    Overpriced and cheaply built. Fire alarms are a constant issue. Office is snarky and unhelpful

    Water freezes in the winter, limited parking, and issues are not resolved quickly. Rent and fees are above average for Boone.

    So expensive, absurd fines for small things and other stuff we were not responsible for, several…read morebroken utilities and awful response time with repairs, and I have even woken up to management walking through my room in the morning amongst their often and intrusive "unit check ups". "The Standard" is remarkedly standard, if even that. It is a very expensive place to live especially for having targeted ASU college students as their main customer base, on top of raising prices next year for a completely identical unit, and bare minimum level of quality and maintenance. They also issue very hefty and unethical fines on the smallest of things, on top of a $3800 4br monthly rent (soon to be $4300+), and even other fines that we had received and were completely out of our control such as a moving out "couch fine" for a total of $3000 for a rip on the (cheap) couch that had been there before we had moved in... In our last month living there, we had going on about a month of a broken washer/dryer, and like other amenities that stopped working, several delayed repair responses for these issues. We had other management and fine issues as well throughout the two semesters renting here. I had even once woken up to management randomly walking through my room in the morning, among the other about a dozen times they have come by to "check up" on things. They had given the reason that they are "thinking to fix" certain things, and then proceed to just take a walk through our rooms and bathrooms, and don't fix any of these "things" during the time that we lived there... Do not recommend renting here, they know how to empty your wallets and treat you like children.

The management adds ridiculous hidden fees and monthly 'convenience' and fees that were not clearly emphasized during the tour. Most notably, they charge a staggering $46 fee just to pay rent with a credit card. It feels like a constant cash grab rather than a service. Renters beware: the price you see is definitely not the price you will pay.

    would give 0 if i could. don't rent here what so ever. have been here for 4 years and there were…read moreproblems since day one. the construction is cheap at best and lazy at worst. first time i stepped foot in the floor was already pealing slightly and the wood varnish has multiple chips. it didn't take more than two weeks before both the towel rack and toilet paper holder in my bath room broke. over time living here has just been feeling the tape holding everything together get looser and looser. and now that the weather is getting colder it seems like the lifespan of the windows here was only 4 years because you can actively feel how loose they are in the frame. there was a notable breeze of cold air coming in through the closed windows, best fix i've found has been to jam socks into the gaps to keep the heat in. guess if i could say anything positive it's that the maintenance team is solid and always handles stuff pretty quickly. Don't live here unless you drive a smart car or something incredibly small because there are not enough spaces offered and a majority of them are for compact cars, now if you have a compact car then go for it but if you don't and even come close to touching the line the have LMS parking, another terrible business, boot your car and pay $180 even if you're a loyal customer who has been paying $40 to park there a month for four years. and if that happens and you try to get it fixed they'll tell you too bad there's nothing they can do. If you are a student or a parent of a student coming to App state don't rent here what so ever you'd have better luck finding one of the old musty houses or apartments in the city. there is nothing of value here.

    I usually don't write reviews but I figured I would at least add some perspective to some of the…read morethings I, friends, neighbors, and roommates have experienced over the years living in a Winkler property. First of all, maintenance is hardly on top of things. They will "fix" things in the most half-assed way that often leads to even bigger, more complicated issues later down in your lease period. In some cases, resulting in actual damage done to your personal property. Reaching out to management about concerns is a hit or miss. If the issue is too complex, or doesn't seem "worth their time", they will just tell you what you want to hear, rather than actually solving any issues. The building I and my roommates live at have a major support beam that is crumpling, cracking, and chipping apart, I've brought this up multiple times and nothing gets done about it, which is concerning knowing it's a code violation. I've never seen an organization care so little in properly maintaining their buildings, as improper structural integrity is something a lot of people I know specifically seem to have an issue with at other properties. Secondly, and as stated in numerous reviews already, housekeeping is a huge let down. Countless times where housekeeping has left and there has been ZERO change in the cleanliness of the apartment. When they do end up cleaning, I, and others have noticed them use my personal cleaning supplies even though this service is included in my rent. You can try to opt-out of housekeeping but it doesn't make a difference. Your privacy will be invaded on a regular basis in ANY Winkler property, and for no actual benefit. Multiple times they've walked in on us during vulnerable times, without ever knocking or announcing themselves prior. My roommates have been outright disgusted by it along with some of my neighbors given their experiences too. Overall, leasing with Winkler has been an uphill battle, and I've noticed it's been increasingly difficult to find a lease transfer because these issues seem to be pretty well known within the Boone community in general. I recommend others like Holton or BHCR. Yes, they aren't perfect either, but honestly I'd rather deal with a lot of their "issues" than what I, and others I know have dealt with being a part of this organization specifically. Rent prices are NOT justified. You have been warned.

    George Winkler is a fair, down-to-earth landlord who appreciates his tenants. He's very…read moreaccommodating in terms of maintenance repairs, roommate problems, bringing in pets, and family emergencies. Just stay in contact with him via phone or email when you need something and he'll take care of it as best he can. Wave at him when he's mowing or out in the yard - he's a nice guy!! The property itself (I stayed in New River Farms near the mall for two years) are fair for their price. My roommates and I each paid $475 a month for a four bedroom two bathroom unit. Utilities are all-inclusive except internet and cable, which you can easily call and set up yourself with any of the local Boone providers. There was a small kitchen, dining, space, and washer and dryer. My favorite part about NRF was that I could paint our unit. I hate living in stark white spaces and George was more than happy to let me paint. Complaints I have are small. The kitchen is really tiny, so when three or four people are in there moving around and cooking, it can get hectic and cramped. Neighbors are alright most of the time. When parties get thrown, everybody is pretty nice about getting to bed by 1:00 or 2:00. The only negative is the trash that sometimes gets left around on the porches and in the parking lot. Mail was easy. Trash and recycling was easy. And the location was really hard to beat for the price. Close to the mall, bus lines, and Walmart. Just make sure you pick good roommates to live with and pick up after yourself!
