We appreciated that the company set up a quick tour for us because we were in need of a quick move. Anita was very helpful during this time. She told us that there were no applicants and if we applied that day, we would be considered. We looked at Yelp reviews prior and were eager to work with Simon (property manager on listing) because of all the great reviews. Simon was EXTREMELY unprofessional in communications after the tour. He did not answer the phone and was extremely hard to reach. It was clear that we were neither important to him nor desirable candidates, despite performing above and beyond all listed application criteria. Our credit was never run, despite Simon telling us it would be, and we were strung along for over a week with minimal communication. We asked for an explanation for the denial after being told that they went with someone else, and we were not provided with one. Unsurprisingly, we did not even receive a response. To top it all off, the property was re-listed on Zillow a few days later... At this point it was clear that there was no other candidate and we had been lied to the whole time. Unless you know the owner or property manager personally, don't expect a call back. Please try not to waste your time, especially if the move is urgent.

Any maintenance issues or concerns were addressed quickly and efficiently, which made a big difference in our overall experience. Simon was always easy to communicate with and stayed on top of everything, ensuring that the property was well maintained and comfortable to live in. His reliability and dedication truly stood out. Overall, it has been a great experience, and I would highly recommend TSM to anyone looking for a well-managed and supportive property management.

One incident that deserves particular mention is the fact he and his firm helped me navigate through the eviction process when I had to evict one of my tenants; the process took us several months to complete and Tye was patient and professional throughout the entirety of the ordeal. In the end, thankfully, my property suffered minimal damage and I was able to get it back on the rental market with minor renovations. One of the things I like most about Sevyn is their usage of technology. The online payment option allows tenants to pay their rents conveniently while for the Landlords it means they have a high probability of receiving the monthly rents on time vs the conventional method in which the property manager would collect and deposit the rents manually. In addition, along with the rent(s), Landlords will receive a comprehensive report through Sevyn's Owner's Portal detailing the total disbursement, commissions and expenses per property that's managed by Sevyn every month. In terms of service, Tye is prompt with his responses via E-mail, texts and phone calls; the communication between him and I is always candid, cooperative and transparent. In reading the contracts and addendum(s), one can see Tye puts a good deal of thought as he's writing them and that he has his clients' best interest in mind.

I've worked with Leia on both real estate and property management needs, and I can confidently say she's in a league of her own. From our very first conversation, she was locked in--clear, confident, and deeply knowledgeable about the market. She helped me navigate a VA assumable loan scenario, which can be tricky, but Leia handled it like a total pro. Her negotiation skills are next level. You always feel like you've got a heavy hitter in your corner--someone who doesn't back down and knows how to protect your interests without ever losing her grace or professionalism. What makes Leia stand out even more is her family legacy in real estate. The Sosa family has been serving the Inland Empire for decades, and now their footprint has expanded into places like Nevada, West Hollywood, and Orange County. That kind of reach and experience isn't something you find every day--and it shows in how she anticipates challenges, navigates different markets, and gets results. Whether you're buying, selling, or need trusted property management, Leia brings the kind of hustle and heart that's hard to find. She's not just good at what she does--she cares, and that makes all the difference. Thank you, Leia, for being the rock I needed in this process. The landlord Cc'd me on her communication with Precise and I found that they were quick to accept the fact that they handle the roof and would take care of it as soon as possible. Coincidentally, today the roofers are fixing the roof as I'm writing this review. I had to deal with the management company personally today by phone regarding updating our pool passes for our community pool and found that they answered their phones promptly. Actually just a few minutes before they close their office for lunch which I was surprised they answered. I spoke to Joanne who was polite and cordial. She mentioned their ID card machine wasn't working and to call after lunch to see if it was working. Joanne told me she didn't want me to waste a trip up to her office if the machine wasn't working. I appreciated her concern about my time. I have no complaints with them and based on mine and my landlords professional dealings with them, I can give them 5 stars today!

This could have been easily avoided by keeping the community clean and free from debris pile ups, proper trimming of trees and bushes, fix broken sprinklers ( or adjust) as to not overwater, and seal up outdoor entry points. I started sending emails 3 yrs ago to be proactive in prevention. Rat and mice complaints are non stop throughout our community. My theory? Once the rats are inside (ceilings, walls, living spaces) it becomes the responsibility of the homeowner to pay the expenses, not the HOA, even though they chose to ignore the prevention requests, saving their money while spending ours.

This review has been a long time coming! (Life gets in the way, you know)…read more After years of renting apartments, we decided to move onto bigger and better. Months of searching and going through different agents and property management places who either ignored our inquiries or had terrible customer service, we found Fertilis Properties and rented our first house in April. All this thanks to Fertilis Properties and Henry's amazing team (Woohoo Stefany)! The home is beautiful and we are so happy with it! We had many questions and they were there to answer them all (It's pretty scary as a first time home renter!). When we had some issues that arose, we were able to work together and get them resolved quickly! We finally were able to meet Henry and Stefany in person and it was a warm welcome and they were very kind to answer even more questions and chat! We signed and scheduled a walk-through and more! We even got to meet the landlord, who is lovely, when they replaced our stove! Such a positive intro! :) After living here for a few months it has been amazing! Stefany is always on it when we have maintenance request and she keeps communication with our landlord seamless and easy. We are extremely happy with Fertilis Properties and Henry's all-star team; they eased our worries as first time home renters. We hear horror stories of bad landlords and rental property management and this is not the case, both landlord and Fertilis Properties are kind, professional, and experienced. We hope to renew our current lease when the time comes and continue doing business with them for a long, long time (perhaps when it's time to buy a house, we definitely will be using Henry's service and team again!)! Thanks Team Fertilis Properties!!!

I am an owner and I deal with a lot of property managers. If I can use 3 words to describe…read moreprogressive property management, I would use "drag", "ghost" and "cheating". Unitiey and Cecilia are the two leasing managers I worked with and they suck. I'm risking my payout by writing this. I still have not got a penny from ppm after a week the cashier's check was deposited to ppm's account. Unitiey did great photos and great listing description and hosted 2 open houses and was able to locate a tenant for me within 3 weeks. I acknowledge her effort and give her credits for great marketing skills, but I scold her for missing most important point of being an owner's representative. She 1st didn't send out an inspection report before releasing keys. And I was told she would send out on 2 days before moving in. 2nd she released keys without my approval and without a renter's insurance policy in place, which were all agreed upon in lease. 3rd she omitted checking the interior of appliances and omitted dirty and unclean conditions of the fridge and then later on after moving in told owner it's "damages" in her inspection report sent 5 days after moving in .this is ethical issue more than breach of fudiciary duty. If she knew the issue, whyndid she release the keys unauthorizedly? if she omitted the issue, why did she use tenant's provided photo in her report. She is literally cheating on her inspection report. During the process, she asked me to reduce price because people is withdrawing their application, and 20 minutes after i said fine, let's reduce price, she told me ok, we have an application. She literally withhold that application information to push me for price reduction. When i confronted her boss about this, her boss explained that those 2 candidates didn't meet my qualifications requirements because I prefer dual income and no pet. I 'm like, they have 680 plus scores and have 3x income and they have enough qualifications and visited open houses. they are way better than the recommendation she made which had 2 collections and 634 fico. She even missed 1 collections from this candidate and she calls thos 680 plus one not "qualified " ? Cecilia's story is simple. she is a ghosting expert. Last week, because of unitiey's ommition of the fridge condition, tenants wanted to have a replacement fridge. So i drafted the fridge addendum and asked tennats to sign. One signed last week and the other one hasn't. I constantly asked her to remind tenants to sign promptly so we can move forward with an agreement and tenants can have the new fridge. From friday to today, no response from cecilia and my movers showed up at the door and wanted to have access. called her texted her and again, no response. had to call her office front desk to get connected to her and again she said she doesn't know about the signatures. I had to drop by and we heard water is running inside of the home, side gate was open, and water meter was running and had to text her and advised her this is an emergency situation. we got in after notifying her. and she then texted me I didn't give her 24 hour notice. Come on, imhave been asking for approval since last friday and she ghosted me like forever . i am done with progressive. btw, when you have minor issues and you need help. the entire office was just silent and owner would ghost you as well. Deven was the only one that can actually get things done and tried to help. he had to jump in to draft the lease and unitiey and cecilia would play ghosting whenever i really needed help. I mean, tenants are great qualified tenants and what they asked are reasonable and understandable. they were filtered off by progressive and I basically did all the screening myself because progressive failed to do their job. Btw, progressive sent me termination notices after their own omissions on inspection. I said fine, I'm gonna terminate you and are you open to do it by end of this month? deven said fine on the phone. When i actually switched the pm, cecilia said you didn't give me proper notice. I'm like, what the ?!! you terminated me and now you are complaining i didn't notice you..
