what the problem was, which real estate agent also appreciated since he couldn't be there... I'd recommend him to all my friends

He arrived to the appointment early and was patient when the property developer was late. He got into the unit and went about his work, taking notes and pictures. He sent me a report with pictures at the end to make sure I was aware of any problems.

For starters, he never mentioned that the AC unit was not sufficient for the home or that the unit itself was a poor brand. It turns out that now we have to replace the 3 ton unit with a 4 ton which will involve ripping everything out and putting a new system in. The cost? Over $8,000. The sump pump. No heads up that it was an old pump and a cheap Home Depot brand. He glossed over the fact that the sump pump drains into the front yard causing water to run into the sidewalk. WINTER IS COMING and that water will turn to ice, creating a potential liability for us. He mentioned that having the sump pump drain to the front isn't uncommon. Well, none of my neighbors have this situation. He could have emphasized what a potential issue this could be. He knew I was an inexperienced home buyer, and unfamiliar with basements as they are not common in my home state. Total price of replacing sump pump and re routing the drainage? $2200 He did do a thorough job with the roof and the electrical portion of the inspection. I would not recommend him. He's costed us over $10,000 that we could have negotiated into the price or added to the contingency addendum. Today 10/14 we noticed something leaking from the kitchen to the garage, it's the refrigerator. What was supposed to be a new refrigerator was actually an old one. The front looked new but once we took it out to see where the leak was coming from, surprise! This thing is old and nasty. We are heading to Home Depot to get a new refrigerator.... More $$$$$$$ down the drain!

When I emailed him pictures about this, he said "there is nothing wrong with the roof.." and he did not any responsibility, i would have really appreciated if he just acknowledged that he had missed it, we are human so we are not perfect. Conversation could have gone this way, and it would have been excellent customer service and i would have given a great review: Buyer: Hey Bobby, can you please look at these pictures and if you see something wrong here, i am not seeing this in the inspection report. Bobby: Oh my apologies, i must have missed that but let me come over to take a look and let you know if there is any water damage. Buyer: No worries, it happens. Thanks for offering to come over and take a look, that would be great since closing is tomorrow... He did not care.. did not want to take any responsibility.. now i am stuck with fixing the roof because inspection contingency was already removed from the contract. There was severe water damage to the subfloor under both upstairs bathrooms. That portion of the subfloor was the ONLY part that was visible and accessible during the inspection, yet in the subfloor section of the inspection it was marked as functional. The choices were functional, marginal, non-functional, or not inspected. If it was at least marked as marginal or even mentioned in a comment, I would have inspected it further and probably backed out on the contract. Unfortunately, I did not discover this damage until after settlement. I called the company and spoke with one of the owners, Ray. He was pleasant and came out quickly to take a look. As soon as I showed him the areas that were missed, he immediately offered a refund of my inspection fee without question or protest. But he also made it very clear that the cost of the inspection was where their liability ended and they would not cover any repair costs due to their mistake. I think I'm pretty reasonable, and do not expect an inspector to be able see through walls and find hidden damage. However, this was out in plain sight and could not have been looked at before filling out the inspection report. I also understand mistakes happen, but at the end of the day they would not make it right. I was left holding the bag for a huge repair bill that would have made this property not worth it and could have (and should have) been avoided. Your money, you decide if this is what you are willing to accept
