This places truly has everything it says and is super reasonably priced. The food is outstanding. After work it's a great feeling to know that I can walk over to the clubhouse and have a great meal without any of the clean up or mess. The pool is a great feature and the drink specials can't be beat. I would recommend this place to people of all ages! I find the community to be very safe and there are a ton of stores right across the street or just a car ride away on ridge or in Plymouth meeting. read more

What's concerning is Summit Park HVAC system. Evidently, they only turn on the AC in May. Cool except my top floor unit hitting 94 degrees multiple times throughout the month of April and quite literally becoming uninhabitable for weeks at time for myself, children, and my dog is truly unacceptable. And the rental office speaking to me from their air conditioned office using the same speech they give everyone --open a window, and buy a fan is very insincere. Especially since I already have 4 fans and two window units, and the unit was temperature still doesn't move below 90 in April. The washer in my building has been broken for 2+ years according to another tenant. I reported that almost a year ago to their maintenance hotline. Still doesn't work. And now the dryer is broken too. Every other day there is reports of water shut off, WiFi down time, and sometimes even electric. It is ridiculous to see messages coming through the portal almost everyday about basic necessities not working correctly. Another complaint is the parking. I don't usually park in the lot, I park on the street because it is closest to my building. I witnessed 5 cars parked on the street be hit this winter, some totaled due to people flying down the block. That's basically every unit in my building except for myself. I understand the complex can't control other drivers, or the weather, but this is something to consider because I didn't realize I was risking my vehicle just my parking outside my building. Make sure you get gap insurance! With those complaints aside, the pool is nice, the bar is a nice touch, and the staff are very nice. The activities can be fun. And although the units can be outdated, they're generally functional and you get what you pay for. You can always upgrade to have W/D in home and upgraded kitchen. I originally felt like the good outweighed the bad, but the HVAC problem is really out of control this year with high temperatures in 70s and 80s dating back to March, and no expected relief until May. With all of the construction going on within the complex, I'm not sure why that's not a number one priority because I see here that's the number one complaint. read more

I wish I could leave a better review, but I have to sadly admit that living here left me with a bad taste in my mouth. The first two years were fine and maintenance were very quick to respond to my requests. There was a cute little community and I loved hanging out at the pool. However, the quality of the apartments has gone drastically down hill since then and I feel like I receive text messages on a weekly basis stating that water, heating, and cooling will be turned temporarily turned off. Furthermore, you have to sign up for Summit's WIFI provider which is absolutely terrible. It has also become increasingly difficult to get a hold of maintenance to fix things in a timely manner. We shouldn't have to freeze in the winter or sweat to death in the summer. I had one day where my apartment hit over 85 degrees because I couldn't turn the heat on. There has also been a rise in burglaries with cars getting broken into and packages getting stolen. It just doesn't feel like a safe and welcoming area anymore. If you aren't a huge partier (which can be fun at times), good luck trying to get any sleep during the summer months with the constant screaming from the clubhouse area. I don't mind partying, but I've had drunken people bang on door at night. The entire building reeks of pot that I'm embarrassed to have people over. My younger brother also got cursed out by two young kids for politely asking them to please stop playing in the parking lot where they could get hurt. Security doesn't do anything. The parking pass is absolutely a joke as there is never enough parking if you work late hours. I even got my car towed because I forgot to hang my pass on my dashboard after I got it cleaned. I had to pay over $400.00 to get my car back despite Summit having my license on file. No apology-- no nothing. To make matters even worse, you are at risk of losing your entire security deposit when you move out. I lived in my apartment for about five years and have a cat which I pay a monthly fee for. Summit demands that that you professionally steam your carpet before you leave and if you have any wear and tear on your carpet (they don't care if you have been living there for years) you lose your deposit. Shouldn't they rip up the carpet if you have a pet? It's gross knowing that they don't even change or rip-up your carpet or paint for the next person coming in to rent. Sadly, I just can't recommend this place anymore. read more

Not a horrible place to live, but certainly not the most comfortable. Get ready to experience faulty wifi. As a nursing student having to get assignments done is definitely easy without any internet. The heating/cooling system is really bizarre as well. They won't turn the heat on in the winter when it's freezing out and when it's hot out and your apartment is 85 degrees you just have to deal with it. A lot of my neighbors have been complaining about the regional manager Christina. While I have never spoken to her, I still have to mention this considering 15+ people who live here have made complaints! read more

I want to leave a better review. I truly do. But I can't. Ever since I have lived here, I have had so many problems. The AC/Heating is absolutely unacceptable. You are only provided with heat OR air. Their system "can't accommodate both at the same time". This month my apartment hit 87 and 85. The windows are so old you can't open them and if you can manage to get it open, there are no screens. The washer and dryers are broken most of the time. The fridge is terrible and often breaks down. They only allow one type of internet service called "Hotwire"!which I've never even heard of before I moved here and it was down for 24 hours until this morning. Other than the above, I do have a lot of positives about this place. Gym/pool/clubhouse/fitness classes are great amenities. Leasing office is incredible. They are so nice and truly try their best sto do what they can. Same with maintenance. They are very responsive and always do what they can. The community here is friendly and they host lots of fun events at the clubhouse. If they could just get the AC and Internet worked out, the rating would be much better read more

There are very heavy smoker's in this building for the second time we've been here. The smell is so strong that it comes in all our apartments through the vent system like the people are actually smoking cigarettes in our place. It's so bad our clothes smell like smoke! If that's not bad enough, they also smoke marijuana just as heavy if not heavier. This behavior has been reported to the front office by the residents but it continues. Maintenance tried to seal off as much as they can but nothing works. Everybody complained about the strong cigarette smell as well as the marijuana smell and nothing is done. This is now damaging our health because as non-smokers we are getting very sick coughing and choking. It is sad because at one time, for the first 5 years of being here, this was a very nice place to live. You can't even open the doors to the balcony to air our place out because when they smoke, some people go outside and some stay inside to smoke also. This doesn't just happen in 1 building but now it's all over summit park. Again this smoking marijuana behavior has been reported to the front office by the residents but it still continues. read more

AVOID AT ALL COSTS! In short, this place is a dump. I've been here 3 years and the second I can leave, I will. Most new residents do not have any regard for the property. The grass is covered in trash or dog poop and despite having areas for the dumpsters, trash is thrown around it. The AC always breaks. So far this summer the unit went down twice, causing reduced air conditioning for up to a period of 5 days each time. My unit would reach over 80 degrees. The hot water is also hit or miss. There are a lot of times that showers are Luke warm or it's even too cold to shower. The gym has old, out-dated equipment. You're better off buying a gym membership elsewhere. It shouldn't even be considered an amenity. The laundry machines have to be from the 90s and often times you need to pay for a second dry cycle if you want your clothes dry. read more

Like most places, this complex has its ups and downs. What will be the biggest downfall of this place is the lack of concern they show for their residents complaints/requests. There is an expansive list of benefits Summit offers but they're inability to improve on their drawbacks or offer new benefits only pushes away residents/future tenants. First, the positives. The clubhouse and pool/fitness center/etc are all great. There's plenty of events happening year round and the facilities are nicer/larger than other complexes charging similar rates. Maintenance is incredible, they're effecient and friendly. Same with the leasing office, both groups do as well as they feasibly can. The flat utility fee is deal in my opinion and allows for easier budgeting. Its also located accross from a large shopping center and is close to plenty of other stores. The AC/heat works great for me but its worth noting that I live in a studio unit. Now the negatives... the apartments are outdated. The windows are old, I can't even get mine to open. My tub/shower drains so frustratingly slow I end up standing in a pool of water every shower. (maintenance fixes it the best they can but it always starts again) The shared washers/dryers aren't the best and $1.25 per load is pretty high. Packages get stolen constantly (if they even get delivered to the right building) and the mail is often shoved into the extremely small mail slots. They don't run the shuttle to the city/manayunk/conshy any more (despite still listing it as an amenity on the website) and this was one of the main draws that made me want to move here. There's also issues with fake cops knocking on doors, car break-ins, etc. but there are no WORKING cameras and the security they hire are the laziest human beings i've ever met. Now all of these complaints aren't out of the ordinary for apartment complexes but the issue with summit is their lack of drive to do anything about the WELL KNOWN issues. Rent is being raised higher than the inflation rate (and at higher percantages than most raises employers provide) but that money seemingly isnt going towards any improvements. They close the clubhouse some days of the week, the only open the summit park pool in the summer, they dont run the shuttle anymore, they even turned off heat a month ago... so where are these funds plus the higher than usual rent increase funds going towards? The complex is older and they really should be trying to update/improve at least SOME areas but they show no desire to do so. They continue to raise prices without doing anything to better the place because they know other complexes cost the same. But word of mouth spreads and a lot of their residents are not happy. I may continue to lease here but I will not suggest the complex to anyone I know. read more

I have lived at the summit communities for over 3 years. If you are planning to live here please read below. Pros: clubhouse pool-really fun in the summer Gym and gym classes available. The Monday night cardio class is great. Weekend entertainment Parking Utilities included Cons: If you are a student or someone that needs Internet Woodmere is not the apartment complex for you. We pay the same amount as the Summit apartments and we can't even watch a movie on netflix. The Internet is so slow we can't even load Facebook of your cell phone. DO NOT move in here if you like watching movies or need the Internet, anytime of day is bad! The washers and dryers in our complex are really bad. Always breaking and ruining our clothes. They definitely need to create an online system to add money to the washer and dryer cards so we don't have to walk all the way to the clubhouse. Our apartment is very old looking. The floors creak A LOT!! It's really annoying! The walls are cracking and the doors don't close right due to the frames being off. They turn the the AC off before it truly cools down. May and october will reach about 80 degrees in our apartment and the AC won't be turned on. read more

Dog downstairs barks continuously. I'm moving out of this place soon.. word of advice- do NOT move into the M building. Apartments 1 through 6 otherwise you'll be hearing a Chihuahua bark all hours day and night. Management doesn't give 2 damns about it. My boyfriend and I work late nights- we don't get to bed until 3 and 4am and we are woken up at 7am to barking that doesn't stop for hours... if at all. Then the people in that apartment had the audacity to knock on my door at 1am because they were awoken by me coming up the steps and walking into my apartment, and proceeded to tell me that I'm the loud one. Seriously, how ignorant can you be. read more

Full disclaimer: as a a resident of nearly a year although I am giving them an overall 2 stat rating, Alyssa and Greg have been super sweet and as helpful as they can be. Alyssa works in the leasing office and Greg works in maintenance. The pro's overall, the area is nice with a shopping plaza across from it, surrounded by nature trails, the complex itself has a pool, a gym (it's extremely outdated and dirty but i'll get to that), washer and dryer, patio/balcony, dog park, tennis court and an onsite clubhouse bar&grill. from my experience, when placing a maintenance request, they usually fix it within 24-48 hours if it's a small fix. anything that requires real work ... seems to take weeks. So let's get into the cons. 1. safety. even though area is nice, there have been an increase in break-ins. the leasing office remains quiet about them and you will only know if you have the citizens app or live near the building where it took place. i do believe part of this could be foxed if the main doors to each building require a fob entry. Basically you can walk into any building because the doors don't lock. 2. Outdated units/appliances. Some may argue that that the price is reasonable so they can get away with the outdated units appliances. I have yet to make up my mind. 3. Outdated Gym. The gym has remained the same for the past 5 years. the equipment is old and dirty!!!!!!!! Yesterday I went to the gym and being covid conscious, i wiped down equipment before using it and the cloth went brown! i spent 5 minutes just cleaning off the handle bars and decided it was too gross and decided to leave. The last biggest thing I have with them is my unit. I have a patio unit so I have someone living above me. It has been a rough 5 months since my neighbors moved in because I can hear every movement in HD! It sounds like a family of elephants live above me. I've been calling the leasing office complaining because the floor boards need to be fixed since October ... it's now February. Just an update, maintenance came today to "fix" the floor boards and did the best they could given that they were limited with both units being occupied. Alex, the manager, apologized and was able to work with me to find the next best solution and it worked out perfectly. Although there are things that could be fixed, the leasing staff are diligent with working with you and finding out the best solutions. read more

Terrible heating/cooling/wifi. Perks don't outweigh the inability to work from home and be comfortable.

I have lived here for a year and a half now and can say i will 1000% not be renewing my lease again. Living here ive had my car broken into and robbed twice and my apartment burglarized also. I will never understand why the complex refuses to hire good security or purchase cameras. 3 times now ive had my belongings stolen from me. Im on the second floor so in early fall and early spring my apartment will be 89 degrees since they have an extremely outdated boiler system. I have a 2 year old daughter and I remember when we first moved here having to get a hotel for the night because she had a fever and the apartment was unbearably hot. read more

Looked here for apartments last winter. I think the online pictures were much nicer than what we saw in person. Example: The picture of the gym makes it look like a full scale gym, but when you go you are absolutely shocked to see that even the apartment living rooms are much bigger than the gym. The mirrors give the photo the affect of appearing huge. There were a few let downs like that, but overall we thought it was a pretty nice community with a decent location. The units are adequate. I think the closet designs and doors are poor and the blinds seem old fashioned. There is new carpeting and the units have great balconies or patios. There's no laundry in the units so you have to share with about 12 or more others in your building. Other than that they're not bad. The community itself has some really cool features like the pool, bar/grill, studio for aerobics classes, and basketball court. Not things you see at every apartment community. A friend of mine just moved in here and I can already tell parking is going to be an issue when I visit. Also, the streets are not well lit and I don't know the area well enough to know if it is a safety concern. They also brag about having your tv and internet included and ready to go when you move in, but after about 5 days, my friend still doesn't have internet and heard from Hotwire he'll have to pay $35 a month for it. Overall, I think these are some of the nicer, more affordable apartments in the area and with all the community activities and being located next to a major shopping center it seems like a pretty nice place to live. I hope all those minor let downs don't become an issue for my friend and I have a feeling they won't. Glad he moved in here. read more

Complex has major security issues. Packages and belongs are stolen daily. There have been several break ins most recently a break in at gun point by individuals dressed as police. University City Housing reps told me they will "look in" to options to improve security. I have received this same form answer every time I call about stolen items or break ins for the past 10 months. Nothing has been added except increasing the safety guards hours. I was told that the cost of adding cameras or locks is too much because there are too many buildings. I would not chose to move here now knowing that my family's safety is at risk. The buildings are also old and there are constant maintenance issues. We were without hot water all weekend recently and have been without air a lot of the summer because the system is constantly going down on the hottest weeks of the year. Again, I was told the cost is too high to make major repairs to fix these issues. read more

If I could give less stars I would. Everyone on here who post about not being able to change their heat is 100% right and the cable and WiFi does go out all the time regardless of if you pay more for it. I have been living here for about 6 months and for the last 5 have been fighting with maintenance to fix the laundry room. The washers do not even fully drain and the dryers are vented out together which literally cycles hot wet air between the two resulting in spending 4-5 times the amount of money to dry your clothes. If you can get an answer from anyone in the office on these issues good luck. It took the first three months to get a new washer and dryer in my laundry room only for them both not to work still! I have been told I'll be given a rental credit for the extra money I spend to do my clothes but haven't heard from someone in weeks. Craziest part is if you go into the office there is an award for best maintenance. What a joke. This place is the perfect metaphor of a kid who sweeps his clothes under his bed and says his rooms clean. They cover up 90% of the issues and make it look clean. I wouldn't recommend this place to anyone especially because the rent is actually a decent amount you'd think you would be getting something for your money read more

I live in the Summit Park apartments. Eh... I'd give it two and a half, if I could. The office girls are really nice (unsure why I've read reviews elsewhere that complain about them so much), and service tends to be good. However, I do feel that rent is way overpriced for the quality of the rooms. The apartment is old (I met someone who said he worked there as a maintenance guy in the sixties) and rather run down. Various things have broken during my half-year stay: the dishwasher, the toilet, the shower drain, the fridge. Maintenance will fix them, never fear; the problem is that the place is rather old and musty to begin with. The place has a gym and a pool, and laundry in the connected basement of every two buildings. The laundry facilities are expensive and very small (and dingy). The gym is so-so. The pool seems to be kept pretty clean, and the indoor pool is very nice for a small apartment gym. Also, you will probably be woken up at night by loud drunken screams from people at the Summit Club bar. I do, and I don't live very close to it. It might be a better place for people who enjoy drinking and partying. Bottom line: the people tend to be very nice, it's pet-friendly but people do clean up after themselves, and the building itself is run down and old. Best for college-age people or new graduates who want to meet others and party. EDIT: I'm still here, lease about to expire; I'll update my review with information about how I was treated with regard to the security deposit and other things. I moved straight into an apartment right after someone moved out, so they didn't clean the carpets or paint, which I noted to the management. That's okay, as long as I'm not charged for the damage they did. Also, I see so many reviews about the office girls and don't understand the negativity--they seem very nice and helpful, though I was once annoyed that the office didn't open until 10. I stand by what I said earlier: I still hear loud drunken screams, the place is still rather musty, but it's not a bad choice if you want to live in the area. It IS rather overpriced. read more

I live in this community (which includes Summit Park, Woodmere, Valley High), but have attended events here such as boxing broadcasts, quizzo, happy hour, before I was a resident. I think you need to be with a resident member to get your drinks or gain access to the clubhouse. They have great drink specials and have just added an Internet cafe. During the summer is the best time, as they have a walk up bar/clubhouse right near the swimming pool - which is bumpin' with all ages. Always random drinking activities - like washer throw, beer pong tourneys, beach volleyball, etc. DJ entertainment on the weekends & live music. It might get crowded at the bar but it's never really stuffed. There is additional seating outside, as well. There is always something going on - they keep it lively and create events around sports and holiday events. The atmosphere is anything goes and all are welcome. Somewhat younger crowd, but people are mostly mid-20s to 30s professionals. Drink specials are always very good - $1-2 drafts a lot of the time. Food is decent, but only basic, reasonably-priced pub grub. Great pre-party hangout. They run a shuttle into Manayunk on weekends, which I think is a great safety feature. If a see-and-be-seen pool gig is not what you are looking for there are other smaller, quieter pools in the complex, so there are options as well. I live at the Woodmere and the floor plans are huge, location is good and accessible to transportation into the city, which is quite handy. It's clean, landscaped and near a complex of stores (liquor store, beer store) within walking distance. Oh, and the closet space is ample - a plus for a girl. Tennis courts, fitness center - all included with rent and that includes utilities & cable. Wow! Overall, great community for the price and area. read more

Not a terrible place to live but definitely not amazing. Heating is pretty good, AC sucks. Internet is usually slow and cable never works. Washer and dryer broke for two straight months and that's a shared washer and dryer that we pay for every time doing a load of laundry. Rent is pricey considering most of the utilities don't work. Fridge broke down and all our food spoiled; they never replaced the fridge we ended up getting a mini fridge. Location is close to the city and there are tons of grocery stores nearby, but there are tons of (car) break ins and theft. The pool and gym are pretty decent and the fitness classes are awesome. Management is very responsive as well as maintenance. All in all, I think updates on the AC and internet would make this place 4 stars. Not sure how hard it is to replace the AC and change the internet provider but it doesn't seem like it'd be that difficult to allow residents to choose what internet provider they use. ((They only let you use Hotwire for internet which in my experience is one of the WORST providers I have ever used)). read more

Lived here for 2 years so far. They work really hard to sell you on the amenities, which, I admit, are good for what you pay. They have a swimming pool, gym, free yoga classes, and the bar / clubhouse with delicious wings. What I really want, however, is a well-insulated home that isn't dingy, carpet that's properly tacked to the floor, a laundry room with clean, rust-free machines and a floor with no stale water, maintenance staff who actually do quality repair work and care about their jobs, neighbors with breeds that are actually allowed and on a leash, and dog waste bins that are regularly emptied. read more

I highly recommend living here to everyone because of our maintenance staff! I recently had a leak in my bathroom and called the office to have someone look at it. Jesse Ramos was prompt, friendly, and thorough. He assessed the issue, and fixed what he could the same day so that I could use everything in my bathroom. Jesse returned the next day, as promised, to finish the job with the parts he needed, even though it was a Saturday! WOW please read the Reviews, so I been looking for a apartment for a while now and I must say on paper this place looks Great!!! HOWever, doing some research & coming from a apartment where management is never around, apartments are either catching fire or falling apart due to water leaks faulty equipment or non-proper insulated windows. IM super happy I read the reviews for this place. From not being able to chang the temperatures in ur apartment to getting ur car stolen to having dogs roam freely and smelling like wet dog everywhere you go. To having appliances not working, lights not working, heat not working & after all that you would think what better way to relax after a stressful day than watching a movie to unwind??? the internet is so slow you can't even do that. omg IM Super Happy I Read the review. shame on this complex for having their tenants live this way then try to make up for it by offering them cheap alcohol, utilities paid but not working and selling it as this cool hip social place to be. read more

BEWARE! They raise the rent drastically every year. Important to know if you are looking for somewhere to stay long term. I enjoyed living here and the amenities. I moved in a couple weeks ago and let's just say the two words i would use to describe living here thus far is annoying and stressful. Everything reeks of pets, i know it is a pet friendly complex but the hallways and everything are stained and have a foul odor. Week 1 our sink broke, hot water was down for 2 days, and no electricity in the complex. All management had to say was sorry.... mind you this was all within our first week. Dryers never get your clothes dry and you have to pay for each cycle so if you do laundry you may have to pay 3-4 times. On top of that, you're lucky if you dry your clothes and the dryer doesn't completely rip your clothes to shreds, the dryers have holes in them with sharp edges that your clothes get stuck in. So on top of having to pay multiple times for ripped clothes, you have to load this card they give you with cash but their ATM at the complex is ALWAYS down. Just a stressful experience all around and can't wait for the year to be up. read more

Living here is kind of like dating a crazy girl. You can probably get away with it for a little while but I wouldn't recommend it for more than a year. I have been living here for 4 or 5 years now. Over the last two years, while looking for a house, the annoyances have continually mounted. Like dating the crazy girl at first you can look past them or focus on the positives, but after a while enough is enough. Sure the cable and internet sucks because you have no choice but to buy from the mandated company, but hey there is that free shuttle to Manayunk. (I currently have intermittent internet access that 3 service calls couldn't fix after a recent "upgrade" and even though FX is an advertised channel it has been out for the last week. Terrible if you say...TiVo The League, Always Sunny, or The Americans. More of a problem because the shitty cable doesn't offer on-demand.) Oh and the cable company doesn't have 24-hour customer service. So if you call after hours you get an answering service. Luckily this is only a problem if, you know, you have a job. Get home later than 9pm and have to park a half mile away because the lot and surrounding streets are full? Sure, but they have a bar. Live on the third floor and in the summer the AC can't keep your Apartment under 80? Maintenance says, "on certain days, this is the best I can expect" despite next door neighbors being fine. We bought a self standing AC unit that does the trick. At least you don't pay for electricity. Inconsiderate neighbors get drunk and throw beer bottles and light fireworks off their balcony at 4am or let their dogs shit everywhere? Sure, but there are soo many people your age here. On the plus side, in my limited interactions with the office staff, they have always been great. Its just crazy to think that while looking for a house, I am considering moving into a different apartment while I look, because I just can't take this place much longer. read more

This place looks nice on paper but they over promise and don't deliver. The pools are never clean, the lifeguards are always late or like today just don't show up- management says sorry we don't have staffing! Inexcusable! We pay a premium here and aren't able to use all the amenities. Events calendar is always cancelling events or hosting things like a community bbq- but "host" show up late with only hot dogs! No music, drinks or games as advertised. So tired of broken promises. Additionally maintenance never actually fixes problems. Bees nest on patio, management says they sprayed but funny nest and bees are still here! Everything here is done half assed. read more

I've lived here for almost 6 years and I am ready to get out. The staff that work there are a little willing to work with you on rent if you have an issue, otherwise they raise it on you every year. Working for a non-profit, I don't make a lot of money. I was able to defer my rent raise for 6 months, but then the staff insisted that I had to pay that much, or I had to look for a different place to live. I've moved into 3 different apartments in the time that I've been here, and I haven't been truly happy in any one of them. I started out in a 1BR, moved to a 2BR because I needed more closet space, and I now live in a 1BR with a "large" den with an extra closet. I use the term "large" loosely, VERY loosely. If you a person who is on the larger side, you would not be able to live there for you would not be able to get in and out of the room that is the den, since the doorway is SO SMALL. I had to take apart my desk chair to get in into the room because the door jams are so close together. The activities they have going on every night at the Clubhouse (or the Clubby, as it is so affectionately called) are mediocre at best. If you like eating, there is an Italian Night, Steak Night, etc., so you can pick and choose which night you want to eat at the Clubhouse for cheap, otherwise you can eat the regular bar food if you choose. There are lots of drunk people here on the weekends, which makes parking hard if you have guests at your apartment. After 6pm, no one but residents are allowed to park in the parking lot, so people are forced to park far away and walk to your place. If you are a grad student and come home from a night class late, the parking lot fills up quickly so it's hard most of the time for a resident to even find a parking spot. They desperately need to improve the parking situation here. That also goes for when there is inclement weather, namely snow. They do a half decent job of plowing, but then have nowhere to put the snow, so where does it go? In the parking spots, taking up even more space from the residents. One more thing. I still have to mail in my rent check every month to a PO Box in Bryn Mawr. Why they don't do direct deposit or something else that is so much easier, I don't know. Especially with 500 units alone at Summit Park, nevermind the sister apartment complex that is across the street. Really looking forward to moving out of here as soon as my current lease is up. read more

I have been a resident for almost 3yrs now. The first year was pretty good. they kept the grounds clean. now I feel like I live in a dog park. The people don't clean up after their dogs all you see is dog poop, dogs barking all day and night, trash all over the ground, and parking area. people have broken cars with flat tires for almost a year taking up parking spaces. people will park their cars on the curve blocking you from moving out of your space if you can even find a parking spot. The hallway's carpet is super dirty no one has been to clean them in the last few years I've been living here. they only vacuum those dirty carpets. and no matter what area you go in throughout the community all you small is weed. on the weekend's nothing but loud parties outside and inside people apartment. I've made several complaints to the leasing office and they listen to your complaints, however, nothing is ever done because this foolishness continues to go on. I really was impressed with Summit when I first moved in but now this place has gone downhill. I feel like I'm living in someone's housing project. leasing office people are kind and will listen but that's all they are doing nothing has changed and I'm looking to move. they also seem to let anyone move in since COVID. Don't know if they are just that desperate for money. read more

First of all, let me say that I'm counting the days until my lease for this place is up (literally... it's 81 days). When I first moved in to Summit Park, I thought I was going to love it. They have a bar/clubhouse, a nice big pool, a shuttle back and forth to Temple's Health Science Campus where I attend school and a shuttle back and forth to Manayunk on weekends, ample parking, included utilities, and not to mention a bunch of like-minded renters of a similar age. What's not to love, right? Wrong. Here's why: 1. The bar/clubhouse is a novelty at best, and not a very good one at that. It sounds great in theory to have a bar essentially in your backyard, but its not. At all. It just ends up meaning having to hear drunken people shuffling out at late hours and yelling outside your window. 2. The pool is nice... when its actually open. In my year here there has been issues with the pool so much that I haven't even bothered trying to go. 3. The shuttles could have been a cool service, to be honest. But its unreliable at best (doesn't run in any sort of bad weather) and runs only at very specific times which were not ideal. 4. The parking lots look like they have plenty of room to fit all the residents of the community, as long as you don't try to park after 8 pm. After that, good luck trying to find a space anywhere close to your apartment building. You'll probably have to park on the street somewhere far away from your apartment. 5. Utilities are included, sure. But don't expect them to work. Air conditioning is turned on way too late and switched back to heat way too early, and even when it is on it barely works. Recently the air conditioning for the ENTIRE complex was out for over 2 weeks before it was fixed, after which no compensation or rent credit or anything was offered. 6. For the price Summit Park is charging, you would think that the appliances, carpets, etc. in the apartment would at least be of decent quality. But that would be thinking incorrectly. The appliances are cheap garbage, the carpet is awful, the walls are painted terribly (and are terribly thin), and everything just feels cheap. The maintenance has been incompetent in my dealings with them so far, and on top of everything they throw a "surprise" at you when you move out that you have to hire a professional carpet cleaning service to clean the carpets when you leave. 7. And for me, as a student, video gamer, and inhabitant of the modern age, the worst: the ISP. Summit Park has some kind of deal with Hotwire Communications, I assume in which they get money for referring people to them. As such, Summit Park refuses to allow any other TV or Internet Service Providers to wire in to the apartment buildings, and very few apartments are going to have a clear sky view from their balcony or porch for a satellite. As such, everyone here is stuck with Hotwire. Which would be fine, if they weren't the worst ISP to ever exist. Customer service is terrible, and the "best" Internet package provides speeds which do not even allow for streaming of YouTube videos without frequent pauses to allow for buffering, and it takes me forever and a day to even download powerpoint lectures for my classes. I usually end up having to set up a hotspot from my phone and use my data to do anything, since its actually up to 5 times faster than the internet speeds. TV services are pretty much basic cable or nothing. All in all, I would rate my experience this past year at Summit Park as terrible. I can't wait to move out of here and on to better things. Take my advice people... look elsewhere for housing. read more

Just wanted to provide my perspective on living at Summit (going on three years now). 1. The bar/clubhouse is an amazing opportunity to network and make new friends. In addition, it is a huge budget saver- with all the specials they have. Do the math, can you make a taco for a dollar?! I certainly can't unless I make like 30 and eat them forever. #tacotuesday 2. The pool!! Most Sunday afternoons, you'll either find me catching up on some leisure reading or wading in the water & watching people take part in an impromptu diving board competition. There is something there for everyone- whether you want to play games with your friends, teach your child how to swim, or just catch up on your vitamin D intake!! Definitely helps make you forget that the next day is Monday! #sundayfunday 3. Parking lots do tend to fill up. But hey, there is parking on site and there is almost always parking nearby (2 minute walk max)- it may not be ideal or right in front of your building. But there are cameras and security patrols by vehicle, so I always feel pretty safe whether I'm walking my dog late at night or walking back from my parking spot in the next lot over. 4. Utilities are INCLUDED. Which is awesome for those of us on a limited budget. Yes, they are not perfect ie you may still need to buy a fan to keep cool in the summer- but otherwise I haven't had any major problems/complaints about the utilities. 5. They upgrade apartments regularly. I just moved apartments after two years and have new appliances. BOOM-Upgrade (but am paying less than I was before #winning). Also the leasing office is pretty accommodating and understanding, so working with them for my move to another unit was hassle-free. 6. And yes, this is an apartment complex, every once in awhile you will hear your neighbors or may feel inclined to leave a nastygram. Issues like that are to be expected in every apartment complex of this size and, in my experience here at summit, have been quite tolerable and infrequent. 7. The Internet service isn't the best, but for an avid Netflix'er and student- I haven't come across too many issues. To provide an estimate; I would say I have had maybe five instances (lasting an hour or two) in which my connection was limited and resolved without making any phone calls- just simply resetting my network and giving it time. 8. Have definitely missed the beer cooler at the clubhouse. It broke down unexpectedly and was set to be replaced awhile ago. It would be nice if for in those instances, the bureaucratic paper trail and ridiculous timeline could have been expedited. No one in particular is to blame, but I know it would have meant a lot to the patrons and residents if it had been replaced in a timely fashion. Because Summit falls under UCH...there is definitely that feeling at times that you're just a number to them-so having that cooler replaced quickly would have been one of those gestures that imply concern for the satisfaction and, in turn, overall retention of your residents. In short, summit park is a budget friendly, hotspot, that gives residents the opportunity to network, thrive, and enjoy life while dealing with the pressure of school, work, etc. read more

If I could give this place 0 stars I would. I've lived here.. sadly.. for about 3 years now. Since we've moved in I've never felt safe here. There are no locks on any of the apartment building doors so anyone off the street can walk right into your building to steal your mail or perhaps live in your laundry room which apparently happened to a couple of the buildings here. My boyfriends truck got vandalized but luckily it was in summit parks parking lot right in front of a camera so he contacted the leasing office just to find out the cameras that they do have don't even work. My friends truck also just got stolen out of their parking lot and I'm sure they won't do anything about that either. They only have one security guy and he seems to spend most of his time sleeping in his car in the Kohl's parking lot. Since we've been here we've had multiple maintenance issues. One major issue being it took about 5 different maintenance men to come in and out of my apartment to try and fix my washing machine. They finally told us our washer was fixed and we could use it but what they didn't realize was they forgot to put the hose back on our washer so all the water went right into our closet and ruined all my shoes. I was offered nothing for the damage they caused. The maintenance staff have no sense of communication so you never even know if they're still in your apartment or not and they insist on only coming when you're not home. Hotwire is the worst company ever invented. Your wifi will never work and your cable will go out every time it rains. They put bandaids on everything at this place. Nothing ever truly gets replaced and fixed here but they expect you to pay an arm and a leg to live in this sh*thole. I can't wait for the day I gtfo of here. read more

Jose and Prentice came by my apartment to fix a popped floorboard, and completed the job within 20 minutes, were very friendly, and helped move all of the furniture back! This is just one example where the maintenance team has responded promptly to my requests and done an excellent job. read more

Cameron Collarini in the leasing office is terrible to work with! VERY rude and not helpful. Besides that I had a leak in my apartment from the apartment above me A/C. All they did was just paint over it. They sell you on a lower cost the first year then want to raise it but no updates or anything is done!! read more

The absolute worst complex! Super noisy from the trains, the walls are thin so you hear your neighbors at all times. They show you an apartment with arched doors and when you move in you get something completely different. And The best part is, if you're one day late with your rent you're sent to collections. I wouldn't recommend them to anyone! read more

I live in Summit Park with my husband since August 2014. We are not college students, rather the "young working couple". First, I can say the apartments are a nice size. We have a two bedroom and have plenty of space for ourselves and our dog. We actually had to go out and purchase a few new pieces of furniture to fill the place out. Second, it is better than any other apartment complex we have lived in. First, your utilities are fixed rate and due with your rent. It's a lot of money at one time, but it doesn't matter if you crank your AC or leave the lights on. And the cable is included (but not internet). The monthly pet fee is reasonable. Also, the gym is included when you live here. No need to pay $75 a month to go to Planet Fitness if you just need a simple gym. It's not big but there are more than enough machines to get your cardio and weight lifting done efficiently. I suggest going in the morning during the week, it is MUCH less crowded. Third, the office seems to try really hard to help you out. The girls are all really nice and they seem to communicate well with each resident's issues so you don't have to wait for someone to come back from lunch to address your problem. We are in the middle of a bad experience with the painter on staff (we have been trying to get two walls painted for about 2 months now). But they are working really hard to get cooperation on this. By the way, they will paint 2 accent walls for you for free, with the stipulation that you paint over it before you move out. You can make a maintenance request online and usually get it fix the next day. Fourth, the cable sucks. You have to pay extra for HD, there is no on demand like with other companies, and you can't go with another provider because of the housing association agreement. There are not a ton of channels (something like 70-80) but there are enough. On the plus side HBO is included but any other premium channels are extra. Also, Hotwire has crappy tech support and customer service. (Within our first month we were begging them to fix our internet and they were not very willing to refund us for the time without service, you have to be pretty firm with them to get any result.) Last, let's talk about the Clubhouse and the drunk people. There is always something going on at the Clubhouse, which is nice if, like me, you find yourself home alone with nothing to do. Go down and enjoy game day food and drink specials, go for a swim, whatever! With that said, there are many grad students who will get overloaded and be a little loud outside. It's not really a problem, in my opinion. They are basically harmless and if it is really a problem you can make a complaint at the office. I am sure if enough complaints piled up there would be some action done to fix the situation. Overall, I think it is a decent place to live. It's in a good neighborhood and conveniently located. I will update in the winter to give information about snow removal, etc. read more
