Ask the Community - Brookview Apartments

Thinking about looking into these apartments, want a safe, clean quiet place to call home. Would this be a good choice?

Yes very much so. When you go into the office ask for Paulina or Rachel. Try and get an apartment near the leasing Center which was where I was and it was fabulous. Very well lit and very safe and quiet.

The management team, Anjelique and Barbara, are wonderful. They were helpful above and beyond when…read morewe moved, and they address any request for help promptly and effectively. During the recent fire at SPS they kept us updated on all the recommendations for our safety and installed huge air purifiers throughout the building "just in case". They also organize a range of fun get togethers and are always looking for ways to make The Flats a warm and comfortable place to live. Five stars plus!!

Let me start by saying that prior to moving into the Flats back in November, the Director of…read moreProperty Management, Nick Richel, and the on-site leasing agent, Anjelique Johnson violated my rights by discriminating against me. I submitted all the necessary paperwork and received a signed lease back from the corporate office. Only after both parties signed the lease (legally binding) did I receive a letter from Nick (1 week prior to moving in) stating that my ESA letter for my pet was denied and that my signed lease would not be honored unless I provided a letter from another ESA provider. They claim that since my provider did not meet their standards, my letter was denied. THERE IS NO LAW IN PLACE THAT ALLOWS A PROPERTY MANAGER TO DENY AN ESA LETTER THAT MEETS THE STANDARDS OF FEDERAL LAW. The property management "policy" does not supersede the Fair House Act laws that are in place to protect against discrimination. I provided a letter from a licensed ESA provider as required by law, thus meeting the obligations for having an ESA pet. I was then bullied and intimidated through emails and phone calls by the onsite agent, Anjelique, to sign a new lease (WHICH I REFUSED) with the ESA provision removed. Anjelique made claims that my signed lease by both parties was provisional and not legally binding. I spoke with the Galman Group corporate office and was told by their legal department that my signed lease was binding, but I still had to submit a new ESA letter from another provider that meets their standard (COMPLETELY ILLEGAL AND DISCRIMINATORY). Under duress and due to the threat of not being able to move into my leased apartment, I had to rush to find another ESA provider to complete an urgent visit so that the property management would allow me to move in. I filed a formal complaint with the Fair Housing Authority, and my claim is still pending as we are waiting for the Galman Group to respond to the Fair House Authority agent. Along with the illegal and unethical acts of property management, the apartments are NOT worth leasing, and I would strongly recommend looking elsewhere. The fire alarms go off all the time. The walls are paper-thin, and you can hear everything. The hallway always smells musty and the smell gets into your apartment. So now the property management keeps the hallways freezing cold to keep it from stinking. The hot water heater is extremely small, and barely has enough hot water for one person to take a shower.

Long story short: Mice infested, unfinished flooring and numerous holes where bugs and mice enter,…read moredead mice in building, office does not fix unfinished areas, and simply covers them with wire and filling. Uninhabitable conditions. I wanted to share my honest experience during my current lease. Unfortunately, we are dealing with ongoing issues involving mice and bugs, which started to occur in January. We did report the mouse problem multiple times to both the office and pest control, but it became especially concerning when we actually found a mouse inside the burner of our stove in the middle of the night. In addition, we later discovered that the flooring behind the stove was not properly finished or fully covered, which may have contributed to the issue. There are numerous holes in the bathroom, a major hole behind the bed, and one in the living room area as well. While maintenance was responsive and did come this morning to check the stove, this situation felt urgent enough that it should have been addressed when we called. We were told by the emergency line that a mouse in the unit is not an emergency and that we would have to wait until next week for service. I will say that maintenance staff were professional and helpful when they did arrive, but overall, the handling of the pest issues by management is disappointing. If the office had taken these concerns more seriously and resolved them more proactively, our experience--and this review--would have been much more positive. The apartment floor plan itself does have its issues as there are multiple unfinished areas. All the pictures indicate this as there is a hole in the baseboard behind the frame, unfinished flooring behind the stove, a gap in the cabinet below the kitchen sink, and a massive hole in the wall of our shower head. Unfortunately, I was unable to look at this apartment prior to moving in as I was stationed in Texas on military orders at the time, but please please look carefully at the apartment for all Inconsistencies and unfinished areas as they will refuse to complete these areas. Instead maintenance will simply fill them with ugly wires to combat rodents. The problem with this, is that I discover a new unfinished hole every 3 days or so, and as the renter, I should not have to continue to search every nook and cranny and crevice behind the metal baseboards, the fridge, and inside cabinets in hopes of securing the apartment I pay over $1,000 a month for. We left the apartment because the mouse in the stove got lose and they refused emergency assistance. We requested a reimbursement or reduction in rent for the price of our hotel and parking which is only $200. We had to flee the apartment in the middle of the night due to health concerns and violations. The reimbursement was yet again refused and we are waiting for a follow up regarding their final decision before proceeding with legal action. The prices for the units are unacceptable for the level of service and constant dismissal. ( mice in the photo behind our stove at 1:30 AM) and a dead mouse in the stairwell of the building.

Apartment Tour Review: Kayla Lee was friendly, professional,…read moreand very knowledgeable throughout the tour, making the experience welcoming and informative. I really loved the variety of amenities the community offers and could see the potential for this to be a great place to live. I was surprised, however, that one of the apartments did not appear to be fully up to standard, and I noticed a few differences compared to the virtual tour of what was supposed to be the same unit. Other than these minor differences--which I hope can be addressed prior to move-in should I decide to make this community my home--I am hopeful that living here will be a positive experience for both me and my family.

DO NOT LIVE HERE! I am posting on every review site I can find. This place is definitely NOT worth…read morethe money. My boyfriend lived here for a year and I spent 99% of my time in this place, and from what I saw I would have never paid over $900 for a one bedroom in this apartment building. First of all, the walls are cinder block like in a dorm room, the carpets are dirty, the rooms are tiny. His bathroom door didn't lock, the blinds didn't open, and the burner on the stove didn't work. After putting in maintenance requests, he was lucky if they ever showed up to fix something. Finally the guy came to fix the burner, but in the process smashed a mug (and left it in pieces on the floor), knocked over our toaster and broke it, and although the burner was fixed, the oven then didn't work. After they came to fix the crappy garbage disposal, they used my boyfriend's dish towels to clean up the nasty water instead of their own rags. When the big snow storms hit this year, it took them until 2:30 in the afternoon to get up out of bed and start clearing the walkways. My boyfriend and I actually ended up doing some shoveling to help clear path out of the building. OH and yeah, the people who lived above us had a water leak or something, and it dripped down into our apartment bathroom. This happens sometimes, but instead of patching it, the maintenance men chopped a HOLE into the ceiling and left it that way. Bits of plaster and mouse poop fell out of the hole constantly, it was disgusting! All this was somewhat tolerable, but then there was the MICE. There was mice in the apartment from the moment he moved in. We put traps everywhere, kept the place clean, and had the Orken man come twice, but there was still mice poop everywhere. From talking to other people in the building it seems to be a problem in every apartment, since they just run through the air conditioning/heating units from apartment to apartment. One night I sat on the couch and just watched three mice run back and forth from the heater to the kitchen. It was disgusting. The building managers are almost NEVER there. They operate out of a completely different building during some days of the week, and when you try to call them it forwards you to another place and you can't get ahold of them. My boyfriend called to schedule a walk-through when he moved out, and although they said they'd be there, he came at the time he said and they weren't there. He called back and the manager he spoke to was unapologetic and just told him to drop off his keys. They are also completely unaware of what happens in their building. They let two of the parking lot lights burn out that are along the stairs to go down into the building, and a girl got mugged there one night. When my boyfriend went to tell them about it, they had no idea. The neighborhood is not nice, and people are often outside the building honking their horns or yelling/fighting at all hours of the night and early morning- and he wasn't even on the street side of the building where the sirens go by constantly. Also the washers and dryers barely worked and half of them were constantly "out of order." There are cheaper/better places to live in the city. The only pros are the managers do make an attempt to have social events in the building like movie nights, and there's a nice fitness room and plenty of parking, but IT'S NOT WORTH IT. The new place we moved to has all those amenities plus ISN'T mice infested and dirty. Look elsewhere!

There was a chlorine system installed and they may replace the water tanks, which brings me to the next issue. There was a special assessment in 2025. In addition, the condo fees went up 24% in 2 years. The elevators in the South building, where I live, all need reconditioning. There will be a new roof installed. We plowed through our snow removal budget, so I was told. I am hoping there will not be a special assessment in 2027. The new management is an improvement; they post updates on projects via email and printout in lobbies. However, my newest issue is that they claim, as I understand it, that if your check clears before the late date, you may still incur a late fee. I took exception to that as it makes no sense. They are basically trying to force you to pay online, which I could do, but I resent it. I have never paid late once in 9 yrs and have stated that I do NOT expect to have an issue. We haven't had a transportation van in a long while now. With the new management this year, they will not be doing any repairs in our units unless it is a building specific issue and not a unit specific one. For example, if you have a leak and it is from a horizontal pipe, the owner is responsible for the repair. If it is a vertical pipe, they are responsible. They no longer replace fluorescent bulbs, which we have in our kitchens and baths. I have been looking to move for some time but have not found a comparable place in size and cost. I'm stuck.
