Why is Cadman Group ripping off the City of El Segundo and the senior citizens that live at Park Vista Apartments? Standard property management fee is 3-5% of revenue. Cadman charges El Segundo between $15,000 - $22,000 a month to manage a 93-unit property. Based on revenue of $62,000 they should be charging a maximum of $3,100 a month. Not sure who in El Segundo politics awarded this sweetheart deal but if the standard fee was charged each senior citizen could get a $150-$200 a month rent decrease without affecting Park Vista's bottom line. Instead Cadman Group and the City of El Segundo lines Cadman's pockets while raising rents on our senior citizens. This is outrageous! read more

So I recently moved into my new studio apartment in Long Beach, California and the transition process has been extremely professional and incredibly smooth. I have been a resident since 2019 with positive review. However; the past month a change caused my review to be less than Good. I am a volunteer with the El Segundo Police Department patrol duties and assisting the department in anyway I can. I was Volunteer of the year in 2014 with over 220 hours for the year. Across the hall from my apartment was moved in with a party of 2 people (mother and son, although he is no doubt using the term "assistant" to his mother since she is 69 (?). The problem is two-fold in that they are using the apartment 413 as a business with deliveries day and evening, week days and weekends which is very disruptive. Fire hazard with packages left along the hallways. Several residents have complained as myself as well to our manager Teresa Estrada. There is a dryer in their bathroom for clothes and a small refrigerator deivered today blocking more than half the hall. The Fire department needs to be called before something tragic happens with the situation at Park Vista apartments. Please look into this situation. These residents moved in 2 months ago and shows 9 previous resident locations plus a business address on Main St. I believe they purchase on Amazon Prime and resale the items sending and having a company pick up the previous deliveries to resend. I'm assuming you can't have a business in El Segundo apartments which are causing undo stress and anxiety to others also paying rent. Progress happened quickly with the deliveries to the apt. across the way. A few are delivered to the front door for the said residents to take up to their 4th floor apt. I have lived in Park Vista for approximately 7 years and ever since Theresa and Estefan have been managers it has been so wonderful .Everything gets fixed promptly.They are so pleasant and helpful and very caring people. Most people here do not have access to Yelp as they don't have a cell or computer otherwise there would be more A+ comments. I have tried to book an appointment at least 5 times (probably more) with this group to look at a particular apartment. Each time they give me dates that are typically a month after the apartment becomes available which is strange. Every time I finally have an appointment they tell me there's no agent available. Why did you book the appointment in the first place then? They asked me to call their number once to sort things out and their automated system led me in circles. I only give them 2 stars because once you request an appointment they're rather fast at responding even though 100% of the time they've canceled my appointments. I really don't like being jerked around and it tells me how unprofessional they are. read more

Oh where do I begin.. The marketing team is great and responsive. But the responsiveness ends there. They put "available now" on the property that's not available. They collect applicants and don't process the application on time. I applied on the first week of October for a place to rent. They told me they'll get back at me by mid October. Called them once a week after that, but they said the unit is still being fixed and there were applicants ahead of me whose applications need to be processed first. Early November, I called again. They told us that the unit has been rented to a person ahead of me. They then offered to transfer the application to the next unit that "will" be available on the 21st of November. Promised to give me a decision by the 14th. I followed up regularly and guess what? Nothing. No words. No decision. No approval nor rejection. The applications probably were never processed at all at they just ate that $40 application fee for me and my partner. So false advertising, scamming (my application fee?!), and highly unprofessional as I have to follow up all the time even when they promised to call back. In my experience, average turn around time for processing an application is 1-3 business days. So yeah, don't bother to apply if you're in rush to rent a place. read more

My brother and I had a beautiful 2bed 1bath unit in Redondo Beach from 2019 - Covid of 2020. Our property manager, Daisy Epifanio, was not only super helpful on the maintenance side but provided great communication throughout the Covid-19 pandemic & supported our stay, on all fronts. We lived in a very peaceful neighborhood surrounded by a welcoming family vibe. We had a clean floorplan & great amenities. The apartment only had a few minor issues. My mother lives at the senior housing Park Vista in El Segundo they have 5 floors and 2 elevators. The front elevator only goes to the 4th floor the rear one goes all the way up to the 5th floor. My 90 yr old mother lives on the 5th floor. On thursday Nov. 3rd the rear elevator went down and is still down 11 days later. The only way to go down stairs is take 2 flights of stairs to the 4th floor. Have been contacting Cadman over and over only get a text response and a reference number . So my mom is basically stuck upstairs Cadman has not offered anything like someone to shop for her take her to appointments ect, and what if there is a health emergency they would have to go up the flights of stairs to get to the people on the 5th floor. Basically this is not the first time this has happened it happens 3 to 5 times a year. read more

Raise your rent every six months, don't make improvements to the complex, don't respond when emailed or called over concerns (including termites, a broken security gate, no operating washers and dryers, etc...) Now we are paying for water and trash, which is almost an additional $100 a month. Literally the worst. Can't wait to move out. Also, I swear whoever is writing "positive" reviews of Cadman is an employee of theirs. Up until a month ago every review was a one star... suddenly they have three five star reviews in a row? I've been a renter for over 7 years and for The first time in 7 years I was able to rely on a Property Management company that cares and takes initiative in problem solving. I've rented from Cadman Group on 3 occasions in the different buildings that they manage and all 3 times I've had nothing but great experiences, great neighbors and great customer service from their calling centers. Each time that I had a maintenace request it was easy to reported and get immediate services through my On line portal. My property manager is amazing and so are the staff memebers at both of their offices. I had called from an ad they had on Zillow and he met with us that day and showed us the unit that was available. He was very nice and answered all of our questions. Do NOT use this company as a landlord or property manager!! My daughter rented from them and I was co-signer. I'm fairly well-versed in landlord-tenant law and I'm amazed these guys are still in business. They use outdated lease forms, ignore habitability requirements (don't get the heat fixed when asked to), and unlawfully retain security deposits to pad their wallets. We were told at the final inspection before we handed the keys over that the place looked fine. We later received a check for our deposit MINUS $400 for "touch up" painting that they later deemed was required without notifying us or giving us a chance to correct it. Now we're taking them to small claims court. Somebody with more time should investigate, because if they are routinely doing this, they should face class action and be put out of business. read more

I have to send out a huge THANK YOU to Grace Salgado for being consistent in her attention to my concerns not only involving my unit, but also the property grounds. The management company our building had prior to Cadman didn't take care of things as they should have, so since Cadman has replaced them I've had to contact Grace quite a few times. I've never had a hard time trying to reach her, even when she's out of the office. She has always handled each concern in a timely manner, and has the practice of following up afterwards. Her customer service is exceptional, and if it weren't for the constant rent increases I'd give Cadman 5 stars. read more

I have been a tenant at one of the apartment complexes in El Segundo managed by the Cadman group for over 2 years, and their service and responsiveness has been outstanding. Starting from the time I first contacted Cadman to view the property and fill out an application, they have been responsive, organized, and friendly. Grace Salagado, in particular, has been great to work with since I first moved in. She responds quickly to my phone calls and texts about any maintenance issues, even late at night. She also pays special attention to make sure that the property is safe, peaceful, and looking nice for the tenants and neighbors. If it was possible to give this firm negative stars, I would. This firm was supposed to provide full service property management services for our HOA, which is located less than 8 blocks from their offices. Over the course of their 10 year relationship with us, there were consistently problems with responsiveness, communication, (lack of) recordkeeping, etc. but they were kept on due to the owner's personal relationship with one of the former board members. Just some of the more serious examples: 1. Forgot to file our Secretary of State filings for more than five years. (They also apparently were out of compliance on their own filings as well until late 2013 which made them ineligible to act as our filing agent but neglected to inform us.) Took nearly two years to resolve the issue (while the owner kept making up unbelievable stories about why our paperwork was delayed or would avoid responding to requests for status updates.) 2. Failed to file our HOA tax returns for 3 years and failed to maintain copies of filed taxes for all but two years. Took nearly a year to resolve. The excuses they used for why this and item #1 were not done included a) we told the old Board that this was due but they told us not to do it; (a claim that could not be backed up by any documentation on their side. .. Their excuse for that was "we never keep emails"); b) the State agency told us there is a several month backlog (disproved when I sent them the link to the live web pages on the Secretary of State's website showing the updated processing times for filings); and a multitude of other unproven claims. 3. Despite a contractual obligation to do weekly walk throughs of our property...only visited our property twice during the first 2.5 years I was on the Board. 4. Failed to provide consistent and on time monthly financial reports to the Board. 5. Failed to keep consistent (and in most cases, any) records on collections, minutes, etc. 6. The only thing they were consistent on was paying themselves. When we confronted them with eminent termination, the owner offered to operate at no fee for six months to earn back our trust. I requested that we clearly document and lay out performance objectives, which he then agreed to in writing (these included no payment until they resolved our tax and state filing issues, weekly status reports, timely financial reports, providing us with copies of all previous HOA records). He immediately missed his own agreed to deadlines, failed to deliver on nearly everything and over 6 months we received a grand total of 4 incomplete weekly status reports. When we finally fired them (despite still not receiving all our tax files), his firm went ahead - and without our permission- wrote themselves a check. 7. When asked why the HOA was not following Davis Stirling legal requirements for certain procedures, the excuse was made that they had advised the previous Board but were told that the Board was electing to do things differently. Again no documentation from them and no recollection from any board members that they ever advised the Board on legal requirements. These guys may underbid other vendors, but in the end, the sentiment of our HOA was that we overpaid Cadman and got nearly no value in return. read more

Edit: they got dropped from managing our building. Do not hire these people, they are useless. We have garbage over floating for weeks, people parking anywhere they want and blocking others. They don't solve anything ever, do not hire them or you will waste your money and fire them anyway like the owner here did. read more

The process of moving in was the same as moving out. Smooth and easy. As with most places in Los Angeles and the greater LA area, apartment living isn't perfect. This wouldn't be an honest review if I were to say that every single need from my experience of apartment living throughout the city was met with no time lost. But with living in Redondo Beach, Daisy Epifanio from Cadman Group was able to help with everything my brother and I needed as tenants and she always made sure we were getting our rent's worth with where we lived. She was especially helpful during one of the most difficult of times with COVID-19 creating more problems for everybody. She has great communication and always reports any issue right away, making sure whatever issue at hand is fixed. If choosing to live at Cadman Group, make sure you get to know Daisy. Excellent customer service! Cadman Group has a talented team, particularly Grace Salgado. I've been a tenant for 7+ years. My rep at the time, Raquel M. Made the application and move in procedure seamless. Since I've been a resident, Grace has stood out for her lightening fast responses to maintenance concerns, security incidents and repairs. My building in El Segundo is in a high traffic area that has seen a lot of change. As a result, the Cadman group has kept our facilities up to date and made a good effort to retain quality residents. One unfortunate note is the recent trend toward rapid rent increases. 'Keeping up with the market' is easier to do for a large portfolio organization, harder for renters who may not get a cost of living increase once a year, let alone twice. I trust that Cadman will continue to listen and support tenants and their top staff such as Grace, as they have since I have been a tenant. Thanks! read more

Cadman took over some years ago in managing the condominium complex in which we live in. They had seemed mediocre because things like clearly defined roles for board members, CC&Rs, annual meetings were lacking. As of 2012 we were notified that that the IRS seized approx $30,000 plus of the money we had in our HOA reserves. Turns out they claimed they never received warning letters, at least 3 from the IRS and nothing was done about it. When we checked with the IRS and verified, they indeed had sent letters to them at the correct address but they continued to claim otherwise. Not to mention in turned out they never filed taxes for some of those years. Cadman even wanted us to sign some contract with their attorneys, of which we most likely would not have been in our best interest. To make a long story short, we went through a living nightmare for several months, performing our own investigations, interviewing the persons who did our taxes, trying to get documents from Cadman, by the way, which took weeks just to get the appropriate documentation we were entitled to. What saved us was CAI (Community Associations Institute). By chance we were referred to them and they were extremely concerned and helpful in appointing a CPA that deals specifically with associations and issues such as ours. After several painstakingly long months of refiling taxes, gathering info and lost time from work in order to meet with the appropriate people, we succeeded with the help of CAI in getting our money returned to us. I would HIGHLY recommend to anyone looking for a good property mgt company to consider getting one that is CAI certified. If not, when issues like this happen you are on your own to try to resolve them. Fortunately we had a tenacious board, (well, 2 of 3 members were) who was not willing to give up til we got our money back. We learned the hard way! read more
