Sebastian as usual did a very thorough job on several problem areas. Cleaned up everything as he found it. I would recommend his work to anyone who wants work done well. read more

SAS Plumbing just completed a complete out flow pipe replacement in the crawl space of my 61 year old house. Great value for the total work preformed. The job was done on time with a 10 year guarantee. They always had one bathroom available, took dust mitigation measures and through cleaned up at the end of the project. Sebastian is very sweet, quick, clean, honest and fair pricing. He got the job done in about half a day. Very very impressed

We've utilized SAS Plumbing twice now. We were having consistent problems with our main sewer line backing up (3 times in less than 2 years). Other companies just sent a snake down cleared the clog and went on their way. Sebastian took the time to advise what might be happening, sent the camera down to identify the problem which ended up being Orangeberg piping which is consistent with the area. He advised why we should dig it up and replace since we had 2 partial collapses rather than going trenchless. We coordinated with Sebastian and our paver landscaper. Sebastian was punctual both times he came to our house. Sebastian went above and beyond for our job(s). Caring for the details and providing the excellent service which exceeded our expectations. read more

I hired Sebastian to do two fixes: replace the fittings on my water heater and stop a leak under my bathroom. He replaced the water heater fittings but told me he couldn't fix the leak under the bathroom because there were too many leaks and suggested I repipe the entire house. I asked for time to get a second opinion. He charged me $380 to replace the pipe fittings and $300 for the inspection. After calling several other plumbers for a second opinion, most of them were going to do free inspections and the ones that were going to charge me were only charging $100 and would waive that if I hired them to fix the leak. I called Sebastian to complain and he said he would refund me the $300, but only refunded $150. It turned out the leak under the bathroom was caused by the toilet and another plumber fixed it in under two hours and charged me $500. That included a fungicide treatment on the wet wood. Side note: another plumbing company quoted the repipe to cost $9k, whereas Sebastian quoted $14k. Update: I was accused of lying in my review, including about the quote from another plumbing company. So I attached a picture of the $9k quote. Final word: The reason I'm posting this review is because I trusted the 5 star rating for SAS Plumbing too much. I'm hoping my review will not only help future Yelpers, but also get Sebastian to be more fair and honest. If you're reading this review and looking for a plumbing fix, I recommend Local Rooter and Plumbing. read more

SAS Plumbing - $9,100 without the water heater replacement. Estimate is from Gladiator Rooter and Plumbing (4.5 stars on Yelp) - Plumbing Near Me

Sebastian and his team are fantastic! I have used his services 2x. 1st time was a simple garage sink repair. He is conscientious, polite, professional, and most of all very good, competent. A few months later I woke up to a sink hole(!) in my side yard. Yikes! Sebastian was very quick and responsive. He and his team did a great job. There may be lower cost plumbing services out there, but in the end you want the job done correctly. To me, that defines *value*. read more

I told this to Sebastian and it's true, we hit the jackpot finding him and his team for our plumbing issues. As a new homeowner, all sort of issues arise in the first year. We knew we had to take care of some plumbing issues which had been the cause for many other issues. I was worried about finding someone I could trust because much of the big job was in the tiny crawl space and that area of the home is a mess with wires, previous rodent activity, old pipes, etc and an area of the home where I feel still uncomfortable going. I found SAS through a recommendation and Sebastian was super thorough in explaning what was going on. He recommended not patching the pipe but replacement of it as issues arise later. Sure enough that piping was a mess the whole way down and had been leaking and re-patching itself for a long time. I can't believe we were drinking and using water from that pipe, it was nasty. He also helped us with some other issues around the house that weren't functioning or that needed updating for safety reasons. Sebastian is very experienced, works so hard, super friendly and is fair and honest. We seriously feel very lucky and grateful to have met him and have him help us with out home. It's rare to find good people like this that you click with. read more

I had an excellent experience with Sebastian at SAS Plumbing. He was responsive and communicative. He let me know when I could expect him, and kept me posted about progress on other jobs throughout the day, so I knew when to expect him. Once on-site, he and his partner worked very quickly, finishing the job in less than an hour. His bill came in lower than his estimate, which was an added surprise. And, unlike many other plumbers, he did not try to up-sell me on unneeded add-ons, to jack up his fees. Sebastian and SAS Plumbing are efficient, transparent, honest, and do quality work. Great experience! read more

Great experience with SAS plumbing. Highly recommended, professional service throughout the whole repair, super respective and helpful. I definitely will not go anywhere else for future water/pipe/plumbing works. I ran into a leaking pipe problem the day before Christmas, requested bunch of quotes from 5-star plumbing services, most came with super high quote (something like $400 just to cut open a wall to locate the problem and several K's to fix a pipe). SAS showed up the next morning, gave me a super competitive price, and explained in detail what they believe the problem was and what they planned to do. And they completed the repair within 90 minutes. Super professional, super polite, can't be more satisfied. read more

We have used Sebastian and his team several times in the last few years. He is knowledgeable, fair, honest, and takes great pride in doing the job correctly the first time. We've never seen sloppy work and he always leaves the area cleaner than when he arrived. He's done work in our bathrooms, garage, kitchen, and exterior now, having repaired previous plumbers' substandard work as well as assisted during remodeling. I feel confident knowing that the repair has actually been repaired, and not some sloppy temporary fix. We'll keep using SAS as long as we're homeowners, and have happily referred him to a few neighbors as well-no complaints from them either (and to be honest, we're a picky bunch of folks). read more

SAS Plumbing was recommended to assess a tankless water heater system that was installed on my personal residence and never functioned correctly. SAS quickly identified the issues and explained in detail what needed to be done and why. SAS completely rebuilt the system and it now functions flawlessly. I have been a General Contractor for 20+ years and the speed, efficiency and quality of the work performed shows a level of experience and professionalism that is rarely seen in the trades these days. I highly recommend SAS Plumbing. You will not be disappointed!! Geoff H. read more

Great experience with a big project. SAS Plumbing originally came out to diagnose a sewer leak. After discovering a few leaking pipes and meeting Sebastian the owner, we decided to repipe all the sewer lines, replace old incorrectly installed water pipes and install a water softening system and instant water heater. I was immediately impressed with Sebastian because he took the time to go underneath the house himself rather than one of his crew members. He spent a lot of time down there and took pictures to show me. He never tried to up-sell me but gave me all the options with pros and cons. SAS spent 6 days straight( including a Saturday), all day long, replacing our entire sewer system and water lines. They neatly repiped the drains in the crawlspace in ABS piping, replaced the sewer line to the street and installed a property line clean out. They expertly installed a new water main line and replaced all the old water pipes underneath the house with PEX tubing. Victor and Adrian ( thank you guys!) from SAS showed up at 7am sharp and worked almost NONSTOP until the evening for the entire week. They were extremely polite, quiet and respectful, always leaving the space clean after the days work. With a project this size there were a few expected hiccups but Sebastian was always available to trouble shoot and fix it. This guy is dependable, hardworking and just one of the most good-natured and funniest people I've ever met. Like your handy "I can fix anything" uncle who's super nice. He always called me back. How many tradesman have follow-through like that these days? He's very organized too, uses a text messaging/email system to stay organized and confirm appointments/estimates, which I found convenient. Thank you Sebastian, Adrian, and Victor. You guys are good people! read more

After calling several plumbing companies recommended on Yelp I connected with Sebastian from SAS Plumbing. He was professional on the phone and had time to address our problem the next day. He replaced our leaky kitchen faucet and soap dispenser within a short amount of time. He removed some unneeded plastic pipes under the sink and capped an unused dishwasher vent. He was efficient, clean and took pride in his work. We were very pleased with his speed, cleanliness and price. We would highly recommend him! read more

Super Plumber! We have had lots of unexplained water issues in our complex, and many plumbers were called out by different residents. My hose bib failed and the garden hose burst on Friday night, and then my kitchen sink started leaking on Tuesday night. I texted Sebastian of SAS Plumbing and he came the next day between jobs. He was able to replace the leaky faucet without turning off the water to the complex (always a plus). It took about an hour, the new faucet looks perfect, and the price was very reasonable. But he was suspicious about the water issues and checked the PSI. It was at 150+! That's more than double what is rated for the complex pipes. I notified management and they sent someone to fix it, but of all of the plumbers that were on site recently (probably because of the PSI!), Sebastian was the only one that caught this potential emergency. He saved a lot of money and hassle for the complex, too, because a pipe absolutely would have burst somewhere else if he hadn't caught it. He also coached me on repairing the hose bib, and I was able to fix that myself! That's a super plumber! No wonder he's my go-to guy. read more

I highly recommend Sebastian and his team for any plumbing job, big or small. Not only is his work impeccable, but he is also honest, competitively priced, and incredibly reliable. He clearly explains your options and educates you about the situation (I have had to use him in several scenarios, both maintenance and upgrades). I am so glad I found SAS. I feel that I can trust him and his work. read more

I have known Sebastian for a few years now and I can vouch for how good his services are. His team is easy to work with and highly professional. We moved into our new house last year and guess what we had in store. A clogged toilet. I had called a different plumber and he was on my roof trying to snake in through the vent. Something didn't seem right. So, I called Sebastian (for a second opinion) in the eleventh hour and he showed up right away. Extremely professional and honest from the beginning. He looked at both the toilets, walked through my front yard and suggested that we install a clean out at the front. He was spot on. The clog was right where he pointed out. In 3 hrs, I was a relaxed man. And then a week later, it was kitchen faucet. Sebastian again showed up at 8 PM and took care of it. These folks (SAS) do they say they are going to do. Fair price and honest service. Next on my list is to install a RO system in my house and guess who I am calling......... SAS Plumbing. read more

Because of the ratings of this company, I was extremely hopeful that I would receive excellent care and honest communication. Although I did receive prompt communication, I ran into a road block when asking questions about pricing. Scheduling was easy and readily available, but when it came down to sealing the deal, unless I was willing to sign a blank check to the cost of fixing my problem, then no go. I asked specific questions about the cost of materials, and got no answers. I received an "I don't know" when asked how much the cost of materials might be. Sorry... but I can't write a blank check to get my issue handled. Can anyone Else? Labor cost quoted was extremely fair, but not knowing material costs when asked and not disclosed is not ok. read more

I needed a repipe and intake line replacement which included digging up some driveway. I called another company, too, for an estimate, but he was definitely the most thorough at getting under the house, and really mapping out our weird plumbing for us. He was very knowledgeable and I immediately felt that I was in good hands. He explains what he's doing and why and he's super detail oriented. He explained the ramifications of an inspection and helped us through that process as well. I will definitely be using Sebastian for my future plumbing needs! read more

We have used Sebastian twice before and we were very pleased with the quality and service he provided so when our toilet was continuing to run because of a bad flapper we called him. Unfortunately, he was booked solid for the next three days and could not come out in a timely manner so he directed me to purchase a 3" universal flapper and install it myself. It turned out to be a fairly simple task and it saved having to pay someone for a simple fix. Thank you, Sebastian. I will still call you when I have plumbing needs. read more

Recommendation for a fantastic plumber. Sebastian at SAS Plumbing is a very professional knowledgeable and ethical licensed plumber who is reasonably priced. I can't tell you how impressed I was with SAS plumbing service a local business in West San Jose. 408 318 1639 Initially Sebastian had me choose a new toilet and garbage grinder as the old ones were ready to be replaced and non reparable. I recieved excellent advise and chose quality products that he does not make a commission off of. Later Sebastian came to my house to install my new garbage grinder and toilet. He did an excellent job of explaining what he was going to do and improved our piping from our dishwasher to the garbage grinder. We were very happy with his work. Low and behold an an unpleasant surprise a flooded basement. He and his journeymen stayed day and night to install a new sump pump and removed the water and carpet from my basement. During the entire time Sebastian's kept me fully informed on progress and his thoughts about the unfolding crises. I appreciate their hard work dedication as they worked overtime. Sebastian installs water softeners, reverse osmosis water filters, water heaters does most all residential projects. I feel fortunate to have an honest, smart , highly skilled top notch plumber in our neighborhood. Thank you. read more

Found SAS plumbing doing Yelp search after my kitchen drain backed up. Called at 7:00 AM and was scheduled for same day appt.
