Tony and Modern Desert Roofing were the clear winners based upon - Expertise for our older roofs, quality of materials suggested and thoroughness of their inspections and detailed quotes to include: Secure and mechanically fasten any unsecured metal drip edge, flashings, t-tops, pipe jacks Clean, scrape and prep flat roof, powerwash as necessary to achieve maximum coating adhesion Repair any damaged, cracked, blistered areas using APOC #264 and polymembrane Three course seal all pipes, penetrations and any scuppers with APOC #264 and polymembrane throughout Seal roof to wall connections with APOC #264 and polymembrane Seal any metal drip edge and three course seal where split or lifted Seal all roofing material at parapet wall lap seams and corners Seal the base of any existing ductwork and HVAC curbs as necessary with APOC #264 No other companies mentioned or perhaps even included this level of work. Were they the cheapest? No, but they were competitive and you get what you pay for. Of course I expected the worse. My experience is that anytime you ask a company to send someone out to evaluate a problem it usually ends up needing a repair of some sort (even if it really doesn't). When Monte got up on the roof and evaluated the problem he let me know that other than a cosmetic issue it really didn't pose any immediate threat to the integrity of the structure. He advised me to give them a call within the next few years when the patio roof will be about 20 years old and the membrane that protects the roof would normally start to wear out and crack, and they would be happy to come out and take a look at it. No suggestion or pressure to do something immediately, rather an honest appraisal of the type of repair I "might" need at that point. Wow! A totally unexpected, but really wonderful outcome. This was and is a reflection of both the honesty and integrity of not only the project manager (Monty), but the company as well. When I called to schedule an estimate, the office told me they were booking full roofs (what we needed) six months out! After looking at the ROC, etc. for other roofers, we decided to wait for SARA. Dan came to our house, inspected, and gave us a complete explanation of what we did and did not need. He provided two sets of estimates based on options we requested. Both were reasonable for the value offered. We made our down payment and, after the next monsoon rain, a small leak appeared in the tile area of our roof. Since our scheduled work was still a few weeks away, Dan had a team member come out and patch it up. Work started at the scheduled time, and the team was efficient and clean. The only issue was a delay in skylight delivery from the manufacturer. SARA came out a day after the skylights were received to install them. The roofing materials are quality and look great, and the new skylights are tons better than the original 1980s versions. We are glad we chose Southern Arizona Roof Associates.
