My association, for which I have been a director and officer for over a year now, and a homeowner within for over 3 years, had a terrible experience with Deibler SF HOA. I nor my board would recommend anyone put themselves in the position of being managed by Deibler.
In one of his responses to another reviewer here (now filtered-which I recommend you find and read carefully), Mr. Deibler said this:
"I suggest that you'll probably get a better reference on my company's ability and effectiveness from an actual client that I work for, than from a homeowner that is upset over my role as the managing agent for his or her HOA."
Good idea!: I am such a client and will provide all the reference on his company anyone would like to freely request. It is also instructive to consider that an HOA member (or homeowner) is indeed a client in the first place by definition, as they own a portion of the HOA by law which pays his contract charges.
You'll also note that the positive review posted on 5/24/2013 here is NOT from a client.

Property management agents perform many functions for HOA's, one of the most primary of which is to maintain reasonable compliancy with the Davis Stirling Act of the California Civil Code. Though Deibler was indeed under contract to do just this for my association, and promised in a letter to my HOA's board to ensure full compliancy, the company utterly failed to do so. No annual disclosure was prepared, elections were not conducted, the financial review was not performed and our CPA reported that Deibler did not enable the execution of the review. When our annual fire inspection field audit was conducted, the professional firm involved could not locate Deibler with 9 phone call attempts-resulting in hundreds of dollars of additional extra work charges....and so on.
You get the picture. My advice would be to keep shopping very carefully. If you do want to hire Deibler, ask for a list of every association they have managed since they got into business-and contact every one of them for a reference-just as he suggests is a good idea as quoted above. When you do that, you will eventually speak directly with me, a former very dissatisfied client.
