So expensive, absurd fines for small things and other stuff we were not responsible for, several broken utilities and awful response time with repairs, and I have even woken up to management walking through my room in the morning amongst their often and intrusive "unit check ups". "The Standard" is remarkedly standard, if even that. It is a very expensive place to live especially for having targeted ASU college students as their main customer base, on top of raising prices next year for a completely identical unit, and bare minimum level of quality and maintenance. They also issue very hefty and unethical fines on the smallest of things, on top of a $3800 4br monthly rent (soon to be $4300+), and even other fines that we had received and were completely out of our control such as a moving out "couch fine" for a total of $3000 for a rip on the (cheap) couch that had been there before we had moved in... In our last month living there, we had going on about a month of a broken washer/dryer, and like other amenities that stopped working, several delayed repair responses for these issues. We had other management and fine issues as well throughout the two semesters renting here. I had even once woken up to management randomly walking through my room in the morning, among the other about a dozen times they have come by to "check up" on things. They had given the reason that they are "thinking to fix" certain things, and then proceed to just take a walk through our rooms and bathrooms, and don't fix any of these "things" during the time that we lived there... Do not recommend renting here, they know how to empty your wallets and treat you like children. read more

The management adds ridiculous hidden fees and monthly 'convenience' and fees that were not clearly emphasized during the tour. Most notably, they charge a staggering $46 fee just to pay rent with a credit card. It feels like a constant cash grab rather than a service. I've seen plenty of bad reviews talking about how bad the apartments themselves are, but none are talking about the parking deck. I drive a fairly average sized car and when I park anywhere but on the roof where literally no one parks, I end up getting hit by others doors. There's not enough room in any parking spaces and when snow comes in they tell us not to park on the roof, yet there's not enough parking spaces elsewhere. While I lived there most people drove large cars that barely fit in the spots and I literally could not get in my car sometimes because of how close together we were. The parking deck itself is very poorly maintained, with barely enough space for two cars to fit thorough and don't even think about driving down it in the ice. Literally the worst. They'll send an email 30 minutes before doing something major, i.e. turning the water off for 2+ hours, restarting the wifi when ur in the middle of an online test and even sending an email 30 SECONDS before they turn on all the smoke alarms in the ENTIRE BUILDING, which ends up freaking both YOU and your dogs out. DO NOT live here, the "Starbucks cafe" they have is literally packets of coffee for a Keurig, their "spa and pool" is always dirty and never running, there is ALWAYS poop in the "dog park" (just a patch of dirt with a fence). Plz plz do NOT live here, their advertising is misleading and is no way accurate. OH and expect to see vomit in the stairwells and dog poop and pee all over. They are just NOW putting in a "security officer" whom I have NEVER seen. DO NOT RENT HERE! I am not the only one who is complaining about the staff here being rude, disrespectful and not taking care of their residents. NONE of the issues I posted below were ever remedied by the staff. All were ignored until we asked for them to be resolved over and over again. My daughter moved in the complex in August of 2023. We reported that the apartment was filthy and not properly cleaned and her nightstand was wobbly and broken within an hour of moving in and we uploaded images to their portal. We also took dozens of images of the ripped couches, damaged drywall, teeth marks on the door to her bedroom, chips on the kitchen cabinets and very dirty bathroom in her bedroom and nothing was every done to replace nor correct these issues. I emailed and called the manager Traci multiple times and she says she never received my emails. She now states none of this is true. Well, decide for yourself from the images below. They are now threatening to send us to collections for $260 worth of charges for dust on fans, dust on blinds (both normal wear and tear for an apartment and $125 for a drywall repair that is the size of a silver dollar. Give me a break, that takes $5 worth of drywall repair and about 10 minutes of elbow grease to repair. NONE of the items below are fixed STILL and its been a year later!!! And the chair and nightstand were never cleaned nor replaced, nor were the drywall or issues from the dog chew marks/damage on her drywall and door to her bathroom and bedroom. read more

Lived here for a year and was absolutely the worst experience. They charge you hundreds of dollars for noise and damages. When you move out they make you deep clean to avoid charges but then still charge you for damages you reached out to maintenance to fix several times throughout the year. Maintenance has no respect for personal space and keys into the apartment and bedrooms immediately upon arriving. Roommate discovered upon arrived that she did not have a window in her bedroom despite paying 1300 dollars to live there. Parking was not offered to me or any of my three other roommates, when we would park for five minutes to drop off groceries they would have the tow company boot our cars despite being residents there. The pool was also under construction the entire time I was there. Please do not live here it is not worth the headache and money. read more

Horrible horrible terrible! We pay around 1250 dollars every month and even don't have a study desk in the room . We set up auto payments, they only give you 5 days 1st to 5th to process it. We almost check everyday the balance , the first day is 0, the second day is 1329.0 ! We found Because of short of several cents the payment did not go through, it is already too late ! you need to pay 65 dollars and bounce back fee and service fee in total over 100 dollars ! fine. We pay for it , the funny thing is they block your previous payment method and you have to go to bank for a bank certified check , ok, we went there and mailed it the same day , very soon we got notice that they would start eviction process because we did not pay on time even if we already did as they said. We went to the school ,advised and showed the proof we already mailed the check . In about one week the balance has still not changed , we thought the check may be got lost or stolen , we called the standard and found they got the check but their system got problem so they could not process it . So today I saw another 35 dollars due balance showed up and tried to pay it, the previous payment method is still blocked even if we already paid, fine , let me set up the payment from my bank account but it did not work because they could not provide their bank account info ！ so frustrated and I feel it is bully ! read more

If you are moving into The Standard, please beware. Ask for the Move-In Inspection check list, take pictures of the apartment prior to moving in. Be prepared to do extensive cleaning prior to moving in because the place will likely be trashed. Don't expect to get your security deposit back and be prepared for excessive cleaning charges. According to all the reviews and information on the Better Business Bureau, this appears to be their "Standard" practice. Tracy Schlindler who is the manager there is a horrible to work with and will hold you over a barrel because they think they can get away with it. This apartment was the last option for my roommates and i'm so sorry that it was. The only nice thing I can say is that the apartments are a good size. I have 3 roommates and none of us could get parking because they do not supply enough parking for their residents. The rent has gone up about $300 for the past few years per year and is now at what i believe around $1,500. One my roommates did not have a window in her bedroom and was not informed before hand. We were charged for damages when moving out that were there before hand or things that we had put maintenance requests in for and were never fixed. You are also not allowed to park in the parking deck at all, my roommate was booted and had to pay $200 when she parked to bring inside groceries. Every worker I interacted with was rude and unprofessional, the maintenance people would go into our apartment and rooms while we were sleeping without knocking. I wish i could put 0 stars because that is how bad this place is. Do not live here under any circumstances and if you do I am so sorry for your suffering. This place is horrible! read more

It is apparent this apartment complex has been screwing people over and lying for YEARS. Along with the unhelpful nature of the staff -- especially when it comes to mishandled packages, which happens seemingly EVERY package I get delivered here -- they don't take out the overflowing trash in the gym regularly, rarely refill the coffee and tea at the "cafe" area, the hot tub has been "waiting for heater parts" since September, and they don't keep the water stations full and are always empty, which is especially problematic in the gym. For all of this lack of service, I pay $980 a month with the only perk being that it's close ish to campus. At the beginning of the year when the kitchen sink handle fell off with no effort, they replaced it will a handle that can't turn it all the way to hot water. Maintenance staff just barges in whenever they feel like it I'm even if you are indecent and half naked. The printer never has paper, and the computers don function in the business center or study rooms. This apartment needs to be shut down for good, this bs has gone on way too long. read more

The parking garage is awful. The rooms are gross and when you move in they're barley cleaned. Not only is the inside of the place awful but so is the inside management! Overall, the bad outweighs the good and I would not recommend living here. They say they care about the residents having a good experience, but they really just care about taking your money anytime they find the opportunity. The Standard of incompetence and crony capitalism. Been here 3 weeks and it's been a very mediocre experience along with a couple damning factors. The room is alright although really small for what I'm paying, and has hot water issues (as in it doesn't last more than 15 minutes). My biggest complaint is that they don't have enough parking for all their residents, and they use a predatory booting/towing service to boot vehicles without a parking pass. How it makes sense to boot cars so they can't leave if there allegedly aren't enough parking spaces is beyond my comprehension. What kind of jerks build a complex without enough parking for residents? I gave 2 stars not bc the Standard deserves more than 1, but bc I don't want to damage their reputation too badly until after I'm able to sublet my room for the remainder of its contract. read more

Even before the leasing agreement, we were promised compensations that were not included in the original lease. I signed with my roommates in a period that gave us money off of our monthly leasing agreement, however, only after I called them multiple times and spent days trying to get this money off did they finally give the compensation we deserved. Parking was also a struggle as I needed to call multiple times to confirm I had a parking spot. After those initial problems the Standard was un-equipped to deal with maintenance requests until later in the year. They finally had a full maintenance staff that finally could deal with most problems better, however, my roommate's toilet was broken for almost the whole year. He would put requests in to fix it and when they did come it would only be fixed for a small period of time. The whole year they would promise to fix his toilet and even promise to buy him a new one but never would follow through with this proposal. However, the truth was that the maintenance staff was not the problem and were actually very good at doing their job. It was really the front office staff who failed to deliver on their promises and overall atmosphere of the Standard. Instead of dealing with problems like the alarm system, parking situation and lack of concessions in the property, they decided to use their money on "resident appreciation" by supplying free food and other events that tried to cover up the obvious problems that existed in the property. At the end of the year they will also charge a ridiculous amount on cleaning fees and other miscellaneous costs. I do not recommend living at the standard due to these reasons, even though the apartment itself is in a nice area and offers many advantages like the lobby study space area. read more

My son is a current resident. The apartment is loud. Residents do not care about the property and put holes in walls in the halls. Doormats stolen repeatedly. No security except to make sure no one is parking in the garage ( including parents who pay the bills). No water pressure for shower and appliances albeit stainless steel are crap! Let me count the ways...Most recently I was charged $45 to clean the "dark spots" in the entry way of my one bedroom apartment--I am the cleanest person I know and not only vacuumed but STEAM CLEANED every week. They also tried to say I didn't turn in my keys (another $125) when I have the paperwork saying I did. They never respond to maintence requests. The parking deck is a mess. It is supposed to be "private parking" but the gates are always "broken" and thus my car was hit twice in there and I parked in the safest place possible and you STILL had to pay for parking (the only place in Boone where you have to pay for parking). The hallways look like a frat party bathroom and the grounds are atrocious. Staff is rude and unacoomodating and their employee turnover rate is so high (for obvious reasons) you never get the same people to help. They had sprinkler lines burst twice and flood the building this year as well as power outages in the parking deck on a recurring basis. DO NOT WASTE YOUR MONEY. This is also the most expensive complex around. These are commonly held opinion ask anyone in Boone. The lack of responsibility and action this business portrays is unbelievable. I am not even concerned about the huge issues, like being sent videos of people having sex in the "spa area" pool. I am in and out of my apartment many times a day, taking out my young dog, school etc. The elevator is RARELY in working operation. Maybe the fact that the elevator leaked with rainwater for months when I initially moved in, isn't helping its cause! Nothing gets done in an efficient manor here. I do not blame the maintenance team, as they are always working to fix this low-quality establishment. They are out numbered by the depleting status of this building. Racing up and down the nasty stairwells (filled with glass and vomit no doubt) is not what I pay an exorbitant amount in rent for each month. I wish I had have known this building was such a mess with no motivation to change before I unfortunately moved in. Counting down the days until move-out! I would be happy to live in a place without as many claimed "amenities" for less money, as long as the available amenities were kept up to even a subpar level! Where to begin...there are so many things wrong with this apartment complex; I am baffled it was ever even built in the first place. This place does not even deserve one star out of five. Let me put it this way: the standard is run by a bunch of incompetent, lying, money-hungry a-holes who do not give a damn about the safety, security, or comfort of any of their residents. I was put in a four person apartment with a horrible layout and the management told us countless lies about the amenities and more. For example, many residents were promised a balcony in their unit. But we did not find out until AFTER we all signed our leases and moved in that these balconies were never approved to be built. I was charged almost $700 each month to live in a sub-par apartment with a falsely advertised "premium" and "luxury" standard. There were four people living in my apartment including me, and our kitchen had three small cabinets for ALL of us. We were storing food above the fridge, above cabinets, and in our bedrooms because they did not provide us with even the MINIMUM amount of kitchen storage space needed for four people. And the most ironic part is: none of us are handicapped, yet we were all placed in a handicap accessible apartment, which just proves they really didn't care about us. We all paid a ton of money to live there and had no garbage disposal, a faulty oven, a stove hood that did not work, and a cabinet next to the oven that had no shelving - just empty space. When we asked maintenance if they could put shelving in so we could actually use the cabinet, they were of no help at all, saying they had to "look into approval" for that kind of thing (they never got back to us about the cabinet and refused to fix our stove hood because they claimed the wires electrocuted one of the workers). Also, the cabinets were installed less than a foot above the counter tops, so we had no room for any appliances and had to crowd the island with everything that couldn't fit. My roommate had to put her desk out in the kitchen just so we could have room for her coffee maker and my Keurig.... Yes, handicap apartments should always be included, but are NOT meant for people who are not handicapped. All the features that were taken away to assist a handicapped person only made using our kitchen harder and more of a hassle every single day. If the management had any common sense at all, they would have reserved the handicapped units for HANDICAPPED PEOPLE ONLY. But of course, they wanted to scam every penny from us that they could by filling every single unit possible. The handicap features make sense for a handicap person, but the amount of cabinet space is completely unacceptable, considering many other people's apartment's had way more storage space. And only one of us got the handicap room, which was obviously way larger, while the other 3 people (me being one of them) got stuck with dorm-like shoebox-sized rooms. I was the first to be assigned to the unit before the school year and was told by the management that I would get the larger room, only to find out later that I had been assigned to one of the smaller rooms instead, so there's another fat lie they told me. And we had to pay just as much as the girl who got the bigger room, which also makes no sense, considering she had more square footage than we did. On another note, the hallways were always disgusting and had no security cameras, so residents were constantly breaking the elevators, stealing the exit signs, and letting their dogs pee and poop everywhere. The hallways were cleaned every now and again by the staff, but they never cleaned the stairwells, so they were littered with trash, dog poop, and cigarette butts all year long. And there were no security cameras in the parking garage either, so people were free to litter, smash glass bottles and do whatever tf they wanted without being held accountable. Also, about half of the parking spots in the garage were compact spots, forcing everyone to park horribly simply because their cars did not fit in those tiny spaces. The gates were always being broken by residents or not working altogether, so anyone could come in and park without paying. And we were charged $25 per month on top of rent for parking! Clearly, there are endless problems with this property, and that says a lot about the management and Landmark Properties. It felt as though this complex was being run by a bunch of toddlers. My dog could have ran that place better. This place needs way better management, more maintenance staff, and more security. A word of advice for anyone looking into this place: DO NOT LIVE HERE UNLESS YOU WANT TO GET SCAMMED. read more

The Standard is infamous among App and Caldwell students as "the worst place to live in Boone". Before signing they give the impression that this is luxury housing, however the appliances constantly break regardless of how careful you are and management doesn't care enough to reply. Maintenance runs at their own leisure and likes to show up for inspections or to check the water heater completely unannounced; it is the only housing complex I've ever heard of being too incompetent to even try to make appointments. A couple of months ago I walked into MY kitchen in my pajamas to find 5 grimy strangers checking the water heater, who just looked at me, said "sorry", and continued to occupy my space for 15 minutes. There is constantly dog poop in the parking garage and they employ an overzealous parking company to boot anyone they can, even if parked reasonably, or if a paying parent decides to visit their child surprise surprise they'll probably get towed. This place is run by money-grubbing imbeciles who have absolutely no idea what they're doing. Please, if you're considering living here, take your money somewhere else because it will be one of the worst decisions you've ever made. read more

Living here has been a HUGE disappointment. There were big promises of roommate matching, but our student was matched with three obnoxious dopes who made life hell, caused damage to the apartment, and brought in both dogs and cats without permission. The property manager was told about it but did nothing. The same lax response seems to accompany management's approach to the state of the building as the hallways and elevators are pretty gross most of the time. In addition, there have been other disappointments: shower is not very hot but the water heater is locked up so you can't adjust it; parking spots are so tight that most people take up two or park over the line, so you often have to go to the top floor to find any parking; and there are fees beyond rent that weren't communicated upfront. Be careful of the sell job and promises, and make sure you understand all the extra fees you'll be paying. read more
