She was awesome, always reliable, patient, and responsive (we were especially worried because we had never rented before and were a little nervous about all the paperwork lol). We've heard lots of horror stories about management companies, but I'd say Jamico is far from a horror story waiting to happen LOL - quite the opposite! We lived in a pretty old building (over 100+ years old, so beautiful and unique), so there were bound to be times where we needed to schedule maintenance. Anytime we submit a request, it was responded to in a timely manner (never more than 24 hrs without a response tbh), and the maintenance crew was super awesome, quick, and friendly!! Our move-out inspection with Todd was easy to schedule (they were SUPER flexible with time which we greatly appreciated because we didn't have much time to meet...), and it went by super quick. One thing we also really appreciated was that he asked us how our year was at the property, and was genuinely curious about our feedback and opinion. Overall, great management company from the tour to move-in to move-out. Never once did we feel cheated or disappointed with service or process. Thank you guys!!!!

Showing apartments is literally the job of a leasing manager and to dismiss a scheduled applicant with a last-minute heads-up like that is just poor practice. I had set aside time in my day for this, and the lack of notice or professionalism was frustrating. First impressions say a lot, and this one wasn't great. If this is how prospective tenants are treated before even signing a lease, I'd think twice before renting here.

Not only did they guide me through the process with kindness, but they also helped coordinate a fair and reasonable solution with the property owner. My mother has lived at a property managed by this company for approximately 10 years. During that…read moreentire time, we have only met the property owners once, when they first purchased the building. My mother previously reported being sexually assaulted by the uncle of another tenant. That tenant was receiving Section 8 assistance, and the uncle appeared to be living in the unit even though he was not an authorized occupant. Property management was informed of this serious incident but failed to take meaningful action. Despite knowing about my mother's previous assault and the trauma she experienced, Mario later entered her home without her permission. This made her feel violated, unsafe, and disrespected in her own home. The property has also had serious and dangerous maintenance problems. The bathroom ceiling collapsed after ongoing mold-related issues were not properly addressed. Even worse, part of the bedroom ceiling collapsed and fell directly on top of my mother. These incidents could have been prevented if management had responded appropriately when my mother first submitted her maintenance requests. Instead, she had to make repeated requests while these unsafe conditions continued to get worse. The building has also experienced ongoing problems with rats and roaches. Even the workers management sent to the property reportedly stated that the entire building needed to be tented and properly fumigated. However, management declined to approve and pay for the recommended full-building treatment. As a result, the tenants have continued to live with pest problems that should have been handled properly a long time ago. Unfortunately, this is part of an ongoing pattern of unprofessional and neglectful treatment. Residents often have to submit multiple requests before maintenance issues or other concerns are addressed. The property sometimes goes months without being properly cleaned, and repeated complaints from several tenants about the same resident have continued to be ignored. Because Mario no longer wanted to communicate directly with my mother, he began having Tomas deal with her instead. However, Tomas frequently speaks to her in a disrespectful and unprofessional manner. My mother has submitted multiple complaints about a tenant over the past four months. Management failed to intervene when the situation could have been handled earlier, and it has now escalated to the point where my mother fears for her life and safety. Management has also claimed that it does not have certain information or was never contacted, even though my mother has numerous emails proving that she repeatedly reported these issues. We have also been unable to contact the property owner directly.

I have made her aware that I contracted an infectious disease from vermin that hospitalized me for 13 days and almost killed me due to the rats and no response to my recent complaints. Rhoda seems to be oblivious to putting my family's life and safety at risk because she can't seem to return phone calls, respond to emails, or do the responsible thing and resolve the source of the entry point of the infestation. I asked her to send an inspector who could locate the entry points for the rats and mice and she denied that and instead sent a handyman who just set more traps. If anyone in my family gets sick, there will be a major lawsuit. Rhoda is incompetent and hasn't done anything to deal with the rodent infestation in my house. I have had to resort to calling LA Department of Health and Manhattan Beach Police Department just to get some response. Every time I call, I hear she is out, "showing properties." We have had no working fridge/freezer for 2 days with no rush to help, emergency maintenance calls and messages on the weekends go unanswered, and important items are mishandled, resulting in extreme inconvenience and growing expenses. I've tried to reach WPMLA's owner to discuss my concerns with no reply. Property owners are paying a good percentage of their rental income and tenants are paying good rent -- all deserve better service and accountability.
