Update: Received a response regarding a resolution. Basically, most of the issues we are out of luck. If you choose to use Randall, DO NOT meet with him until you can walk on the concrete. This apparently is considered a "final walkthough" even though the sealer is wet and you cannot walk on the concrete and review in detail. We had a large project so obliviously couldn't see details until we could walk on the patio. Apparently footprints may blend overtime with sun/rain but unfortunately one is under a deck which will not get either so we are stuck. Crooked lines, we are stuck. Unable to add lights to the project as discussed because concrete is to the top of the bricks in 3 places so we will not have the 1" gap to add the lights so again, we are stuck and unable to complete the overall project as we expected. Apparently rough edges are by design for stamped concrete but will smooth out over time. It has been 1 1/2 weeks and still waiting to hear when the work he agreed to fix will be performed. Really regret paying in full. Lessons learned!

Estimate came in immediately. Randall was less than others, personable and had good reviews so decided to go with him. The scope of work was to clear, remove old concrete chunks/grass and hall away, dump extra excavated dirt on our property and provide 2 - broom finished pads. Prior to the start of the project, we discussed having their crew do the concrete work instead of sub-contractors and was advised that was the plan. Excavation sub-contractor - did a good job removing an old stump and grading. Unfortunately, concrete was pushed down the hill, don't believe he was made aware access was on our neighbors property and where the in-ground utilities were located and tore up our neighbors yard. Then, Randall's sub-contractors came in for the concrete work. I don't believe they were also made aware that they were accessing our property through our neighbors yard and dropped rock for the base layer on their property. After discussion regarding slope of the patio, we decided to prep the area by adding another layer of retaining wall bricks so that the pad would not have such a steep grade and can add caps and lights down the road due to budget. Crew was supposed to pick up both retaining wall bricks and caps but only the bricks were picked up. After seeing the size of the patio, we discussed adding a stamp to our upper patio. Unfortunately, our upper patio didn't turn out as expected. Concrete was poured up to the top of the bricks in 3 locations so will no longer be able to attach lights under the caps as planned, the joint lines are crooked (although Randall indicates it is a small flaw, the most crooked line starts on one side of our deck pole and ends on the other-is very noticeable because it is outside of our 4 panel slider) concrete is up and around the deck posts, the stamp is inconsistent and some edges are raised, patio has small divots and footprints. After the sealer was applied and dried, we walked out on the pad. There are chunks of small concrete pieces throughout and in some places the concrete is uneven because the stamp was deep in some places and not others. This job definitely does not meet our expectations for a quality job. The pump truck had an issue and we now have a large oil stain in our driveway. I have attached pictures of a few of the areas. These types of issues are consistent across the entire patio and very disappointing. read more
