They really upsell you on the front of the business. If you have anything that needs repair during the one year warranty period, good luck. They will ghost you on many things. It will be harder than getting through to an actual person with a cable company. Once you get their attention, it is still going to be a long process to get things fixed. We had: leaks, debris in our sub pump, the stairs were not fixed as they were supposed to be pre-close, instead of fixing our fiberglass tub, they used wall paint on it, and they have flat out been misleading/untruthful on more than one occasion. Make sure to negotiate into the contract that you can get inspections. The standard contract does not allow them from your own inspector. Pre-dry wall, pre-close, and do an 11 month warranty if you have to. One of our neighbors had to have almost an entire new roof put on (took her several months of emailing), and had her master shower leaked through her dining room. I am so glad I had inspections done on my home. It is much better built because of it, but it is impossible to get them to fix things easily. Everything is a battle. If you fix it with someone outside of them, it voids your warranty and they blame the problem on you. If I had known how much time I would have had to invest on the backend, getting them to fix things, I would not have purchased the home. Christie's cleaning service is still going strong after 37yrs wish I could still clean for them,but have no way of finding out how. We had alot of fun!! And have many good memories! read more

We were so pleased with our experience working with Rouse Chamberlin to build our new home. Majda Rupp was an amazing Sales Representative, from start to finish she was responsive and courteous, keeping us informed on the progress of our home. Similarly, Danielle Wood was fantastic when we went to make all the selections for our new home. She explained everything thoroughly and was very responsive in making changes to our selections when we inevitably changed our minds. Ken, the project manager, was incredibly professional and thorough and we were really impressed with his knowledge and the investment he had in making our home live up to expectation. Overall, Rouse Chamberlin was incredibly COVID conscious and I always felt my health and safety were paramount when we went to any in person meetings. Because of the COVID restrictions, we weren't able to see our home often through the process, so Ken and Majda provided almost weekly updates on the progress at the home. Buying a home in these strange times was definitely an experience that we will not soon forget. Ed Kane, is kind of shady in my opinion. Ed is the salesman working the sales desk at the Royersford development. He just left me a voicemail saying he will not return my no obligation $1,000 deposit check (to hold a specific lot for one week)... unless I show up at his location, in person, explain to him why I decided not to purchase a home, and return his sales literature. REALLY !!! Holding my "no obligation deposit check hostage" until you are satisfied with my reason for not buying a house from you?!?! I will mention that I HAD already explained in an email that I decided not to buy after reading the Rouse Chamberlin Sales Agreement. But that was not 'in person' and Ed required in his threatening voicemail "what did you read in the agreement to change your mind" as if I was obligated to explain myself to him. For the readers benefit I will explain what Ed Kane and the Rouse Chamberlin organization already know. The 19 page Sales Agreement puts the homebuyer at significant financial risk. It also puts the homebuyer at the mercy of Rouse Chamberlin with virtually no recourse. 1) When I told Ed I would only want to put 5% down as earnest money subject to forfeiture, he promised me that if I used his "preferred mortgage lender" 5% down was fine. After reading the agreement I realized that by signing I would actually be committing to 13%. 5% in cash and the balance of 8% is covered by a "Promissory Note". In my opinion he deliberately mislead me about the down money subject to forfieture. Many homebuyers might say "Who Cares how much down money I'm committing to? If everything goes well all that money is applied to the final price or covered by my mortgage." This is true, IF EVERYTHING GOES WELL. But what if things don't go well? And I mention the Agreement is a legal binding document in which the buyer (me) gives away the rights to contest virtually anything, even if Rouse Chamberlin is negligent, non responsive, incompetent, dishonest, unethical, etc. For example; a) in my case the home would not be finished for a year. And the agreement says Rouse Chamberlin can delay completion for another year with no recourse. And if I don't notify them in writing they can delay another 2 years. So it's December 2021 and they can potentially delay completion to 2025. Yikes!!! b) The Agreement states my mortgage commitment must state an unlimited interest rate at whatever the lenders prevailing rate is at time of completion. Whoa, that could get very expensive!!! Hypothetically; $600K home, 20% down, $480K, 30 year mortgage = $2,000 a month. If interest rates go to 6% = $3,100 a month (over $13,000 a year more) c) A few years ago, when mortgage rates were 6%, Real Estate prices went down as much as 20% in some areas. This Agreement binds the Buyer to purchase the home at the original price. Hypothetically; $600K home, 20% price decline = $480K new home value. Lender requires 20% down on new value (that's how it works) Buyer is legally required to come up with $216,000 down payment and mortgage $384,000 at the prevailing interest rate. d) I'm not joking, this is really in the contract. The Agreement states the buyer is not allowed to talk to any subcontractor. It also states that if the buyer breaks any promise in the Agreement the buyer is considered to be in default and forfeits all deposit money including enforcement of the Promissory Note. So $600K home price, 13% earnest money in cash and promissory note = $78,000 loss because the buyer talked to a subcontractor? They may say "We would never do that." If true then why would you include it in the contract? Big Red Flag. Oh yeah, If you think they are not being treated fare when they take your $78,000 and sell the house to someone else, you the Buyer, have to pay their legal expenses. I think I've made my point but there is more. From the outset, I told Ed Kane I was willing to put 5% or approximately $30,000 down as earnest money subject to forfeiture if any unexpected issues occured. Had he honesty told me that they required earnest money of 10% or more instead of misleading me I would have walked away. Instead he mislead me and pressured me to sign the Agreement without ever suggesting I read it or get legal advice before signing. It is offensive and unprofessional that you, Ed, would hold my 'no obligation deposit check' hostage. Please return it without any more games. These are my opinions. The reader can make their own decision. But I strongly suggest you read any legal document BEFORE you sign it. Even businesses that appear credible and legit can have what looks like standard forms but are actually binding contracts in which the signer gives up rights and is subjected to unknown risks. TL;DR They are miserable. Holding my deposit check is obscene. Pressuring me to sign a contract and misleading me about what's in the contract is wrong. Be careful. read more

We are very disappointed in the quality of home that we received from Rouse Chamberlin as there have been several issues that have arose over the years. - There was no insulation installed above the family room. - The air conditioning coil housing was installed backwards. - The sump pump crock was filled with debris from building and never cleaned causing our sump pump to clog and flood. - The sump pump motor was not sufficient enough to handle the volume of water rising up from the ground resulting in our basement flooding several times. - The sump pump was installed on the wrong side of the grade of the outside of the house. - There are several bowed walls on the inside of the house. - Too many nail and screw pops to count. - A window was installed in the master bedroom that did not match any of the windows in the rest of the house. - The grading of the entire property was done poorly and all the topsoil was stripped from the lawn. But the biggest disappointment was when we realized that the HVAC system installed in our home is too large for the size of our home. We contacted Rouse Chamberlin right away to correct their mistake and they told us to fix it ourselves. We expected when purchasing from their company a quality home, or when problems do arise, their support in getting them fixed. Their lack of support regarding our HVAC issue has confirmed what the reviews online say about the company. They were great during the buying process but once the check is cashed they forget who you are. read more

Lightweight construction crap. It might look pretty from the outside, but buyer beware. You should see the pictures of what we found laying inside the walls, on top of the firebox and against the flue of our fireplace. A very large ball of paper drywall strips and the original box that the fireplace came in. Just another poor quality, overpriced builder. Horrible customer service, salespeople will tell you whatever you want to hear and the list goes on. read more

I agree with the first review. Gorgeous house but buyer beware. We have a two car garage with a one car driveway, chimney that was not built to code for a wood burning fire place, a kitchen Island that was no where near level in the kitchen, leaking toilet, a master bathtub that still after three years does not drain, not even one wall is square, dry wall oh the dry wall finishing...all I can say is WOW! No, not good. The driveway is sinking and the concrete is starting to come apart. Nail/screw pops...we lost count! I fixed most and they still continue to happen. Oh and I forgot to add that they failed to mention the storm drain just off our property which dumps all of the storm water into our yard! We have our own river!!! The kayaks come in handy. Now at our 3 year anniversary, our central AC unit need major repairs! $$$. Low bid. Stay clear! Because once you settle on your home, good luck trying to get them to come back. read more
