We have a serious mold issue that they charged us 300$ to get a mold specialist sent out and when the mold results came back positive all they did was give us one dehumidifier which has doubled our power bill and then told us they would no longer discuss the issue with us. The mold has ruined many of my clothes, I've had to even throw away my birkenstocks because they're covered in mold. Now our toilet hasn't worked for 4 days and they have yet to do anything about it, so anytime my roommates or I have to use the restroom we have to drive somewhere!!! We turned a property over to them last year so they could manage it for us. They have overcharged us repeatedly for management fees and even charged us for a home repair that was not done properly, we had to hire our own team to fix the work they had overcharged us for in the first place. They are only receiving one star b/c I have no other option. Please CAREFULLY (don't) consider applying for rental housing with this company. First of all, the application process is over priced, $60/student and $60/guarantor. The application wording for residents to be accepted for consideration of renting is very tricky and misleading. Four App State student families applied with H.C. as our former housing situation fell-through. We found 2 properties online, pics ONLINE VIEWED as properties that would provide acceptable living conditions. After 3 days of waiting and getting approval, 2 families were able to go and visit/view the properties. They were totally unacceptable. We returned keys back to prop office and told them that neither home was going to work. One was inhabitable (mold/mildew/filth) and the other home still had the original carpet from it's circa date---which was old and filthy, basement was being turned into a bedroom and the only accessibly bathroom for the basement BR was upstairs! The road to the homes was awful--washed out and full of potholes and one of our prospective renter's car (Civic) dragged the ground at certain points while trying to access the homes. When we were told that we would NOT be getting our holding fee/security deposit (those words are interchangeable within this company so beware) returned to us--which involved approx $2000---, we began to ask about repairs to the homes/cleaning of them/carport with holes in the roof/repairs to the main access road/among many other concerns. The answer was always "your student can complete a maintenance request form but nothing is guaranteed". Ultimately the homeOWNER (not Hidden Creek) would be responsible for deciding what would/would not be completed. We were able to get no firm answers nor confirmation about the properties repairs/needed maintenance. When we questioned WHY the company would NOT refund our holding fee, we were told that we clicked "agree" in the application process and it is THEIR policy! When asked WHY they would need to keep our $2000, they said it was b/c they had removed the property from their website and lost advertisement time...BTW, this was approx 24 hours that the home was removed from the website. The properties have since been rented (???) so I'm still not sure why they are continuing to keep our $2000. I am posting this review to keep others informed of how this company functions. We SOOOOOO wish that we had read the reviews before we got involved but we didn't. We were desperate for housing and got caught in the TRAP! Just be very very wary of how the application process works. You are completing an application for approval of renting property from this group, BUT you are also COMMITTING yourself to this group as they will not refund your holding deposit (no matter what the prop really is like--i.e. uninhabitable) UNLESS you are denied in the application process. BE CAREFUL. We lost a lot of money dealing with Hidden Creek and their frustrating operations. Since they place strangers together, you really have to watch out for the housemates' expenses, including damage charges at the time of departure. I wish I could be more specific but things never seemed quite right. What an expensive mess! Without a doubt, the worst rental experience I have ever had. I sent my boys to college at App State and we rented a home from Hidden Creek. The boys ended up only staying at the home for three months due to COVID issues and we were not allowed out of the lease. They did not sublet and we ended up paying $1200 a month for the next 10 months. Their bottom line is not service its MONEY! If you are sending your child to App State first of all BEWARE...Its a liberal college that teaches Marxism. Second, stay at the Dorm but Do not under any circumstances enter into a lease with this company. read more

I moved out back in January 2018! I was released from the lease and paid my termination fee. Hidden creek stated in the lease we needed renters insurance. Nobody had renters insurance and they did not provide it, like the lease states. The maintenance was never performed here. The management company accepted my termination and released me of all responsibilities. I had 2 roommates at the time that were still on the lease. After clearing this all up last summer (2018), I didn't not hear about this ever again. Now, over a year and a half later, I am being told that I solely owe over $3500. The house was put back as available to rent back in March. They are trying to charge me for all rent through August 2018, which my lease was terminated back in JANUARY. After calling to try to get an explanation, I was interrupted by a very rude CSR on the phone. They just want my money!! Even though legally, they are not obliged to it. I have been trying to work this out for over a year and a half now, and all of a sudden after I thought this was handled, I'm being contacted again. I cannot stand the lies and FORGED documents going through DEBT COLLECTION AGENCIES! This is absolutely ridiculous!! I will never live this down with this company until they realize they aren't getting anything! I am LEGALLY not held responsible for any of these charges! This is the absolute worst experience I've had with renting anywhere. DO NOT RENT FROM HIDDEN CREEK!!!! We came and the house was dirty with mouse droppings everywhere. The flooring must have been photoshopped in the advertised photos because it looks maybe 1% as good as the photos looked. This company is very misleading and from all of the reviews I've read they don't let anyone see the house before they sign the lease. The closets with water damage were left out of the photos. The mold on the walls was left out of the photos. The buckling walls and cracked tiles were all left out. There are holes in the floors under the carpet that I need to avoid stepping on for fear I might fall through the floor. This house is not habitable or safe! There is something fishy going on here. They really should be sewed for all they have or shut down. read more

UNFORTUNATELY we rented a home from Hidden Management. They too told us we were not allowed to see inside the home as tenants were living there. Unfortunately we did not run away but instead trusted that they would provide a habitable, clean, fully operational and safe home for our children going to college 4 hours feom home. Upon arrival i immediately started calling the management company as the home had a large plumbing problem and mold in the basememt, almost every room had missing baseboards, the driveway had crater size holes, the deck is swsying in the center, the pantry was missing shelves, the stobe is antique and gets so hot on the extremely hot on the outside door you can get literally, the house was dirty, the paint around the front door was badly scrstched and the bushes out front had not been trimmed and were so overgrown you can barely get to the front door and yiu cannot see half the windows on the house.due to the overgrowth The garage floor is also in very bad shape. Some wood around the exterior windows is rotting so you cant even open them, their is a leak above the glass sliding doors to the deck, and so on. After 4 calls, the management company did send a representative who said they have had issues with this owner wanting to repair things. MY QUESTION IS THEN WHY DOES THIS COMPANY REPRESENT THIS HOMEOWNER AND PUT FAMILIES AT RISK LEASING A HOME THEY KNOW IS NOT IN HABITABLE, FULLY FUNCTIONING CONDITION???? I told her the house was not acceptable, their was extreme concern about the mold in the basement, standing water, falling down insulation from the water leaks in the basememt, the deck need to be examined by a builder or engineer to ensure it is structurally safe, the missing baseboards needed to be installed, the bushes trimmed, the drivewsy could literally damage the bottom of a car with its huge potholes, etc. She assured me they would take care of things but to date the laundry room is still not usable. They sent a plumber who found a serious issue. Tjey were told not to go down to the basement at all. Finally after a pipe repair was done, they were told to try the washer but the huge "hole" in the floor filled with water! The plumber saw it and said more repairs are needed but they have not been completed to date. The deck has also not been examined, the bushes have never been trimmed, and they say they are NOT going to install the missing baseboards nor fix the driveway but yes the Hidden Management wants their full rent! We are now pursuing other options and would welcome any attorney who wants to assist. My recommemdstion -- i would not use this company or at minimum dont rent from Hiddem Management if you cannot FIRST see what you are moving into. Extremely disappointed and question why any reputsble company feel.comfortsble renting this property to anyone. read more

My wife and I are retired professionals, who only rented from this company because we had no other alternative at the time. We rented for only 1-year because we were/are in the process of constructing our retirement home in Blowing Rock, N.C. We believe that this company never returns the full security deposit because they are in Boone, N.C..........a college town, where many of their lessees are students who are just glad to get whatever money returned to them. We believe that they take advantage of every lessee when the rental property is vacated. We left the rental home in better condition than we found it, but they claimed there was a strong smoky smell in the house, and charged us for the carpet to be cleaned. Neither we, nor anyone who was ever in the house during our lease period ever smoked. (Even if we had permitted smoking, whatever happened to the lessor, and ultimately the property owner, paying for such things as the carpet to be cleaned???). Just a dishonest company with whom to deal. Potential lessees beware before entering into a lease with Hidden Creek. read more

I didn't even get so far as renting from this company. The property we viewed was listed as dog-friendly. We found out after putting down $170 in application fees, they came back and said that our dog breed was considered aggressive and we weren't eligible for any of their properties. They did not state this publicly anywhere on their website, or we would not have paid all that money. Of course, they refused to refund the money. After reading all the negative reviews about them, it sounds like we got out easy by only losing $170 to them (and possibly dodged a bullet). read more

We called this company attempting to look at a property listed for rent and were told that they don't allow prospective tenants to see the property before signing a lease - "That's just the way our company works." I've never heard of a reputable management company not allowing people to view properties. I would be very wary if you're considering using this company. read more

I am a teacher from Charlotte, NC. I tried to rent a tiny cabin for my daughter so that she could attend college in Boone. I was not going to be living there, however her father and I would be responsible for the rent. I completed the online application, paid the $50 application fee, and followed up with a phone call. The lady who answered the phone said she received my app, and my money, and would have to send in an application and an additional $50 for my daughter to apply. I did this. The next day I received an email that said "after processing your applications, you all have been denied. Thanks." I immediately called to find out why we were not approved. No criminal history, no evictions, no bankruptcy, etc... I make 5 times more than the rent was listed for. "Amanda" wouldn't give me an answer beside, "look at our website at our criteria, I can't tell you anything else." She very easily took my $100, sent me a one sentence email, and then had nothing to say to me when I called looking for an explanation. This cabin isn't available until 8/6. How many more application fees are they going to collect and then deny rental, before they approve someone? If someone sends your business $100, and receives nothing in return. The professional thing to do is to discuss the issue or problem, not be rude and tell them to "look at our website." read more

WARNING- TRYING TO TAKE ADVANTAGE OF STUDENTS: I and my two roommates moved into a property managed by Hidden Creek Management on Monday, August 6th. Upon move-in, we discovered that the house had been left filthy both inside and out, with piles of trash around the side of the house. However, we were soon to learn that the cleanliness of the property was the least of our issues. Downstairs, we discovered large amounts of mold in the hot water heater closet and under the bathroom sink. There is also a mouse infestation, and a multitude of other issues including but not limited to: holes in the walls and ceilings, a broken toilet knob, scribbles and drawings on the walls, ripped and missing screens on the doors and windows, a missing oven handle, missing knobs for the kitchen cabinets, corroded door frames, broken door knobs, and water damage on the ceiling. Despite a week of me and both of my roommates reaching out to Hidden Creek Management to have these issues handled, the only action the company has taken was to have a general maintenance worker paint over the mold and put in a dehumidifier, rather than having a mold specialist assess the situation and the potential health risks associated with toxic mold. No other attempts have been made to correct any of the other issues. After multiple phone calls and emails, someone with the company named Amanda Duke emailed us saying that vendors would be out to the house today (Friday 8/10) to fix these issues. No vendors ever came. I am completely appalled by the condition we received the house in and by Hidden Creek's continued lack of response to correct these issues. read more
