So something to keep in mind if you can instead consider Dresher or Willow Grove instead. Pre-leasing Experience September - November 2023: - Staff: Similar to what I faced at their sister apartment complex, I actually had a great experience with the staff and was able to reach him over the phone a couple of times with ease. Also had a tour with Lee which he was very informative about the property, but we'll save that for the tour section. BET manages this property as well as several other properties in the area, and I've had a great experience reaching any of their properties with questions. - Tour: It was very quick and seamless of the beautiful property. Lee showed me around all the communal areas despite the rainy/overcast day. He showed me their lobby, mailroom, Amazon lockers, lounge area with free coffee and other beverages, billiards room, courtyard, gym, and etc; The amenities looked amazing and seem like they could be fun and useful to use. I do want to point out that the gym seems kind of small or not riddled with all the useful equipment in the world. If you are an avid gym goer, you may need a gym membership since half the gym is technically the yoga studio and it the gym appears to have the minimal basics. I was shown both the 1 bedroom and 2 bedroom model units, and they definitely look nice and live up to the pictures and virtual tours. Nothing really to add besides they look nice and had all the bells and whistles one could desire. - General: Overall seems like a great property to live at. Each unit comes with a balcony/patio which is also very nice! Their website is slightly clunky, but they have a map of the apartment complex with the units if you are curious where a unit would be. They also have great pictures to show you what the property would be like, and they also provide virtual tours of the units if you are curious on how it would be without needing to go on an in person tour. Highly recommend giving 555 Flats a look if you are looking for a "luxury" apartment in the Willow Grove-Dresher-Horsham area.

There is an ample amount of privacy with the trees around, and there is little to no road noise. The office staff, Polina and Rachel are so nice and knowledgeable. They always help me with a rent or apartment question. If I ever need something done in my apartment, The maintenance team is very good at getting whatever is needed done in a short amount of time. The best part about this community is that it has a fitness center, pool and is dog friendly. I have referred many friends to this community and even if I leave, I will continue to refer them!

Yeager executes her role--which often teeters between ombudsman and enforcer--with exceptional professionalism. She has certainly earned every bonus possible! The maintenance team is prompt and effective, and most tenants are friendly, considerate, and respectful. Like any apartment community, Brookview has its share of challenges. There are occasional issues with vehicles speeding through the parking lot while blasting loud music, groundskeeping debris being blown onto parked cars, tenants leaving garbage bags and pizza boxes in the hallway outside their front doors, and residents leaving emergency exit doors cracked open despite the building's climate-controlled interior. Likewise, the units are not well insulated, and although the building is generally quiet, I can hear nearly every footstep my upstairs neighbor and their pets make. The property is pet-friendly, and most pet owners are responsible. However, some dog owners do not clean up after their pets, and some dogs whine or bark incessantly when their owners are away, sometimes daily. Some cat owners allow their cats to roam the grounds freely and leave cat food and water in the outdoor common areas despite the property bordering a park with abundant wildlife. I have personally encountered red foxes, groundhogs, owls, squirrels, and other wildlife on the property. As someone who is highly allergic to cats, I haven't appreciated unexpected encounters with roaming cats on my terrace and patio furniture. Likewise, I believe leaving cat food outdoors only attracts additional rodents and wildlife. I also experienced rodents entering my apartment through openings behind large appliances. After I reported the issue, maintenance promptly moved the appliances, sealed the openings, and resolved the problem. What stands out most is how professionally management handles these ongoing challenges. They deal with these issues every day while continuing to lease and manage the property effectively. Both Ms. C. Yeager and Ms. A. Baker are outstanding professionals whose responsiveness and dedication make living here a much better experience. They deserve recognition for the work they do.

Now I report things that I'm tired of…read morefixing myself such as caulking under the toilet to stop the roaches from getting in (as they crawl from under the toilet) and they don't bother to come or indicate that they are coming. Also, this area has a very bad problem with ants. Really bad. If you sit on the benches in the yard area, you will have ants crawling on you at some point... not just maybe one or two.. but quite a few. I used to sit out there with my cat who was an outdoor cat.... after a while, I had to stop doing it because there would always be an ant crawling on you. They get in if you open the window through any crack... and you have to open the window in the winter and early Spring because the apartments get so hot otherwise as there's no circulation. I've lived here 7 years and I have never even turned the heater on in the winter. You have to open the door into the hallway and/or open the windows outside to get it to a normal temperature. Is the price affordable? Sure. But I can't get them to stop my neighbor from stomping around and they're using COVID now as an excuse to not address it or fix routine maintenance problems such as the ceiling fan with is so clogged with some (I have no idea how to describe it but it's unclean and is almost like lint from a dryer). I can't turn it off... it's on when the lights are..... but they said, "we'll be monitoring your requests to decide when we come...." and apparently roaches entering the apartment from under the toilet is low priority for them . They also have plumbing problems here too. When neighbors run their garbage disposal, it clogs up somewhere down the line and it ends up backing up in my apartment... This has been happening for years. They've come a few times to fix it too... and they have fixed it... only to have it clog again later. I have to scrub out the tub every few days because the dirt that's left behind is almost like some kind of sediment. I put down clear pads on the tub to avoid falling because they painted the tub from a drab green to white by PAINTING it and because I nearly fell once... these clear bath pads are now brown... that's how much sediment and grime comes from the water here. Seriously... this area made the news due to the army base just up the street on NBC News dumping chemicals in the water... It made the news twice in recent memory. Aside from that, the neighborhood is relatively safe.. but just be mindful if you end up in C building on the lower floor... there's a reason I moved out..... if the only thing stopping roaches from crawling out from under the toilet is caulk (that breaks apart if the toilet is moved even slightly) and they won't fix it, you'll run into them too. There are several long term residents in the building so it does feel like a community living here and the building is very quiet. The building was built back in the 1960's so it is well constructed and has great soundproofing. The grounds are well maintained and the community is convenient to the Blue Route and Penna Turnpike. The building recently added a fitness room which has some good equipment in it and is almost never used.

Since moving into this property, I have experienced a number of concerns that have required…read morerepeated follow-up to get addressed. The two most recent issues have been particularly concerning. After my refrigerator failed and had to be replaced, maintenance staff placed a visibly dirty replacement refrigerator in my apartment. This was not the first refrigerator-related issue. After the third incident involving my refrigerator and resulting food loss, April, the Property Manager, acted as though reimbursing me for the food I lost was a favor rather than an appropriate response to a recurring maintenance problem. I also reported a concerning stain on my ceiling. Rather than conducting an appropriate investigation into the source of the staining or checking for moisture, maintenance staff told me it could be caused by cat urine from the apartment above seeping through the ceiling. Maintenance staff then told me they could spray the ceiling and make it look as though nothing had ever been there. As of this afternoon, I have been informed that their solution remains to spray the affected area with a concealer/stain blocker and monitor whether the stain returns. No professional assessment of the moisture level or source of the staining has been communicated to me. I have now contacted an outside contractor to assess the area, test the moisture levels, and provide a professional opinion because I want the source of the staining evaluated rather than simply concealed. Equally concerning has been the way my concerns have been handled by April, the Property Manager. When I expressed my frustration regarding these repeated issues, April characterized me as "disrespectful" and told me what would and would not be "tolerated." I experienced this interaction as a microaggression. Labeling my direct communication as "disrespectful," rather than addressing the legitimate concerns I was raising about the management of my home, was both inappropriate and troubling. Residents should be able to firmly advocate for themselves without their tone or demeanor becoming the focus of the conversation. I subsequently documented my concerns in writing, including concerns about that interaction, and multiple emails have gone unanswered. Management has continued to communicate about maintenance while ignoring the substantive concerns raised in those emails. Between the repeated need for follow-up, recurring maintenance failures, receiving a dirty replacement appliance, the handling of reimbursement for lost food, the explanation that a ceiling stain could be cat urine seeping through from another apartment, the continued plan to conceal that stain without first determining its source, unanswered emails, and the way I was spoken to when I challenged these practices, I have lost confidence in this property's management. I would strongly caution anyone considering moving here. Based on my experience, the maintenance staff and April appear incompetent and incapable of providing the responsive, professional property management residents should reasonably expect.
