We know we can count on Paul to manage our property and to handle the small issues that occasional arise. His fees are well worth the care that he provides. We had worked with a prior property manager who did not conduct a proper background check on previous tenants who caused us so much stress and money. I will not go into detail, but as I write this, I am still traumatized by the entire experience. However, I do feel more at ease now that Paul has taken over the property, we are no longer dealing with the prior tenants, Paul has helped get the property ready and listed and have found new tenants to occupy the property. Additionally, despite my husband and I being overseas for my husband's job and on a completely different time zone, Paul has always been responsive, diligent, trustworthy and fair. He was very hands-on and any repairs were done in a timely manner and at reasonable costs. I am also compelled to address a couple false reviews against Paul that were written by "Baked S." Baked S. was my previous tenant. Reviews by Baked S. are false and should not be taken into consideration. I urge you to look at his other Yelp and Google reviews and the responses to those reviews to get a sense of the kind of dishonest and unethical person he is. It was not Paul who found Baked S. to rent our home. My husband and I had worked with a previous property management company who did not conduct a thorough background check on Baked S. so we unfortunately fell victim to Baked S. Baked S. already gave notice to vacate our house even before Paul took on the property. He only lived at our house for about three months. Security deposit was timely returned to Baked S. There was no "active sewage, gas leaks, collapsed drainage, or structural instability" as Baked S. claims. In fact, the City had inspected the home and found it habitable and that there were no conditions rendering the home uninhabitable. When Paul listed our property for rent, which was long after Baked S. had moved out of the property, Baked S. attempted to prevent it from being rented by posting more false information on various websites and platforms about our home. Despite the trouble Baked S. caused and continues to cause us and Paul, Paul never left our side. We know that other property managers would never have worked with us or would have stopped working with us under these circumstances. We cannot express how lucky we are to have found Paul. We are hopeful that things will run smoothly as we continue to work with Paul.

From the beginning, Ben has been responsive to all my questions/concerns and has always been honest and upfront about what I needed to do and what I should expect from him as far as costs and services. He was able to find tenants within a few weeks and kept me updated on what was going on every week. His costs are reasonable and comparable to the other property management companies in the area. And he told us that he could manage the property for us. He told us he had a cleaning crew, wanted to do a walk through with us and then have us sign a contract. Since we were already overseas, I asked my agent to contact him and scheduled the walk-through with him. My agent drove all the way from Albany to meet him for the walk-through. He seemed nice and respectful during it. However, right after, he said he had to turn us down because he's too busy and he just signed up some new clients. If he had let us know earlier that he was too busy to take us, that would have been completely understandable. However, he did it in such unprofessional way where it just wasted my agent's time.

Besides the usual paperwork, they assisted us in finding a loan officer, helped us prepare for the mortgage company questions and documentation, handled all the home, roof & electrical inspections, organized the repairs, and referred us to quality flooring and painting contractors. All approvals were made through Docusign, which really simplified the process. And in the end, we purchased our home with a minimum of hassle and frayed nerves. Until the market crashed…read morein 2008 we had become accustomed to the idea that we would never be able to afford a house. We were referred to Lilia through HUD's website. She responded immediately to our Email with a friendly phone call. We discussed our situation and wishes in depth and arranged a meeting in a few days. She arrived on time at our apartment with an associate and began by giving us her company's booklet full of her extensive, impressive personal credentials; beginner instructions; and a long list of incredible heartfelt testimonials from former very satisfied clients. We knew right away we had the right agent. She met all our hopes--education, experience, honesty, intelligence,and accomplishment. Her Spanish speaking abilities helped keep my Spanish speaking wife in the loop. Her most prominent feather in her cap is her extensive experience as a paralegal which really came in handy. During our year long search for our present home she proved to be much more than a mere qualified professional. It took us 3 months to find 2 homes we were seriously interested in. The first home purchase we attempted was a difficult, slow moving short sale. We continued to window shop while waiting for 2 separate lender approvals that took over 6 months . Because of our inexperience we became very distraught at the inertia encountered during the entire process. I must have written a good 80 Emails from my frustration and confusion seeking reassurance and understanding of the whole short sale process. Lilia responded to them all in a timely manner, calmly, clearly, and comprehensively explaining every nuance involved in the process that I addressed. If I didn't understand something the first time she was happy to go over it again. Thanks to her perseverance not only did we make it through the process, but I can say I came out of it much more savvy than I ever dreamed I could be in real estate, finance, and property law. Her patience and commitment to her clients really paid off when we finally were approved and given permission for a showing and found the house to be less desirable than we imagined through our eagerness and anticipation over the 6 month wait. After all that work she wasn't the least bit upset to hear our reservations, and insisted we pull out if we felt unsure. We thought about it for a couple of days and decided to ask for showing of the backup house before going ahead. Without hesitation, Lilia happily arranged to meet us there the following day. Even though it rained on that day the weather didn't stop us from falling in love at first sight when we toured the backup house. Lilia with the foresight of a Prophet came to the showing with all the paperwork already filled out, in hand and ready for us to sign and get a bid in as quick as possible. She never complained but it was clear that It was no easy matter for her to cancel the short sale after all the efforts she exerted. However, she did so with style and finesse. Then she refocused all her resources on the negotiations of our present house which at the time was bank owned. Thanks to Lilia the process went quickly and smoothly. The result of the final negotiation were--to put it lightly--phenomenal. That was four years ago and not for one moment since then have we ever regretted the move. I can't imagine living anywhere else. We are so grateful that Lilia never made us feel obligated in any way to go ahead with the short sale she worked so hard on for so long. She truly wants her clients to get a good deal, and be happy in the long run. I have already recommended her to all my family and friends. I now proudly recommend Lilia Marquez to everyone. She is the best!

It was also almost the last one I had to make, as they took the entire burden of clearing, cleaning, painting, staging, etc. off our shoulders and parceled out all those tasks to reliable subcontractors. All work was done to a high standard and amazingly quickly, and really was responsible for the speed and great price at which our house sold. Dennis' judgments about what needed to be done were spot on, and you could not find anyone more professional or experienced. Huge plus: You will like him! Personable, responsive, good humored, funny! Bucks you up when you need it, soothes you when you need it, and instinctively knows when to do which. Another reviewer said she would trust his opinion on her child's name . . . no children here, but I'd certainly take his advice on cat names. In fact, our next cat just might be "Otto". Read the reviews. They are not hyperbole. Dennis Otto is the best agent you could find for either buying or selling real estate. Five stars are not enough, he's a ten-star Star. We met Carole at an open house in San Francisco in 2013, had a friendly chat with her, and signed up for her email newsletter. When we decided to seriously start looking for a house in 2014, Carole immediately came to our mind as a real estate agent we were interested in working with. I contacted Carole about meeting in person, and she responded quickly and agreed to meet us that Saturday. Carole asked us to send her a list of must haves prior to our meeting which helped us focus on what we wanted and what we were willing to compromise on. When we met Carole on Saturday, she had already done a search using our parameters and generated a list of potential houses. She discussed the current state of the San Francisco market and what it would take to be competitive. Since I am a SF native and we had been to many open houses on our own, Carole felt we were already ahead of the game and expressed confidence in us. She advised us to check out open houses the next day and email her a summary of all the houses we would see. The next day, my husband and I went to several open houses and immediately emailed Carole when we saw a house we were interested in. She contacted the seller's agent right away to get the disclosure packages for us so we could consider whether to make an offer, and we received disclosure packages within an hour of asking for them. We fell in love with one of the houses we saw but learned that offers were due the next day at noon! We immediately called Carole about putting in an offer, and she advised us on how to make the most competitive offer. After our call, Carole kicked into high gear. She emailed us back right away summarizing our conversation on the decisions we had made to include in the offer. She contacted our lender about contingencies and the number of days to close of escrow. She also advised us to draft a love letter to the sellers to include in our offer. After a flurry of activity on Monday morning, Carole had all the documents in place and our offer was ready to be submitted by 11am with an hour to spare. Multiple offers were made on the house, and we stood out because the sellers loved our love letter. However, the sellers decided to counter offer to everyone. Carole advised us on how to respond to the counter offer and helped us remain calm during this anxious time. After the counter offers were received, Carole spoke to the seller's agent to assure the agent that we would meet the contingencies in our offer. After this conversation, the sellers decided to accept our offer. My husband and I were elated and shocked that our very first offer ever was accepted! Carole then guided us through the tedious process of closing escrow and communicated with our lender to ensure everything was proceeding according to our timeline. We had a very stressful closing process due to a couple of bumps in the road, but Carole was always available and very responsive during the entire process. When we finally closed escrow, Carole told us that our experience was the dream purchase and even she was amazed at how everything turned out so well for us. My husband and I were very happy that Carole represented us in the purchase of our first home, and we would highly recommend her to anyone seeking a knowledgeable and hard working real estate agent!!
