    The Flats at Jenkintown

    The Flats at Jenkintown

The management team, Anjelique and Barbara, are wonderful. They were helpful above and beyond when…read morewe moved, and they address any request for help promptly and effectively. During the recent fire at SPS they kept us updated on all the recommendations for our safety and installed huge air purifiers throughout the building "just in case". They also organize a range of fun get togethers and are always looking for ways to make The Flats a warm and comfortable place to live. Five stars plus!!

Let me start by saying that prior to moving into the Flats back in November, the Director of…read moreProperty Management, Nick Richel, and the on-site leasing agent, Anjelique Johnson violated my rights by discriminating against me. I submitted all the necessary paperwork and received a signed lease back from the corporate office. Only after both parties signed the lease (legally binding) did I receive a letter from Nick (1 week prior to moving in) stating that my ESA letter for my pet was denied and that my signed lease would not be honored unless I provided a letter from another ESA provider. They claim that since my provider did not meet their standards, my letter was denied. THERE IS NO LAW IN PLACE THAT ALLOWS A PROPERTY MANAGER TO DENY AN ESA LETTER THAT MEETS THE STANDARDS OF FEDERAL LAW. The property management "policy" does not supersede the Fair House Act laws that are in place to protect against discrimination. I provided a letter from a licensed ESA provider as required by law, thus meeting the obligations for having an ESA pet. I was then bullied and intimidated through emails and phone calls by the onsite agent, Anjelique, to sign a new lease (WHICH I REFUSED) with the ESA provision removed. Anjelique made claims that my signed lease by both parties was provisional and not legally binding. I spoke with the Galman Group corporate office and was told by their legal department that my signed lease was binding, but I still had to submit a new ESA letter from another provider that meets their standard (COMPLETELY ILLEGAL AND DISCRIMINATORY). Under duress and due to the threat of not being able to move into my leased apartment, I had to rush to find another ESA provider to complete an urgent visit so that the property management would allow me to move in. I filed a formal complaint with the Fair Housing Authority, and my claim is still pending as we are waiting for the Galman Group to respond to the Fair House Authority agent. Along with the illegal and unethical acts of property management, the apartments are NOT worth leasing, and I would strongly recommend looking elsewhere. The fire alarms go off all the time. The walls are paper-thin, and you can hear everything. The hallway always smells musty and the smell gets into your apartment. So now the property management keeps the hallways freezing cold to keep it from stinking. The hot water heater is extremely small, and barely has enough hot water for one person to take a shower.

There was a chlorine system installed and they may replace the water tanks, which brings me to the next issue. There was a special assessment in 2025. In addition, the condo fees went up 24% in 2 years. The elevators in the South building, where I live, all need reconditioning. There will be a new roof installed. We plowed through our snow removal budget, so I was told. I am hoping there will not be a special assessment in 2027. The new management is an improvement; they post updates on projects via email and printout in lobbies. However, my newest issue is that they claim, as I understand it, that if your check clears before the late date, you may still incur a late fee. I took exception to that as it makes no sense. They are basically trying to force you to pay online, which I could do, but I resent it. I have never paid late once in 9 yrs and have stated that I do NOT expect to have an issue. We haven't had a transportation van in a long while now. With the new management this year, they will not be doing any repairs in our units unless it is a building specific issue and not a unit specific one. For example, if you have a leak and it is from a horizontal pipe, the owner is responsible for the repair. If it is a vertical pipe, they are responsible. They no longer replace fluorescent bulbs, which we have in our kitchens and baths. I have been looking to move for some time but have not found a comparable place in size and cost. I'm stuck.

!!!BEWARE!!! You may never realize how this property treats tenants until you move out…read more After more than two years as a loyal tenant, Wyncote House confiscated my entire security deposit and grossly overcharged me for so-called "cleaning." Due to unavoidable logistical and time constraints at move-out, I could not be on site- a family helped me move. I arranged for a professional deep cleaning on my move-out day; however, the cleaner was unable to access the property due to entry restrictions. I was never informed of this issue and only learned about it weeks later, when I received their notice. I responded immediately, expressed my shock, and clearly stated that I was fully willing to pay whatever was required to have the unit professionally cleaned--at any standard they requested. Despite this, the property withheld over $1,700 for "cleaning" a two-bedroom unit. Worse, they charged me for the replacement of the refrigerator, range, microwave, and bathroom vanities. These items were not damaged. They were used normally and were in good working condition up to my final day. Had anything been nonfunctional, I would have requested repair or replacement during my tenancy, which would have been their responsibility. I did not--because everything worked. Instead, management mischaracterized routine cleaning needs as irreparable damage and used my move-out as an opportunity to replace items at my expense. Their itemized charges were excessive--for example, $100 just to clean a microwave. After exhausting my security deposit, they demanded an additional $1,100+. This was done knowing I had already moved out of state and was effectively powerless to dispute it. This behavior is deceptive, unethical, and unacceptable. My candid advice: avoid this property. If you do choose to live here--or already do--document everything and be prepared, because this could very likely happen to you when you move out. Consider yourself warned.

When I pointed out the discrepancy, their accounting staff responded with an unnecessarily abrasive attitude and informed me they would "adjust it to the correct amount." Unfortunately, the recalculation they provided was still incorrect. After raising the issue again, I was told--wrongly--that everything had been calculated accurately. Throughout this entire process, the staff was unpleasant, unprofessional, and dismissive. It's unacceptable for a property management company to repeatedly make basic errors with something as important as rent and then treat residents disrespectfully when those errors are brought to their attention. Based on my experience, Lindy Property Management has demonstrated a lack of competence, professionalism, and courtesy. I would not recommend renting from them.
