The work was completed well, and I'm happy with the outcome. When it came time for billing, I was surprised to learn that a second technician had been onsite, as that hadn't been discussed in advance. As a result, the labor cost came in about 2x higher than I expected. To be fair, I live on the second floor of a condo (with elevator access), and the installation was more complex due to the flooring, so I don't question the time or effort involved. To avoid any budget surprises, I would recommend confirming upfront how many technicians will be assigned to the job. Overall, I would work with Jason again and would recommend him to others. UPDATE- I had a small leak with one of the toilets and Jason came out right away to adjust it. He definitely stands behind his work! I originally set the review at 4 stars, but have adjusted it up to 5 stars because of this. Thanks Jason!

My husband and I really enjoyed working with James, owner of Smitty Construction. James helped us complete three renovation projects: our kitchen, a full bath and a powder room. He transparently communicated pricing and change orders, extended his professional discounts, and was just plain nice to have around the house for almost two months. All of his subcontractors were a pleasure to have around and spoke very highly of James. One even mentioned how he's one of the few contractors in Bend they will work with because of his honesty and follow-through. Mark isn't inexpensive. Instead, he charges full price for thoughtful designs and thoroughly professional work. For my project, he walked my property for hours and designed the project from the ground up, extending my cabins' architecture into the surrounding landscape. He approached me at every step in the process to ask my opinion and learn my preferences. His plan covered everything: from "invisible" things like foundation-work and irrigation plans, right through to the earth-shaping, planting and irrigation fine-tuning. To my surprise, he has also contacted me weeks AFTER the job was done to double check on things and fine tune the irrigation. Apparently, he baked 'follow through' into what I've already paid. If you're looking for a good bargain, there are many good landscapers, handymen and gardeners who will fight for whatever you're offering and do a great job. On the other hand, if you are determined to do something uniquely great with your surroundings, and you're willing to invest what it costs to hire a serious design-and-build landscaper, I definitely recommend Mark and My Ground.
