I am writing this review on my rental experiences only. I lease one of their apt for three months on the strength of their website. Pros Free Continental breakfast Pool and clubhouse is exactly as seen on website Storage space is good Cons 1)When we arrived the apt was not clean but they expected to be cleaned at the end of your lease. 2)Appliances were older, no stainless stain or granite in my apartment. 3) spider infested apt 4) was there only three months and had to have maintenance there several times 5) enter when they want and don't leave notice stating that someone has enter your apt. I could go on but I hope u get the idea. If you decide to rent from this property ask to see the exact apt that you will be renting. Pics to follow

The ceiling I get every time it rains here. They cut it out, replace it, and then guess what happens the next time it rains?

Where do I start. The very first day I moved in the entire unit flooded and they blamed me for not connecting the hose to the washing machine. Didn't know I had to install all the appliances. sonde then I have had 4 leaks from the roof to my bedroom. Ive had my kitchen sink clogged and leaking 3 times. I've had my bathroom sink clogged a handful of times. My steps upstairs are so creaky that Helen Keller would hear me coming. I've had an outlet in my kitchen that hasn't worked the entire time I've been here. I currently write this with a leaking sink and a stained ceiling above my bed and it has been this way for a whole week now and still awaiting correction. Premium price for an atrocious product.

I've lived in many apt complexes in and around philly and never had issues with hearing neighbors so clearly. Been here for a few months and I don't feel that it's really worth the price so far. I'm wishing I would have moved into one of the older buildings. I have friends that live in the back 2 buildings & say they never hear the neighbors through the walls... plus it's about $400 cheaper for an older unit per month..

It takes months for Service requests to be granted, even though a resident might find them urgent like mice, rodents, etc.... . Often times they say that they have already completed your request for maintenance and they have not. The front office does not answer your calls. You have questions in regards to your bill and no one returns your phone call. The lack of communication and professionalism at this place is horrible. At this point. I will continue my lease until it is up, but renewing will not be an option. They have now added on additional fees that were never added on before. We pay for water and sewage and trash and other additions like insurance and property fees that were not originally a part of the leasing agreement. Last, but not least, we lose water often, trash shoots are shut down, and security is a joke. You can get into the doors without any key or fob.

The maintenance is prompt and the apartments are new and nice. Slightly overpriced - if you have a 2nd car, be prepared to shell out an additional $600/year. Valet trash is prompt and costs an additional $180/year. This is a great feature if you are a professional on the go. Also conveniently located near amenities and the mall. If you commute up 476 or 276, this apartment is ideal since it is located off the highway. Friendly community. Cons: They have a flawed car towing system in place that doesn't check a paying residents car plates before towing cars away. The towing company employed has a complete monopoly in the region and employ questionable practices to enforce non-existent lease language. They look for hang tags that that can be easily duplicated and are not always visible under all weather conditions. Management is willing to listen but won't necessarily help you if you find your car towed away. The apartments are located off the highway, so if you are someone who doesn't like noise or lights, it may not be the best for for you. All in, if you haven't experienced both ends of the spectrum like I do, you ll either love it or hate it. I did not like my experience in dealing with the management with regard to dealing with the crisis, but the leasing agents themselves are friendly and helpful, so it is completely individual dependent.

Great value for the money. I have lived here a few years now and have enjoyed it. The area is…read morequiet, safe and located close to the mall, not to mention most of the major highways. There have been no crime(s) here that I am aware of since moving in. The management is quick to respond to reported issues and are always friendly. My neighbors have been quiet and people generally keep to themselves. No crazy drama going on outside either. The buildings are well maintained. They plow snow, cut the grass...etc etc...If you have a problem in the apartment, let them know and they will send someone out the next business day. (they have people available for emergencies of course..) It isn't the most fancy place you can find, but I think they are decent enough. They have pay laundry rooms in each building, a bit of room for storage in the basement areas. (Figure about another 20 dollars per month for this..) Heat / hot water is included in the price of rent, this is a good value. You pay for electric. (60-100 a month in my experience...) Traffic in and around the area isn't too bad, but you should learn some back roads during the Christmas time! Mall traffic is crazy on 202. Well worth checking out!

I've…read morebeen to some of my friends' rental places in the area and none of them is both as good and affordable as Belmont Village. It's located in a quiet and beautiful neighborhood, and it feels rather safe as well. Maintenance is usually quick and easy - all I need to do is to write an email about the issue and couple of days later I come home to find the issue resolved. It's got secured building entrance, but package delivery is right to my door. Staffs are really nice although I don't really find the need to talk to them much. There are more than enough parking spots for both the tenants and guests. The lovely little pool could be an addition, if I loved water (and I don't). Another perk is free heating, not sure if that's standard in the area but there's big savings during Pennsylvania winters. As for downsides, there really isn't anything major to complain about, considering the price. Shared laundry, spotty wireless signal (I'm AT&T), monopoly of Xfinity internet, plain design and decoration, and that's about it. The storage might be a bit tight but for a guy it has been quite enough. So overall, it's totally worth the price. And they allow cats!

I was told I'd receive my refund, but no one (including Megan or Robert) communicated that although the payment was sent electronically, the refund would take 2-3 weeks and arrive by paper check through the mail. This is completely unacceptable in 2025. Everything is electronic except when it's time for them to return your money. Waiting weeks for a physical check is inconvenient, outdated, and not clearly disclosed anywhere in the application process. Had they been transparent from the start, I would have reconsidered applying. Potential residents deserve to know this ahead of time, especially when mail can be delayed or lost. The lack of communication and outdated refund policy makes this experience extremely frustrating, and I cannot recommend this property based on my experience.
