Imagine coming home and to see trash and garbage in the parking lot. Keep in mind you pay rent every month on time, and do your part as a responsible tenant. This is disrespectful and disgusting on many levels.

Yellow water that comes out periodically

This is my advice for ppl looking for apartments and might just give an apartment with historical bad reviews and also know how horrible they are because your best friend had to sue them, a chance. DON'T!!! Don't if you don't have to! This will be a long read but it's going to have pictures to back everything up. My MAIN issue with this apartment lie in the management but also the apartment itself. I will be breaking both issues down. The apartment. Due to the price point and location, this was convenient. The bones were great. I'm low maintenance I was looking for 2br 1 bath and relatively clean. The water sometimes turning yellow, the hallway and outside area always dirty (trash on ground never picked up), having mice (although they told they didn't), and the horrible smell outside our apartment towards the end of the hallway was an extreme annoyance. We would put things in our hallway to make it smell better and I went as far and vacuuming outside my apartment bc it was so embarrassing. Regardless of how much you pay, there should be integrity within the apartments ESPECIALLY if they are hounding you for the rent. Next is management. I hope no one goes through the hell I have been through with this apartment. To make a long story short. We did miss 1 1/2 month of rent and was in the process of paying it back. Work was slow and things happen. I will own that. However, the apartment this LOST OUR MONEY ORDERS in the mail that we handed to them DIRECTLY in their hands. Please, whatever you do. DO NOT PAY YOUR RENT IN THE MAIL OR HAND IT TO THEM. Pay it online with a virtual receipt! That was the rolling ball of stress depression and anxiety. Although again, we HANDED THEM THE RENT MONEY we were held responsible. This can happen to ANYONE. Management is so RUDE and CONDESCENDING, you literally don't want to talk or engage with them at all. Every month they would tact on more expenses that made it nearly impossible to get out of. It's hard to get in contact with people higher than management, they pick and choose when to reach out to you. This was a nightmare. I thought changing their management was bc so many ppl had problems with the certain property manager but the new one is just as worse. We weren't perfect life happened but I feel like they failed us honestly. The tipping point was me calling them to make arrangements to move my things out and it immediately hanging up. It wasn't until I BLOCKED MY NUMBER that it miraculously started to ring! I say all this to say I hope they get better for their tenants and I ppl look carefully at reviews of people, do your research, and not to give your home the benefit of the doubt!

He took the time to go get his scraper to ensure that the floor was nice and clean before properly placing the refrigerator in that area. Kudos to Vince who takes pride in his work, is concerned about resident satisfaction, and who has been properly mentored by George. I value his service. When Vince comes, I know the job will be done right. Thankful for the both of them.

My experience with Lindy Property Management has been extremely disappointing. They initially…read moremiscalculated my rent and provided a lower amount. When I pointed out the discrepancy, their accounting staff responded with an unnecessarily abrasive attitude and informed me they would "adjust it to the correct amount." Unfortunately, the recalculation they provided was still incorrect. After raising the issue again, I was told--wrongly--that everything had been calculated accurately. Throughout this entire process, the staff was unpleasant, unprofessional, and dismissive. It's unacceptable for a property management company to repeatedly make basic errors with something as important as rent and then treat residents disrespectfully when those errors are brought to their attention. Based on my experience, Lindy Property Management has demonstrated a lack of competence, professionalism, and courtesy. I would not recommend renting from them.

Our Onyx contract is still only 4 months old but after our community town-hall tonight, The Board and and community have expressed nothing but praise for our new management company. Our files, documents, investments, and our money is respected. The quality of work contractors they have recommended and brought to us have exceeded expectations. Update 2026/03/05:…read more The maintenance issue was resolved on March 2, 2026. After I posted the February 26, 2026 review (see below) and emailed multiple people at Onyx Capital Management on February 26, 2026, Mr. Zachary G., the maintenance manager, personally intervened, reviewed my video evidence accurately, apologized and took full accountability for an initial vendor error. He ensured the repair was completed promptly and followed up with professionalism. I am updating this review to reflect that the operational failure was eventually corrected. However, I am raising this review from a 1-star to only a 3-star rating because the administrative process remains a concern. The general manager, Ms. Victoria L., prematurely dismissed my concern and deleted my community post shortly after it was uploaded. She also posted a public comment stating that the lamppost had been fixed, based on an inaccurate assessment of my video evidence. Furthermore, she did not reach out directly to clarify or correct that public statement once the error was identified. While the maintenance leadership is professional and capable, the administrative side of the business still has significant room for growth regarding transparency, due diligence, and resident communication. ------------------------------------------ Feb 26, 2026 My HOA has Onyx Capital Management as our management company. On 11/28/2025 I submitted a maintenance request for the replacement of a lightbulb of the lamp post facing my rear door. As for 2/26/2026, almost 3 months later, the lightbulb is still not replaced. I sent video evidence that it is not fixed. They replied with a photo of a working lamp post, not the one that is broken. Thus far, this company has FAILED miserably at keeping the promise stated on their company website: "At Onyx Capital Management, we set the utmost standards to provide care, support, and quality to our homeowners and Board Members." I have sent multiple emails and called a couple of times. I have been patient. But this latest replay is the last straw. Onyx Capital Management's failure in this case is completely unacceptable. ------------------------
