The building has 24 hour front door coverage, library, fitness room, basment storage and laundry units on each floor. The library is small but comfortable. They have a keurig machine in there also, so if you have $1 (quarters) you can fix yourself a cup of coffee. This was very helpful when we moved becuase I needed energy and had no coffee! The fitness room is also on the smaller side but so far I haven't seen it really busy. A couple elliptical machines, a couple treadmills, a weight machine and there's a flat screen TV on the wall. The basement storage (again is small but more on that later) is convenient and it doesn't smell down there, which is a plus! Our one bedroom apartment is one of the larger ones with a huge window in the front of the living room. It is very spacious overall and we have so much closet space in the apartment, the smaller basement storage is not even an issue. Kitchen has lots of cabinets and counter space, the stove is gas (which I love) and the appliances are fairly new. The hardwood floors in the apartment are classy and really make the place feel open when the sun shines in. The utilities are all included in the rent (which you pay online, yay!) so there are no surprises from season to season and the apartment has central air/heat. I'm sure there are plenty of things that I'm forgetting but we are so thrilled to live here. Message me if you have questions, I'd be happy to help!

After collecting my application fee and deposit, I did not hear back from Hill House until I followed up with Francesca Devlin in the office who informed me that my studio of choice is and will not become available and the only choices available to me were 2 significantly more expensive apartments which I declined, explaining that I am a graduate student on a fixed income and very little flexibility with regards to certain expenses. I asked a refund of my deposit and was very curtly informed both by her and a very unpleasant man who identified himself as the manager that deposits are non-refundable when an applicant "chooses to back-out of an application". Given the fact that my decision was based on the inability of Hill House to provide me with the apartment I applied for and was verbally promised, I consider it a broad inaccuracy to term Hill House's inability to fulfill their end of the contract as a "back-out" on my part. I now realize that Hill House collected my deposit knowing that the studio of my choice would not be available, and with the underlying intention of up-selling a more expensive apartment which I would be pressured to accept. This is a highly unethical rental practice and a borderline criminal one which; had I the time or the inclination, I would be pursuing legally. But I will assuage my anger by strongly advising future prospective tenants to carefully review their decision to apply to Hill House. Unless you are absolutely able to accept and pay for whatever size of apartment you are offered regardless of the choice stated in your application. Do not be fooled by the positive reviews as I was. There are a great many alternatives in the Chestnut Hill area, and if you do not want to fall victim to their unethical practices would advise that you look elsewhere.

When i first toured my apartment and moved in 3 years ago, the leasing agent lied about so many things. I understand it's her job to get people to move in but straight lying about it stuff that shouldn't be lied about it's crazy. For example the bathroom window was broken when i moved in but yet the agent told me everything was as is and no additional repairs would be made to anything in the apartment. How are they out here renting apartments with, broken windows? Thankfully the building owner fixed it. During my time renting from ep they were a terrible management company. Whenever i'd send maintenance requests it would go 1 or 2 ways. I would immediately get an auto response email noting the request has been received. After that, they would either contact me back asking me a bunch of questions about my request, essentially gas lighting me. Or they wouldn't follow up until i reached out again a week later and they'd always say they were busy. I started putting in the maintenance requests everything i did myself to work on the issue. Bc the way they are it seems like they try to do everything they can to get out of fulfilling maintenance requests. It's so crazy because one day last spring when i came home and was sitting in my car, i saw a rat running from the grass to the trash cans. I immediately sent a maintenance request for exterminating services. They emailed me back saying "are you sure you saw a rat and not a mouse?" That took me out because I'm not blind and it's pretty hard to mistake a rat for a mouse because the size difference. The next day i got home and i saw the rat again and instead of getting out my car i took pictures and emailed them, so they'd actually believe me. That's a prime example of how they would gaslight me with maintenance requests. They really tried to tell me I saw a mouse, mind you I have 20/20 vision. Lastly, they like to mix up words or don't know the meaning of damaged and not clean are. When i told them i was moving they sent me a vacate letter. On that it clearly indicated i would get my security deposit back less any damages. Nothing was damaged in the apartment and i have proof from videos and pictures. They made something up to keep part of the security deposit and said the stove wasn't clean so I was charged for that. I wouldn't recommend renting from EP. Believe the few scattered one star reviews about EP. Oh yeah the leasing agent came to inspect my apartment for painting issues a few months after i had my son in fall 2023 when he was 3 months old. Tell me why she came into my apartment after just finishing smoking a cigarette, so i could smell it on her. She smelled so bad that I had to cover my nose with my shirt. Everyone knows you aren't supposed to come around little babies smelling like cigarettes. Smh

It's close to shopping, a short drive to center city and about ten minutes from Forbidden Drive where I fell in love with the trails and nature there. Linda, the property manager, is the best. She made the moving in and moving out process easy and straight-forward and was always helpful whenever there was a minor maintenance issue. The pool, bar, and gym across the street were great and my husband and I used them often. The complex and grounds are well-maintained and clean. It was a wonderful experience living at this complex. Rent is a little high compared to other apartments in the area but I believe it was well worth it for worry-free, convenient living. I highly recommend! A few notes: you will need a snow shovel in the winter to shovel out your car after the parking lot is plowed. Don't wait until there is 2 feet of snow on the ground to purchase one like I did! You will not be able to find one within walking distance and your car will be inaccessible. Also, "emergency maintenance" crew members during off hours (I believe this is run by another company) are not the best. A little rude and rushed. If your maintenance issue can wait until regular business hours, you will get better service. Good luck!

Within less of a…read moremonth of being here I realized I lived in an unsecured building where anyone could just walk in and steal your packages. There are no cameras or keys to to enter the building. They require a key to open the door to the laundry room but once you're down there you can actually walk through the hallways and go up into other apartment buildings without a needing a key . It's a safety issue . There are no cameras! I am terrified to go down there by myself , not only that .. why are there 2 washers/ dryers for so many different buildings just unsecurely connected ? .. so this is what happened... I've had several packages from carriers amazon, usps, and UPS be delivered only for them not to be there when I got home. As many of you know Amazon takes pictures when they deliver packages and I have pictures of them being at the mailboxes but they are GONE when i get there . I am so frustrated at the lack of security here , i have Lost so much money because of this issue, I've never had something like this happen before . Have fun where you live ? More like Get robbed where you live ALSO THIS PLACE IS INFESTED WITH GNATS!!! I've defogged my apartment 3 times already, it's disgusting. I can Hear every step my upstairs neighbors make, every time they open or close a drawer , every time they talk to one another from across the room. I contacted the leasing office looking for some kind of help and inquiry about actually having a security system here and Linda's response was that all the buildings were unsecured and there was nothing to be done. The amount of money paid to live here and nothing can be done to keep the residents safe .

PROS: Gym, food trucks, location, cameras by parking, events in the area, pet friendly and managers are good. CONS: Getting expensive to live here, hear neighbor's downstairs at times, area getting crowded due to popularity, have to turn on bathroom sink to get shower hot water quicker. I have not had a problem with mold or other tenants. I stay to myself unless I need to step out of my zone for a reason. I have not had a problem with the Managers either. Both Managers are the friendly and Kevin is the best. If they seem strict it is because they are Managers and need to ensure people are abiding by the rental agreement. People need to read the fine print and stop blaming them for doing their job. If you do not like the apartment complex, then move or get your own house.

The offending office manager was female and has a pattern of ridiculing tenants, building straw-man defenses when something is brought to her attention. Trashing people, basically, as seen in one of the responses to a person who suffered neurological and heart and lung consequences of the hidden mold in this unit. One must wonder who is living in the unit now and whether proper remediation was performed before they sought more money moving someone unknowingly in, as was done to all 3 of us and our dog. They were brazenly about money with no regard for safety, even as they hid the issue as was evident by moisture-detection disks that they had hidden in the unit, out of sight (discovered upon move-out). I was the one who meticulously documented and sampled of all of the areas of mold, which were MANY. See photo for evidence. I have at least a dozen more images. We were advised to contact the Attorney General's office for the horrifically angry disrespectful character-assignation style of by one of the office staff members, whenever a tenant approaches her with a problem within the rental or property. Tenants were throwing trash off of their balconies, losing car parts to thefts, mail boxes broken into and mail stolen (two pre-paid SIM cards were taken from mine, but I never bothered to notify because by that time, it was so common and management's angry reply was always: "call the police" .. even as they put out notices routinely to the tune of call us if you see anything. Utterly contradictory. In my case, I simply cancelled the plan on the sims and started over with the provider). Distressingly, the office manager who takes great pleasure in mocking disability, whether medical or otherwise added to a very difficult time in this experience. This was unprofessional behavior that should be taken very seriously. The pattern of hot and cold was unstable behavior, irrationally out of nowhere, could be simple or major matters. Also the exaggerations of tenants' questions to her, misinterpreting the simplest of inquiries as something that it's not. Shifting attitudes and policies. One moments it's ok that residents are tossing trash on the grass, attracting wildlife to come too close (coyotes, rodents, and bugs), and then it's not. I observed conversations with others that went off the rails by the manager freaking out without provocation. It was not a place I'd want to lease ever again, and I hope that those who live in mold check out how dangerous that can be. Check online pages about indoor mold toxicity. Hope that they will not ridicule future renters who may find the mold sooner than we did. We left because we knew something in there was toxic, but didn't see the mold until moving things around during move-out. They aggressively fought and we paid the money they wanted, just to get out of the drama of them, but never again. Renters beware. Several have said that the management team spends a lot of time 'faking reviews.' This is just hearsay, but I wouldn't be surprised, given the reality of the experience and conversations with other tenants.

The 24 hr maintenance crew are very nice guys who get the job done & they are fairly quick getting repairs done (same day/next day most times). The amenities are great: pkg pickup , a pool, picnic areas & BBQ grills throughout the property & a nice gym with pretty decent equip& a flat screen. They take suggestions seriously & have implemented a few of my suggestions and requests ! The storage lockers though basic are very convenient. The laundry rooms are really.... really small but clean. Overall property ground keeping is good. Pets are allowed. When I moved in they only allowed cats then unfortunately they upgraded allowing dogs too so occasionally ive have issues with curbing dogs in the designated areas, dogs wandering around the bldg & i often hear the bigger sized dogs loudly running down the hallways...not alot of barking though. This nice property has 2 bldgs. My only complaint is the SMOKING! The smoking...the smoking!!! If youre sensitive to smoke or hate smoke like me, this is not be the property for you because smoke quickly moves from one unit to another. My latest suggestion is that one of the buildings be smoke free. The property Mgr claims that they're working on it but its been over a year. I'm sure these things take time but the smoke is becoming such an issue . Not just cigarette smoke but marijuana too. The property manager has gotten rid of problem tenants before due to marijuana. unfortunately you can't evict someone for smoking cigarettes and infringing on your right to clean air and comfort! ** though ive never understood how its legal to pollute common areas & other personal areas with smoke. if you can't smoke in the confined spaces of a bar/ restaurant where there are smoking and non-smoking customers who have the right to clean air, I don't see why you can smoke in your unit where there are various non smoking paying tenants who also have a right to clean air...just sayin. I've considered moving for over a year but I really love my apartment and moving is such a hassle!! Large parking lots at the front ,sides and the back of the complex. They are fairly well lit and theyve recently installed a few security cameras. The bathrooms are a little small in sq. footage & theyre not very contemporary/ stylish but they're ok. The intercom system is super old /ANCIENT and needs to be upgraded but it "works" (there's lots of static &the buzzer& speaker volumes are really really low.) Overall I definitely recommend this property. if they'd resolve the smoking issue and make a few other minor upgrades ,this would be a 5 PLUS PLUS star property!

If you commute up 476 or 276, this apartment is ideal since it is located off the highway. Friendly community. Cons: They have a flawed car towing system in place that doesn't check a paying residents car plates before towing cars away.
