My nightmare started when I received an email alert from ACWD about 24-hr continuous water usage as recorded by the water meter suggesting a leak. While i am positive the leak is outdoors, there was no wet spots to be seen. And the leak progressively got worse and worse and went from 7+gal /hr (threshold ACWD use for alerts) eventually to 90+gal/hr just over 3 days. My path back to happiness & serenity began first with a kind ACWD staff member who came to check on the meter to rule out problems on their end and helped pointed out the suspected leak location around the meter (which is next to a lovely, yet evil tree..). After a scheduled leak detection company re-confirmed the spot, Khan's team responded quickly to provide an estimate and was able to quickly work on it. They dug up the area and efficiently repaired two issues: a larger leak in the fire sprinkler line (90+gal / hr) and a smaller, long-term leak (3 gallons/hour) in the house main line that had been draining for over a year. Now my usage report is clean with 0 usage when no water use in house. Khan and his team are professional, fair, prompt, and a true pleasure to work with. They cut out the tree roots causing the issue and replaced the cracked PVC pipes with durable copper lines built to last. It only occurred when the weather was hot. Basically, only summer afternoons. We had PG&E come out repeatedly and they could not find the source. We spoke with plumbers and other heater repair companies. All of them told us that it was not our heater; that we were wrong about the inconsistency of the smell. That gas leaks are only consistent and would not happen only when it was hot. We were told that we must be wrong. We felt like we were going crazy. Until we called Bay Area Water Heaters and Dave came out (with a whole crew). He took the time to inspect our heater and said yes, this slight gas smell on hot days is something he had heard of. It was likely due to an old valve within the control panel. He walked us through our options but ultimately suggested replacing the entire heater. His team was able to do the job right then and there and at a reasonable rate. It was completed within the hour. And sure enough, no more gas smell in our garage. I understand that cancellations impact a schedule, so I remained completely calm and polite throughout the conversation and paid their full cancellation fee immediately without hesitation or dispute. Despite complying with their policy right away, the owner became hostile. He lost his temper, raised his voice, and berated me for how much the cancellation hurt his business. A cancellation fee is meant to cover lost time--it is not a license to yell at and lecture paying customers who are speaking respectfully. Handling ordinary business interactions with this level of aggression and emotional volatility is completely unacceptable. I would strongly advise against dealing with an owner who treats customers this way.

That level of responsiveness is rare, and it immediately took the stress out of the situation. What really stood out this time was how far above and beyond he went. I had a very easy experience getting an on-site quote. I received 3 quotes for this job. 2 quotes, including this one, came in around $7100. I went with a third one at around $6700 (which included an additional mixing valve) and am very happy with my decision. Overall price was not a big part of my decision, but brand of water heater was. After doing some research online, the most recommended brands are AO Smith and Rheem (GE). Both higher quotes were for Navien, which has only been making heat pump water heaters for 1 year, but I was told that it is the most reliable brand. I did not understand how this claim could be made, given how short the duration of evaluation for this product. Even the worst appliances usually work for at least a year. So I requested a quote for AO Smith or Rheem, which I did not get. I'm not sure why my brand request was not honored, but it made me question whether I should go with a company that either has communication issues or maybe some type of deal with Navien that I was not informed about. Many water heater installers are preferred installers of certain brands, which means they can get better pricing, etc. I did not want to be a guinea pig for Navien.

Unfortunately, it took 2+ mins to get hot water. The installers came back multiple times over many weeks trying to fix it -- no luck. In desperation, we called Joseph at Efficient Water Heaters who came out and quickly diagnosed the installation issue. The next day, Omar performed the work and now (finally!) our Navien operates as intended. This business is Navien certified and it shows; they definitely know what they are doing. The dishwasher technician told me that the valve was bad which was causing my issue. Ray was able to come take a look, assess the issue, provide a quote and come do the work within an hour or so. He was so through that he wanted to know the reason why I was requesting the work and then was also able to give me a ton of information on possibilities of why the dishwasher wasn't working. He swapped out the valve and test ed everything for leaks and just made sure I understood everything and checked everything before completing the work. The dishwasher is still broken so I still have to reach out the the warranty technician who previously came out. But Ray did let me know what I might suggest to the technician and if they weren't ab;e to get it fixed, he would be glad to come back out to see what he could do to get it solved.
