And Julie, the property manager, was always friendly, kind, and easy to work with. That honestly made a big difference over the years. Anytime we had questions or needed something, she was approachable and helpful. We didn't need maintenance often, but when we did, it was handled quickly and without any hassle, which I definitely appreciated. Staying somewhere for 4+ years probably says the most--we were comfortable there and felt taken care of. We left the area for work, not because of any issues with the condo itself. I'd definitely recommend it to anyone looking for a place that's well-managed and responsive.

During the listing period, they did an excellent job of advertising the property and screening potential tenants. They conducted thorough background checks and found a very good tenant. Over the past two years, the team has communicated with me effectively on everything from tenant requests to financial documentation. I've found them to be very professional and helpful. I'm very happy and satisfied with their services.

Marianne is so knowledgeable, hardworking, and will fight to the end of the earth for her clients. She also deeply cares for the people she represents. I know she's working in my best interest always. She handled the sale of my mom's home that was within a trust, out of the area, and filled with two generations of stuff. I was an emotional wreck and she came in and guided me through it all. We got over asking, all cash deal within 10 days of going to market. Above and beyond work every day -- from clean up, to prep, to staging, to marketing, to negotiating. I'm just so fortunate to have had Marianne represent me. I can't emphasize enough how hard the whole selling decision was for me. She was patient, we explored various options together. When we ultimately decided the right decision was to sell, she sprang into action and got it done quickly so I could move on from a heartbreaking situation. Her style is uniquely hers. There's no bullshit. Marianne is going to tell it to you straight, but I personally wouldn't want it any other way. I can't say enough great things about Marianne!!! Hire her; you won't regret it.

Everything was fine until the tenant stopped paying, and anyone who has dealt with these issues knows how stressful it can be. Lost and extremely frustrated, I called Marianne after doing some research on Yelp. Marianne was completely calm, confident, and professional. She quickly gathered basic information about us, the property, and the tenant. She informed us that she will be taking over and assured us that we will regain possession of the property. By that evening she had already sent over all the necessary DocuSign's and within the next couple days she was negotiating with the tenant on our behalf. Removing tenants for non-payment is devastating for both parties, so Marianne was firm, but also kind and compassionate. She was able to repossess the home within 15 days, without having to go through the process of an eviction, which was our goal from the beginning. Communication was always very quick, clear, and concise. My husband and I had so many questions since it was our first time going through something like this. She has a very extensive knowledge of real estate, the laws involved, and in general how tenants tend to behave, but she was also very patient and thorough when advising us. As someone that runs her own business and manages 100+ properties, Marianne is obviously a very busy person. I expected her staff to communicate with us after the tenant vacated the property. However, Marianne was our point of contact the entire time, which was very impressive. Marianne did not collect a penny from us during the entire tenant removal process, which really speaks to her confidence in her abilities as a property manager and her generosity as well. She is also well connected in the real estate space as all the references she provided to prepare the property for the next tenant were excellent. Our home was on the market for less than 2 weeks when she presented 2 solid potential tenants. Given how smoothly everything went up until this point, we were completely confident in letting her decide which tenant would suit us best. When we finally got to meet her in person, she told us that she takes care of all her properties like they are her own and after witnessing her work, it's clear that the service she provides is a direct reflection of her genuine passion for real estate and helping people. If you are looking to rent out your property, we absolutely recommend working with a property management group, but specifically, Marianne. Thank you Marianne.     I had a very frustrating and disappointing experience with BG Asset Management during the rental…read moreapplication process. My credit report clearly indicated that there was a security freeze on my file. Despite that, I was told in writing that I could provide 12 months of alternative payment history (such as utility or phone bills) to move forward. I relied on that direction and submitted everything requested. After doing so, they changed their position and said they could no longer accept that documentation because of the credit freeze--something that was already known from the beginning. Even more concerning, they acknowledged the inconsistency, but refused to rectify the situation. The only solution they offered was for me to submit a completely new application, rather than continuing with the one I had already completed. They also repeatedly requested information that had already been provided, and asked for additional banking records to verify where deposits from my paystubs were going, which felt excessive and unnecessary. Communication was extremely poor. I called at least seven times using different phone numbers, and no one ever answered. Their customer service line disconnects, and the only responses I received were via email--about once per day, making it very difficult to resolve anything in a timely manner. Overall, the process lacked transparency, consistency, and professionalism. Being given clear instructions, complying fully, and then having the requirements changed--without any effort to correct it--raises serious concerns about how applications are handled. I would strongly recommend others proceed with caution.

But, the one shining light in the midst of the frustrating experiences has been Tawni Hughes. I know it's difficult to get resolution to issues (stolen mail/packages, noisy neighbors, incessant beeping panels, etc.), but for the most part, they are issues outside Boardwalk's purview. So as annoying as they are, they can't really be solved through Boardwalk, although we like to blame them for inaction and not caring. Unfortunately, most owners don't want to serve on the HOA BOD, so this is the best owners can hope for. Tawni genuinely tries to solve problems that she does have control over, but in most cases, she cannot really affect change. Most people don't know how much she does behind the scenes to keep some semblance of order and upkeep. We only see when things break down and then we blame her for the problems because she is the face of Boardwalk. The abuse and acrimony heaped on her is astounding, and I'm not sure if I could maintain my professionalism if I were being personally persecuted, but Tawni does try. Despite the nasty emails, she still responds to them rather than ignoring them. She is not only professional, but she is also so competent and knowledgeable. She is well- versed in all manner of issues, including legal and practical. The HOA BOD relies on Tawni for her sound recommendations and able counsel. Honestly, I don't know how Boardwalk would survive without Tawni because she makes things possible. If it weren't for Tawni, our complex would be adrift and helpless and the problems would be even worse and more numerous. So, I give Tawni her due in dealing with angry people with professionalism and understanding because it is a tough job only a select few are qualified to do.
