Houlihan…read moreLawrence has a great website for searching; however for rentals, the lowest maximum rent you can search for is $5000/mo. That should have been my first indicator that HL does not cater to the working class. When I found an apartment I liked, I contacted a broker through their website. A broker answered my questions about the listing. I sent back some information about my income and budget and told her I wanted to know how to proceed with renting the apartment. After her initial email to me, I never received a reply! I emailed twice more to make sure she was getting my messages - still, no reply. Meanwhile, my husband had been searching for apartments independently of me and ended up in contact with the same broker - she replied to his initial email with a lengthy response right away... So this confirms she had been ignoring my emails. I am not a millionaire looking for a Scarsdale mansion, but I think it is wrong for a company to devalue a customer based on a modest budget. Goodbye Houlihan Lawrence!

We spent many months working with Sheila in their Bronxville office. I don't know what the other…read morebrokers are like, but Sheila is tops. We had a modest budget (modest for Bronxville) but really wanted to live there. However, we were also very specific about the type of house we wanted (pre-war, colonial). Sheila stayed in constant email contact whenever a house came up that she thought we should see. Her suggestion that we see everything in our price range was right on. It made us realize that we probably wouldn't find what we were looking for in our price range and that we might need to make some compromises. Sheila never made us feel like we were nuts to think we could find something and in fact, always stayed optimistic about our prospects. We really liked her no-B.S., straightforward, warm style. She was not a sell-at-all-costs, phony broker. She is definitely not your typical broker. Even when we eventually decided to look in a neighboring town, she referredus to another fantastic broker (birds of a feather, I guess) and stayed in touch! We eventually bought in that town with that broker but we still love Bronxville and dream of finding Our House there one day in the future and when that day comes, we will call Sheila!

I'll also never forget The honesty, integrity and high degree of customer care with which I was treated by my agent and Leah Caro, the head of the firm. Fast forward ten years. I was looking for properties in Northern Westchester and found one in Waccabuc. I was pleasantly surprised to see a Park Sterling sign on the property. I was mistakenly put at ease by that sign. First of all, the owner of the property, Steven Angelilli, serving as his own seller's agent, didn't seem to know much about the property itself. For just one example of many, he stated that the septic could support a 5-6 bedroom house - it cannot. But he also told my real estate agent that he did not want a protracted negation. So, when I submitted my all-cash offer for the property and Steven accepted, I did not have any concerns. Well 24 hours later he accepted a marginally larger offer from a "Manhattan" buyer (as if that has any significance). And with that Steven demonstrated that the deal and his word mean absolutely nothing. Further more Steven came back to us and accepted an offer at a higher amount and guess what? He reneged again less than 24 hours later. Steven Angelilli's word cannot be trusted. Sitting here in 2021, this is clearly a seller's market. That does not mean that ethics don't matter. I would avoid agents like Steven Angelilli and firms like Park Sterling that hire such agents. New York is full of excellent real estate agents and firms. Avoid Angelilli, Leah Caro (whose standards must have fallen drastically) and Park Sterling Realty at all costs.

I was planning to step outside to allow the broker the space to discuss the house with his customer. Michael Tarallo was not the last appointment that was scheduled. He was the "no show" who showed up at my house more than 1 hour late for his scheduled appointment. Prior to setting up the appointment, as per COVID regulations, he sent over two COVID forms. When he was about to walk into my house, he was also about to escort in 6 adults and three children. He opened the front door without ringing the bell or knocking first. I was at the door and stopped him. I asked why so many people. His reaction was to tell me I was not allowed to be there. I called my agent while he stood at the doorway, he became aggressive and indignant, yelling in front of his buyers, and at my agent. There are so many friendly, cheerful, helpful, informative, nice agents out there. He would not be my choice.

ZERO STARS. Do not waste your time with Trion Real Estate. They are unprofessional and unorganized…read more I spent 3 weeks going through the application process, having to push them to get answers because they were just not communicative at all. I couldn't get a hold of them on the phone and waited days to even a week just to get a response through email. I was misled by Laura early on, having me believe I could secure an apartment and telling me "If I were you I'd wait for the 3 bedroom", so that's what I did. I did everything I had to do to ensure my family would have a safe space to call home after being displaced from a house fire. As a professional "director of operations" I wanted to trust her statements. It was weeks of back and forth, her telling me one thing only to go back on it the following emails. I paid for a Guarantor Service when all else failed, I made sure they accepted it (their company was listed on the site) and I paid a large fee. I got as far as Laura telling me I can sign a lease, gave me a move-in date and told her team to get the keys ready...all lies. The day before the lease signing Laura told me the Guarantor Service (that they accepted) was denied and they had the nerve to tell my fiancé and I they suspected we were lying about our house fire. Why would I go through all that trouble if I was lying the whole time? Nobody would go through that, unless they were in a desperate situation like I am. They also discriminated against my ESA dog because of his size, that is ILLEGAL. Afterwards I was told by a friend who previously lived in the apartment that there were larger dogs in the building. For a family owned company, Trion has no empathy for a family in need. In the end, I knew they just wanted to get more money out of that apartment. Thanks for wasting our time, we're still homeless. Do better.

The company failed to provide keys at an appropriate time after receiving all payments. They refuse to make repairs necessary such as having a front door that locks or an elevator that works. The property comes by to suppress you but not actually solve any problems, and has lied straight to my face multiple times. Don't ever live in their building
