We hired RNR to replace our roof 4 years ago. We should've tuned into the company's lack of professionalism when Randy asked to come pick up half the payment in cash so that he could buy material, but instead we put down a payment and moved forward. Rather than replace the roof, they placed shingles on the existing compromised roof. Only a month after install we had shingles coming off the roof any time that there was wind. They came out and claim to have repaired the loose shingles but we have continued to lose shingles since this was done. Recently, our ridge cap was compromised and a large portion of it detached from the roof, leaving us susceptible to leaking and water damage. Additionally, there are several spots where the shingles dip and water has been collecting (shown below). In short, the structural integrity of our home has been compromised due RNR's poor craftsmanship and negligence. We have been in contact with Randy, always promised a call back but to no avail. Most recently, he has simply been declining my husbands calls. We were told by two separate contractors that we will need the entire roof replaced within the next 8 years, totaling (hopefully) 12 years with the roof, which if installed correctly would normally have a 30 year life. We now are our thousands of dollars in repairs on a four year old roof. read more

Unfortunately, we made the major mistake in going with RnR Construction. Although they promised high quality, it is a promise they are not capable of keeping. The first scheduled day of work was one of many no show no call appointments we would come to deal with. They had made a scheduling error and would need to get started the following week. We had already demoed most of project. To make matters worse, they had not ordered the interior doors which had a 3 month delay! Ralina rarely if ever knew what was going with our project without checking with someone else. Her project management skills are non-existent. They cut corners every place they could. It is the worst build quality I have seen on any house. From very sloppy trim work to not knowing how to attach stair treads, we have been left with quite the mess to clean up. We did not think we should be paying full price for the months of delays, errors, and issues we were left with. Randy had no interest in discounting the bill but said they would file a lien on our house if we didn't pay the full amount as we were looking to sell. Reluctantly, we paid the bill as we did want to list ASAP and they promised to provide the year warranty that would transfer to a potential new owner. The problems we identified only grew worse and found more issues. We asked them to come out and address the issues. After another 2 months of emailing and multiple appointments missed, we gave up on them honoring their word. It had turned into quite the safety issue as our stair treads were falling off when using the stairs. Well, what can I say that has not already been said/described by the earlier reviews of RNR General Construction LLC. We hired RNR General Construction LLC. anticipating them starting or at least communicating with a start date. 3 weeks went by with no communication or work from RNR/Randy Miller or his "project manager" Jody Mathis. We sent an email inquiring about the status of our project and progress of work. Wha-la what would you know, the day following our email somebody showed to start work. Work was always rushed and not done accordingly to the plan/design, poor craftsmanship and quality. I quickly became the quality control manager of my own project as it was clear that they/Rany Miller was not going to be checking on the work/craftsmanship. The above-described continued time and again every time work was done at the house. I called for jobsite meetings to discuss. We were always told "what you are asking is not beyond our means" (even before hiring them, Randy gloated about the quality of craftsmanship and often showed pictures of work with pride, or should I say what we now recognize as ego/narcissism) This went on for 4 months. I started early on sending Randy and Jody weekly progress emails noting work that was done, how it was done and also noted how often (or not often) the workers were at the house. The large T shaped island we designed had to be reworked/reframed a few times because RNR could not get it leveled properly to accommodate the large quartz slabs. We had the same experience as Ahnalira K (previous reviewer) about the use of unlicensed sub-contractors. RNR used a family member who was an electrician to move, add electrical outlets and lights. The new certified/licensed electrician we are using had to redo a lot of that work to make it legal and sustainable to not cause fire hazard. Unbelievable. Out overall experience with RNR/Rany Miller was the same as Tanner S. & Annette S. RNR/Randy Miller took large $$$ deposits, promptly did not communicate, didn't show to work, promised things that never happened and provided poor quality work. Along with my weekly progess emails I started expressing my frutrations with this process. It got to the point that Randy Miller sent me an email describing that his workers did not want to work at my house anymore because "I was too picky, and OCD and his workers felt like they couldn't do right by me". UUUHMMMM EXCUSE ME!? You/Randy Miller had touted yourself/company as professional and able to provide high quality craftsmanship, and I expected that for the amount of money paid to you/RNR General Construction LLC. At last check of RNR General Construction LLC's L&I registration, it was suspended and has been since Dec. 2024. I would not recommend using RNR General Construction LLC. These are the reasons I give a one star review: 1. This contractor does not use licensed plumbers and electricians as required by Washington state law. We discovered this when we had to hire licensed professionals to fix 90% of the plumbing and electrical that they did on our project. The worst thing they did was leave the master tub draining into the crawlspace, but there was a long list of mistakes... we paid a licensed plumber and electrician to the tune of $2600 over and above what we paid the RnR Construction, LLC. Randy Miller, one of the contractors, said he would pay the cost of the licensed professionals, but it has been two weeks, and we have not received anything. 2. This company collects $125 per hour as a labor fee. The other contractors we hired charged between $70 and $80 per hour. This company is owned by a brother and sister team, Ralina Galliway and Randy Miller, and they are taking a double contractor fee from their hourly labor rate is what we surmise. 3. For the very high contractor rate, the tracking of materials and project progress was below standard. They did things like install an exterior door without putting the locking door handle on, leaving our property unsecured for two weeks. When we brought it up to them, they lied rather than apologizing and fixing immediately. Several examples of poor project management like this. 4. RnR Construction, LLC does not work well with other contracting crews. They consistently told other crews that they were in charge, demanding other crews follow their orders and requiring us to step in and confirm that we, as the owners, are in charge. Too much drama. For the above reasons, we do not recommend RnR Construction, LLC. read more
